I currently have a mortgage on my home with Wells Fargo. I asked about refinancing to a lower rate and they said they would. After paying them for an appraisal and their fees, they have done nothing but find lame excuses to delay and deny refinancing a loan I already have with them. They've lost paperwork, ordered appraisals and canceled them and the loan processor has no idea of who or why appraisals were cancelled. They are either entirely incompetent or deliberately not refinancing loans. BTW, my loan balance is roughly 25% of the appraised value of the home and my wife and I have excelect credit scores.

I have had a home equity loan with Wells Fargo and the balloon payment for the balane is due on August 1st. I initiatied the process to get a new loan with them during the 2nd week of May, thinking that would be enough time to get this done by 7/23 when I'm going out of the country on vacation. Here I am on 7/19 and still no word except for "I'm working on it". I began the application process over the phone with an agent who then told me it would take up to 10 business days for someone to contact me. 12 business days later I heard nothing and called. This second agent told me that the first one let some fields blank and so the application wasn't submitted (of course, no one bothered to let me know this during those 12 business days). We completed the application then and then I had to wait another 10 days. Despite getting a list of things that I would need to provide (which I did), I keep getting one-off requests for additional things. I submit those items, there's a 5-day delay, and then I get a new request for something else. I was assigned a processor to help with the whole process and he telsl me "he's on top of it" and refuses to escalate this to anyone. He's manipulative and tries to come across like he's my best friend and tells me things like "you know, yours isn't the only loan being processed. They have hundreds of them." So what? Wells Fargo makes enough millions of dollars each year that they can staff their underwriting department appropriately, but instead, someone's trying to make me feel guilty because after all this time they still haven't gotten off their butts? Stay as far away as you can from Wells Fargo. I normally bank with Citibank and I like them but I thought this re-fi would go smoothly since I had the original loan when them. They have no customer service and they certainly don't care about the little guy. If you can get a loan here you can get a lon anywhere else so take your business elsewhere.

I think wells fargo is the biggest crooks you ever want to deal with. They told me one thing then someone else would tell me something different as soon as my mortgage is paid off i will never deal with these fools again and the customer service sucks

To Whom it may concern at Well Fargo Bank,

I tried getting an email address from Ms. Jennifer Phillips at the Insurance Department and she was kind enough to let me know that Wells Fargo does not have a way to email anyone.

Let me start by saying, this will now have to be faxed to [protected]. An email copy is also being sent to my Attorney, Mr. Steven Fine and my Wells Fargo advisor, Mr. Steve Levin.

My mortgage # is [protected], the address is 8117 Camella Lane, Tampa, Florida 33647. 2006 was when I entered into the agreement with Wells Fargo Mortgage.

In all this time, I’ve lived up to my agreement, in spite of very difficult times. The issue that I’m sending this for, has to do with a lapse of insurance from October 2011 to October of 2012.

I’m including in this fax, copies of the insure checks that were paid to Citizens Insurance for the years 2009, 2010 and 2011. Currently I have a different carrier. The check # 455 for $1, 015.00

was for October 2011 thru October of 2012. Sometime during that month, Citizens sent me back a check that I thought was a refund, I did not think it was for cancellation. During the period from

October of 2011 thru October 2012, I never received ANY SORT OF NOTICE from Wells Fargo that my home was not insured. When I received a notice in October of 2012 that I needed an Insurance

certificate, I immediately secured a policy with American Integrity Insurance Company of Florida for the yearly premium of $823.00, which is currently in effect.

Sometime about February 10th I received a notice from Wells Fargo that I now owed them $3, 530.37, for the period of October 2011 to October 2012. In essence, your billing me over 4 times the

amount of my current policy, which covers a period of time in the distant past. I can express my feelings by saying that I feel like I am being RAPED!

I’m sure there must be someone in authority that could authorize a sum close to the figure that I’m currently paying.

I certainly would like to stay as part of the Wells Fargo family.

How did 'Wells Fargo' screw you? 'YOU' deposited a check that you were "Iffy" about meaning that you didn't know if it would clear or not and you have a problem with Wells Fargo? How is this the banks fault?

I am sorry you are having a difficult time but if you are too far behind on your payments, you either have to pay what is due or they will repossess the car/property. You can, however, tell them NOT to call you at work, they have to stop if you tell them to, however, they can continue to call you at home.

