Holiday Builders mold infested home because of shoddy building

We purchased a home from holiday builders in lexington, south carolina in sunset bay sub division in lexington south carolina. After purchasing our home it was discovered this new home was built with no flashing so water was intruding our home and the home was infested with mold. We had to move out of the home after living there for a mere four months... Holiday will do absolutely nothing about the issue.. We have been out of the home for over a year now and we are under litigation to get this issue corrected... We are having to live in a rental home while paying very large mortgage payments. Our lawyer had a hard time getting holiday builders served because they have moved their business to fl. We also have a punch list things such as missing shingles, porch out of code. A return that was sheet rocked up. Holiday is the most unethical builder I have ever dealt with... I would never recommend this builder or his realtor that represents him debbie warner... We were conned by both to close on a home that never even had the punch list satisfied we are just totally disgusted with this company.

BUYER BEWARE! PLEASE SHARE! Our Thanksgiving and Christmas is ruined because of this builder. We called them to let them know that they punctured our plumbing line when they built the home. Mold was growing behind the sheetrock because of a nail that went through the plumbing line. It has been a slow leak for years and now mold starting growing on the outside of our home and underneath the cabinets as a result of the leak. We contacted them and they sent a contractor out to examine the damage after we sent them a warranty request on their website. After the contractor reported back to the builder they said they were not going to honor the damage that had been done. This builder is cold-hearted and DISHONEST! We will keep fighting for our rights but don't want this to happen to you. We will not give up until they honor their faulty work! Please be careful! Holiday Builders home built in milton, fl

Took 3x as long to build house as we were told, quality is poor, walls paper thin, can hear every noise in the house. But the biggest complaint would be that we had been told we would have internet service with cable company Mediacom upon moving in. Well, it has been four months and I still do not have this service. I had to try and use satillate internet service with Hugesnet, would was soooo slow, I couldn't even stream my online lectures for my online degree. I cancelled w/ them within trial period. I still do not have internet services, I am using up the data on my cell phone, which has caused $75 extra on my monthly bill. I also have to go to the library to complete my school work.
Next complaint would be on my sprinkler system they installed. Some genius set it to run at night 4, 000 gallons. Lady at water company called to see if we had a leak. Stated he used 165, 000+ gallons inless than two months, bill was over $700, and holiday has not assumed any responsibility for this error. DO NOT BUY with them unless you don't mind an unpleasant experience.

Holiday Builders signing a contract/building new home with them

I'm complaining on behalf of a friend who is going through hell with Holiday Builders. First, as with many other reviews, the house was not being built on schedule. Next, again as with many other reviews, they were not doing several things as specified in the contract. For example, the back porch was smaller than specified, the driveway was not laid with pavers and they laid NO sod as expected. Then, upon completion of an inspection done by my friend's licensed/certified professional inspector...huge issues were found with the foundation and many other things. Now, instead of Holiday Builders fixing the issues, which wouldn't have cost more than $5, 000 according to the building engineers and permits office, they have gone back and forth and put a patched piece of wood to try and cover the 3/4 in. sag in the second story of the house! Then, they said my friend refused to close on the house and have now listed it for sale! My friend and her family did not refuse to close, but simply asked them to fix the issues before closing. They currently have nowhere to live and still want the house they had planned to move into and are now at the point of beginning a lawsuit. Holiday Builders is not only unprofessional and shady, but they are just plain stupid! They will spend more fighting this lawsuit and losing, because my friend has a cut and dry case, then if they just fixed the damn issues! They are the perfect example of corporate greed...they build things quickly and cheaply in order to make money, with no thought or care for the folks in which they are building houses. Not to mention, many of their houses are cheap-o pieces of S#$T!

Your friend has zero case. They signed an arbitration clause in the contract. They are not able to go to a US courtroom.

And this is typical Holiday Builders behavior. Unbelievably shoddy construction, and when called out on it, and they know you've already made plans to move, and have thousands of dollars a year of time waiting, they say "Take it or leave it" . They actually threatened to cancel my contract if I came to look at the house being built. That should tell anyone all they need to know about this very substandard builder.

They actually told me on closing day I had to accept all the defects or walk away and lose all my down payment. How someone has not taken matters into their own hands at this point, is beyond me.

To the above poster. My family is looking to purchase this home from the builder. Can you be more specific about the issue with the foundation as they are telling us there is no issues with the house. We plan on having an inspector look at the house but I'm worried they will not find the issues you are referring. Thanks for your consideration; hope you are able to find a house that works for you and your family.

