Mr. Cooper unlawful foreclosure

Nationstar has not only reneged on the terms of the acquired mortgage in terms of insurance, they have imposed extensive fees and repeated inspection charges; falsified information about my account; neglected to credit $14, 800 in payments, they claim I am in arrears for $9, 399.00, and are now foreclosing on my house that my daughter lives in. Nationstar Mortgage Company claims to have paid my insurance through the escrow account I have. The insurance company confirmed today that Nationstar never made one payment for my homeowners insurance. Yet Nationstar took almost $3000 of my money for insurance in 2013, 2014, 2015. Nationstar is currently filing for foreclosure on my house because they claim I am in arrears. They have provided no evidence of this. I have documented extensively my payments. I have proof that: 1. Nationstar claims to have paid hazard insurance from the escrow account with 2013, 2014, 2015 1098 forms. 2. correspondence regarding the complete lack of insurance paid with money from the escrow account 3. all mortgage payments were made, and all payments were made by wire transfer directly into their account after April 2014. In 2013 they took $832 for insurance from my escrow account. In 2014 they took $2, 156.00 for insurance from my escrow account. In 2015 they took $1, 113.00 for insurance from my escrow account. Because I live abroad I was not informed of this at all. Nationstar has not only reneged on the terms of the acquired mortgage in terms of insurance, they have imposed extensive fees and repeated inspection charges; falsified information about my account; neglected to credit $14, 800 in payments they claim are in arrears, and are now foreclosing on my house that my daughter lives in. I have tried to correspond with Nationstar since April of 2014. None of my inquiries have ever been acknowledged or responded to. My requests for their legal counsel's contact information were ignored 3 times since May of 2015. I have tried to communicate with the law firm representing Nationstar. I have provided the law firm and Nationstar with documentation of every payment that has been received, proving that I don't owe any money. Nothing has been accomplished. I have no lawyer because they all want a $25, 000 retainer. The foreclosure date is on or around May 3rd, 2016. How is it possible that a company, who has numerous class action suits involving hideous levels of corruption, is allowed to take a person's house away, when they are not in arrears? Time is running out.

Mr. Cooper payoff quote - will not refund overpayment

I requested and rec'd a payoff quote good through the 30th of the month. I paid the quote in full and it was rec'd on the 11th by Nationstar. I was told the per diem of $0.62 would be automatically refunded within 30 days. This did not happen. I made several phone calls the next month. I spoke with "Richard #47279" on the 21st of the next month and was told there would be two separate checks issued and to call back in a couple of days that I could check the status. I called on the 23rd and was told the payoff was short and I was not due a refund. The supervisor I spoke with "Paul #750700" was rude and refused to honor the payoff quote. This company is crooked. Even though this isn't much money, and I am thankful for that, please everyone be aware that this company is crooked!

Mr. Cooper harassing phone calls

My mortgage was recently transferred to Nationstar Mortgage. We have NEVER been late with our payments since purchasing our home 15 years ago. Since Nationstar took over, we receive repeated telephone calls and hang ups from them... if you don't answer, they don't leave a message. When I answer the phone, it is ALL AUTOMATED. thanks for wasting my time! When I call back I'm requested to enter my social security #. When I finally have someone to talk to, and ask for a supervisor, I get put on eternal hold. literally no one eve came back on the line. talk about harassing phone calls and for no reason. My mortgage payments have been made on time, never late, before or since we became Nationstar Mortgage customers. we had not received a bill from them so we continued to pay online to ocwen, who informed us that our payment would be transferred to nation star. not so... apparently. their reps have no idea what we are calling about! it's great that you don't have a say in who buys your mortgage... when you call they identify as a :collection agency" great!

