I am writing to any person that would ever consider any type of dealings with HOWARD HANNA Real Estate. Whether it be buying, selling, or even worse, WORKING THERE. I was an agent at Howard Hanna Real Estate, i am proud to say i have dodged the bullet and moved on to a more ethical real estate company. For any home sellers, THESE DISGUSTING PIGS hold your home back so one of their agents can sell it so they make more money. They do not introduce your home to the other companies until they see if one of their unethical creatures can sell it "IN HOUSE". BUYERS-HOWARD HANNA agents will steer you to Howard Hanna Listings so the agent can make a little more money, if you sell another company's listing, howard hanna punishes you and takes more of your paycheck, as if what they already take is not enough. The end goal is to obtain both sides of all deals, even if this is not the right house for you as they buyer, they will do everything they can to protect their pocketbook. As far as the core services (Mortgage, Title, Insurance, etc) they WILL push you until they are blue in their face in order to keep every dime that they could find. Their title company fees run SUBSTANTIALLY HIGHER than any other title company in the area. The mortgage company INFLATES THE RATES OF INTEREST, in order to screw the buyer for the NEXT 30 YEARS. I couldn't say enough bad things about this HIDEOUS INSTITUTION. As a former agent of this gross place, i have nothing but bad things to say and i hope it hurts! They treat their agents like we are pieces of TRASH. They suck up 50% of our pay, they have the worst commission structure in town and they brain wash you into thinking you need their name to survive. They think they are the 2nd coming of Jesus. They charge a ridiculous "E-AGENT" fee of $290 on top of all their bogus scams. Then, it takes over 3 weeks for them to put one of their stupid signs in someones yard. They are supposed to be some prestigious real estate company, WRONG, its a greedy pig company with owners and managers who could care less! Agents are just a number there, you may as well poke holes in our ears and put a bar code tag on us...its like a cattle farm. Then when you ask about the split and why you are getting ripped off, all discussion stops there, BECAUSE THEY GREEDY PILES OF CRAP don't want to talk about how they put the screws to their agents. Most real estate offices are SMART enough to realize that its the AGENTS that keep the company running and bring the sales in, therefore producing the money to keep the doors open. NOT THE HOWARD HANNA COMPANY, they don't care who you are, they will replace you with anyone. They are so hard up for people they will HIRE ANYONE. At Howard Hanna the wonderful realty company, you can be a LYING, UNETHICAL, THIEF, AND CHEAT and THAT'S FINE WITH THEM. As long as those pigs can suck up half of your commission, ANYTHING GOES! Thank You for reading this, if this can save 1 buyer or seller the nightmare of their life or stop one agent from making their BIGGEST CAREER MISTAKE EVER, then this was WELL worth my time! BEWARE OF "HANNA HELL"

Do not list with Howard Hanna ever. Taking money out of your pocket to put in theirs.

If 20 people want to see your house, and the only 3 allowed in at first are their own clients, how does that make sense for a seller?

If its a hard to sell house, it will not sell to their buyers and they will open it up, but if its a nice house priced fairly...how does it make any sense to omit 17 possible offers--ones that would make the home owner more money-- and just initially work with the 3 that make the Broker more money.

Definition of unethical! Other company that does this is Berkshire Hathaway. Avoid both if you are selling.
KW, CB, Remax, Exp do not use this illegal practice.

And the worst part is they sell it as a perk! Watch the community facebook pages etc.. and you will see an agent advertise a house and list practice this as a perk for you. And no one stops to think for a second how bad this 'perk' screws you.

Howard Hanna is probably one of the worst companies out there. They have the ugliest signs, sales managers who train salespeople to make unethical decisions against the good will of the client, and treat clients as numbers.

I am buying a condo from Howard Hanna agent with Howard Hanna agent. I have never felt so disrespected, rudely treated! Nothing i say seems to matter. I really like the place I'm buying and we are about a week away from closing but i have considered withdrawing.