Holiday Builders defective workmanship

Holiday Builders left huge, broken pieces of masonry blocks, premxed concrete and other large pieces of d=construction debris just under the surface of my property. It was not buried under the driveway or even deep underground, It caused my front lawn to die repeatedly after I replaced it twice. There is also a 2 inch crack down the foundation of the house clear through to the ground which was discovered when the rug installers removed the carpet. They tried to fill it in but it kept taking more and more concrete. Holiday Builders is aware their Bonded Builders Insurance will do nothing and refuse to even offer an apology or state they would make sure it doesn't happen to others.They should be out of business. I have video and photos and plan to take out a full page add in a real estate magazine or newspaper in their area to show others their poor workmanship.

Holiday Builders building process

We are filled with an overwhelming need to add this addendum to your survey as a simple check or one line explanation does not fully convey our feelings in certain matters concerning our new home.
Before we continue we will say that there has been only one undeniable reason we continued the arduous journey of building a home with your company. It was the floor plan of the Parker House that we had built. No other builder in our area offered a house with this floor plan and it suited our needs perfectly. If this were not the case we would have walked away from your organization inside of the first week.
My wife and I could collectively write a dissertation on what went wrong from the start to the very end of our experience with you but I will cover only the highlights here.
1. When we first discovered the Parks at Willow Ridge, there was never anyone in the model to deal with. We had to hunt down a sales person in another development to get any information. Then when we did find someone they knew nothing about our area such as Home Owners Associations, style of homes offered in our development and so on.
*Please note that your competitor, Sandlin Home Builders, who had a model across the street was literally begging for our business and willing to throw in a long list of discounts and upgrades to earn that business.
2. Once we did get a sales person “ Kate”, she was as helpful as she could be given she was not familiar with our development. However this was short lived.
3. Once we signed a contract with Kate and got the ball rolling my wife and I did all that we could do to meet our obligations within that contract so that as few setbacks as possible would occur to include SELLING OUR HOME and moving into a rental property. Shortly after the selling of our house we get a call out of the blue stating that that the lot we had chosen and signed a contract on was no longer available and we were now starting from scratch. Your company effectively promised/sold us something that you did not own.
*Please note, the original lot we chose was the corner stone of our reason for signing the contract in the first place and this was made clear to our sales person Kate. “If you can get us that lot we will make the deal.”
So we found ourselves homeless, with a short deadline on a build project and no lot.
4. Well, once a suitable replacement lot was made available we moved on hoping that was the last of the major obstacles we would have to endure. This turned out not to be the case.

5. Shortly after the NEW contract was signed and the new lot agreed upon, Kate either quit your company or was fired. So now we found ourselves with no salesperson at all. We were given numbers to people to contact to continue on with our build but there really was no living person in our area to deal with face to face. The worst part of this “Kate Leaving” issue was that everything she told us, promised us, understood and discussed with us was all gone. All that planning and talking vanished. This caused us major problems down the road when the house was actually being built. By having to start all over again with a new contract, we had to extend our lease TWICE because of your delays which caused us to have to pay 2 months of rent at $1, 300.00!
6. Enter Kevin our general contractor and building supervisor. Kevin proved to be very good at his job, down to the final moments, however he really didn’t know what Kate had promised us or what some of our expectations were because Kate took all those secrets with her. I will commend him though on doing the very best that he could.
* Please note that we had an issue with our stairs that sums up exactly what we are talking about. Kate told us one thing and when the build came we ended up with something else and to get this corrected we had to shell out more money.
7. There were several other bumps in the road such as the empty lot next to our house being left in a terrible state of disarray with rock piles and liter. A by product from the construction of our house we guess.
* If this issue could be taken care of now, that would be great but we are not holding out any hope.
* The fence we paid for was put up with the “nice side” facing out. But since the fence was already up by the time we noticed, it was obvious that was how it would remain.
8. We could go on to mention the very long list of incentives other builders were willing to give us to earn our business and your company offered only a small incentive towards our closing cost and not much else. I guess the economy is not hurting your company. My wife and I felt like we really had to work at giving you over $200K where as I think it should have been the other way around. Your company did not really earn or work for our business, it was simply your floor plan that sold us and that was it.
9. Lastly, after all the stumbling blocks, missed deadlines, construction snafu's, and general hardship we had to endure you managed to drop the ball one last time. We started the process with your company in February and here we are at the end of September, finally closing on our new home. Everyone is excited, we are closed, the money has changed hands, my entire family is in the driveway with the U-Haul truck, I present my wife with the the new fancy owners manual given to us at closing and her new house keys …... and the keys given to us at closing DO NOT FIT THE DOOR ! We are locked out of our new house...classic Holiday Home Builders move. It fit so very nicely with the entire experience we have had with your company. The cherry on top.
*Luckily Kevin was on the spot and arrived 30 minutes later to meet us all sitting on the front step. He let us in to our new house.
10. The list of disappointments goes on and on and could be much more extensive but we simply don’t have the time or energy to go into more detail. We are in our new house and doing our very best to forget what it took to get into this position and just enjoy ourselves. You gave us a survey, these are our responses.
*In Closing...after everything, the money due back to us at closing was delayed. There was not enough postage paid for the mail service to deliver the letter to our house. So we had to shell out .44 cents to get our closing money from the post office. Perfect...