My loan was transferred to Nationstar in October 2014. I was unaware that it had been transferred so I made my payment on time as normal to my preexisting loan company. Finally got the information straight in late November of that year. No late charges assessed at that time. Then I decided to refinance this August 2016. I find that where I was rounding up my payments, the overage was not going to the principal as I requested, but to late fees. When I call and explained I have never been late, they informed me that the fees that they have been collecting since February of this year were for the late fees from October 2014. 1) Why would you NOW assess late fees (18 months later), and 2) when a mortgage is transferred, by law, no late fees can be assessed for an initial period. They refused to refund me my overpayments! DO NOT EVER WORK WITH THEM! And if your loan is transferred to them, REFINANCE through someone else~

nationstar is the worse mortgage company i have ever dealt with! i have rental property with many other banks and never get calls from the other banks about "have you sent your payment"...that is ###! i have never been late, a late payment would be after the grace period which is the 15th of every month! makes me wonder if they are that stupid that they don't know there is a grace period. i have cursed them out on the phone, i asked them if my payment was late...they said no, just making sure you are aware, i have reported them to the do not call registery and will check where else i can report these company! i did receive in the mail that there is a lawsuit against nationstar for their robo calls...rest assure i will be signing this card and mailing it, ...hoping they will loose millions, nobody better than they deserve this!

I called them at 8:30 this morning told them payment sent. They call me at 9:00 to harass me and ask where the payment is and if it's been sent yet. Obviously no discussion or notes taken to update account. Lamest customer service I've ever encountered. Obviously CS is not of importance to them as they state they are about debt collection.

I have been requesting the removal of the mortgage insurance for over a year. with all the forms and tricks they play. Got a guy to say call back on the 17 of February. I called back today, the 17th of February. (Paying on mortgage for 5 years Now) there gonna tell me it takes 30 days. Hot and windy today, in India, when I phoned nationstar. got lucky too, I had her spell, the word she was trying to pronounce. STAY AWAY FROM These RAT ### ###.

Mr. Cooper phone service and marketing policies

These guys are awful! Called to simply remove my name from marketing lists and 4 separate people sent MD to hold recordings or hung up on me or gave me the wrong number to call. It took an hour of wasted time. The 5th guy finally did it and then told me my name would no longer be marketed after 30 days. I pointed out that the written notice from this useless company said they wouldn't START for 30 days. But he said that was wrong and the policy was they market immediately and won't STOP for 30. So. Lousy service. Put you on hold forever; and you can't believe what they put in writing.

Mr. Cooper these guys create problems and each time says that you don't have insurance or any other details

I filled the form for mortgage in the company Nationstar Mortgage. I didn’t get any details from them or the mortgage number, but this company wanted to get the payments from me. I didn’t want to ruin our deal and have sent the payment to this company. Unfortunately, the company informed me that they haven’t received the payment. They resolved this problem within 2 months and said that I didn’t have proper insurance, which was untrue. Be aware of them!

Mr. Cooper nonexistent customer service

My mortgage servicing was switched to Nationstar from EverHome (not my choice). I sent the first payment directly to Nationstar. I registered online at the Nationstar site to get access to my account. The details were all there, except for the payment (after the due date, before the end of the grace period). Concerned about unjust late fees and credit reporting, I tried for days to get a hold of someone. The main number could only say "call back during business hours" - this was during business hours. Long story short - I have not spoken to a human to date. Fortunately, the system finally registered the payment (retroactively), so there's no problems now with my account. But "superior customer service" doesn't begin with completely ignoring your customers.

Mr. Cooper unethical behavior

I was told I would be getting $600 cash out on my refinance. I got $80. The mortgage guy said "the numbers changed" after the paperwork was turned it. How does this happen? How do I sign a contract on what I'm paying and receiving and they change it after it was signed? He said that sometimes that happens. I should have been TOLD that "sometimes that happens" when I signed that papers - like "by the way, we might not hold up our end of the agreement".