I'm agreed I have a mortgage with WF also. They requested the same documents over and over, besides the NASTY attitude of one of the loan officer. I even complained to his supervisor and MGR about an improper voice message he left on my voice mail. But guess what nothing happened and contrary they sent me a letter denying my mortgage application and later on received another letter about foreclosure. All these banks had survived caused of TAX PAYERS GRANT approved by the government. IT IS about time to get some 'n return

No customer service? If you are not paying your bill then you are no longer a customer, you are a deadbeat who is defaulting on the loan you signed for. If your employer failed to pay you what he owed you, what would you do? Let him off the hook?

I could kick myself for not googling WF mortgage reviews before beginning the refinance process with them. I agree with all prior posts, I am an existing WF mortgage consumer with 2 homes with WF, have good credit, make 200K annually, very low debt to income ratio, and am getting the complete nit pick requests over and over and over. The ironic part is that my refinancing, if it were to go thru, would only increase my payments by $20 a month. 4 zip files of data, numerous emails and phone calls, and I have finally decided, in principle, that I refuse to move forward with WF. WF is a sham and should be prosecuted without question. Do NOT waste your time with WF, they are crooks.

Wells Fargo has to be the worst bank in the country. I have tried for over a year and a half to get them to re-finance my loan at a lower rate. For a year and a half I faxed and mailed documents to them for them to say they never got them. Then I was given the run around numerous times and spent hours on the phone with them. I talked to them at least once a week for a year and a half and never talked to the same person twice. My sister works for Wells Fargo and she said to forget Wells Fargo, because they are so big they can do what they want and get away with it. Finally I gave up and went with a private mortgage company who were more than willing to re-finance my load with a lot lower intrest rate. My sisters advice was to stick with the smaller banks because they are more friendly and try hard to please their customers where as Wells Fargo are so big, they don't care. My advice is run away from Wells FArgo as fast as you can.

We went through similar situations as above. 16 weeks trying to refinance loan already had with them. Excuse after excuse! Went to a small local bank and closed the loan in 4 weeks. Wells Fargo is ridiculous.

I was told all sorts of things when I opened my account. We do business with of the largest transportation companies in the US.. We were told those checks wouldn’t be held. It is a case by case decision to deposit immediately or not. The CEO of Wells Fargo was in Birmingham not long ago. Believe me if we get him again, he will get an ear full The promotion they ran was 100.00 when opening the account according to the rep who did our paper work. Said the deposit should show up the next day. Two day later after not receiving the funds as told, I contacted the branch manager. She said oh no, it will be 90 days! So--my 90 day period will be up Monday. Let’s see what happens. Recently I made a deposit from one of the Companies as listed above. After it not posting 2! business days later, I called yet again. This was a Tuesday. The manager said refer to your deposit slip. I told her accordng to my deposi slip, the funds should be available the 16th, the day before I called. She started looking & her reply was they pulled the deposit and sent it to the back (the back of where?) then proceeded to tell me either the funds weren't available or bad checks had been written on the account. I was livid She just slandered a huge company. They aren't happy either She did not release my deposit until the next day, the 18th. I had several auto deductions, etc. return. I have spoke with 2 reps from Wells Fargo. One gave me one 35.0 credit and said she didn't have the authority to do more. I told the manager it may be we needed to do something different because of all the lies and you can't even believe what they tell you or what they put in writing on your deposit slip. She said maybe you should go somewhere else! I WAS FURIOUS. I BROUGHT UP THE FACT THAT THE SIGN ON THE WINDOW WHEN GOING THROUGH THE DRIVE THROIUGH - STATES ANY DEPOSITS MADE AFTER 4 PM WILL BE POSTED THE NEXT BUSINESS DAY. I MAKE MY DEPOSITS PRIOR TO 4PM AND THEY'RE NOT POSTED. THIS BANK IS UNREAL OR AT LEAST THEIR EMLOYEESS ARE SOMETHING ELSE. WHAT POOR, POOR, CUSTOMER SERVICE. I AM STILL PURSUING THIS UNTIL I GET TO THIS LADY'S BOSS. UNBELIEVABLE! WE WENT WITH THIS BANK DUE TO IT IS CLOSE TO WHERE WE LIVE & THE CEO WAS SUCH A NICE GUY SO MY HUSBAND SUGGESTED WE GO THERE. I don’t believe for one minute the higher ups would put up with this! Will let you know what happens.