They are building in Freeport FL now. Quality is unbelievable, and the attempts to cover up disgraceful. I wish I had never signed the contract, but now I have a year invested waiting, and nowhere else to live, as closing dates come and go every week, while they try to cover up shoddy work.

Just FYI - the "nice" side of the fence will ALWAYS be facing out. It's part of HOA, if not just hte HOA typically the County/Parish requires it - as the individual that pays for it you get the privacy of it not the nice looking side of it.

As for the rest - anytime someone sucks/gets fired there is a temporary lull and crappy service for whoever is in the middle. I'm so sorry you all went through this but at the same time I'm happy to see that Holiday recognized that "Kate" was a crappy representation of thier products/services and got rid of her. IT does sound like you unfortunatly got screwed in this process, hopefully they have someone better in place now.

I am currently in the process of building with Holiday Builders and I could not agree more with how horrible their service and professionalism are after they get you to sign. I wish I would have researched more thoroughly prior to signing with them last May. We were told our house would be ready by December 2014. It is end of June 2015 (more than 1 year since we signed) and our house is nowhere near completion. We, too, were given all kinds of excuses as to the delay. It is obstacle after obstacle, and they never admit fault. They will install their own granite/cabinet colors of their choosing and when you tell them that isn't the color you chose at the design center, they will tell you that your contract states you agreed to shade variation. It has been a nightmare dealing with them. Anyone thinking of building should STAY AWAY FROM HOLIDAY BUILDERS! They promise but never deliver.

Wow, this is horrible! I'm in the process of talking with Holiday in a community just north of Haslet (Fairways of Champion Circle). Starting to think that is not a good idea. We are being strung along by DR Horton on another build and ready to pull out - signed a contract back in July 2011 and we still don't have a "start date" due to some drainage issues that is holding up the permit process. We too think that the Parker floor-plan will fit our needs perfectly with the shared bathroom upstairs for our boys and the other bedroom/bathroom for our daughter. We are a little concerned with the dimensions of the kitchen/breakfast area, but everything else looks great on paper.
So now that you are in the house, would you say that you are happy with the quality of it? I am willing to deal with a few nightmares if the long term goal of having a great house will be met.
I have left a message with the "on-site" sales agent (which has not once been on-site for the past 5 days), still waiting on a call back at this point.

Holiday Builders sold us out!!!

I signed my contract on August 01, 2006 and was told that I would be in my home by Christmas, come 11/1/06 they had yet to start building and blamed it on the rain (which we hadn't had), the county for being slow on issuing the build permit, and on and on! It wasn't until I through a Texas-sized hissy fit did they start building, and then were not building according to the specifications, so it was one battle after another. But finally in late January 2007 I closed on my house. Little did I know that all the hell I went through in the building process was nothing compared to what was coming next. We (me and other buyers) were by Holiday that they were going to build a park, the neighborhood would be expanded to cover a certain area, etc. I was also told that I was purchasing an Energy Star Certified home -- which after closing I was told by Holiday "oops -- that was a mistake we hadn't started that program yet". Again after throwing a Texas-sized hissy fit low-and-behold I look up one day and there was a certificate stating that my home had some how miraculously become an Energy Star Certified! Still, I did not know that the worst was yet to come. 2 months after moving into my home I noticed that they were selling the model homes. Mind you my community was not even 40% complete. The next thing I know I find out that Holiday and contacted Habit for Humanity and sold them ALL their unsold lots at less than half-price and had pulled out of the community. Our houses WERE and I stress WERE valued in the 150, 000's and up with the smallest floor plan being 1900 sq. feet. However now the community is comprised of 70% Habitat Homes that are 1, 000 sq feet and valued at $53, 000 so now my 156, 000 is now valued at 99, 000. Holiday nor the developer Carter-Mannix in Dallas Texas notified any of us. So me and everyone else is stuck with a home that we will NEVER be able to sell for a profit!

