I put a down payment on a piece of land and didn't sign a purchese agreement . When I got the map with the land on it they put the restictions in micro letters so I couldn't read it. On July 23, 2010 I called to cancel the sell and they told me that I lost my money. When you purchase something like land I though you had 3 days after you signed the purchase agrement. The agreement was never signed or noterised and was never sent to me. If they did this to me how many other people has restriction on their land where it is worthless or took their moneies after they found them out. My goal is to close them down.

I have been reading through these comments because I bout a lot off land central a year ago and Radius management is handling my payments...I emailed them 3 times asking how much is left on my contract and could I pay it off and get a deed...No one has emailed me back and every month when they take a payment from my credit card I do not get a receipt in the mail...Aren't I supposed to get a contract stating how much I owe, how many payments I have and what the close out costs are...Does anyone know how to contact them or even if they are still in business..Should I just stop paying them? Help

I had to file a BBB complaint and a DOJ Fraud Complaint against Radius Land, and their Shady way of doing business...
Seriously, if you have had a problem with them, if they had made a Human error, say so, cause that is what I heard... a new way of dealing with fees and such is a way of them lamb basting yer butt... jus sayin... dont trust em...

I can't believe Radius Land Management, They are playing a money grab game of shells, I too made a late payment once or twice, now they want to foreclose, all of my current payments are up to date, with a couple of late fees attached.

I was never informed of a policy change, and have filed a complaint with the BBB, and hope to have this matter resolved...

I would suggest that all of you contact the BBB in your area and make a formal complaint against Radius Land Management, Together, we probably could get involved with a major suit if they have fallen away from their contractural agreements or atleast get them to reverse this new way of stealing from consumers, remember without all of us, they don't get a paycheck...

I purchased on piece of property From Radius & had No issues So when the oprttunity to purchase asecond property came up I jumped on it. This time I choice the payment plan All went pretty normal I recieved a document staement the land description & I satered making payments Then 32 months later all went bad A pyment was missed We had changed our credit card numer & the bank forgot to notify Radius I then got a nasty note I responded with I will correct it today I thought all was well again Then a second nasty note saying I have to pay a fine or lose my property. I called for explantion & was told that according to contart there is a late fee charged when payments are missed I said I knew nothing of that & when I spoker to a person & set up payment to cover missed payment Nothing was mentioned to me All that was said was YOU owe this much, this much is being put on your card today . End of subject NOW it is a new year $ months after I gave Radius all the correct New payment info I recieve a NAsty letter saying MY payment is past due I must make payment immediatly or lose my LAND I'm stunned First of all How can I be past due When I am am on Automatated payment withdrawal If a payment is missed They missed it NOT me When I called I was told That according to a New mailing that was sent out & that I probably don't have yet (as I'm in Canada & the mailings take longer) That as of Jan 1st 2015 there is NOW late fees due immediatly of the land changes hands . I again said to girl I am on automatic payments How is it possible that my payment is late & how do you think it is legal to change me a fee for your mistake ( I am 6 payments form paying this off completly)he girl replied If yooooou don't pay the fees You lose your land! I said What fees The email saays My payment is past due No mention of fees She replied It will all be mentioned in the letter we are sendin you These people are crazy I reported them to BBB Who informed me they can Not threaten me Moper people should be aware of they're practice here crazy payment system They're falsely charging extra fees Them changing the rules through the contract These are All Illegal Practices I am so upset. I was so pleased with my first purchase i wanted to buy something to give t my kids Now It looks lke I am going to lose it And these people are rude on the phone If they don't like what you are saying to you they hung up then block your number so you can't call back SOME WAY TO DO BUSINESS BE AWARE

I have been making payment on some land since 2005. Overall this company seems on the up and up. They are fair and courteous. I have yet to see when I pay it off how long it take to get my deed.

All I can say about Land Central...is with anything, do some research of what you want, read the small print...and theirs is easy to read and above all, check with the county seat, as to what can be done to or with the property. What I have learned...is when you get yourself into a lemon situation...the best thing is to make lemonade out of it.

I have only good things to say about Land Central...so when worse comes to worse, your little piece of heaven, will be where you hang your hat and you call home.

Land Central is legit, but they sell you property with issues as not a buildable site. As I read on a cliff, or no road access, you get the idea. The other thing is there APR is 12% which is high, I am a current customer. I am making lemonade out of my Lemons. It's a beautiful property I just can't build nothing on it. I don't recommend the company, go through the normal channels.

I would disagree that Land Central and their subsidiaries seem to be legitimate. I had placed a comment earlier in response to other comments on this site about having bought a property through Land Central in Deschutes County near Bend, Oregon on November 25, 2012. They were having one of their moonlight 24 hour sales which gave a person no time to check the property out. I decided to go ahead and give it a try and put only $40 down. The first payment of about $316 was due in a month on Dec 25; I had hoped to get out to the property from about three states way before that first payment but decided to hold off until after the holidays partly because of the holidays themselves and partly because of the winter weather and the likelihood of running into snow and icy roads. Because of the holidays and the general sense of distraction and confusion around that time, I did not manage to contact Deschutes County until the day after Christmas.

At that point, I learned that the property had issues. First of all, it became clear I was not in the system as a buyer; the County had no way of knowing I had a purchase agreement going with Land Central because they only saw Jetta Financial on the county records as the owner. There was no record of my name as a buyer anywhere. I also contacted the County Asssessor's office in case filing the purchase agreement with the County was delayed in the system; they had no record of my name or a purchase agreement, either. They told me usually at least a Memorandum is placed in the County files to inform the public and the state of a purchase. The Assessor checked all incoming files not yet placed in the electronic data base with the County and could find no record of this purchase anywhere. As far as they knew, Jetta Financial out of Nevada was the owner on record.