I have tried in the past to refinance with Wells Fargo and been denied. I was told my debt to income was not sufficient to go forward with the loan. The debt they were referring to...was my mortgage! Since then I have been hounded every time I visit the bank for deposits or withdrawals. They continued to tell me I should apply for a refinance with Wells Fargo. I told them I had already tried and was denied. Then one day I called to ask a question about my accounts, and again they told me about a new refinance program that would save me money. I told them about my history with Wells Fargo Mortgage and they assured me this "New program" was different. I spoke to someone in their refinance dept. who said by looking at things he thought I should qualify. My mortgage was handed over to a Loan Officer who never returned my phone calls or e-mails. She lost paperwork and asked me to simply send it again. And the best part? I was told I was denied because my household didn't make enough money. Apparently someone had put on my application that my husband made $150 a month. I told her this was not correct and she said "You know I thought when I first looked at the loan that didn't seem right." BUT SHE WENT FORWARD ANYWAY! What a mess! I know Wells Fargo needs loans, but to continue to solicit to customers you know will not be approved is just wrong!

You forget that Wells Fargo TOOK OVER Wachovia.. If you sold your house, would you expect that the person who bought it would ask your permission to paint the living room? No. They can do what they want and they do notify you in advance.. That is the "Important Account Information" paragraph on your statement that no one ever looks at.

I have been unfortunate enough to have inherited Wells Fargo from Wachovia. When I attempted to pay my mortgage online, the Wachovia site was defunct. Making a number of calls to various Wells Fargo numbers, every time I tried to enter my loan number or social security number, even my zip code, the automated system said the info was invalid. I tried to set up online payments on WF site and still, all my information was invalid. Four days later I managed to get assistance from a representative and made my payment. She also assisted me in setting up the online system, at which point my information was recognized. A confirmation of payment was emailed to me immediately.

Five hours later I received a call from the collections department, and rude is an understatement. I was spoken to as though I were ignorant, in a manner so aggressive I could barely contain myself, warning that it was going too far. 'Phillip' went so far as to ask me where the money in my bank account comes from, and that did it. I lost it. He was reluctant to pass me to a supervisor, and after holding for one, said none were available due to being in a meeting. There is no way to contact management on their website. I have had my mortgage for 12 years and have never had a late payment. I would not give Wells Fargo one penny of my business - ever - and I'm am so distressed to have to deal with them on my mortgage. They need to understand that social media is an excellent outlet for grievances against their appalling behavior towards their unwilling customers.

A follow up to my Jan. 3, 2012 post... I logged into the WF electronic program that updates your loan process. Hey, guess what, the title has been verified as free and clear. Perhaps WF needs to contract with a more competent title research company. They still haven't supplied us with a Good Faith Estimate, only a verbal "we'll try to keep the costs as low as possible". I just wrote a written request for the GFE to be sent in written form, not verbally.

The loan is listed as still in verification process as the homeowner's insurance is under review. That info was emailed (declaration page was what they requested) Dec. 19th. Awfully long IMHO.

I just checked our last closing paperwork (carefully) and found a huge error on the closing paperwork. WF filed our paperwork with the wrong county! Could you imagine the problems this could have caused for our heirs. We bought it to our attorney's attention and WF will "fix it" at their expense. One would hope so.

This is so true believe all the bad stories and none of the good. my refi has now gone over 3 months and still nothing but lame excuses. Have now canceled closing 3 times for no reason but the underwriters are behind schedule. Now they will close but only with
3200.00 down in banking fees and add closing costs. this all started with the all so catchy words "nothing out of your pocket". i have never been treated so unprofessional in my life and will hopefully never give wells fargo another cent in my life. Started a new refi with my bank and have had no problems now 1 week in with a scheduled closing on the second friday of the process. I have also got a lower intrest rate than wf was offering. To all wells fargo customers watch your back!