Holiday Builders promises, promises (shoddy workmanship)

It's been a few years since we bought a Holiday Builders home, but I stumbled upon this site, and I'm still mad, so I wanted to warn others.

The only question my husband asked the sales person was, "Will the hurricane straps be poured into the concrete?" Sales rep says, "Of course!" We were excited to see the concrete walls finally go up after eight months since signing for our home. We drove by every other night to see how it was going. My father stopped by one day to see how our new house was going to look. All the workers were standing there just looking at the house. My dad said, "Hey what's up?" The supervisor said, "They just put the hurricane straps in the wrong place. The roof trusses aren't going to line up with the straps, but that's okay we're just going to shift some of the trusses." We called and said we want it re-cone. "No we can't do that. It'll be okay." When the trusses were finally attached to the walls, the straps were 4 inches to one foot off. The metal hurricane straps were bent to reach over and go around the trusses! The ones that couldn't be reached were NAILED, I say NAILED into the concrete wall. You don't nail into a concrete wall you use tapcon screws made specially for that purpose! My husband took something and pried one out of the wall. This was the first of many battles that an independent inspector found. The supporting walls were not anchored to comply with code. The wood over the trusses was not even attached in some places.We could lift them with a broom handle. We complained about that to the supervisor and the next day the angered worker put twenty three nails in a two foot piece of wood. They did that in a few pieces of plywood and some other places was still not attached to the trusses. The tar-paper was put on backwards that would cause the water to run under the overlaps, not over. The fiberglass shower had a crack about three feet long (which was later obviously patched although we were assured it was a new shower.) These were not cosmetic complaints. These were structural problems. I've got pictures. We are not picky people! Never once in my registered, certified letters to the president (Richard Hawkes) did anyone respond to our pleas for help. After all was said and done, 11 months after we ordered the home, we closed on the house. We didn't have it in us to fight anymore. The $17, 000 we made from the sale of our old home was gone. Why? Because we had to rent an apartment that was expensive but the only one we could find to rent without a lease. Had we known how long it was going to take, we could have signed a six month lease somewhere cheaper. Also we had to drive the 20 miles to and from the house, every other evening after work, to make sure they weren't hiding more problems. Finally, we sent letters to the president asking for a verbal apology for the heartache we went through. We tried calling anyone higher up, even going back to the model home to talk to the salespeople. Never, never once could we talk to anyone higher than the supervisor at the site. In closing, were the hurricane straps poured into the concrete? Of course they were!

Don't buy a Holiday Builder's home! You may be fine if are no errors in the building process, but if they a mistake, you as the consumer no longer exist in their eyes.

Yep.. Stay away from this builder. Their greatest skill is hiding their management, and their mistakes, from their customers. They most definitely do NOT know how to build a house. Their arbitration agreements are the only thing keeping them in business. Once you sign a contract, you're screwed!

My family and I started building with Holiday in August 2014, and was supposed to be completed within the next three months. A couple months went by and saw that they hadn't even put the groundwork in yet. They delayed our house to December. Then to January. Then to April. Then to May. Then to August. In July we saw that the house next to ours had already been done, but ours still wasn't even halfway completed, but this isn't the worst part. We picked it a light, yellowish color for our kitchen granite, but were surprised to see a darkish, yellow color. We said, "it's okay they'll fix it" (because we had pictures and documents to prove we picked a different color). They said they wouldn't change it and that we asked for an apology. They later stated that they were correct and refused to admit that they made a mistake. We were furious and tried to talk to higher up people, but couldn't reach them. After all the delays, mistakes, and denial for apologies, we were done fighting and just wanted the house finished. I mean we decided to BUILD a house because we wanted the house that we wanted, but instead got a lousy company who deny the satisfaction of their customers. DO NOT BUILD WITH HOLIDAY. You will deeply regret it. Oh yeah, I forgot they even tried to sneak away with "forgetting" a chandelier in our kitchen.

Stay away from Holiday Builders in Brevard County, FL. I have had nothing but problems since purchasing a new construction home from them. They have been unresponsive to warranty requests opting for quick, temporary, jury-rigged solutions instead of fixing the issues properly and the sub contractors they employ to pretend to address the issues won't talk to you, they'll only talk to the builder. They require you send written service requests but won't provide you with anything in writing and no one ever answers the phone or returns a call. I'm completely dissatisfied with the quality of the workmanship and their complete disregard for their customers (I guess they don't view you as a customer once the check has cleared the bank). I have had recurring problems with the home and have been respectful and nice in my dealing with them but each issue I raise takes longer to hear from them - multiple emails & phone calls (answering machine always). I have friends who used another builder and their builder bends over backward to help them with the smallest of issues (replacing a light bulb) even after 12+ months living in their home. Do your research first and stay away from Holiday Builders or you'll regret it.

