Lockbox research problem

This company has got to be the worst company to deal with. The people that works there as a rep are rude, unprofessional, lazy to research and just have attitude. I recently encounter a problem with them where I sent my payment to their lockbox operation, two weeks later the payment was not posted to the accounts and when I called Homeq Servicing trying to figure out what happened to my payment, they tried to lecture me about the better system to use to make payments if I want my payment to make it there on time. They tried to make it sounds like I was lying although I had a cashier's check copy to prove how I sent my payment, they did not want to honor my copies, they did not want to research or get in contact with their Lockbox to find out whatever happened to the customer payment instead they threaten to foreclose my property if payment is not rec'd since it became a he say she say type of thing. I got the Bank of America involved since I purchased the check from them, had Bank of America checked to see if the check was ever cashed which was not. The nightname went on for days, then finally a rep decided to accept the copy of the checks for them to do research & would call me to let me know the outcome. Instead what Homeq Servicing did after two weeks of going back in forth finally posted the check to my accounts and never called me to this day to tell me that they had in fact rec'd the check. I am in the process of finding out what I can do about them.

We have had nothing but a nightmare since Homeq took over servicing our Mort. They flat out refuse to do their job! We had a mort in great standing, Homeq took over and our payments were always posted the day after the last fee would apply, they paid out county taxes three months early - we did not have home impounded - then they raised our mort payment by $350. we always paid our taxes ourselves each year when we received our income tax return. they would not accept payment for the taxes they paid - just wanted us to pay more each month. they tried to foreclose by saying we had missed tow payments. they were the last two payments we sent to the original lender! WE had to do the research and provide them with CERTIFIED documents from the lender that THEY work for so they would stop foreclosure proceedings. Their serving is borderline CRIMINAL activity!

If you find a way to get them back, or even just get them to do their jobs - please post it.

I am currently in a complete nightmare with this company. I have never had problems like this with any other mortgage company.

I did not have any escrow with this company but they paid my house taxes before I even had a chance too . They also added forced insurance and were refusing to except my insurance policy. I have been fighting with them for 5 months and they now are agreeing that my insurance is acceptable to them. In the meantime I have been paying off the insurance they paid for in advance plus escrow premiums for next year. Of course, I am also paying insurance premiums to my local agent.

Now they have come up with some ridiculous new mortgage payment that will put over $6,000.00 in their pocket by the end of the year. They refuse to tell me what this extra amount is for or where it is going.

They refuse to accept anything less than what they say you owe to them. They refused a payment because I refused to send them money I did not and do not owe them. I tried to be sneaky and Western Union it but they blocked that. At the end of the month they sent someone to my home, lucky for them I was away at the time. This man was seen by my neighbor walking into my fenced in yard and was peeking into my living room windows, curtains open at the time. They also sent someone the next week to take pictures of my home. He was found wandering around my backyard. I had guests inside at the time. Homeq informed me they had the right to do this and would continue to do so periodically. We will not be informed in advance of these visits . We are also charged for these visits. The Peeping Tom fee is $8.50. The photo shoot is $11.50. The charge comes under property preservation. I asked one of the customer service reps why they weren't mowing my grass while they were there too.

I have also had strange people walking around my home and Lord help them if my dogs had been outside at the time. They were the ones tresspassing on my property. They may hold the loan for now but they do not pay the taxes and the Paperwork is in my husband and my name. If he had been bit, then it would have been his fault, not mine. Here is my peeve. I have been recently been informed by them that our FEMA flood rating has been changed and they are forcing us to get flood insurance, which is very expensive. We have not flooded in the 20 years we have lived here even though properties in lower lying areas have. From research, I have found that only federally funded lenders can force you to get flood insurance. I am currently checking to see if this crooked company is federally funded. Here is the delimma, with the economic downturn, like most low to mid class people, we are living pay to pay (barely). I am going to have to miss our next house payment to pay over $1, 000 upfront for this insurance and that covers only the dwelling. If I don't do thget coverage my self then they put on a policy that will cost twice as much. By missing my payment then I will have to call them and make arrangement to for a repayment plan that they charge a fee for. They just get you coming and going. What they may end up doing is forcing me into foreclosure over some stupid insurance that I don't even need then they can pay the damn insurance themselves. A house is a house and I can live else where. It is no wonder the economy is the way it is. The little people are being robbed blind at every corner and this company makes it very hard for people to try to own a home for their families to live in.