We just completed at VA IRRRL with Wells Fargo as they had bought our VA loan from a local bank we had dealt with about a year ago. We closed, alittle late and with some irritating problems. First off, they kept putting paperwork in front of us that stated the home will be our primary residence. We wanted the interest rate reduction, but also to make this our 2nd home and relocate to FL and make our little house there our primary residence when the spouse retires in a year or so. Our reason is to save on state taxes as FL doesn't have state income tax. Well, we had to have our attorney call them about this very issue at closing time!

The interest rate was reduced, but they got us one point to accomplish that. Wasn't told immediately about the point, sorta bait and switch in my opinion, but we went along with it. At closing time the VA stepped in and caught Wells Fargo with their hands in the cookie jar. They overcharged us and were forced to credit us back with about $400! Also they ran credit checks and bumped our APR up .12 since the spouse's one credit score was alittle under 740 to get the best rate.

Now to the I'd like to pull my hair out problem. Since we just closed with them, we decided to use their service for a home equity loan against our 2nd home in FL, which is free and clear. You're just not gonna believe this. They are requiring post closing money of $12, 000 on a $50, 000 loan. We have it, luckily. The statement we provided is from a pension fund and drops once a year. So of couse we had the 2010, not the 2011 as that won't drop till the 3rd week of Jan. 2012. Not good enough for them. Fortunately the lady at the pension board took pity on us and printed out a current statement to suit Wells Fargo. Next they needed everything, W2's, tax returns, etc., even though we just closed three weeks before on the refi. Ok, so we fax everything, including the title insurance policy and deed to our little home in FL. Ready for this---they claim we do not have clear title.

We called our title agent, as we had title search done and paid for title insurance. They absolutely assured us we are the only owners of title. Wells Fargo would not accept a call from them. Said it would have to be a power of attorney needed to speak with a 3rd party. I had the title agent email the clear title last week. Haven't heard a thing. Wonder what the next problem will be.

Oh, for whatever reason, the rate quoted to us 7.96 fixed for 20 years has been changed to adjustable rate and can go up to 18% over the life of the loan. When I jumped up and down about that, they said it's because we don't have enough LTV ratio and our credit score is off alittle bit. Yeah, probably because they ran our credit report three times in the last 2 months... We are never late on payments.

Spouse thinks they don't want to loan on FL property or because of his age. Wondering what will happen, have yet to see a Good Faith estimate. I had to personally ask about prepayment penalty, and yes $500 if paid off in 3 years or less. We are thinking of taking our business elsewhere, but wonder what costs we would have to pay if we walk away from this.

This is their standard response with their customers its beginning to seem. I think they are trying to get as much money from what they already have on the books, much of which may be fraudulent and then make a run after closing the doors. I've had a mortgage since 2005 with them paid better than agreed until this year when the economic melt down caught both my wife and I and in attempting to modify it was driven into lateness by the exact same behavior you are talking about...forstalled and delayed while being lied to and much more. Chances are they don't own our mortgage and neither does Freddie Mac who as of today is being sighted on by the SEC and that our mortgage has been securitized meaning that there isn't a note anymore but thousands of possible investor owners none of which even know what they own. If they don't have the note they don't have standing to administer and maybe just service for who? I am so disapointed in Wells Fargo I have had my mortgage with them for 6 years now, wanted to lower my monthly pymt so I decided to refinance, well the biggest mistake I made I should have read the reviews first. $25.00 for the app. 395.00 for appraisal and three months of a total nightmare, They would call saying they need certain documents, I would send them and then I wouldnt hear from them for days, then when I did thay needed something else and that was basically what went on for 3 months to me it seem like a big scam, I just didnt understand how they didnt know exactly what they needed from the start, I have a booklet of all the info I have given them in the last 3 months then after all that they tell me my application will expire in 3 days and I would have to pay again to continue with the refinance., I said forget it I am not paying anymore money for something that may not happen, what I really do not understand is I have my mortgage with them already never late with a payment. So I would think twice but I do not think any bank is giving money now, but this is their way of making some. Terribly shame on them.

I had the same thing happen. Once they get the appraisal fee, and any other fee they can get out of you, they will forget who you are. Wells Fargo is not interested in lowering the interest rate on a Wells Fargo mortgage when they are already receiving mortgage payments. It is fraud and theft.

