Camden Junk fees

I toured this property and it is absolutely well maintained, the hallways are super clean. Loved the actual unit, it checked all of our boxes.

Now, the only reason why we are not applying is the added junk fees to the rent :-( wheww.. it’s a rip off. I haven’t had a need for cable tv in 15 years, my internet is through my cell carrier ( cheaper) but Camden forces you to pay $114 each month for that. Also, has Atlanta become NY? You have to pay $15 per vehicle to park where you live now? ridiculous rip off to me.

Now to the move in Fees :-(… $580? $150 community fee? What is that even? I toured over 15 communities and none charge $130 per application, community fees, parking or forced tech fees.

Camden needs to stop with the junk fees.

Camden Negligence by andy e @ [protected]@rainey

Camden commuted utter negligence by putting a dry type of “Covid Sanitation” on the 3rd floor at [protected]@Rainey.

No signs were put out to warn people. It was a dry chemical so no one could see it was slippery.

I “wiped out” face down in Jan.2021. Knocked me out cold, got a TBI (traumatic brain injury), broke bottom back teeth, broke left pinky, bruised me everywhere on my body. Since that day I have been hospitalized over 40 days. My teeth implants have cost me over $16,000 alone

and we still have one to go.

Guess what? There was a cctv tape of entire incident. I was on marble tile flooring waiting for elevator…. Camden REFUSES to release the cctv tapes which a family attorney friend legally secured within one week of (Jan. 2021) incident.

I am unsure why Camdens bad behavior continues even after I was evicted within months of incident ( I believe) is illegal. Andy the manager also towed my car which was parked where I parked the previous 20 months? Ohhh, he returned it UN-drivable. Then he told me to call LEXUS! Totally undrivable?

Andy E, the Camden manager at Rainey Street then told me that I was not allowed to bake cookies and share them with anyone in the complex?

Then Brook, the assistant manager began charging me bogus late fee’s (when Camden was screaming out in advertisements) that they do not charge any late fee’s due to Covid? I was not late. It was Camden & Wells Fargo’s glitch. I still paid the bogus

$ 640.00 of Camdens’ “bullying intimidation” late (bogus) fee’s. As if that was not more than enough, Camden evicted me. Due to Camdens negligence of me falling I had a concussion and a TBI ( traumatic brain injury

and was in hospital. That was June 2021. Camdens management and legal counsel are the slimiest [censored]ers on this planet. I wish someone would buy [protected]@Rainey. I’d live there again in a second it someone with a moral compass owned it. I read reviews and most people say that is really spiraled straight down since Camden purchased it from Millennium. That was 2019 I believe.

Here we are [protected]@Rainey, 2 years later & Camden STILL has not released the cctv tape. UN REAL.

Desired outcome: To be held accountable, pay medical and pain & suffering…There is no compensation when you lose your health…..

I lived at Rainey@Rainey Street from Sept. 2019 until I was evicted, illegally evicted I assume.

Anyhow, I always paid rent before the 1st of the month. Did I tell you they (again, illegally) charged me around $640. In bogus late fee’s, illegally towed my car, told me I could not converse/communicate or give baked goods to any Camden Residents?

The worst of this is Camdens UTTER NEGLIGENCE when in January 2021 they sprayed or sprinkled the wrong product on entire 3rd floor. Due to this I slammed face down and lost conscience, broke teeth, tore ligament and more. Been hospitalized a minimum of 43 days…. It has ruined my once golden life. Camden REFUSE to this date to release that cctv tale that will show everything….before during and after… and with that, I’d like to say stay far far away from anything owned by Camden. They are sleepy and could care less about their great tenants.

Camden Illegal rental fees

In February of 2016, Camden sued me for eviction (the action is called "unlawful detainer") after I had paid my rent and a 10% penalty for being late, late, in December of 2015. At that time, not only did Camden charge me a 10% late fee of $156.00 (my rent was $1567.00) but Camden also added a $350.00 penalty which they labelled "attorneys fees."

The problem with that $350.00 penalty is that we had never been to court. Camden simply tacks the $350.00 fee onto the late rental payment on top of the 10% charge. The tacking on of the $350.00 late fee is a flagrant violation of both the Virginia Landlord Tenant Act as well as the Virginia Consumer Protection Act. (I did my homework and consulted with an attorney after reading through the provisions of the Virginia Landlord Tenant Act.)

