I currently have a mortgage on my home with Wells Fargo. I asked about refinancing to a lower rate and they said they would. After paying them for an appraisal and their fees, they have done nothing but find lame excuses to delay and deny refinancing a loan I already have with them. They've lost paperwork, ordered appraisals and canceled them and the loan processor has no idea of who or why appraisals were cancelled. They are either entirely incompetent or deliberately not refinancing loans. BTW, my loan balance is roughly 25% of the appraised value of the home and my wife and I have excelect credit scores.

Wells Fargo Mortgage is incompetent and will do what they can to steal your home from you, delay payments being posted and anything else they can think of to screw you.

Well how about this pay your mortgage off in full with them and then they say. Your home is in forclorsure. It was on my credit report I called them and said why does this say my home is in forclorsure. They said oh it must have been a clerical error. Well 5 years of fighting with them and stressing. My credit taking a beating due to this. They decided that they would fix the problem. They removed it from mine and my husband's credit reports completely. So the home we built and his company paid completely off in full, once we found a buyer. I have paper work proving all of this but they removed it so I have no history of having a home built and paid off in Illinois. Well needless to say that really hurt our credit. Wells Fargo doesn't care, doesn't want to fix the problem. I contacted Equifax and they said they can't do anything to help me. If wells Fargo took it off then they have to put it back on. So tell me what to do because they purged the loan is what they told me, and not even a Wells Fargo around me can see it. But guess what they got the government bailout on my home and got a check paid in full from us. So double dipping. Wonder how many people they did that too. I can't believe they are still in business as crooked as this company is. Everyday it's getting sued or in trouble for something.

Wells Fargo gave my husband and I an equity line of credit about 1 year ago. The fees were approx. $3000. and it was a a 10 year term loan. Wells Fargo sent us a letter about 2 weeks ago that said that our credit line was " restricted" and no more explanation. When we tried to use the $255, 000 credit line, there was no balance available and we had never used the credit line before. When we called about this, they basically said that the account " was not closed" but no funds were available because the change in the housing market".

Well this came as a bit of a surprise to us as we were not aware of this drastic of a change and and this was a 10 year loan that we were never able to use. So, we paid for a credit line that is no longer available, a $255, 000 credit line against our house, that we can't use and if we want to cancel the line of credit, in order to get a credit line elsewhere, they will charge us a $500 prepayment penalty for canceling an account that has no available credit! What the He!?

So, we will never do business with this bank again and hope you don't either!

We decided to close our account at Wells Fargo. When doing so today I was asked for the reasons. I mentioned our two reasons of not wanting to pay a $15 fee each month for having a checking account and the recent Discrimination settlement (Wells Fargo has to pay $175 million for it's discrimination against Latino and African American customers). The manager got angry when I mentioned the settlement and asserted that these were not employers of Wells Fargo, but rather contracted by Wells Fargo. Then she said "unfortunately a lot of jobs were lost because of that". I am shocked.

They will steal cash from you and think it's a joke. They are very arrogant especially at this location in Chesapeake on George Washington Hwy. The managers and tellers do these things because they feel no one will catch them. They feel as if customers with low income have no power. I don't believe all banks are like this, but Wells Fargo has a long history of customers complaining about the same thing..missing money. I advise you if you have people that you love who are elderly or mentally challenged, then please monitor their accounts with this bank. I have a gut feeling that they are being targeted the most by this bank. If they will do it to you imagine what they will do to them.

Wells Fargo credit card division took my minimum monthly payment out of my checking account without my authorization on the day my payment was due. I was paying with my check every month. Isn't this fraud...

My bank is Well Fargo.The issue is this, they have allowed three groups to come in on my account.However there is a problem three groups don't have any reason to be in my account.Two of the groups are trying to get in and take $154 time two a one for $180.It doesn't stop there I found out they have tried the $154 two more times and the $180 one more time.

They have also charged numerous overdraft fees of $35 time 6plus times.Everytime I call I get no help at all, because they don't care.

Wells Fargo is truly an evil bank! They bought Wachovia that was a great bank and ruined it. They have been charging me $10 per month fees for a savings account I told them to close many months ago while paying zero interest! Wells Fargo is a bunch of criminals and should be put in jail for theft! They have the worst customer service! JP Morgan Chase is 100X superior and I highly recommend you avoid Wells Fargo at all costs!

