Amerisave Mortgage - Illegal lending practice

I am the sole titled owner of my home which I inherited from my husband when he suddenly passed away in September 2021. We have had a VA backed mortgage with Amerisave for a little over a year I am not on the Mortgage, but I am the sole beneficiary of the estate.

I was immediately in contact with the company to begin the process of taking over the mortgage. We have lived in our hoe for more than 20 years, never late on a payment.

After supplying Amerisave with all required documents from the Court, I was confirmed as successor in interest and proceeded to inform them of my intent to assume the loan.

There are several well known Federal Laws that protect certain types of property transfers, and a relative inheriting the property upon death is one protected transfer. Consumer Protection law provides that in this situation, the survivng heir may automatically take over the Mortgage and continue to make payments on it if they live in the house as their primary residence. This law specifically states that inheriting a property this way does NOT require a new loan application, it is an automatic transfer that triggers or requires no credit check, no closing fees, none of the routine processes involved in purchasing a home or assuming the loan of another borrower.

The VA regulations say exactly the same thing, and they dont permit fees for this type of "unrestricted transfer:. This was erified when I called the VA regional loan office. However, Amerisave persists, refusing to allow the assumption without a new application by me. Not only is this in violation of multiple Federal Laws, but its distinctly predatory behavior.

These Laws have been around for decades and they govern Lenders. Its not believable that they dont know. They are intentionally trying to coerce me into a new loan with all the related fees, and likely a higher interest rate than the original VA loan.

Amerisave is taking advantage of a widow, and a Veteran for purpose of profit.

Desired outcome: Comply with the Law and place the mortgage in my name.

Amerisave Mortgage - Poor service and communication with lending originator

Began our loan with Amerisave officially on June 30th. We informed Loan Originator George Scheuchenzuber on July 5 that were sending our remaining wet-signed documents via overnight mail on July 6 to their Atlanta office. The package was tracked as received on July 7 and confirmed by Sara in the Atlanta office that the packet was received there on that day, and that she had uploaded them two days later on the 9th.
We were completely surprised and very dissappointed to receive George's "form letter" email on the 13th, again requesting these documents with no mention of an overnight packet being sent, received, uploaded, or anything. Even more unbelievable was his mentioning of how important it is to move quickly through the loan process, as if WE were the ones holding it up. So here we were, two weeks later, having gone nowhere. Our finances are very uncomplicated.
We had to find a new lender to get us going again, which we did and are very happy. We are set to close with them next week.

Desired outcome: Refund of our "non-refundable" $500 Application Fee and $26.25 mail fee.

Amerisave Mortgage - Fraudulent home loan

AmeriSave Mortgage is a deceptive company. Friday my wife and I received information from AmeriSave titled "Notice to Home Loan Applicant." The documentation showed our credit scores from the 3 credit reporting agencies. The problem was that we had never heard of AmeriSave and did NOT apply for a Home Loan through AmeriSave (or anyone else).
On Monday I called the number on the documentation and reached "Brett" (if that was his real name). He told me he was licensed in AZ. When I explained that we had never applied for a Home Loan and that I was concerned that someone had misappropriated our social security numbers, he kept saying "Well, this is like a menu. No one stole your social security number. This was only a soft pull." He explained that he did not have my social security number. When I asked how was he able to pull our credit scores if he didn't have our social security numbers, he hung up.
Again, we never applied to AmeriSave for a home loan and we certainly did not authorize Brett to use our social security numbers to pull a credit report, soft or otherwise.
Beware of this company. They are pulling "soft" credit reports without permission apparently as part of a marketing scheme.

Amerisave Mortgage - Refinance

Started this process back in November was told it would take 6 weeks. Was already dealing with another company but since Amerisave told me they could get it done in 6 weeks i went with them. We have had the run around. Constantly asking for more and more paper work. Rude rude customer service. Was initially quoted a mortgage rate of 1500 and now to find out it will be 1700. Was told no money would be needed at closing only money needed was for appraisal which we paid. Then get not one but two wrong closing disclosures that tell us our mortgage will be 400 dollars a month more then we pay now. Now we are being told we will need 3, 000 at closing. This is almost three months after fighting to get anything accomplished. Not one employee at this company can answer phone calls. I want to get my 500 dollars back and never ever deal with this company again.

Desired outcome: return of my 500 doallrs

Amerisave Mortgage - Rate changes and fees

I have been working to refi my personal residence and another home I have.
I was pleased with the rate and was never told until recently that my rate was floating. I had said that I wanted to go forward with these refi and then after quite some time the guy I was working with told me something about floating until the appraisal came in. I was shocked that this was not revealed when we first started and very much disturbed at how he was so cavalier about telling that I am welcome to take my business elsewhere. Now I have lost a lot of time with this process and I cannot believe that my rate could not be locked before an appraisal had he let me know that upfront then I would have not wasted my time. There really was no need of an appraisal for a refi w/o cash out but he gave me that option but again had I known the rate was floating then my refi would be just what we owed on the home.
There is another home that I wanted to refi and it has a va loan on it and I wanted to do a streamline va refi. The home is worth 75-100k more than the original cost and he said I did not need an appraisal on this one so that should not have been floating as both rates I was happy with and now I have lost a lot of time to go with someone new.

Desired outcome: honor the rates presented or better and no more in closing expenses than what is on my quotes that i have received just in the last few days.