I am limited on what I can say about the situation, but you are free to look at the pleadings of a court case which involved me challenging Camden's illegal conduct. I cannot discuss the terms of the settlement but all you need to do is just go to the Fairfax County General District Court and look up the case by its docket number (GV [protected]-00.) If you have ever paid that illegal fee, I would STRONGLY, STRONGLY, STRONGLY, STRONGLY urge you to hire an aggressive attorney, who is not intimidated by Camden Fair Lakes, and have that attorney take a look at the pleadings in my case.

Camden claims to have the largest apartment management portfolio in the United States and has done this to many current and former tenants. In fact, I recently photocopied a list of cases just in Fairfax County alone (there are HUNDREDS OF NAMES) going back to 2008 where Camden has pursued unlawful detainer lawsuits and charged (in part) the illegal $350.00 fee.

This time around they didn’t not send me my lease offer and then when I did it it I had one day to make a choice, they increased my rent several hundred dollars a month and said “ It is market value” . I offer to leave at the end of my lease and they said “ only with a 60 day notice” and I would need to pay $2610 per month for a 2 bed room for two months to leave even tho my lease was completed. I have prayed to my God Jesus concerning this company, this is a sick and ungodly way to extort people especially in such hard times as these. The owners of Camden need to be ashamed, it has come to the point that love for your fellow neighbor, renters or even humans in general is obsolete. How is it that gas prices have double, food prices have rise substantially and many are suffering financially yet this multibillion company can not have mercy on their renters but instead chooses to extort them at the greatest level they can without any legal ramifications. May Jehovah intervene. This has to end. I pray that some excellent Lawyer hungry for justice pursues this Company and land a Multibillion dollar settlement in a class action suit in Jesus Almighty Name Amen. The every renter who has been extorted be repaid the fees that were collected unlawfully. Amen

God is Good ! Because they picked the wrong woman of God to retaliate on and try to kill my self and my dog. I’m an undercover investigator, and was helping an elderly disabled man at a Camden Property in Ca.

Long story short, he died because of biotoxin illness from mold and black water, lead VOC paint, on and on. I made a promise to my mom when she died in my arms of ALS 19 years ago, that I would fight for people against environmental harm, corruption, bullying, retaliation etc. And she made me promise to never turn on God, no matter the persecution and tribulations. I did, but I had no idea, the depth of pure evil and cruelty on innocent humans and animals, all over money , power and ego. And literally not one case is the person at fault. They prey on those who can’t fight for themselves, or don’t have the means or understanding even what to do . I lost everyone in my life because of it, but my God and my dog are my everything. It’s been years of retaliation, I have been beat, betrayed by the one’s closest to me, lied about. All because I am fighting for what is right and legitimately legal. They are Billion dollar bullies and that’s name of one of my documentaries. But I’m talking to my lawyers, but go onto Class action . Org. Deceptive Business Practices

Camden Living “Excellence” is violating the antitrust laws by unlawfully Restraining the renters' Right to choose and take advantage of the competitive rates offered by Cable, Satellite and Internet providers on the Open Market. The Monopoly Scheme, the so called "Technology Package" cable TV + internet access $ 96.00 extra and added as part of the monthly rent; is a SCAM to extort more money from the renters and Suppress Competition, the same package is offered directly from the provider at $ 34.99-49.99. The Scam also puts the tenants at the Risk of Eviction for not paying the fees as part of the rent, not simply discontinue the service if it is directly through a provider.
Renters, UNAWARE, in Addition to the monthly Rent will be subject to:
1- Application NON-Refundable Fee $ 200.00
2- Decoration NON-Refundable Fee $ 500.00,
3- Technology Package (cable TV + internet) monthly Fee $ 96.00.
4- Water, Sewer, Trash and "Management Fee" Variable monthly Fee $ 36.00 - $ 80.00.
5- Renters' Liability Insurance Coverage monthly Premium $ 30.00 +

Rent becomes passed due at 6.00pm on the 3rd day of the month. A false legal eviction notice posted on the tenant front door with late fee of $150.00 imposed plus a $15.00 accumulated daily, extortion, never disclosed in the Rental Agreement.
Unreasonable Rent Increase at lease renewal - a 3 day notice to make a decision to accept the rent increase or give 60 day notice to move out or be subject to new higher prorated rent based on month to month almost double of the current lease agreement - in addition to the monthly charges. Even though; comparable apartments within the complex are offered at much lower rates, falsely advertised, to lure innocent new renters into the TRAP.

