I worked for the company, as a outside rep. They told me what they could do for home owners. I never saw even one Loam modification go through. I asked them why. I got fired and did not pay me on the money they owed me.

It makes me very angry to see how much LMG is is hurting family's. I know a lawyer who is preparing a law suit on behalf of some of LMG clients. I will see if I can post his information. You can also let me know how I can contact you if you like so I can give you his information.

If you really are a real estate Broker which I don’t think you are, you or any one reading this can simply go to California Department of Real Estate website look under Loan modification, and you can see for yourself that there is an order of Desist and Refrain on Loan Modification Group. Basically they are ordered not to do any Loan Modification. You need to look under National Funding, DBA is LMG. I think this the reason why they changed their name to MBM Group . Mike Mccnville is noting but a liar and a thief, he belongs in a Jail. I do not understand how you could have seen numerous loan modification agreements to the delight of the clients, when per your own statement you started working with them recently. I know people who started last December and still are waiting for their loan modification. You need to understand when people trust a company and let them handle the most important investment of their life time go through lots of pain when they see their home is going to be lost. Please make sure if you make a comment like this you could put someone in lots of pain when they do not need it at a time when probably is one of the most difficult times of their life time.

Has there been any indication of a law suit against MBM Group, etal? I, too, was scammed by these fools and would like to get my money back from their assets. The MBM group is exactly as everyone has stated. I would love to get my money back. They have $6, 000.00 of my money. They really suck. If anyone has begun a class action suit, or would like to, I would love to be a part of it. I even have an excellent business attny, Irving Osser - in Bev. Hills, CA. if needed. If any of you have an attny, I am happy to be added to the lawsuit.

me again, mckinziemadness... we just found out yesterday that we did NOT qualify the the loan modification because our mortgage payment is less the 31% of our income. Dom and MBM or Balboa or whatever they want to call themselves falsely qualified us over the phone and continued the scam.! We thought we were going into this because of a flip flopped loan AND loss of income. If anyone knows of any lawsuits, I am interested 110%. I would give a lawyer 50% of the settlement if any attorney out there would be willing to give it a go. Anyone have any lawyer friends ?

They have caller ID and will not answer the phone if you use your own phone or cell. Try using a number of a person they are not working with and I'll bet you get someone to answer.

I first signed on with this so called "modification law group" in July 2009. I was first working with Don Williams who disappeared and no one from the group cared to contact me or anyone else I know who is working with this group. Then I was given Tony Mercado who never returned my calls or emails. I have given this company 2 contracts since working with them and always gave them any financial info. they asked for. Jan. of this year, the 5th to be precise, I received an email from Tony with #3 contract that he needed me to fill out again because supposedly the others were not legible. I then sent him an email back, in a timely manner, on Jan. 11th stating that I no longer have confidence in his company, and that I would like a refund. Meanwhile my home is in the pre-foreclosure stage and my mortgage company said they have never spoke with anyone from this "law firm". Again did not receive a response. I decided to forget about LMB, BLG, MGB or whatever other names they changed to, and began working with my mortgage company myself. I am now in the loan mod. working on my 2nd month payment without the help of Balboa. Then on the 10th of this month I get a phone call from Tina stating that she needed all my financial info. again and also received another contract in the mail. I called them today since it appears they actually want to talk to me and take my phone call. I talked to the supervisor Christina who was raising her voice and yelling at me the whole time after I stated I wanted a refund. She said she would not be giving me a refund because of my noncompliance to work with them or send them the proper docs. in a timely manner. I told her that I still have all my correspondence with them including emails with dates and fax confirmations. She then said that they were requesting paystubs from me in Dec. but I never sent them. I didnt send them because I was never asked to for Dec. She said it was left in a message on my phone which is BS! I was tired of arguing with her and getting nowhere so I ended the conversation. By the way I never told her my name so they must be checking the caller ID and that's why it's so easy to talk to someone in the beginning but not after you give them the $3, 000. When I called back later no one answered. I was going to let this go, but now I'm upset at the blatant disregard for us who have unfortunately given in to this scam. If anyone is in the process of a class action lawsuit, I would like to contribute all the evidence I have. My email is kaytebug26@sbcglobal.net

