People who are buying properties on Ghodbunder Road of Thane are foolish.
There is severe scarcity of water and electricity on Ghodbunder Road of Thane West area. People are foolish to spend lakhs of rupees to buy properties at exhorbitant rates that are prevailing now. There are all artificial rates. If you see there is hardly any construction activity. people who buy flats are either those who have sold their old flats to buy another one. Hardly anyone is putting his cash to buy a new home unless he is out of his mind.
Ghodbunder Road is having worst living conditions. No water, no electricity, no sanitation, lot of street dogs, and plenty of thefts.

Hiranandani Estate is also gripped in water scarcity and power cuts. Vasant Leela, Vijay nagari, Manu Smriti, Cosmos, Rutu Enclave, Rutu Estate, Charanamrit, you name it and there is hardly any resident who is not tasting the tanker water and lost in darkness.

Do not believe the builders...keep away from Ghodbunder Road of Thane West. You will regret buying a flat on Ghodbunder Road.

Hi guys! This is Christopher Pallanter and I am planning to buy a 2BHK flat at Cosmos Lounge at Manpada, GB road. The quote given to me is 4200/sq.ft for 1000 sq.ft (built up area ) which comes to around 46 - 47 lac including everything.

THEY ARE CHEATING PEOPLE. THEY DON'T ALLOW ANYONE TO TAKE AGREEMENT PAPER OUTSIDE THEIR OFFICE UNTIL U SIGN IT.

Do not buy any flat from Harmony horizons. The builder is fraud, their construction quality is very poor. they r very unprofessional. they have launched the new sky towers but they were unable to prove them selves in their small old project and on what basis they have launched the big project. People dont believe on their sales team, they are biggest liars. Ignore Harmony lifestyles

Ghodbunder is a happening place now. Metro is to reach Kasarvadavi soon. All projects are on track. Fly overs are in place. Buyers should invest in this area. Pokhran 2/Vasant Vihar is the other option as a happening place with no water or electricity scarcity. Only thing is doesnt as much inventory as GB Road. But an excellent locality to live in. Hi... I'm planning to invest in kasarvadavali for a 2BHK. I would like to know about the about the water scarcity and electricity cuts in that region. Guys all those who had invested in gb road some 2 years back have almost doubled their money as now rates in this area has gone up from 4000 to [protected] and at places like hiranandani meadows gone up to 15000 I myself live at hiranandani meadows and bought it when rates were as low as 2500 some 5 years ago

Hi,
I am staying at GB road in Vijay Nagari Annex from last 4-5 years and i think this is one of the best society at GB road. 24 hrs water supply, some time we dont get 24hr drinking water but at least 12hrs we get daily and this incidence happens 1-2 times in a month.
we have every thing in the range of 3-4 KM like, shopping malls(high street, R Mall, Viviana, Korum), super markets(big bazaar, D-Mart, More etc) multiplexes, schools hospitals what else you want.
I am very happy to stay here and will recommend other also but buy a property by which is very clean (no issue of OC and forest land etc).

Yes, GB road is indeed worst place to live in for people not working in thane. Travelling has destroyed our peace of mind. i have been a scapegoat of one of the worst developers called RAM Developers who offers flats at a lesser rate. This man starts building his projects without any Commencement certificate and the construction goes on hold for years. I am just hoping the construction starts this year

I recently bought flat in GB, kaservadavali. it is a nice & good place. Air is fresh. although we are drinking a tanker water ..but no complaint.
If is a good place to invest .. and also for living .

Dear Friends, I am working at Oman and I am planning to buy a 2 BHK at Thane. My budget is low, total maximum loan I can take is around 30 to 35 lacs. Please suggest a good & reliable builder, whom I can approach. Also, suggest me how the builder 'Haware' is and how about their project at GB road? Purchasing of 'Haware' is restricted to any class of people (like allowed for NRI or not) ?

I have invested in GB road Univis & experience is that do not book anyunder construction with the smaller builders. If possible buy outright ready flat, if have to go for under construction go for so-called reputed/listed builders- Lodha, Rustomjee etc. Take a drive down the GB road from Dahisar toll naka to the Thane station - the roads are wide & good. You need to have a car to stay there, toll is a challenge for everyday commute. For investment (not staying) this is as good a place as any other developing area. Kharger, New Vashi may be better due to layout, but travel to core Mumbai district is the same.

I thank all the people for having given in their views on this site. It is an eye-opener for people investing or not wanting to invest in GB, as long as what is input out here is each individual's honest view points through their experiences. I appreciate that we are being considerate by giving out honest comments about GB which are again good and bad. Nobody is in gain by shunning people away from GB. I believe all of us are sharing our experiences which helps make someone's tomorrow a better one. I believe that now in 2011 things would have changed for better in GB.