The Monopoly Scam of the "Technology Package" cable TV + internet access at $ 96.00 which you are defending, is offered through COX bundle at $ 59.99 with $200.00 rebate - collateral materials are available to show your lies. Contrary to your ignorant belief, NO tenant is happy about it, they say "it was shoved down their throat" by incompetent management and puts them in jeopardy of eviction. And, it is a violation of the Antitrust Laws.
To enhance the value of your property you charge the tenants for security doors and installation by playing on their fears of getting burglarized, which happen frequently, no security guard on premises and gates are always open. After the tenant moves out, then, turn around and charge a fee to the next rental for the security door, which had been paid for including installation by the previous tenant, Clever Scam - using other peoples' money - adding to the capital value of the property and generate extra income without investing any of your money.
Camden Palisades is basically financed by various fees collected from residents in addition to the rent (Application fee $200, 00, Decoration move in fee $500.00, Technology package fee $96.00, Water- sewer-garbage-management fee $80.00, Late fee $150.00 + $15.00 daily after the 3rd, Door fee $225.00, Pet fee $30.00, Insurance fee $30.00, Move out fees up to $1, 000.00) without cost to the owners for "Living Excellence".
Very Sleazy for "Living Excellence" to send e-mails to residents soliciting "nice reviews" of "5 stars" Sugarcoated Lies.

Camden unfair business practice

I complain to Florida Commission on human relation, General attorney, U.S Depatment of housing & Urban Development (HUD), Florida Department of agriculture & Consumer Services about a housing rental Issue I encouter after being approved for a rental unit at Camden Hunters Creek, ; none was of any help, instead it seemed as if they made any excuse possible to get Camden off the hook even though I had all the evidence. The issue was that I went in to Camden and applyed for a rental unit available in a month. I gave the proper fee and was told congratualation you've been apporved with no deposit. I payed the administration fee of $260 + $50 credit check. I have all document stating everything clearly, I also provided information they requested concerning information on my credit report, and they mentioned of a rental history from 2004 I was not aware of. They took a few days for confimation with the CEO which I later received a call from Camden saying I was fully approved (all documented on Camden Computer of ceo approval). So a month later, three days before move in, I received a call from a manager at Camden telling me I was unable to move in due to my landlord history. I went through the whole explanation of how they approved me with knowledge of the history which I did not even know of and did not remember owing for any rental on 2004. He was rude point being, and did not even considered that I have four kids and would be homeless in a few days. Camden should had requested a deposit since it was their fault for the issue, for some reason they just did not want me moving in. I explained to the housing department's, but my complaint did not process because i had no case and they felt camden has the right to deny my application, even though I mention unfair treatment and or discrimination possible and breach in contract. Another gave me statistic compared with other applications from camden, and found no discrimination but I mention he did not compare mines to does approved with bad credit and he did not request documentation of ceo approval (the blame was being put on one person even though several of them reviewed it), I did not receive a respond back. Another agency was just a third party to resolve the issue without further procedures (I feel this agency is a waste of money for those whom funds it), I was told if Camden did not respond they can not do anything else bacause they are just third parties to find a solution without the extra. I later got information from the report Camden requested for my credit history and found out that the rental history in question was from a apartment rental in 2004 that went foreclosed a couple of months after I moved in, why is on my credit, I do not know but the credit agency told me it can not be removed because is public information (lol). Camden states that they denied me for my credit history(manager told me rental history). I explained they reviewed it and they should had deny me the day I applyed instead of taking my money for over a month and then leave me homeless with four kids (no one cared). Another excuse from housing Derpt is they refunded me the fee, that should be good, and that as camden has the rights to deny me before move in I could had also deny moving in and camden would had stood with an empty apartment needed to get rented. I explained that If I was to deny moving in to the apartment, Camden would keep my fee as stated on contract, but I got nothing from them refusing me to move in (I was told the same excuse by an attorney, go figure) instead I had to take another chance with another apartment unit possibly doing the same thing; most apartment complexs/condos here you do not sign lease until move date but they require you give the fee and deposit at time of application (?).
Legally Camden breached contract even thought I did not sign a lease I have document showing they approved me, they took my move in fee and kept it for over a month which is illegal if I was not approved, an attorney tells me it would cost me more to argue it in court than I would get back (?). General attorney's office refered me to the same people I had already done complaints with.