Mr. Cooper banking and mortgage servicing in violation of law

BOA did a transfer of servicing to Nationstar when they had NO legal right to do so, as my Mortgage pkg. Papers stated plainly that "We MAY NOT sell or transfer this loa_ . (I put "loa_" because while the actual paper uses the full word, your site will not allow me to use the whole word.) I had that to protect me from going thru a MESS like I did in 1978 and in 1993. However, they do NOT care abut obeying LAW! And they went ahead an transferred it anyway! I had a PERFECT pay history from Dec. 2010 up to May 1, 2015, when BOA failed to abide by our AGREEMENT for BOA to do a recurring payment on the 1st of each month out of my BOA checking account. They are required by law (US CODE 2605 -regarding mortgages) to give 15 days notice before sale or transfer, and Nationstar is required to notify me no later than 15 days after the transaction! Neither obeyed the law! And I got a Foreclosure THREAT on May 30th - holiday weekend, giving me until the next day to pay over twice my payment ! (For more info - check out "US CODE 2605" - about law re: mortgages) After I later re-did the auto pay to Nationstar, with a separate single payment for MAY and another recurring one beginning with June 2nd, on JUly 28th I discover they took out over $100 more than what I authorized, on June 2nd, 2015 and did it in ONE payment instead of the TWO separate payments. In order to get my $100+ back, I had to refuse the whole payment, and I immediately resent the payment in TWO checks - one marked May and one marked June, and they were for a larger amount -$489.70. Then on July 28th, 2015, they sent me another THREAT to foreclose saying JULY payment was not paid - I checked online and it WAS paid on July 1st, 2015! They continued to deny I paid all the way thru Sept! Since the escrow part of my payment was not enough, I called and tried to talk to them about what it should be, and they refused to talk to me! So I added $30 a month. and went on from there - Then they decided my payment was even more than that - and demanded I pay more. They forget the LAW requires them to notify me in ADVANCE (10 days I think) AND they must explain in DETAIL what the increase is for. That is the LAW - and Nationstar again broke the LAW. They took out TWO payments on Aug. 4th, without my authorization, and they charged me late fees on every payment I made, even though I paid on time - and when I demanded they give it back, they claimed they were going to apply it to the Sept. payment - I said I needed it for food and gas for August, and they hung up! They never have applied that payment! When a congressman got on them, they sent a falsified statement dated 9-02-15, showing that there was $0 past due and NO payment due until Oct. 1st, 2015. They never thought congress would send me that statement! When I received that statement from congress, showing NOTHING was past due - that same day I got a letter from Nationstar saying that My Sept. payment was not paid and I was in DEFAULT, and again they THREATENED to foreclose. I was holding TWO papers from Nationstar - one said NOTHING was past due, and the other said I was past due for Sept.! Then 3 days later I get another letter from Nationstar saying I am past due for Sept. in the amount of $90, and another THREAT to foreclose. Remember, sending a THREAT in the US Mail is a FELONY! Each one is a felony. If I had actually been behind, legally it would not be considered a threat, but because I was NOT behind, it IS a THREAT! I intend to prosecute fully for EACH threat! When I called Nationstar and asked why they took my payment off my account, they asked what I meant, and when I referred to the Sept. 2nd statement showing NOTHING was past due, they almost shouted, "Where did YOU get that statement?" That told me they never intended for me to see that. They stated they took it back off my payment history, "because we thought we might need it later." That is ILLEGAL, and they illegally charged me a LATE fee - it was paid on AUG 4th, a month early, so why a late fee? They refuse to talk to me when I call, and they have "blocked" me from accessing my mortgage account online - this is illegal! I am 74 years old, and I have a special needs child still at home, and because of all this threatening, etc., I have not gotten more than 2-4 hours of sleep since the end of MAY - 6 months! Do to this stress, I had a mild stroke and fell down a flight of steps injuring both knees and both shoulders, I had to have surgery 10 days ago to repair the damage. I have contacted ALL of the appropriate agencies and NO ONE thinks either BOA or Nationstar really did much of anything wrong! If our TAX dollars are spent to have LAWS made, then by golly, enforce the laws and punish the wrongdoers - if YOU and I break the LAW - WE pay a penalty - why are the banks and mortgage companies allowed to get away with breaking the law over and over! I am trying to get a class action suit against BOA and one against Nationstar - if you are interested in joining in the fight against these wrong doers, [protected] is where you need to call, they will take your info and add you to the list. We cannot win if we do not fight, and we cannot lose if we refuse to quit until we win! I want all payments applied as they should be, all extra "fees" removed, my record CLEARED, and not one more mistake on their part. They should be required to pay for my medical bills, and the PAIN and suffering incurred, and more . . . . . If I "accidentally forgot to make MY payment for May, June, July, August, Sept, and Oct. - would they say, "Well, she did not mean to not make those payments, let's just go on and forget it.?" That is what all the "Enforcement agencies" told ME about Nationstar and BOA . . . . Many of my documents will not upload due to wrong format - I can e-mail or USMail them to you.