I was looking for a small auto loan, and Wells Fargo was one of the only ones that did not have a $7500 minimum. I applied and the representative said I was approved, but could not give me even the slightest inkling as to what my interest rate would be until I picked out a vehicle. I thought that was odd, but acceptable to make sure I picked a car worth investing in. I spent a week looking for a car, all the while getting phone calls DAILY from Wells Fargo needing more information (insurance card, drivers license, pay stub, W2 forms, etc.). I also applied at other places for financing at this time and received offers ranging at about 6% (my credit score is 690).

I finally found a car (a 5 year old Hyundai) and called Wells Fargo with the vehicle information. They told me to have the dealer fax them a purchase agreement, and he called me stating what a pain Wells Fargo was being and how they asked for more and more information within hours of receiving the agreement. I got on the phone with the representative and was told that they could certainly finance that car, but it would take at least 4 days for a title rep to come out and this and that. The whole process seemed WAY too complicated than it needed to be. FINALLY he tells me the interest rate...17.5%! I told the representative no way, no how.

I ended up spending a little bit more than I intended, and the dealership I ended up buying at was able to get me a 4.5% interest rate with Suntrust bank. I am livid at Wells Fargo for leading me on for weeks, for disrupting my work hours with multiple calls for more information, and most importantly, for trying to SWINDLE ME for every nickle and dime they could. I will tell everyone I know to stay away from Wells Fargo for ALL their banking needs and will never again make the mistake of attempting to use any of their "services" in the future.

Never finance a vehicle through this company. The first problem occured last year when they took a payment out of our Wells Fargo account, but never gave us credit for it. I was always told the matter was under review. I provided documentation by fax. They could not find it. I faxed again. Under review I was told. That was a lie. They had no one reviewing the matter. I asked to talk to the ones reviewing it and was told that was not possible. Finally, after 9 months of this, a person at our local Wells Fargo Bank investigated it for us. Our payment was applied on the wrong account by them! She corrected it and late fees were waived. Why couldn't the auto finance peoplle figure this out? They never intended to!

Second proplem occured this week. We were two payments behind, so the person that called me said if we could make a payment within 4 days, they would tack the Nov. and December payment (not yet due) at the end of the loan. I did this directly at the local bank on Tuesday. I called the auto finance peoople right away to complete the process. The person said he saw the payment was made, but we needed to wait due to a posting issue. (That should have warned me right there.) He said I needed to call back on Friday to complete the process. I just did that. Now the person I talked to said we are not eligible to delay the Nov. payment and I was given wrong information -- twice! I changed my position based on their two promises and now they change the rules. Unless this is resolved, my accounts are going elsewhere and I will take legal action. I am an attorney anyway.

I am a military spouse.
My husband and I have an account with Wells Fargo as well as our
mortgage with them. Wells Fargo has a
program for military where we have no monthly service fees along with other
free services. In August I was offered
an account where I could have my monthly DoTerra oils order come out without
having my husband’s money mixing with it.
For months I haven’t been getting my oils and didn’t know why. I am in the process of getting my home ready
for sale. I haven’t looked at my monthly
banking statement to see that I have been charged a service fee of $12 a month
for the past 4 months. When I saw that I
have been charged service fees I called the Wells Fargo 800 number and was told
that I am only a spouse and do not get the same benefits as my husband. So, I went to my branch on State Street and
met with Steve Webb. Steve told me that
the girl who opened the account mistakenly opened it wrong and it was their
mistake. He said that he could only go
back 3 months on reversing the service charges (the lady on the phone went back
all the way to August, so I know he was lying).
He asked mockingly if I would close my account “over one service
charge.” Boy was I incensed! I left and went to Chase to do my banking for
the day. Yesterday I got a statement
from Wells Fargo showing that Steve Webb only refunded 2 months, not 3 like he
said he would and not 4 like they owe!
Steve and Wells Fargo obviously don’t live my life! That $24 they owe me could buy milk, bread,
cereal and produce for a week for myself and my 2 sons! I am struggling to get my house ready for
sale as my husband is 6 states away stationed in St. Louis, MO.