It happened a few month ago. The landlord history is not my fault, it was a home foreclosed and it should not even appear on my credit report, i vacated when the bank passed notice of foreclosure. Their was a legal contract, I have a paper saying the unit assinged to me and they where not to take/keep my fee unless the unit was being rented to me. Regarless this is unfair business practice/scam.

Camden Safety

I began living at Camden College Park in early January 2010. Since then, the fire alarm has been pulled countless time at 0300/0400 in the morning. There have been 60 reported car break-ins within the past 12 months, which is verifiable through the records department at District one (1) in Prince Georges County. I m unsure of the amount of home break-in but Camden has sent out an email notice to residents alerting them to this. They however never provided any information in regards to vehicle thefts. When trying to rent here, they will allure you with the gated community feel. I can tell you that it s a false sense of security. First off, it s easy to follow someone in through the gated garage door, as it happens daily. If you don't believe me, and you re considering renting here, just sit back and watch at your leisure. The loading dock doors on the first floor have been pried open and are easy to just yank open. This was brought to the attention of the leasing office but still remains unsecure. The security cameras are only activated via motion As in vehicle motion. A person walking slowly won t set the cameras to record. There are no security cameras near the loading dock or down any of the halls to provide protection. Now I could continue on and on about the security issues, but just contact district one, or district six and speak with a Prince George s officer and they will tell you the facts. Actually, there are PG County police officers who live in the community, and they will also verify everything that I have said.

Now let's discuss everything else. Dog Poop and Dog Pee everywhere. Camden does an excellent job of providing trash stations for your dogs poop, yet I see owners walking their dogs and letting them free poop on the grass. In fact, once while I was picking up my dog's feces, I stepped in someone else s dog s dodo. Now Camden responded with an email saying that people will be fined $75.00 for not picking up after their dog. Once again, if you re considering renting, walk along the grass on the sides of the building facing IKEA and see for yourself. How about the noise! Now the Camden leasing office will go out of their way to tell you that they don't rent to college kids. Enjoy the surprise when you rent. Six college kids splitting the rent and the smell of marijuana as you pass their apartment.

In conclusion, thankfully my lease is almost up and I will be moving as far away from this place as possible. Good news for you if you don' t listen to my advice and want a studio. In the end, don't say I didn't warn you. Enjoy!

I would steer clear of Camden College Park! I have had nothing but issues with them from the time i first moved in to my Unit. We moved in and the first month we experienced several fire alarms going off sometimes twice in the same night. When after 3 months of the fire alarm going off at least once a week i called in to complaint and was told that there was nothing they could do for me that it was due to a short. This is a company that claims to deliver "excellence at every point of contact". I left this issue alone after a while and after 6 months the issue resolved. Due to a another unit falling threw at the last minute at another complex, we renewed our lease and moved to a smaller unit. While at this unit there was some overturn in staff and then crime became an issue between the two buildings there were several units broken into and the first murder of the new year was in the 9630 building "Controlled access" Garage. Crime continued to be an issue until I left. Camden's portal to pay is also flawed. I attempted to pay on the 2nd of the month and when the 4th rolled around and the money had not been taken from my account i called the office and was assured that if i paid it then it may just take a few days to clear my account. On the 6th i got an email stating that i had not paid rent and that now i had late fees on top of having to pay rent, they charged me for insufficient funds which i had all the money for rent, and got slapped with a 100 dollars in late fees and other fees. They would not wave them despite my attempting to follow up with the leasing office. 4 weeks before I was scheduled to move out and into another Camden complex in a different city. I started having issues with my A/C and called in and the first time someone came to fix it that night and was very accommodating. The issue was not completely fixed though cause the issue came back in like 2-3 days. I called in as soon as i noticed the issue when i got home. They informed me that this was not an emergency and they refused to send someone over to look at it. I called the office and explained that this was an issue as i do not like having people enter my unit when i am not home especially with increased crime in the area. The issue never got proper follow up and now that i have moved i have requested follow up with the leasing office about my security deposit for the past 2 weeks. Don't be fooled by the technology package ( which you can't opt out of ($50)), Valet trash, or manicured grounds, Camden College Park does not deliver on it's claims.