Mr. Cooper my mortgage

My local bank sold my mortgage to Nationstar mortgage. What a frustrating experience! Terrible customer service, with long waiting time (20-60 minutes) with zero results or solutions. You get transferred multiple times to different people and then disconnected! They cannot apply extra payments properly (simple accounting) which should be applied to the principal...they apply it to escrow! Then they can't figure out what's wrong and want $$$ from me. Now they have messed up my escrow because they cannot compute the monthly amount based on my annual property taxes. Now they want $2800 extra in addition to increasing my monthly payment 53%! Obviously poor training of personnel and nobody you talk to has any authority to help! Last year they sent me a check stating my escrow was over funded. Now this year it is underfunded by $2800. Incompetent company. They apparently do not employ college graduates with accounting degrees. Avoid this company at all costs.

Mr. Cooper home owners insurance policy

This company is terrible, worthless, no good they bought out my mortgage from bank of america and i have had nothing but issues since. My latest issue is NationStar took it upon them self to delete one of my insurance policies because they thought i didn't need it. Not sure how thy came to this conclusion. I have had my Home since 2008 and it has never been an issue to have two policy until they bought my mortgage. So here I am again on the phone I have now spoke to EIGHT reps and working on my NINTH as I type and still no answers its only endless hours of being on hold and every other person i talk to i get disconnected how great is that. they have the money in escrow but will not pay the policy

Mr. Cooper 15 year conventional fixed mortgage

Nationstar and Freddie Mac have blatantly stripped me of equity and left me with a 1.4 acre, 2 bedroom property that has no comparative market value. No real estate agent in DFW or the surrounding cities will represent my home to buyers as a 3 bedroom 2.2 acre home as appraised and sold to me. Nation Star completed the investigation into the fraud allegations that were confirmed by not only the City of Dallas, but also 2 additional TALCB licensed appraisers, and despite indisputable open record documents found in the Dallas Central Appraisal public record, Nation Star could only reply with the following, "We have conducted an investigation, and it was determined the error asserted within your correspondence did not occur." The Dallas Central Appraisal District is an open records public domain for the truth and the undisputed facts for what the site description was/is for the subject property from 2007 to 2015. Nation Star does bring additional concerns to the mediation of this hardship by threatening legal action on the collection of debt. Without examining the truth on record in the Dallas Central Appraisal District, Nation Star has simply stated that "the subject mortgage remains in full force and effect, and we will continue to service the mortgage in accordance with the valid, binding documents that you signed at the time." This is nothing but a veiled threat by Nation Star to me as a client that has NEVER missed a single payment despite the economic hardship and continued inability of me to sell my home as a 3 bedroom, 2.2 acre home as sold to me.

I feel for you. We are going through a lot, this company took over our mortgage in June 2015 and there has been nothing but lies, and deceitfulness. We never been late on our mortgage and they continue to report us late even when we send them a copy of the money-order. They send us mail to refinance almost twice a week and claim we are in default for the missed money order they claim they didn't receive. The Attorney General is currently looking into their practices, check with the one in your area. Why is this company in business I wonder?

Mr. Cooper mortgage company. unnecessary charges. saying they haven't received a payment. ridiculous company

Nationstar bought our mortgage from Bank of America without our knowledge and ever since they took over it went downhill real fast. We got behind on our payments but managed to get caught up then we made every monthly payment on time with a cashier's check but Nationstar would hold onto our payments for a week sometimes two before they would deposit the check. Even though we made the payments before the 15th of each month we found out that it's when Nationstar decides to deposit our payments so if they deposit our payment after the 15th of every month we still will be hit with late fees. Then I have our monthly bank statements that proves we paid every month but when we looked on Nationstar's website under our account they are showing that we missed a payment. Can't believe this mortgage company is still in business with all these complaints they have against them.

Mr. Cooper scam

Nationstar is the worst mortgage company, stay away from this company, I make my monthly payment on time and I get a statement saying I am behind, this caused me not to be able to refinance. The people that worked there they have no clue on how to get results. Stay away from Nationstar.

