Failure of professional due diligence, property purchase essential information
Offer to buy a house was accepted and it was up to our surveyors to highlight a Grade 2 listing. Whilst Knight Frank ‘empathise’ we are at considerable out of pocket expense. Property now correctly advertised as listed and whatever the background of who claims what, the agent is expected to have carried out due diligence to confirm facts of what they are marketing. Knight Frank Exeter blame their customer and empathise with potential buyer where legislation states an agent must disclose all information before costs related to surveying or conveying are undertaken. However, this shoddy outfit shirk all responsibility; what a reflection of where we are in todays world. Referring to ombudsman as customer service are running on pastoral ‘empathy’ rather than address a problem where potential buyers remain considerably out of pocket.
Our contract was with Knight Frank and their codes of ethics and standards where due diligence is the foundation. The Exeter office has failed miserably to address their duty of professional responsibility. Buyers (and sellers) beware!
(investigation response was that "we (Knight Frank) didn't know, not out fault")
Desired outcome: Refund of associated expenses where Knight Frank did not divulge property was Grade 2 listed prior to our offer to buy and employing a surveyor.
London Flat rental, issue with checkout and deposit
Knight Frank is the worst rental agent I have experience after 15 years of renting property. I rented Cashmere House at Algate East for 2 years and had poorest services from Knight Frank.
Knight Frank has poor process and staff who dont followup with things either maintenance or end of tenancy.
My deposit has been pending for almost 3 months and Knight Frank still cant confirm the amount to refund me.

A formal complaint was logged with Peter Devere-Catt on 14th Aug 2021, related to poor management & issues at 25 Porchester Place London W2 2PF going back to as early December 2020.
In the formal (signed for complaint) letter, A request for a contact at the church commissione was made.
No reply Nor acknowledgement was received.

We have recently rented a property through this company and it has been the worst experience of this kind that we have ever had. They are totally incompetent. Our check in and check out reports were a total disgrace. The property was dirty when we moved in and when we oved out they implied that we stole items in the house, painted rooms, installed wiring etc because of the incorrect reports. Thank God we took numerous pictures when we moved in as well as when we moved out to prove our innocence. Some of their ex contractors also told us how they inflate prices... for instance we were charged £50 pounds for removing 2 small bags of wrapping paper in! I will be contacting the Ombudsman on this matter.
Poor Tenant Service
I have been a tenant of Knight Frank for the past year in a new building. There have been numerous issues with the television service resulting in days without service and intermittent service (not the fault of Sky). They refuse to provide any compensation for the loss of service - they will only reimburse you if the flat is uninhabitable. When you're paying for a five-star flat, surely you can expect to be able to use the television.
They are happy to pass on any administrative cost and fee to the tenant. Just don't expect them to provide you with any service or even return your emails.
Avoid at all costs.

The agency then stated that the owner would not sell at the 'real' price! So, i either paid £500, 000 more for the property than it was worth or lose £5000 for teh survey.
Obviously, i walked away £5000 out of pocket but the staf at KnigthFrank were so rude and unhelpful. I feel totally misguided and would never ever use them as an agent again.
The complaint has been investigated and resolved to the customer’s satisfaction.

I would like to ask if anyone knows where I can head a complaint about Knight Frank services. I would like to send it to the global headquaters in London in order to verify services I was provided in third country. I was checking on the website but they dont seem to have a special department that deals with clients satisfaction and handles issues. If anyone knows any specific contacts or tried to send a complaint to London it will be a great help.

Agree Knight Frank, despite their show of being "premium-high end" estate agents, are nothing but - their international operations are just as piss poor. I made the mistake of believing their claims and purchased a high end condo in thailand off plan. It all went wrong, and buyers are left with condos that are poorly built on a complex that looks nothing like the plans and with costly ongoing legal disputes. Consequently the condo's cannot be sold and even if they can are worth less than 50% what was paid. Knight Frank can clearly see how the developer has scammed the customers that KF provided but now they have their fees, they are not interested to do anything to help their "clients". In fact they are still marketing unsold units today that still show the original plans of the complex. Absolutely the worst - dont believe any of their hype and dont ever make the mistake of buying anything that has the name Knight Frank associated with it.
I'm in the interesting position of being a tenant in a Knight Frank managed property and watching the work they are(nt) doing trying to re-let it. I've been here for 2 years. At the end of the first year, when I wanted to renew, the agent forgot to pass my request on to the landlord. At the end of the second year she just doesn't respond to emails or VMs. They've re-advertised the property on their website for a month and arranged only 1 viewing - from somebody else who already lives in the building! To be fair there was a 2nd attempt where one of their agents turned up at 9am on Saturday without an appointment and blagged a spare set of keys from the front desk - only a fortunately timed call I made down to the concierge asking about a parcel saved them from walking in on me stark bollock naked. Their "facilities management" service isn't up to much either - We've been without a TV signal to several apartments in the block for over a month, and when I first reported it their response was that it must be my problem because nobody else had complained...
I know everybody always complains about estate agents, but Knight Frank try to position themselves right at the top of the premium end of the market and the service just takes the piss.
I am having a similar saga with Knight Frank, a totally spurious valuation 35 % below any comparable ones with the dead hand of a pet buyer in the wings written all over it
Knight Frank are notorious for over pricing houses especially in the Richmond and Fulham areas though £5, 000 for a survey is a lot.
Always compare other like properties on other agents sites to get a better idea.
I sued Knight Frank last years and got £38, 000 in damages due to lies, not repaying emails to the tenants and refusing to rent the property and only market it for sale a good £250, 000 over what it was worth.
Avoid them at all costs, especially if you own a property and want to rent it they are the worst agents.