I have two duplexes, four tenants. Three of the four tenants are behind in their rent due to loss of job, cutback to part time and a car wreck. All have been paying gradulally, but my own other income is low enough that I cannot subsidize my mortgage payments... one is two months behind, the other is one month behind. Once past the grace period on the one, I began getting daily calls with a request to pay... understandable... and I've explained the reasons all over again nearly daily. Recently my tenant called, feeling a bit guilty for opening an envelope attached to the building between the two tenants' front door even though it had my name on it and "confidential". She was alarmed, thinking I was going to be foreclosed and the tenants would be kicked out. Although she was "wrong" in opening it, Wells Fargo had authorized someone to take photos of the building and then leave the statement to that effect in the envelope for anyone to see and open. I believe this was a serious breach of confidentiality. Wells Fargo put me in a defensive position when they allowed my tenants acess to my "dirty laundry" in spite of it being the fault of the tenants. I have been a Wells Fargo customer for nearly 20 years, but will leave them as soon as I am am able... unfortunately the refinancing the mortgages will be the most difficult step. But I will... somehow.

If you have a Wells Fargo account, please consider switching banks. Wells Fargo has been charging me $2 to take money out of their own ATMs, not another bank's ATM, but Wells Fargo ATM. Another $2 to print checks I use to pay rent. And to top it off, I closed my account over a month ago, received a letter stating there were not sufficient funds to pay yet another $2 charge this past week, meaning they did not close the account when they said they did. And to top that off, they did not increase the credit on my card because they stated possible fraud...fraud they did not inform me about until I asked for an increase in credit. And customer service is not even in their vocabulary.

My wife and i took a auto loan out from wells fargo for $13.000 paid on the truck for 3 years. wife got cancer and we had no medical insurence so there for we could not make the truck payment, i told them to come get it or i could bring it to them. after they repode the truck and sold it at auction they came back and said i still owed them $10.000 figure that one out. trying to work with them is like talking to a brick wall. they can sue me i dont have anything anyways.

My name is Phillip.I opened a bank account with this bank and they stole my money.I say stole because how the hell you open a bank account and never use the account then they tell you that you owe them money.These sorry ###s are more than happy to take your money and open a account knowing that they will try every way they can to ### you and take your money.What kind of bank tells you I'm going to pull money out of your checking and put it into your savings and fee you 30 dollars when you don't have any money in there.Now this is my money there ###ing with.Well Fargo ### you and keep your hands out of peoples account.Did you know bank managers keep the fees that are gathered each month.This is why they they give you this big packed of paper contract ### when you open the account.They make it nice and big so us little people will think this is normal paper work but in reality this is where all the ###ing is written in.Our banking systems sucks.I recommend you just keep your money at home buy a few guns.At-least if someone trys to steal your money you can shoot that mother###er and there not hiding behind a computer with no one taking accountability.I hope you take my advise and what ever money you save will always be there safe in your special place. the calls begin one day after the payment is due and they will call everyday until it is paid. They break rules of FDCPA, regarding multiple calls in one day from the dialer and use heavy tactics for a loan within 7 days of late payment. The collectors are abusive ..

I bet I know how Wells Fargo survived the recent Banking meltdown, because they are robbing their customers blind with fees and false charges, they are rude and don't have a clue about Customer Service, their Auto Loan Department calls me at all times of the day, every day, any time even Sundays, I owe them $150.00, and I have called them and explained my recent financial situation. As for their Home Mortgage Department, they won't even tell me over the phone if my loan is a Freddie Mac or Fannie Mae, luckily I found out on my own, I applied for a Loan Modification and submitted all the necessary paperwork, and they now tell me it could be another 8-10 weeks? so in the meantime what am I suppose to do, let them take my home? I bet they would love that as I have alot of equity and only owe them $52, 000 on my loan, I am scared because I have 2 children one that is Special Needs, I work, but my hours have been reduced, does anyone have any ideas?

On 12/26/2013 I went to this Wells Fargo bank to do a wire transfer.
I was told my wire was part of a SCAM and that they were locking my accounts for 24 to 48 hours.
I questioned the reason and I was told I suspect in participating in a SCAM and that a investigation was required.
I called after 24 hours and spoke to a Marsha who rudely stated that I had no business checking and to call back in 72 hours on the 30th of December. My wife called when she heard of my experience and she got the same service.