How can you stay away from the crooks when all 580 Banks perpetrated Wall Street multi-fraud on you? You cannot because the crooks will always pass you the worse thieves to you. Mr. Cooper billing issues

What an awful lender! They bought my 8 year old home laon and everything has been messed up since. For the last 4 months they have called me with issues and each and every time the issue is even more messed up afterward. They can’t get my auto-bill pay correct. I mailed in the paperwork and now they lost it. They took out the payments for 4 months but now I need to do the auto-bill pay paperwork again. I have spoken to 4 reps and 2 managers and no one over there can get it corrected. I would never do business with this company and would get a different laon if it wouldn’t be eventually bought but this inept company.

My escrow was changed and messed up. Auto-Bill Pay is messed up. Customer service I have spoken to 4 reps and 2 managers and its still all messed up. I hate this lender!

Mr. Cooper this company wanted only money

Stay as far as possible from the company Nationstar Mortgage Company. This company is full of scamming individuals and they only want to get money from you. They didn’t offer anything or provide some help, but they told me that I needed to pay and that’s was all. I wasn’t happy with their emails and phone calls every time, when they waited payments from me. So, I don’t advise this company to other people.

Mr. Cooper customer service

Nationstar has no customer service line. All their numbers lead to a thread of debt collection. their helpdesk routes everyone to a voicemail system, which after entering 5 minutes worth of data including your social security number, they tell you to call back another time. I have never received a 1098 from them on time for my mortgage, which is frustrating, and there is no convenient way to download the paperwork on-line. Worst company ever!

Mr. Cooper escrow disbursement

I have called this company 4 times since my mortgage was paid off in August. The mortgage was paid off with the amount they sent my title company. My escrow was to be a certain amount and Nationstar proceeded to take out another PMI payment in September when the mortgage was paid in August. Now I understand PMI is paid in arrears, but they had already taken out two payments in August to cover. I can't get anyone on the phone and when I finally get to a supervisor after 45 minutes, she tells me to call FHA to get the payment! What?!
I received my escrow disbursement check today and guess what, wrong amount! I have held for 53 minutes on this call with two other unsuccessful calls earlier. Still no resolution.

This company is a SCAM! Stay far away!

Mr. Cooper not applying payments

Keep getting calls for past due payments when payments are made ahead of schedule. I had a credit on sept bill of 6.63. My sept bill showed the amount of my mortgage payment minus the 6.63 for a payment of 582.51. I called and verified this with customer service and she said it was the correct amount for Sept due to the credit. I sent in the amount on my statement 582.51. I got a call today that I was past due for Sept. The check was mailed on the 1st of Sept and it cleared my bank on the 9th. When I called they said my check was just sitting there because I did not pay the correct amount of $590.14. I called and told that it would be taken care of. She said she would remove the 29.13 late fee but they never do. I told her I was being harassed with these phone calls for my account being past due. I have never been past due. They never follow through and have poor customer service

I have spent so much on attorney fees due to "Mr. Cooper". Has not credited payments made, put me into foreclosure more than once and I have had to go to court twice! I have made 6 months of payments that were cashed and never credited!

Has your situation been resolved? I am now battling Mr Cooper (NationStar) for the past due balance of $31,000 on my account. They processed a partial claim thru a VA program due to the COVID-19 crisis & accepted funds from HAF that were meant to pay the past due balance that they processed, instead as a partial claim. Something, that I discovered now, that they weren't supposed to do. Since 11/2022, I was assured from my monthly phone calls to Mr Cooper that my loan was current. They were still figuring out how to apply the HAF funds. They refused mortgage payments from us that were to begin again in 4/2023. They were taking the payments from the HAF funds. Bc of a recent call on 2/9/24 about an escrow surplus check of $8350.00, they finally decide to do the "right thing" and call HAF to see if they want their funds back? Well, you guessed it, they did. Now, Mr Cooper is reversing all payments to return the funds that reflect a -$31,000 since 12/1/23 on my account. This sum doesn't add up to the payments posted to my account. They want me to pay for their criminal activity and screw up for a program designed to help the veteran from losing their home! I'm basically right where I started when I asked for help from the VA. Incidentally, when I called to ask about the delinquent amount, the customer rep from Mr Cooper on 2/22/24 told me that they were still figuring out how to apply the HAF funds! What a joke!

