Shoopman Homes / Paul Shoopman Home Building Group Home

I am a home owner of a home that was built by Paul Shoopman Homes, location in Ingalls, IN 46048. I have a 2 story home located in Prairie Hollow. I have noticed that many nail pops have just started to happen around [protected] on the 2nd level of the home. I am very upset because most homes that have been constructed after 1970 have used drywall screws instead of nails. My home was built after 2000 as well. I know that nails are much cheaper and faster, but overtime will start to lose grip of the stud (2x4) and cause issues. There is another item that could stem from this and that is foundation issues, which is extremely severe and dangerous. I am not pleased with the quality of the installation just to throw a house up and make money, but create a house that will last for more than one generation, if that. I actually have called the number to contact them and provided all of the information need to contact me back so that I can resolve this issue, but no one responds. I have been requesting the how the installation of the house was done so that I can make the necessary changes. There has been no response and most house have families that reside in them. Also, I am a Senior Construction Project Manager and very frustrated with companies that do not look at project and not thorough or look for better quality in a deliverable.

Desired outcome: I would love a response so that I can figure out best course of action. I would also like the company to stop using cheap nails and think about the longevity of what a home is supposed to provide.

Shoopman Homes / Paul Shoopman Home Building Group roof + 2-10 warranty

Overview:
Builder installed roof shingles between dec 9-17, 2016. Temperatures averaged 20°f. Closed on home feb 3. Have had 6 missing shingle events since and unsealed roof shingle-tabs look bad (I. E., creases, no adhesive under some, nail pops, foot traffic damage, etc.). Builder will plainly admit that roof has not sealed and will not seal until summer, but disagrees that this is why their is so much wind damage. Claims winds exceeded shingle specification and that this is an insurance issue, not a warranty issue. 2-10 warranty adjuster says it is the builder's prerogative as to whether this is a warranty issue or not.

Detail: (Written 5/13/2017)
So we are all on the same page, the subject is the roof system or rather roof shingles on the subject home. Roof shingles and/or shingle-tabs that continue to not seal, rip off, and fly away leaving the underlayment exposed to the elements. At this point, 3 months and 2 weeks since closing, some of the tabs have lifted up and down so many times, they are actually creased at the top end - meaning ready to rip off in another wind - and they are devoid of any adhesive material underneath. They will never seal. They just flop up and down. And yet, when the roofer responds, he only repairs the missing tabs, not the creased shingles or those that are dry underneath.

Shoopman homes began construction on this townhome in september 2016. Their roofing subcontractor installed the 3-tab shingles on this unit sometime between december 9 and december 17, 2016. During this 9 day period, temperatures in indianapolis ranged between a low of 11°f and a high of 35°f. Installing the roof in such cold temperature conditions has contributed to several incidents in which shingles or shingle tabs have either:
1. Been seen standing up in a stiff wind, or
2. Two or more tabs have been lifted and rolled into a ball like shape, or
3. Tabs have been completely torn off and missing, or
4. Complete singles have been blown away and are missing.

What this builder has done/is doing by shingling roofs in wet/snowy and 26°f weather conditions is not right. See attached december temperatures weather calendar and look at dec 9-17 when my roof was shingled. 26°f was the average high temp in that period. By the way, if you average the highs and lows in that time frame, the average temp was only 20°f. Shingle manufacturers recommend at least 40°f or higher to apply and require 60 or more for at least 2 weeks straight shortly after installation for shingles to properly seal.

I closed on this house on february 3rd. At that time (We had noted at least 1-2 roof tabs/shingles that were lifted/folded and that were on the punch list. The builder had these repaired/replaced by closing. This was not during the "construction phase" as he likes to point out. This was during my final review of the house. Any reference to the construction phase is only meant to reinforce what I am telling you is occurring at this time.

Since closing there have now been six (6) additional occasions on which shingles and/or shingle tabs have gone missing. The builder likes to downplay the number of tabs, up-play the amount of nasty wind there has been, and likes to think his warranty is working really well. I don't know the true number of tabs/shingles that have torn. They don't share that information with me. I can only estimate based on the pictures I receive and forward to them. But the number is not important. Look at the number of times (6) and the amount of worrying I have been having to do since closing! I am not present in the area, I am leasing the home. I have to beg for help to watch the roof. I should not have to do this. The roof should work as built! Not fly away every 2.25 weeks. As to whether the warranty is working well or not, at this time there is evidence of the following:
A. Foot traffic damage in some valleys (A roofer has been walking up there so many times) on some shingles,
B. Evidence of nail pop damage on some shingles/tabs,
C. Evidence of shingles/tabs damaged by creasing which has been caused (And exacerbated) by the fact that they:
1. Have not sealed since installation, and
2. They no longer have any adhesive material on their bottom side, and will never seal, or
3. The adhesive material has been so contaminated with wind blown dust/debris they will never seal, and
4. The wind keeps lifting them up and down causing additional creasing until the tab tears away.

Let's look at the data of how many times since closing I have "noticed" issues with missing shingles or shingle-tabs for which the roofer was contacted to provide warranty repair:
1. Monday feb 13th — estimate 2 tabs — fixed on friday feb 17th
2. Thursday mar 9th — est 1-2 tabs — not fixed. Get into row with roofer re: warranty
3. Sunday mar 12th — est another 4 tabs, though some estimate 10+ now — builder intervenes. Fixed monday mar 20th.
4. Monday apr 10th — est 8 tabs — fixed apr 12th
5. Thursday apr 20th — est 1-2 tabs — fixed apr 24th
6. Wednesday may 10th — est 3 tabs — fixed on thursday may 11th
However, I will add that on this last occasion (May 10) the roofer indicated that 2 of the tabs "came back up". Meaning even the repaired tabs do not seem to be sealing yet.
Furthermore, I specifically asked the owner of the roofing company to go out himself to look at the creases, the nail pop (S), the foot traffic, missing tar, and the general condition/rough appearance of the roof. He did not. Sent an employee instead. That employee only replaced the 2 shingles affected. Nothing was said about the creases, etc.