Hi there,
My name is Beatriz and I am on of the victims of Loan Modification Group/MBM
I really don't know if anyone has filed a law suite against them. I myself would like to know who so that I can join them. Last year in April/09 I paid these people up front with their 100% money back garantee. In Mid July I was told by one of their rep. Verna that it was over. That we had been approved. It turns out it was all lies! . She would not return our phones calls any more and my husband even spoke to her boss Art/Ofelio goes by both names and he again told my husband not to worry that if we would not qualify our money was secure 100% back garantee. In Oct./09 I was told by another of their reps Tara that we have never been approved and that we had been denied, but that there were other programs that we might qualify for. In Nov/09 Elena comes to the picture and she tells me that they were trying to get another program for us. At that point I told her to stop and that I wanted my money back since we had already been denied 2 times!. She gave a guilty speech about how they deserved to get paid cause they have been trying to help and my file has been worked very hard. I still told her that we didn't qualify t and that we signed the 100% money back garantee if we wouldin't qualify that we wanted our money back. I asked her for the address of her corporate office and where they were at too. So I didn't there from them again. On January 09, 2010 I sent them a Certified Letter requesting my money back and telling them how I would report them to Bueau of Consumer Protection, Dept. of Real Estate and Jeff Davi, Real Estate Commissioner. Well I received the receipt on Jan. 11th that they had received the letter. And what a coinsidence 4 days letter they called me asking me for more documentation, pay stubs, bank statements etc. I called her and left her a message cause they don't pick up their calls and I told her that I wanted my money back. Not to be requesting more documention cause they know that I don't qualify so why are you bothering in continuing asking for documention and at this point all I wanted was my money back period.
Til this day I have not heard from them at all. I call them and they don't return my calls or nothing. So I really don't know what else to do. Only if we can all get together and I mean all the people that are experiencing the same thing as us.
We really need to do something these people are stealing our money!
Please let me know if you have any suggestions.

I, m in the same boat. Seven months ago we paid them $3, 000.00 to help with the LOAN Modification. I am trying to call them and no body answers the phone. I would like to talk with other people in this situation to see if there is a way for a law suit on behalf of LMG clients.

I can't believe what I have read, right down to Don and Angela NOW Tony! We have been in this mess since April 2009.

The one good this is that we did receive a letter from Wells Fargo in December stating that we were pre-qualified. I also verified this by checking www.wellsfargo.com/assist to see the status and where we are at in a 12 step process. We are on 7!

We received a letter just a week or so ago asking for action by February 11th from Wells Fargo. I called Wells Fargo for an explanation. They said they only needed updated paystubs, hardship letter, and financial worksheet so they can forward it on to Fannie Mae within 2 weeks.

I faxed off the paystubs and hardship letter last Monday and have been trying to get in contact with Tony to send an updated financial workseet. If they don't get with the program I am going to send a worksheet myself because we are too close to quit. Tony told me to check with wells fargo myself and let him know ? What's wrong with that response ?
I wonder where my $3, 000 went... obviously so I can do the work myself.

I will say this much. I have called Wells Fargo every week to find out the status and emailed tony@balboaco.com to let him know what I am finding out and what needs to be done. I figure at least I will have an email trail if I need to take them to court if this goes bad.

Someone on this website left a link to file a complaint with the Attorney General-I did that yesterday!

We were fed so much ### all last summer. We were told that a negotiator had our file and a resolution will be very soon! Of course this was all verbal so no legal recourse there. When I started checking Wells Fargo's website is when I learned that our information never made it to Wells Fargo until late November/early December.

My only suggestion is to be in constant contact with your mortgage company and email constantly on what you are finding out and what needs to be done. Maybe someday we will all gather together in a law suit!