I am a resident of Hiranandani Estate Thane
1. Drinking water – Lot of societies are facing major water problem. TMC says that it is managed by the builder. Lot of societies are on Tanker and the Tanker guys are making good money. one society pays Rs. 60, 000/- per month for tanker water. TMC says its a Township and the builder is responsible for the watre and the builder says its TMC responsibility.
2. Mosquitoes - Major mosquitos’ problem. You can’t stand on the road and talk to anyone because the mosquitoes of Hiranandani Estate will not allow you to do so. In the Club house ground if you take a walk and if anyone wants to sit on the bench then its not possible because again the mosquitoes will not allow you to do so.
3. Club House – The maintenance of the club house is one of the worst and we have to think twice to take our visitors to the washroom or around. For the club house the residents have paid the deposit of Rs. 25000/- to Rs. 40000/- per flat but its commercialized and not maintained. When it was 6 building we had this club house and now there is 75 buildings and it is the same club house.
4. Ground for Children to Play: There are around 75 building in the complex and we don’t have a ground for the children to play. There is good amount of talents which we can see in the children of hiranandani estate but there are no facilities which will help them to practice or play. Again promised by the buildier 10 years back but NO IMPLIMENTATION.
5. Community Centre: Such a huge complex but NO COMMUNITY Centre. Again promised by the buildier 10 years back but NO IMPLIMENTATION.

I just bought a flat on GB road and sure it will appreciate very soon. This is the only place left in Mumbai to invest and get good rentals after 2 years...if u miss...u will regret later. So if you can manage, go ahead and buy a flat on GB road asap. :)

Gb road is one of the most prominent places to invest in right now ... The appreciation rate there is very good.. I have a flat in hiranandani estate ..and planning to sell it off and get a property in lochs casa univis .. Have heard from a friend who has booked there and already has seen an appreciation of rupees 1000 in 4 months .. I wonder y ppl have to comment on gb road if there r not aware of what that place is all about... I have never face electricity or water cuts in my building unless there has been a society issue which was only one time ... And that too was solved in 2 hours coz we had tankers called in ... Investing in gb road is the best thing I have done ... Tushar malik

Leopard and snakes spotted at Neelkanth Green which is very close to Mountain separating Thane and Borival Sanjay gandhi national Park. Residents are in fear and afraid to step out. The builders are playing with the nature and building a Concrete jungle to mint the money.

The Real Estate market is controlled by Politician, Brokers, Builders and Corporates. The salaried person invest his money in LIC Policy, NSC. The Black money of Politician, Businessman, Builders, Government Bureacrats are invested in property(Real and Commercial). The GB Road Thane is a new Trap by these Crooks who are looking to Loot the money of Common salaried people(white Collar or Blue Collar). There is no Transport facility and Connectivity to Mumbai. Please don't fall in trap of these Blood Sucking, Hard earned money looters of the Common salaried people the Politician, Builder. Let the price comes down to its original Value.

Though the problems of water and electricity are real, they are no different from Mumbai or other parts of the city. The main issue is that water scarcity in thane (w) is artificial in the sense that there is sufficient water but on account of water mafias and TMT inability to efficiently curb them that this problem has arisen. It is likely to get resolved with residents filing petitions. Another problem is the lack of adequate and reasonably priced transport facilities. GB road has very poor transportation, auto mafias with their exorbitant fares and TMC not being able to improve transport facilities etc. Private buses are few and quite crowded most of the time and they also do not ply to most places but to a few fixed destinations. On the positive side the quality of complexes/construction and the facilities provided are far superior than other parts especially Mumbai which looks like rubble and under construction most of the times, hopefully the above stated problems will be addressed by the concerned local authorities and things will improve significantly in the near future.

I used to live in 2bhk in reputed complex in thane on godbunder road. Living all my life in mumbai with 24 hours water and electricity, life in thane soon became miserable in few days. The commute from thane to my work place in mumbai was nightmare. My travel time totally screwed up my personal and family life. I sold my property in loss and bought a 1 bhk in mumbai near to the place i work and my family is happy again. Today life is back to normal and standard of living has improved.
My experience its better to live in a small house in proper mumbai, then live in a big house outside mumbai. We don't appreciate small details like proper transport, water, electricity, travel time, the class of people, while living in mumbai. We only understand its true value when we don't have it.
The TMC in thane is not organised and rich as the BMC in mumbai is. So the basic amenities, will only keep on getting worse as the area develops.
You may have a posh feeling living in luxury apartment in thane, if you are somebody who has recently come to mumbai or have been living in far off place in thane itself, or if you are todays generation parents who pampers their growing kids with seperate room or a middle class in mumbai who likes a luxurious life and like to show off to family and friends.
My personal advice, if you have extra money then investment wise thane is o.k, but don't sell your apartment in mumbai and move to thane, no way!

Thane G road is a Paradise to stay but I want recommend you to buy any Cosmos property as I have been cheated with my flat what they showed and promised was not to the mark finally I sold it and have shifted to a new location try the Vijay Group property they are the best. In fact no matter what the appreciation in thane is the best.