Amerisave Mortgage - Mortgage refinance

I applied for a no cash out mortgage refinance on October 6, 2020 with Isiah Simpson. On November 24, I receive an email from Ashley Goodman stating that my file is complete and was sent to underwriting. It is December 8 and I get a statement of credit denial saying that my application is incomplete. During the entire process, I am told everything is ok. I sent everything that was requested and my credit is excellent. Now I can't get Isiah or Ashley to return any calls or emails. My file number is [protected]. The outcome that I am seeking is the closing of the loan.

Amerisave Mortgage - Inability to contact co denied need for appraisal then after months have gone by they want one.

I applied for a non cash out refinance months ago. I was told that because I had so much equity in my home it wasn't necessary to have an appraisal. I have an on line account which gives instructions of what documents are needed. I told them that I had a new phone and didn't know how to send documents by my phone. They stated that faxing items was sufficient. I submitted all paperwork asked of me. I get text messages nearly every day telling me to log into my account and send the paperwork listed. They had a long list of items for a property in San Jose that I never owned. It is almost impossible to get a hold of staff. I have sent texts over and over again and get no reply. I call and leave voicemails which they don't return. I finally got a hold of someone yesterday and was told that they are working from home and no one checks the fax machine! I was asked by voicemail to pay off my car which I did. I have no other debts. I earned $163, 000 last year. I have excellent credit. I only am asking to refinance $232, 000. My house is worth over $800, 000. I objected to the appraisal but scheduled it. My grandson tested positive for COVID and I had to cancel it because my home is under quarantine for at least two weeks. If I get sick it will be another two weeks at least. I have asked repeatedly how much the appraisal would cost with no reply. I already paid them $500.00 to initiate the refinance. I asked for an appraisal waiver. I asked if the appraiser could come and inspect the outside of my home and look in the windows. My house is in good condition and obviously is worth far more that I am asking to refinance. This process has taken so long its ridiculous. I want to consult another mortgage company. I would either like an appraisal waiver or return of my $500.00. Thank you.

Started the refinance process in latter August. I have sent over 100 pages of requested documents within a day of request, yet weekly I get request for new documents and information. Now I am getting requests for exact things I have already sent them, some even a week earlier. I do not get any responses from my application originator via email or text. Years of salary and mortgage request should not be an issue... and that is an understatement. Actually beginning to wonder if AmeriSave is legitimate.

Amerisave Mortgage - Refi existing home

I have been trying to refi on a house for 4 months. The employees do not contact you ever. If you do speak with someone everything on my part is okay. Next week never comes (17 weeks and we should be closing soon). They are a scam and it's obvious... Do not use them and do not pay for an appraisal because you'll never get a loan or your money back... Scam

Amerisave Mortgage - Refinance - loss of application fee

I was looking to refinance my home, Amerisave had pretty good numbers and was competitive. They charged my credit card and told me it was for the appraisal. The loan estimate was fine and the loan had gone to underwriting, and then surprise, I get a new loan estimate with more disclosures and the price changed drastically. I called the loan processor 4 days in a row and also emailed him each of those days also, with no reply. Finally I started looking for another company to do business with. I did find one, and they told me after I sent them the appraisal that I had paid for through Amerisave, that they couldn't use it untill they received some find of paperwork from Amerisave. I sent them all the information I had for Amerisave, and after a week they informed me that Amerisave was not cooperating and that they couldn't use it. I had to pay again for another appraisal, which I did. I cancelled the loan with Amerisave with e-mails 3 times, got no reply. Then all of a sudden I get an e-mail, telling me why the loan estimate went up, it stated that they were going to pay off my charge cards. This was very upsetting, since I pay the full balance on all my charge cards every month, I haven't paid interest on a charge card for years. I e-mailed them back and told him I never asked you to pay off my cards, since they all have a zero balance when I get the bill, I was told to prove it, I replied that if you don't believe me, then call the various companies yourself. My loan is in underwriting with the new company as I'm writing this, they have already informed me that there shouldn't be any problems.
I e-mailed Amerisave to ask for a refund on the Appraisal fee, their response was that my loan had been denied. I have a 805 credit score, and my wife's is 785, she in employed full time, and I am retired collecting social security and a Teamsters pension. I have dealt with many mortgage companies in the past some good and some not so good, but in my opinion Amerisave is the worst I have seen, and I wouldn't recommend them to anyone, and I believe that they should have their license revoked.

We also have had a terrible experience with Amerisave. We finally gave up this week on ever closing with Amerisave. We also paid a $500 application fee in September. We are trying to refi $300K on a home that is valued at $900K. We have no debt other than the mortgage, all cars paid for etc and our credit scores are 790's to low 800's. So its a very low risk for Amerisave. Our experience is that we provided a mountain of documentation up front, then after waiting several weeks, we reach out for status and the next thing we get is requests for more documentation. Some of what they asked for is bordering on ridiculous. My husband had a 10K signature loan from 1998 still open and they wanted the entire HELOC, which was hard to come up with. They also came back in January and asked for my husbands divorce decree from 2008. That request came after we've been at this for 4 months. We have at this point told them we believe Amerisave is a scam company only interested in the $500 app fee with no intention of providing mortgages. We will request but don't expect to get our $500. I intend to complain to the BBB and out state AG.

I just discovered this complaint board because I was digging on information about Amerisave Mortgage Corp and I have now reported this business to my AG of Washington State. I believe they're a fraudulent company trying to make money from fees and not actually offering the services that they advertise. There are other companies out there just like this one and Lending Tree is advertising these companies so Lending Tree as well is involved in this trickery. Don't use Amerisave to refinance or to buy a home because they're are nothing but scamming con artists. I'm very aware that these people should be shut down and should have their mortgage licenses revoked.