I then contacted Radius Management and told them of my concerns. I indicated right away I was leery of this situation and wanted my money back. I received an email back from an Ashley who seems to be in the Vancouver, WA office indicating to cancel the contract I needed to pay $200 and also that they would not refund me; she indicated that Jetta Financial is owned by Land Central/Radius Management.

Upon thinking about this further and talking with the county more, I decided that working with an unknown finance company was not first intention at all; I had thought we were dealing with a real estate company, not some of finance company. The finance company part of this Land Central thing is something that pops into the picture after they have already got your business. It is not made distinctly clear that a finance company is part of the Selling side. When you add the dynamic of a finance company to the picture, it changes things because finance companies may have more behind-the-scenes invasive power. They may be more likely to be set up to research your credit, your employment, your finances and so on in a way that a typical real estate company or private development company would do; even though Land Central offers land for sale with no qualifying, the fact they are also a finance company tells us that the situation can be more insidious behind the scenes than people may realize. For all we know, this finance company has connections to all kinds of financially related industries in which they share private information, sell information, gather data, and work on you behind your back in terms of identifying what you own, how much money you have, how likely you can be duped, what kinds of sales gimmicks from their connected hidden subsidiaries might work on you, and so on. Doing business with a mysterious finance company which might be a shark is not a good plan and that Land Central hides this part of their structure until the last moment tells us they are not playing it as straight as they could be.

In addition, since writing the last comment, I have since received a very nasty letter from Candice Armstrong. She got nasty and personal in the mail, both on the defense and on the offense. She insisted this company's attorneys have checked out their way of doing business and that is legal.

Also, today I spoke with the County of Deschutes again, and the woman spoken with indicated that esignatures are not "done" - that there need to be concrete handwritten signatures by both parties to a transaction on file with the County when recording a Memorandum notating the sales contract. She also confirmed the suspicious that a non-recorded contract can mean the Seller has the ability to secretly resell the property several times over without the other buyers knowing.

As also mentioned in the previous comment, by not having a recorded contract, there is no way for the County to allow a person to file for various activities on the property. In addition, there is no way to properly prove the property is being purchased so as to allow legal access. If the county does not know you exist and that you are buying something, that means no one else knows, either - including sheriffs, neighbors, ex-sellers disgruntled over selling their properties to a land shark too cheap - you name it - whoever might have an issue with you doing things on that property may want to turn you in as a trespasser.

Candice's sour email indicated that all responsibility is in the hands of the buyer to find out more about the property before making the purchase. The problem with this approach is that too many people don't know where to start to uncover the facts; in addition, the way that the land sales are generated online, they work on people's tremendous hope that something that looks too good to be true might just possibly be OK. It probably preys on people who are very worried about money, are tired of the rent and high mortgage game, and who have bad credit with few options. People who are having problems in life in one way or another are more likely to be susceptible to a company like this and their "rush before it is too late" advertising. This means that the ability to take advantage of people is even greater.

The company should be stopped from what it is doing. They are not doing business with the right frame of mind or orientation. By dropping it all into the laps of the buyers and taking no responsibility for protecting these people in any way, they are leaving people open to all kinds of potential serious problems and disappointments.

For the most part, Land Central and their subsidiaries (Radius, Igloo, Solid, etc.) seem to be legit. They have been buying and reselling lots in our development for years. You still need to do research before buying! They often do not file contracts with the county which is questionable and probably not legal. Our standard lot price at Rimrock Meadows in WA is $4500 with annual dues of $180.

Don't buy land in Agate beach from Land Central! The land is the side of a cliff, and a geological disaster. The roads will never be developed there. I bought a piece of land there and what a let down when there was no land, it was the side of a cliff.

I would like to buy property or properties.I believe there are honest people out there. Maybe Land Central should give phone access if others are ok with it about their dealings with Land Central, kinda a customer refferal .In life there are always takers and givers.What I have seen is down the road those takers absolutely will and do not prosper ! HONEST PEOPLE, can always look at theirselves in the mirror.So I hope and pray for all involved that Land Central is and remains a reputable company, filling the needs of others.May God Bless You all.

There is no such thing as warranty insurance for your vehicles, unless of course it is a new vehicle. Anything else, you are being ripped off, period!

My great land purchase, was sight unseen. The property is where they stated and has access of sorts to it. My only problem...is that is a gigantic hole in the ground...so as with life, and the price not being unreasonable, when life deals you lemons...it is best to make lemonade out them. Plenty of juice and pulp and a lot of sweetner...and wa-la! Folks...even the biggest sheeples of us, knows that if it is to good to be true...it more than likely is. But one thing though...if I don't get a clear title to the property when it is paid in full...thank goodness for having several lawyers in the family, whom are brothers and brothers-inlaws. lol

I s tarted a land purchase contract and when weather was favorable went to visit my land. I could not find it by the maps that I was given. There were no road signs. I spent 8 hours with a driver in a rented 4x4 to remap the area. The road does not exist. The parcel is landlocked behind alocked gate. When I asked for a refund of $800 I received no response. Just emails asking for payment. I had to close my account and reopen another to stop the automatic withdrawals. How's that for customer service.

Hey craftyjoe51, what research did you do on the property prior to making the down payment? Did you do your due diligence and contact the county to check on restrictions or zoning on the property? What else did you do to learn more about the property before you bought it?