***PLEASE READ*** I truely regret doing my loan modification with this company. I was referred to this company by a very good friend of mine which his loan modification also did not complete and I know many of you probably was referred to this scam company. I called Don Williams and went through a 'qualification' process back in mid-March 2009. He assurred us that we qualified for a loan modification. We signed their contract knowing of the 100% money back guarantee. Paid the 1st installment and faxed all the documents Don requested and the process has started April 2009. After several phone calls to Don for status on my file, he finally called me back requesting more documents (credit reports, Bank statements, check stubs..etc..) He assurred me things are going good. After several weeks and trying to get status Don calls me back and requesting more documents (Last year tax returns, W2's...etc.) faxed to a different number. Now it's around June 2009, I paid the 2nd installment and still nothing and after several attempts to get status on my file, "Angela" calls back requesting again documents (Bank statements, check stubs..08 W2's...etc.) See the pattern...Mid July 2009, I've been trying to get a hold of Don with no call back and wanted a refund, around August 2009 I receive a call from 'Tony' telling me that Don has been terminated and that he has my file then I requested to have my money refunded. Tony then said that we are really close of getting a loan modification and that they are in 'negotiation phase' and they need again (Bank Statements, 07 W2's...etc.) I faxed it to the fax number I've been using with Don. After several attempts to call Tony leaving voice mails he calls back saying that he did not receive the documents and told him I have faxed them the next day. He said that was a wrong fax number and to fax them to another number this is around mid September 2009. A month went by with no response then mid December 2009 we received a letter from the lender indicating that they are reviewing the loan modification package. Late Dec. 2009 we received a letter from lender indicating a denied loan mod because of 'insufficient income'. What? We were qualified? I called Tony several times left vm. and also emailed him with the copy of the denial letter. Jan.11, 2010 I receive a call from "Lenise" requesting documents. I returned her call and left vm indicating that we want a refund. I receive a call from"Elena - Supervisor" said, "after reviewing our file that we did not comply with their policy of getting documents they requested on a timely manner." I tried not to get upset but I told her the story and she said everything is documented in the computer. I asked her what documents was missing and she never gave me the answer. This is where I'm at with this company and hope this story will convince others to find another reputable loan modification company. Has anyone filed a law suit or received your money back? I qualified for the Obama loan modification program through HUD (a councelor from Money Management International handled my case). My GMAC mortgage has always been current but my pay was cut by 10%. GMAC's stated that no derrogatory entries would be sent to the credit bureaus. In fact, I'm current and two payments into the 4 month trial period and GMAC has been sending monthly letters that my account is in default. I was told over the phone to disregard these letters because I was current in the program and the letters are automatically sent out by the system. I understand that there are two timelines going on here in case I fail the trial period. When I asked if other things were automated (like derrogatory credit reports) they again confirmed that NEGATIVE REPORTS WOULD NOT BE SUBMITTED to the credit bureaus but this time GMAC added, once my trial period is SUCCESSFULLY completed and my modified loan is LOCKED IN, a report WILL BE SENT TO THE CREDIT BUREAUS stating my loan was modified. THAT IS A BIG NEGATIVE REPORT and in the future will be used against me. I am getting out of the program and paying the difference between my original loan and the modified.

IF YOU WANT TO BUY A HOUSE IN THE FUTURE DO NOT MODIFY YOUR LOAN IF AT ALL POSSIBLE. There is no free lunch. This is a con perpatrated by my government, HUD and GMAC.