[I can provide email traffic for each of these occasions. It is rather extensive number of emails... Like 38 or so.]

How would you feel if your roof shingles or shingle-tabs went missing every 2 weeks? If the roof that is supposed to last 25 years looked like "crap" after only 3-4 months of occupancy and the builder and roofer continue to only give you lip service that when it gets hot it will all be better, all smooth out, and all seal. But you have visible evidence that some shingles have no tar underneath and thus can not ever seal! It is easy to say they are honoring the 2-10 warranty. After all, they do replace missing shingles. But how many times do I have to call them? And they are ignoring the additional damage such as creased shingles, the shingles without tar underneath, those with a nail pop, and the damage caused to several shingles due to foot traffic. So they are in reality not replacing all the damaged shingles.

This process has been such a nightmare! A new roof (I. E., new shingles) would cost about $7, 500.00 to myself, probably 30-40% less to the builder. It would seem to me that the solution would be for him to simply install new shingles at this time given what the roof looks like, the number of repair incidents we have had and will still have, and warmer weather that now exists so that they seal properly.

In closing, I would request a mediator to be assigned to this case rather than continue the back and forth finger pointing. This cheap builder does not understand customer service and is never going to spend the measly $5400 to 5800 it would cost him to fix this disaster unless you hold him to the standards that your organization represents.​ remember, I spent $235.3k for this house that is supposed to be my home sweet home with a sealed roof that lasts approximately 25 years.

I am including a video and several attachments whose file names should sufficiently identify their purpose. Please look at all 54 pages of the pdf showing various angles of the roof. Note how rough/bad the roof looks due primarily to the temperatures at which it was installed.

Shoopman Homes / Paul Shoopman Home Building Group Faulty Products

Paul Shoopman installed a garbage disposal in my new home that was cracked in two places. They clearly attempted to repair it before the install with some kind of caulk. It has now failed and ruined all of the wood under my sink due to leaking water. When I confronted them, Paul Shoopman himself informed me that it is no longer in warranty. They have since ignored all of my further contact attempts. They installed a faulty disposal in my new home so the warranty is not an issue. I purchased a new house, and everything in the house should have been new. The disposal was faulty from the get go. I am not left with several hundred dollars in bills to replace the disposal and all of the cabinetry.

Shoopman Homes / Paul Shoopman Home Building Group Bad business practices

Hello Mr. Shoopman,

I wanted to write and inform you that my wife and I will not be moving forward with purchasing a home from Shoopman homes.

There are several key issues that we encountered throughout our experience with your organization.

First, your sales personnel are lacking in proper customer service practices. Your representative, Mr. Jerry Hanna, was late in following up with my wife and I on this latest issue with obtaining our mortgage provider. Second, when attempting to communicate with him regarding our concerns, Mr. Jerry Hanna proceeded to blame you, Mr. Shoopman, for not returning our calls and stalling the resolution of the issue, stating, "Mr. Shoopman is too busy and works 7 days a week - arrives two hours early to work and leaves three hours early as well." Mr. Jerry Hanna also was curt and accusatory stating, "I don't know where you got the idea that you couldn't use your own mortgage provider. I never sad that." He did sound upset, which is not a proactive way to resolve an issue. Thirdly, Mr. Jerry Hanna either hung up on me, or at the loss of the phone connection with me, DID NOT make an attempt to return my call or email me to finish our conversation. Mr. Jerry Hanna did not make any attempt at resolving this issue, nor did he show any professionalism in handling a conflict resolution situation.

This is completely unacceptable in our current society's business practices. I am hopeful that you, Mr. Shoopman, would agree with that. Furthermore, , if you do not agree, then I can deduce that Mr. Jerry Hanna behaves in the manner reflective of the expectations you have set for your employees and your organization. Also, this includes wearing "sandals" while working in a professional setting. Although we understand Mr. Jerry Hanna had foot surgery, it would be recommended he stay home and allow another person to work in his place. It does not make a good professional impression when a business interaction is handled in sandals.

The next issues we encountered surrounded your organizational structure. First, if you, Mr. Shoopman, are too busy to attend to your customers, either current or potential, there is an obvious need to hire additional personnel or create roles designed to handle the issues you cannot resolve yourself. Whether real or not, there is no excuse to NOT return calls or emails in a reasonable amount of time. I am quite surprised that a business with "over 40 years" of experience cannot handle customer concerns readily. I also know Parker Mortgage Group made several attempts at establishing communication and were continually met with silence.

Even after calling your call center and speaking to "Teresa", she was not even able to provide me with possible name of who would be calling me to resolve our issue. All she continued to tell me was, "I'll pass along the information, but I don't know who would be calling you back." Again, I am confident that large and successful organizations WOULD NOT say these types of statements to their customers.

This leads to my next concern: we cannot safely assume our value as customers is in good hands - essentially in your hands, Mr. Shoopman. If we were to purchase a Shoopman home, there would always be a concern or a doubt as to how responsive and/or professional your organization would be at resolving our concerns or needs. Again, this is unacceptable for any customer investing over $160, 000 and not expect to be treated respectfully and professionally.

The final concern my wife and I experienced is that we do not feel welcomed in doing business with your organization. As mentioned by the reasons above, it feels as if your organization does not need our business - and maybe you do not. Yet, I sense that this is why I had never heard of Shoopman homes before, nor see many housing developments with your organization's name on its displays.

To this end, please cancel our reservation of lot #13 at the Monarch Springs residential neighborhood.