I called on the morning of 12/30/2013 and spoke to a Al who told me nothing had been done and she had to refer me to the Executive office. I talked Etel who questioned how much money I needed for grocery shopping and a prescription that is affecting my health. After a lengthy hold I was told that nothing had been done or was showing any action. She directed me to go talk to the bank service manager but she did leave a note for someone in the Wells Fargo Loss Prevention contact me but explained that they were in a different state and that she was in California and told me I had to wait without any type of time estimate.

Is there anyone out there that will advicate for the disabled?
I have been charged fee's that were caused by the bank.
fraud was commited on my account and was made to believe that it would be looked into. it wasn't
too late for me to prove who did it.
too much has happened. I am too ill to spend time writing it all down.
I can't waste my time.

I had a WF checking account in college, after I graduated I closed it down. Three months later, I began getting statement letters showing a balance of $1.77. I tried to call and cancel, but they said I couldn't unless I did it in person, with no branches remotely close I decided it wasn't a big deal. For ten years I received statement letters showing $1.77 and I tried multiple times to cancel my account which they would not do over the phone. Last November, I received a letter from WF stating that there were two overdrawn checks from my account and two overdraft fees they were expecting me to pay for. Someone had used my account info to open up an insurance policy (not in my name) with a direct payment from my account. even though my account had been dormant for ten years & this would automatically overdraw me they allowed this to go through & didn't tell me until I was over $100 in the hole to them. When I tried to appeal, they would not give me any help because I could not remember my atm password from a decade before and eventually sold off my account to an independent collection agency. The account has now been sold twice more and now I can no longer dispute the charges. I can not understand why WF would allow purchases to come out of a dead account like that and then expect me to pay for their mistake, but seeing some of the other complaints against them maybe they are that incompetent.

I called customer service today to get information about a home equity loan on behalf of my mother. Before I even began the process two weeks ago, I spoke to someone at their new loan division [protected]) who told me that there was not a problem that I was authorized by my mother to apply for this loan and we both thought my legal power of attorney status would allow me to do this on her behalf. I had already faxed them the information that they needed but called today becase I wanted the status and an explanation of some of the information. I was denied access to any information online or on the phone. A foreigner who spoke poor English continued to threaten me and said I would be reported to the fraud team. Now why would she consider me a criminal for just wanting to ask a question? It's how she presented herself and continued to threaten me that I was concerned about. She was also rude.

When I got off the phone I went to the bank here in Rock Hill, SC to speak to someone in person. Since Wells Fargo took over Wachovia, the workers are nonchalant, unprofessional or else don't usually know what they're talking about. Rather than giving an apology, the woman at the front snidely gave me the address of the main office in San Francisco. (They and Consumer Affairs, the President, FTC, etc. will be getting a copy of the letter.) From my understanding, this bank was alos bailed out. I need this situation resolved. I'm tired of these supercilious nonprofessional people remaining in business or on their jobs when there re so many Americans out of work who would do it correctly and who have the people skills for these positions. I'm tired of this.

I opened an account at Wells Fargo, all went fine untill about 3 weeks ago. I had 3 fraud activities come to the account and Wells Fargo knew this. I had some money in the acoount but not enough for the fraud. I called and made a claim. Those ###s charged me 35 x 3 overdraft fees. I put money in the account ot cover the so-called overdraft fees. Wells Fargo claimed they refunded me back for the fees due to fraud. LIERS! I called to close the account down and they lied, gave me the run around and all. I have filed a complaint with the FTC and The Federal Reserve. They froze the account and last week allowed some company to put money in the account. I filed a complaint form for that and fraud. They lie and scam all they can.

I was trying to save my house by applying for loan modification because of lost my job and living with limited income. Wells Fargo gave the chance for the trial period for three months and I am paying until now. I was updating my paper work every month and call every week to ask the status of my application. When I call Wells Fargo I talk to different people every week, but for this two three months they gave me a processor by the name of Tina, after few weeks Cherlyn finally Kenth David phone number [protected] ex 54730 he called me left a message I called him back and we did talk what send and he wasn't sure if I need 2009 tax return and I told him to send the list of document we agree to mail me the list of the document and he forgot at all. Finally I called Wells Fargo and I got the website to print and fill out and I called Wells Fargo for Kenth fax number, some one told me I been removed from the program after almost a year. At this bad time we need help. People out their are suffering with out help, especially with the people second language speaker to live the American dream to have house and to live a good life by working day and night. Our voice has to heard to all official in Colorado and Washington. I don't want to l give up to my house and others. please it must be done some solution to all home owners from Wells Fargo, they are not doing the right thing to the country and the people at all. I hope we may see some positive change to our country by helping each other. I thank you.