I also have been going thru the process of a loan mod and believe that I also have been scammed! We started ours in Feb of 09. I got a phone call saying that our name was in the paper with a sale date! Later that day we got a note posted on our door! I called Don Williams and told him about this and he said "Dont worry about it. We will get this done before then!" So I didnt worry about it(dumb mistake!) So I kept calling him seeing how it was going and he would always say" Everything is going good!" My sale date was on Sept 8th. I would call him on the days that he told me to and he kept saying the same thing! I finally called him on Sept 3rd because I was getting worried. I called him in the morning and never got a call back so I called until he answered. I finally got a hold of him at 4:30. That is when he told me that I had to come up with $1900 by the 8th. That was the only way that he could stop the sell! I kinda laughed(I was in shock) and said are you kidding me? He said no. I told him that there was no way that I could come up with that kind of money! He said "Why you havent made a payment in 6 monthes you should have it all saved up!" I told him no I wish we could have saved it but my husband works for the state. He said well the only other option is if you file bankruptcy! I said I dont have money for that either. He started to get real rude with me. I said even if I did have the money I couldnt file bankruptcy that fast! He is telling me all of this thursday at 4:30pm. Labor day was the following monday sell day was on tuesday! Then I asked him "Ok so lets say that I just walk away from my house. How do I go about getting my $3000 back?" He then laughed at me and said you cant! What makes you think you can get it back? I said "THE 100% SATISFACTION GUARENTEE!" He said " You are barking up the wrong tree right now! You should be thinking proactive on how to save your house. Not how you can get your money back!" I told him I was thinking proactive because if I had to walk away I would need that money for a deposit for another house. He still refused and then asked really rude " What do you want to do?" I told him that I would have to talk to my husband and see. I also told him that I was going to tell everybody that I know that is working with him about this! He said "Oh no dont do that!" I laughed and asked why dont you want me to do that! He said " Oh well every case is different." Ya right that was the first thing I did was let everybody know what a joke this is! I wanted to warn my friends! Well the next day I called my mortgage company and told them what is going on. The guy that I talked to was really nice. He told me that the first time that they contacted them was on Sept 3rd! They said that I could make payments of $1700 to them starting Oct. I asked them if I had to make a payment before Sept 8th and they said no. So for now we have saved our house!

Then I wanted to talk to Dons boss. I called the 800 number and after 3 or 4 days I finally got a hold of him. His name is Andrew. I asked him how I could get my $3000 back and he pretty much told me the same thing that Don did. I then asked him for a print out of everything that they have done on my case. He said that he could not give me one! I said I am a paying customer and I should be able to get a receipt of what you have been doing for me. He still said he couldnt because his legal department wont let them! Thats because they didnt do anything!

Sorry this is so long but just wanted to share my story with everbody! If you are thinking about doing this THINK AGAIN!

Balboa Law group is owned by Terence McConville who has been a member of the state bar since 1976, not this other McConville. I just got a good modification with them and I've never heard of LMG or MBM. I think this was posted by a disgruntled employee, not a real person, although that other McConville looks like a real ###. Just thought I'd set the record straight.

I deeply regret doing my loan modification with this company. They are not professional and they never return any of my calls. I trusted the company and VERNA to help but I’m still in the same situation. If can’t help us they need to give us our money back or else they are going to get sue.

We have also been dealing with MBM Group since April '09. Prior to sending 1st payment, I did not find any negitive information on the company nor did our friends. Now I am getting very concerned. I have to say, I have had very regular contact with our agent Joey, up until Aug. 19, 2009. This is when I started receiving Mailer Demon for my e-mails, so I phoned the general # and left a little message saying that I have not been able to get a hold of Joey and that I did not know if he was still working there or not but that I wanted to know what was going on and that someone needed to call me ASAP. I went on to say that I have been reading several postings of negitive information and was becoming very concerned. Well, I did not get a phone call back right a way but Joey did phone me back. He said that our loan company wanted updated information and the latest PG&E statement plus the last Prop. Tax statement and that it meant it was going well because when they request the other statements we are moving forward and then went on to say that we should have an answer by the 21st of this month, wheather loan company granting modification or not. So on this note, I am now, after reading all post including most recent, very concerned and will be making contact, even if husband has to stop by their office again, with them and asking some QUESTIONS! Hoping that all is well, other wise you can count us and our friends in on any lawsuit. Ok, for the real twister, I know someone that did receive a Loan Modification through this group... Getting Worried

Is anyone familiar with Balboa Law Group, headed by attorney Terence M. McConville, out of Chatsworth, CA? A fax cover from them includes The MBM Group Inc. company name, along with a list of authorized parties to speak on behalf of our loan modification which include Crystal Bennett, Lauren Fredette, Marsha Jerricks, Noelle Nonaka, Luana Takahashi, Nicole Chattman, Quishedda Davis, and Carl Dockery. Our agent is Derek Griffiths and the name Brianna is included as the fax's sender.

We are attempting to verify the authenticity of this loan modification group and when I attempted a search of MBM Group Inc. this web page came up.

