If you have great credit you probably don't have to worry about buying a home at all - unless you are getting a VA loan. Then you have to deal with government red tape, VA policies of not helping people, and then the bank. It's hard to get a VA loan so they say... which means that being told you're eligibe, like we were told, is not a guarantee. Being told we have the loan is not a guarantee either if you're with Wells Fargo.
In our case we were approved for a VA loan at 100%. WE gave them everything we needed including a letter from my former landlady - and that was hard to get. That woman is a complaint all by herself.
So now, the underwriter isn't satisfied and demands things we cannot provide.
1. The paper from the landlady was not satisfactory. They wanted a different format. They could have given me the format from the get-go but rather, I was told our original letter was good until it was too late and then they wanted another.
2. They put down my new husband's monthly income as our savings and refuse to correct the error. So we had to borrow to compensate.
3. When we filled as many conditions as we could and thought we were done, the underwriter demanded more. Everytime we complete his tasks, like an old king protecting his daughter he nit-picks for more. The actions are more like someone who doesn't want us to have the loan rather than someone doing their job. Among his nit-pickings he has demanded the seller repaint their house and that I provide another power of attorney for my husband who is in Iraq. The poa was FINE up until now. Suddenly it's not good anymore.
Because of this drama I have been homeless for weeks. My children no longer live with me and I'm not sure I'll ever be able to get them back.
It shouldn't matter that our credit scores aren't the best after all this. If they were going to turn us down they should turn us down, not destroy our lives. Approved (not pre-approved) is approved. And a bank error on their part is not something I should have lost my family over.