If you write letters to the Wells Fargo Corporate Offices your letters will be only be read by clerks and will never get through to the corporate officers. Many of the Wells Fargo corporate officers have several, million dollar residences. Let me provide some home addresses of these Wells Fargo corporate officers. It's better to write directly to them. I wouldn't do that if God told me to...and I don't believe that would ever happen either. Giving the bank limited power of attorney is like putting a loaded gun in the hands of your own personal thief. Don't do it...I am trying to foreclose on Wells Fargo and get my own house back free and clear and in the meantime am looking to pull a Temporary Restraining Order on them because of their harrassing phone calls. My God they were one of the banks in the pack of banks that caused the financial meltdown which will go on for ever...Please read back posts regarding these thieves...They're patron Saint and Mentor is Bernie Maddoff.

Is anyone else concerned about giving WF Limited Power of Attorney upfront for this three stop refinance? I have never had to do this.

I am looking at the 3 step refinance mortgage. I am very hesitant about signing a Limited Power of Attorney upfront. Is anyone else feeling this way?

CORRECTED: On April 21st and May 9th I posted comments on this site regarding problems with Wells Fargo. Since then I have written a number of letters to Wells Fargo and the Comptroller of the Currency and spoke with several, higher-level people with Wells Fargo. I have the names and addresses of the bank vice presidents if anyone wants to write letters. Wells Fargo's bank president is John G. Stumpf. His work address is: Wells Fargo Corporate Offices, 420 Montgomery St., San Francisco, CA 94104. His home address is 1090 Chestnut Ave., Apt.12, San Francisco, CA [protected].

For Wells Fargo it all comes down to taking your money and not honoring the interest rate that they promised. They refuse to refinance my mortgage that is already with them and they will not give me a refund of the $609 they took from me. Michael Salmon and Michael Dullea received their commisions as well as the title company and appraiser. Believe me, these people are liars and cheats and will wear you down. Wells Fargo does not have to answer to anyone. The Comptroller is a total joke and will just refer you back to the bank to resolve the issues. I am continuing to fight and may have a large number warning posters printed up and put on cars in their parking lot. For me, it's now a matter of principal, not money.

very frustrating, wells Fargo is running a scam .
we tried to refinance our mortgage, we are currently paying 6.25 we have excellent credit rate .They send an appraisal and charged us one thousand five hundred dollars, after couple of month they said they want another appraisal and we have to pay again we backed off.We think that's how their making money by ripping people off thousands of dollars and nobody is doing anything about it.We need to get the word out, someone might listen and do something about this practice.

Wells Fargo posted my mortgate payment in another account. I walked in branch showing receipt, statement... and it took them 3 weeks to clear up. Not organized and poor services.

I currently have a Wells Fargo mortgage and received a call from another mortgage company offering a lower interest rate. At the time my rate was 6%. I began the process, but had second thoughts and decided to contact Wells Fargo since I was already a customer. NOTHING went as planned. The same information was repeatedly requested. Phone calls were never initiated by WF - I had to constantly call for status updates. Two and a half months into the process my rep was fired. A few days later an appraiser finally came out. Yesterday WF called to inform me that the value was roughly 25% of what I expected. Needless to say after three months I was back to square one only this time kicking myself for not heeding the warning signs. As my lender why didn't WF offer me a better rate?

I REALLY DON'T THINK IT WAS EVER WELLS FARGO'S INTENTION TO DO THE REFINANCE. I can't wait to move to another company - I don't want to pay them one penny.

The relationship with WFM is severed. My HAMP application is now being handled by Treasury who have made promises...given names and seem to operate out of the same Wells Fargo Office. I got an email alert that my mortgage account on line was unsuccessfully used and now I have to resent password and log on...Just after my first contact with treasury. I'm not going to reset anything at the moment as I am attempting other options including an attorney. This is not a 1-2-3 refinance or straight refinance with higher fees...this is a Making Home Affordable process which has gone exactly as it has gone with other Wells Fargo Mortgage customers who have been in dire straits. WFM has held me off for over 90 days which has resulted in our being in a worse financial condition than as we started. Fraudulent and deceitful. Last contact in writing from one employee was that we had all the paper work in and accounted for while in the same time frame we got a request for more paper work. The size of class action suit is growing. I'm listening.