We have been dealing with MBM since Nov 08 and in June MBM informed us that we were not going to get the promised loan modification. It is funny that I read the comments and they all sound just like what we were told.
However; I did speak with our current lender and he indicated that no one from MBM was working on a loan modification with them on our behalf. We have contacted the MBM group numerous times recieve information to no a vail. Calls were not returned.
Upon notification that we were not receiving our loan modiifcation we asked for our money back per our agreement. Well this is another can of worms. MBM is refusing to honor their contract and return our money. Does this surprise anyone? I might add that our loan representative no longer with company. I wonder if it the same person as above.
I will be contacting the BB, FTC and State Attorney's office regarding this orgainzation. I suggest that we get a class action suit and redeme what we can from these scam artists.

I was scammed aswell. I had been workin on getting a loan modificaition with my lender since November 2008. They told me they were working with the government on the specifics of the new program the Obama administration was rolling out. I was behing on my loan and in danger of losing my home. I contacted MGM who told me that with out them, my lender was not going to help me. I stopped making any mortgage payments as instructed, and sent them my money instead. After my first payment, I waited to hear from them them...nothing. I e-mailed them and asked if they were going to contact my lender, they responded, YES-but dont mention us. A month went by and I contacted them again. They said the negotiator was still working on the proposal. I asked if they contacted my lender, they said they sent them a letter. I asked for a copy, 5 times, no copy faxed, mailed or e-mailed to me.
My lender called and said they finally the specifics on the *Affordable Home Loan* program and that I qualified for one of the programs. I called MGM, the negotiator said *Sound like a good deal, not sure we can do better. You've given us $1, 000. We can stop here* I called them the following day to tell they not to cash any more of the post dated checks I sent them. Before I could call my bank to stop payment, they cashed another $1, 000. I called and asked for a refund, tay said te owner said NO. I then asked for a copy of the $2, 000 letter they supposebly sent my lender. To this day, nothing.
So far, I have contacted the BBB, Fed. Trade Commission, Calif.Attourney General (they are currently sueing many companies for the same crime) and the City of Granada Hills. I suggest everybody else do te same.

1. Paul misinformed his clients about the process and how we worked and then left us to hold the bag. Then goes on to start this post...very admirable guy.

2. Should have done more research (Gary Martin) - Should have read his employment contract first before posting here and secondly he should do more research about what he writes before writing it. There currently are no criminal charges against me as the states case against my other business venture is only a CIVIL case. For all those that are misinformed about that case the state is trying to protect thier revenue stream (ie property tax income) with this lawsuit as I have highlighted an area where the homeowner can save money but the state loses money.

3. mama2twins (Veronica Urquidez) - you started complaining before we even finished your modification, how does that make sense? once your mod was completed you 1st went from 6.9% to 5.5% and your second went from 9.5% to 5.5% as well. You had a modification from your lender May 2008 that you did not inform us about nor did you inform us that you were deliquent on it as well which should have automatically denied you for all future maodifcations from your lender.

Kevin Mirrett - your payment went down $700.00 per month during the trail modification period, maybe you should do some research on how the government reimburses lenders and then you would realize the trail period is par for the course. I'll help you out with your research, the government subsidizes your lender $1000.00 for every trail modification that is completed and then further subsidizes your lender when they put you in a permanent modification so as a lender it makes sense for them to do the trail modification first but instead you would rather bite the hand that was helping you...how does that make sense?

This will be our one and only response to all of the posters misinformation on this site and I am sure you will all have a lot to post on now to bad mouth us with statements that the above is untrue. All we can ask of future clients is to read between the lines and see that we are here to help.