I guess I'm just lucky so far. We're working with a Howard Hanna agent to sell our current home and buy a new home and haven't experienced any problems yet. I realize we haven't CLOSED, either, so who knows what may await us, but our realtor has never steered us toward other HH properties and has actually been sending us multiple possible listings every few days - some from HH listings, but the bulk with other real estate companies. She has actually been outstanding and we're very happy so far. We just put in an offer on a home and it's not HH, either. She has given us names and numbers of different loan officers - one with Howard Hanna, but 3 others with 3 different companies. We shopped around a bit for the "right" mortgage company for us and it turned out the be HH - we liked the loan officer we were speaking to, she has been very up front so far. Again, we'll see how things end, but so far, I would recommend them to family and friends. I'll try to update this after we close to address any changes - positive or negative - but so far, we're happy. I really hope that doesn't change. And if what has been said by past employees is true - that you are all screwed over by the company - well, that makes me very unhappy. Realtors are generally really hard working people that never really have a day off. Our agent has taken us to see houses on a Sunday. She suggested it. But realtors work long hours and really work hard to help every client. I love our realtor because she does seem to genuinely care. We'll see what happens over the next month or two.

Your two comments from the vantage points of being former employees are very enlightening. My asssociation with this firm now is that I am working with an agent who works for them. I have been unhappy and verbalized it, but I also try to be 'fair minded.' I never like to see a salesperson...or any person for that matter, get screwed out of a nickel. God knows how hard salespeople really work (and they usually don't end up with much of the credit). If what you cite is true and the agents are getting the short end of the stick there, they either don't know it, are, as you say, 'brain washed, ' or perhaps they have nowhere else to go? If the latter is true then compassion is the answer. I've been there, meaning, at the end of the road with no or few options. It's not fun. Thank you for sharing your sentiments.

I have a Howard Hanna agent now, your comments are enlightening. I have never worked for them or for a competitor so I really would not know what it would be like on either sides of the desk? But based on your two comments, I guess it's taken me in the direction of compassion (for him), which is a good thing. I never want to see anybody get srewed in anyway, that's not where my heart is at. And even though I am not happy with their firm and have verbalized it, I try to live by the philosophy of "Two wrongs dont make a right." Thank you for your enlightening comments You gave me something to think about.

I agree with this complaint it is sooooo TRUE! I am a Hanna Refugee 2! This company is unethical and treats it's agent badly! This person explained the TRUTH in full! Use an ethical company that isn't associated with its own Title Company, Insurance Company, and Mortgage Company. That should be illegal. -They get away with it, because they claim that if you sign the form where they disclose they are associated (but tell you, you do not have to use any of their associates) it's legal. Bull Crap! This hurts you if you use them!
And any agent that works for them is stupid to bring them the clients, their money, and let Hanna keep ONE HALF of what you BRING THEM! And you still have to pay for your web use, lockboxes, temp signs -they never have them for you! And they don't buy them for you -they just take your money that you made them, and turn their back on you! Their managers are illiterate, losers -all they have to do to be employed by them is suck up to the Hanna family! But the Hanna family in turn, treats agents like a piece of dirt!
And an good example of how the Hanna's work is in their false statements that HANNA immediate family give to charities such as the Akron's Childrens Hospital doesn't come directly from them realistically -it's the AGENT that work at Howard Hanna that do all the work to make the donations possible! Howard Hanna agents to ALL the work, and the Hanna owners take all the glory! Just ask who is in charge of the "chow chow fundraisers! Not anyone in Howard Hanna immediate family. They just show up and act like King and Queens!

And Agents watch your back -their managers, and Howard Hanna owners feed the same "favorite" people in their offices! Howard Hanna offices are sooo cheap they don't even let agents print anything in color to help their clients! They are sent home to use their own color ink! So go ahead and give them half of your commission and be a fool! Sellers and buyers are getting ripped by them too!

Been there done that too.. support staff is treated like crap too and if you aren't one of the beautiful people ( a rich person) they have no use for them.. if you don't work the charity you are blackballed