A representative at Wells Fargo in Jenkintown PA did not want to return $350 after changing my mind for having an appraisal on the property, he kept insisting that he cannot return the money. When I called their Corporate Headquarters a representative there said that if he doesn't know how to do it, his manager does.

The manager never even returned my calls no courtesy, no respect. It's stealing, and they almost got away with it, it has since been returned.

If that representative was desperate enough to keep $350 dollars, I can't imagine what else he would do for high dollar loans.

My husband and I were having financial problems unfortunate we fell behind in the past nine years my husband never fell behind. my husband was lucky that we were waiting on some money due to a loan that we have gottin we paid off a lump sum lost medigation told my husband not to worry about August-Octobers payment that they would put it on the last payments of morgage loan and that he would have too make his 1st payment on November 1st, which he did mean while through thoses months that went by we were harassed they were telling us that we were behind on our loan, for the past several months they harrrased us. They have writtn us and on the letter it stated that we made and agreement too pay 1, 500 which was a lie I have called so m any times and no one wants too help us now we have received a letter telling us that we are going for foreclosure by August 5th a lump som of 4, 000 we don't have it PLEASE someone help us!

I banked at a different bank but Wells fargo bought them out. I have overdraft protection, which I found out they charge 10.00 each time they transfer your own money, and 3.00 a month for the service. On top of which, I was charged 35.00 5 times for 5 checks that were 2.00 and 3.15, all the checks were worth 15.00 total, that they didnt pay and sent back to the vendor, when I had money in another acct, and didnt even send the alert until the 27th, but they bounced all these on the 25th of Dec.I think it is wrong, and should be against the law, that they are allowed to bleed people with all these excessive fees, when people are struggling right now.

We are the sellers in this transaction. I did a complete lender interview before accepting the contract from the buyer. This lender will tell you everything you want to hear in order to get your business, but will flip on a dime and change everything around for THEIR benefit! I plan on taking this to an attorney, but this will also kill my deal to sell this house! But BEWARE to all future applicants they are ALL LIARS!

We spent the last year working with Wells Fargo on refinancing our second home to help put us in a better financial state. We met all the conditions they required. We were just simply told by the lender that they would not do the refi. We could not of had better credit, background and financials. We feel that they just did not want to loan the money at this low interest rate at this time. So much for the Obama admin telling people to get their finances in order and make good decisions. The banks do what they want for their benefit, not ours. We have been with Wells Fargo for 10 years. I told them that they lied to me and misrepresented themselves. We have choices also and we will be making one to change banks. Also, I am letting everyone know our story. Word of mouth is huge! This is another situation where you can not trust what is going on in our world today. Beware!

I missed one lousy payment with my Wells Fargo mortgage loan by clicking on the wrong mortgage account (my rental house). It was placed on the principal and I could not get it back. While trying to make up the missed payment thru bi-weekly money transfers (we are on a tight budget), Wells Fargo harassed me on my work phone, on my home phone and cell phone countless times in 6 weeks. Also, I am getting a certified letter from them and I will not sign and take delivery. Don’t use this company for anything!

If I did not have a family in this house, I would not pay them a dime and let it go into foreclosure. I may just do that anyway, since we can move into my rental house. ###. It’s not fair that they can’t even let you pay even after years of paying your mortgage loan on time. Wells Fargo gets one little problem and they go crazy with letters in the mail from banks and loan sharks. Has that whats financials has come to now? Please just give me another chance to pay for my house on time and get the loan payed down.

My father recently died. In settling his estate, I paid the balance on his Wells Fargo Reward Visa and asked about the thousands of accumulated reward points. I was gleefully told that the rewards forfeit immediately upon death. There is no clear disclosure upon what happens to the points in their discosure, I assume the forfeited amounts are used to pay the outrageoues bonuses to their thieving management. WELLS FRTGO STEALS FROM THE DEAD.