LMG is a complete scam. I spoke with the infamous Don Williams who PROMISED me that upon completion, my payment would either $900 or $1100 per month. He told me, the only decision I would have to make would me whether or not I wanted my taxes impounded. After months of deliberation, he finally did something. He gave me a two-hour notice and told me I had to make 3 "good faith" payments of $2000 to Wells Fargo to continue the process. I asked him what that would get me. He told me, "they will continue to negotiate with us". I said I had a fear of dealing in the unknown. I also asked him about his promise to me. He asked if I wanted to speak to his boss, who could better explain things to me. I spoke with "Mike", who apologized for Mr. Williams promise, but noted, I had to make a decision right away. He did tell me that I don't think your final payment will be above the $2000 "good faith" payment. Then, I went to their office and met with "Mike". I asked "Mike" for a business card before I left, so I could contact him later that evening. And, he didn't have one. Made me wonder once again. Needless to say, I backed out. They never completed a Loan Modification for me, so I asked for my $3000 back. They obviously refused. In fact, Mr. Williams told me, "your account is in our dead file", and then proceeded to hang up on me. I have sent my story to several media outlets, the Better Business Bureau, Attorney General, and copied The Loan Modification Group as well. They went out and hired an attorney. He threatened me with legal action if I didn't cease sending letters to them. After contacting several media outlets, and people like you and I, I have gathered incredible information about LMG. My case is a no-brainer, and I welcome any other information or input. DON'T DO BUSINESS WITH LMG...DON WILLIAMS...etc.

i agree with paul i Started in December of 2008 they did nothing for me whatsoever til April 2009 when I got the letter from the bank stating LMG was representing us then in jUNE 15 a letter was posted on my door stating my house was going to be sold on july 6 i immediately called LMG and supposedly they came through with a loan modification they seemed happy with, It WAS A TOTAL OF OVER 26OO DOLLARS A MONTH IN MORTGAGE. THAT WAS MORE THAN WHAT I WAS PAYING TO MY BANK! ALSO I HAD TO PAY BACK THE REARS THAT I DIDNT PAY WHEN THEY TOLD ME NOT TO MAKE ANY PAYMENTS AT ALL. And the NERVE OF THE ANGELA CASTILLO SHE TOLD ME "WELL AT LEAST YOU SAVED ALL YOUR MONEY FROM NOT PAYING YOUR MORTGAGE SO YOULL BE CAUGHT UP" NOW HOW DO YOU FIGURE THESE PEOPLE ARE BEING HONEST AND SINCERE. TO ME THEY ARE LIARS AND CROOKS!

I recently starting working for LMG (was a RE broker 31 years prior) and contrary to what I have read above, I personally have seen numerous loan modification agreements to the delight of the client. I don't know what the charges are against Mcconville, but I will find out if they involve his very legit loan modification company.

My gut feeling told me something wasn't good about this company! Good thing I did a little research and came across this info. I was getting ready to send out my first payment to them on Monday. I will be taking this info to our local paper "The Daily Press" here in Victorville. What scam artists they are! Taking advantage of people who really need help during this time. I pray you all get your monies back and these people do jail time!

I'm in the same boat. I already paid them to help with my Loan Modification 2 months ago and they till me that everythings going very well not to worry. Well I so happen to call my Mortgage Company this morning and they told me that my Mortgage Loan was not under Loan Modification at all what so ever. I immediatley called them back they told me that they would pull my file to look at it and give me a call. Well that was at 8:45 am It's now 12:16 pm and I have not received a call back.

I am going to get a hold of my bank on Monday and we have a lawyer company that we signed up with from our work that we are going to get a hold of also. I would like to talk with you and other people in this situation to see how close they are at loosing there homes as well. I just hope our banks will still work with us to save our home. I would like to know how many other people are going with LMG group. There are several people at my job Porterville Developmental Center that have paid this company to help us Modify our homes since we all work for the state of California and The "Wonderful Arnold" took a hit at our pay checks. Most of us have spouses who also work for the state so we get hit even harder. My husband and I started this process in December and now its June and we received a note on our door that says our house will be for sale July 6 2009. I am falling into deep depression because this is my home for my family and I trusted these people with our most valuable asset. How could they be soo coldharted to be screwing families out of their homes.

the same exact thing happened to me i believe the reason is because the owner michael mcconville was just brought up on charges may 13, 2009 for committing a similar sceme but for tax fraud they are being sued for 2.5 million and are facing 20 felony counts. So i guess he figured it was time to pack up shop and move.