I was all was on time with my payments and when Nation Star/ Mr. Cooper took over the compete I would
get a call saying I hope things are good because we haven't received your payment yet, I had to call them
back ask what was wrong with them because I'm never late, My sister got really sick and I had to move to
FL. to be with her but I kept sending my payments and they really got bad but I didn't try to sell my house
my daughter help took care of it, and then they said I haven't made a payment for over 6 months and told
me if I don't come up with the money it was going into for closer and it did. I loss my home because I had to
stay in FL. with my sick sister, I don't have a home in WV no more so I'm staying in FL.

Nationstar mortgage has falsified a "mortgage interest " on my home. I've hired an attorney. We've discovered that Nationstar had not applied my mortgage payments for two years and tried to foreclose. They are deceitful and sneaky [censored] who impersonated an attorney for my former mortgage company Pacific Union. Nationstar has thousands of investors who by up mortgages...if you have Nationstar no one knows who owns your mortgage...Nationstar does not.

I keep paying a month ahead due to COVID-19 uncertainties. Two months in a row my next month’s payment gets pulled and reapplied as principal only. There has to be protections from this somewhere. How do I join a class action if it’s exists?

Mr. Cooper, Nationstar, is doing the same thing to me. They took over my loan from Seterus I received no notice fro Seterusvthat my loan had been transferred. I was not provided any documentation from Nationstar that they were nowvthe legitimate service provider. Since they were able to confirm my Seterus loan number, I requested written confirmation that they had my loan along with documentation about the loan that I am entitled to. They said the documentation was not currently available and that they would provide it to me. I decided in good faith to make the scheduled payment.
The online payment portal showed a payment amount much higher than my normal payment. They also listed multiple fees and charges that must be paid. The amounts were hard written in and could not be changed by the customer. You either had to pay what they demanded or not pay at all.
I mailed a check for my mortgage payment and requested documentation and explanation of the charges.
The check was cashed and I received back a notice that the money would not be applied to the mortgage but held by them. They also notified me that I was now in default.
I am filing complaints with all state and federal regulatory agencies and contacting my Congressman to start an investigation on my behalf at the federal level.
I encourage everyone else to do the same. I will also be filing suit against Nationstar.

They did me the same way, and told me I was a month behind in payment. I faxed all my receipts and they said their was nothing wrong. Then afterwards applied the payments and charged me a whole bunch of late fees. Each month is a bunch of late fees. When I pay one late fee the charge another, or they just have it sitting in suspense funds and mail it back to me and tell me I owe them. They don't apply funds correctly, and I sure be glad when I am blessed financially to get out of this horrifying situation.

Oh Yes, Nation star/Mr. Cooper pulled a good one on me, they falsified a Ledger, saying that I had not paid in 6 months. I Have bank statements tho, that showed all payments and some doubled payments. Nations Stars Ledger did not apply the double payments and, they went as far as putting payments on their ledger 3 days BEFORE I actually paid (DUMB)...

Mr. Cooper forcing escrow account for taxes and insurance, then not paying

When Nationstar purchased our mortgage from Bank of America, they forced an escrow account for taxes and insurance then have not paid in for the year. This company has been relentlessly sending me notices to refinance - 2 to 3 per month. Their customer service is very poor. I can't wait to refinance with a new lender company.

In January 2015 my loan was sold by Chase to Nationstar with the terms of the mortgage agreement exactly as at the origination date. However, within 4 months a supposed return of a homeowner's payment to Universal Property made me a bad credit risk to Nationstar. They proceeded to force an escrow account in addition to original amount resulting in me having to pay them an additional $160 per month. Their action was predicated on the information supplied by Universal but electronic funds transfers cannot be returned. Also, my insurance agent would not intercede on my behalf because a new policy was issued decreasing the insured value of my house. Because all three companies participated in the fraud, they are all guilty of conspiracy. Nationstar did not stop at bilking me out of $2, 210 in escrow but only paid last year's homeowners insurance and did not pay property taxes because I had paid them. This year I received a bill for homeowners insurance and a delinquency notice for taxes. The scam is to set up to open an escrow account, let the homeowner overpay for a year and not pay insurance and taxes the next year.. Then send a letter indicating the escrow payment is adjusted which has no basis in reality. Nationstar just might be the biggest thief of mortgage lenders.

Terrible company to deal with. They process payments incorrectly and they tell you your payment is late and will be reported to the credit agencies. They are awful. I can't wait till my mortgage is paid off ...5 more years dealing with these nasty folks