We have been harrassed twice with your collection people to reposses a truck that we do not own. the first time someone showed up the people were rude and ready to hook onto our chevy s10 when they were looking for a gmc sonoma. We told the people that we do not know where the guy lives that owns the truck even though he is my step son. The people that come are rude and if we have any other contact with them we will begin harrassment charges against the wells Fargo company.

we co signed for a loan we really could not afford to especially when more refusals came in than not finally wells fargo came in and said ok and they also said my son would be able to refinance in 6 months when my son went to a dealer to trade car in they said he paid about 8000.00 too much for car said blue book shows worth at about 7000.00 our credit was no more prepared for this than he was and they still put the loan through well now 17 months later they will not refinance tell me if bluebook said the cars most value was 7to 8 thousand how can they finance that isn't this like the housing problem in america were upside down in that car is anyone listening! this is a lousy bank donot deal with them after all isn't it our money that bailed out the banks oh thats right i forgot wells fargo didn't need a bailout they just RAPE their customers

Just a quick report. I have been taking screen captures of my Wells Fargo business account as I suspected that the values listed under 'amount pending' increase after being logged as not pending. I was right. For example, we sell software and we purchase this from another company. This company takes the money directly from our Wells Fargo account and the amounts show up as 'amount pending'. As soon as the 'amount pending' status is cleared, the amounts increase.

I called Wells Fargo and they told me that this was not their fault and that I need to contact our software providers. I am going to do this and if I find out it's Wells Fargo's fault, I already have an attorney lined up. Its bad enough that they rob us blind on the overdraft fees. Now I know why their logo is an empty stagecoach. We are the stagecoach after it has been robbed.

Authorized an initial charge of $1.95 on 11/19/08. During this process tried to escape but the only way to exit is to accept terms in order to exit the loop. This action was report to Wells Fargo and they declined any further investigation as they disregard the fact that you are caught in a loop. Each time I have called the following number [protected] --- I am on hold for periods of over 45 minutes and no one answers. Wells Fargo was able to get Janet on the phone but when you go to the internet to try and resolve issue, the following site comes up as a scam: Support@grantresearchguide.com --- this is a deceptive scam and the amount of $58.61 should be refunded as this service was never accessed and was charged without approval. If you don't ever access something no charges should be allowed by this scam. My cancellation # is 106272 and I want an immediate refund.

Wells Fargo has withdrawn approximately $800.00 from my account because my step son's account was overdrawn.

Most of this $800.00 is bank fees.

They claim that they can do this because my wife was in my account and she was in my step son's account as well.

The problem with this of course is that my step son is an adult and he is responsible for his own finances. I had no access whatsoever to his account. I had only authorized my wife to have access to my account. I never authorized the linking of my account to the performance of another person's account over which I have no control.

These are the facts. You are smart consumers. You can make your own judgements about this bank.

i use to work at wf..let me tell ya, wfaf is a flippin joke even to work for. they want reps telling customers to go have yard sales..sale one of your tv's, sale your recliner..even if they're just a couple days past th due date. they give you a 10 day grace on adding late charges(sometimes) but not the calls. ive seem accts be called well over 50 times from fri-mon and they were still within the 10 days. and the cpi is a flippin scam if ive ever seen one. you have to have full coverage ins on the loan before you can even drive it off the lot..and still for some reason they turn around and say they dont have the ins info..well wtf happened to it? then have you fax ins info to a foney fax line that gets picked up by the trash guy and shredded...ive seen it. seriously we've called for people that are dead and start asking family members for pmts..its not their loan..the loan holder is dead and no co signer on the acct..still asking family to pay it...look the person is dead..they could give 2 ### about their credit or car anymore...

Went to refinance with Wells all going great had me open an account (With them) Credit card application Saw my 2nd property was flooded by Storm Lee (and repaired) denied my loan cause I have a flood property In meantime kept my Real Estate appraisal money of $380 but never did it Said i'd get it back still waiting 2 months guess I have to file complaint with Federal Reserve Agency Isn't it discrimatory to deny me a loan based on having a flood property? Not even the property I was refinancing!

WF is absoluely the WORST bank I have ever dealt with. I was a Wachovia account holder and never had an issue. It swiches over and next thing you know they are taking money from my sons account to overdraft mine and not clearing overdraft debits without notice. Also they deactivated my debot card because i was negative for 5 days before my next payroll went in without notification. I was even in the bank making a deposit and the teller said my card didnt work but never said why. This is insane and they should not be allowed to bank period. DO NOT BANK WITH WELLS FARGO PERIOD!