I agree. They are terrible. We had a house built in Ocala, FL in 2002. The drywall, the exterior stucco, and the concrete slab are all cracked. We also had a cracked shower stall and the bathtub in our hall bathroom cracked (we patched it up ourselves). There are also other problems, but you get the idea: stay away from Holiday.

Holiday Builders not to be trusted

January, 2006 - Purchase of home to be built included sprinkler system, sod, and shrubs (additional cost of $2, 990). In June of 2006 when construction was completed, we were advised sod must be laid to obtain cert. of occupancy. After it was laid, we were told of severe water restriction in area (we are out of state). Due to restriction, adequate watering could not be done to establish new plantings; hence landscaping died. Further, we discovered that the sod was laid in a very shoddy manner, with gaps between pieces, allowing weeds to overrun the lot.

Builder agreed to replace sod during rainy season. (We have this in writing.) After approx. 6 months, only a small amount of sod was replaced, and some of that was laid on top of old dead sod. We have received complaints from neighbors, our property management company, and notices from homeowners association threatening fines; Other landscape professionals have advised the job was not done in a satisfactory manner and that we were taken advantage of since we were not able to be on site. We had to constantly make phone calls and send emails, attempting to get the work done.

While waiting for the new sod to be laid, we had a landscape architect design a heat- and drought-resistant tree and shrub plan, and install same. In doing so, we spent an additional $2500 to replace the other dead plants. Holiday Builders claims the installation was just fine and in keeping with professional standards. Other landscaping professionals have begged to differ.

We sought restitution through the Better Business Bureau for Holiday Builders' failure to provide a quality product installed in a professional manner. Holiday Builders, not surprisingly, LIED in their response, saying we wanted it replaced twice and that no watering was done.

Though we have their promises in writing, they continue to DENY, DENY, DENY! They are not to be trusted!

Holiday Builders buyer beware!

I purchased a Holiday Home in July of 2005 in the Shaw Creek Ranch addition. Not only have I experienced trouble with Holiday making warranty repairs, Crooked walls, cracks in brick and foundation problems. In addition Holiday qualified anyone who applied and I have found that I'm surrounded by the criminal element, drug dealers and violent offenders. The neighborhood is rapidly going down hill and is only a little over 2 years old. Buyer Beware...

I am so upset right now. I purchased my Holiday Home in 2007. My home had upgrades, was built in 2006. Came with front loader washer and dryer. That was my freebie. Well here it is not 2014, these things began happening in 2013, I just happened upon this site. Along the wall in my master bath, all along the base boards, running on along the tub, going on along the wall ending at the baseboard to the door at the toilet, is mold, dried. If you "thump", along the floor, it is hollow underneath the floor covering, along the site, at the base board. Very shoddy work. There is a hole in front of the toilet which has the same effect which the heel of my foot feels the indention each time I step over it. Where the baseboard is growing the mold all around, this has gotten into the sheet rock and starting to go up. Its leaking from somewhere. WELL, I call Holiday Bulider's, and along with that Bonded Surety People, and of course they backed out of that warranty, saying it is not "structural". There are also cracks and crooked sheet rock in my bathroom as well, I mean splitting. They also cut a piece of floorcovering at the entrance way going from the kitchen to the hallway, which is not peeling up. Could not see this when first moved in, but after wear and tear of that entry way, of course you can see where they glued the pieces together. They are telling my I am out of the warranty period, which I am with Holiday. 7 yrs out with Holiday, from the time I reported it, but that Bonded people, I was not. They are building in my neighborhood now, Taryn's Estates, in Milton, FL, and as I walk through, I am looking through bathrooms, and ah ha!, I see concrete, knocked out along base boards where a mistake was made in measurements, misjudgements around plumbing, where holes will be, and they will try to fix it with quick cement, and it will not hold, I sure with I could warn these future home owners. You can see who the "future homeowner's" are on the building site. The same thing will happen to them after about 6-7 yrs. We get into a rainy season around Jul-Aug every year. I was directed by them to contact my homeowner insurance, so I have a feeling, this is going to be a ping pong complaint. Maybe the insurance company will sue Holiday, after they get their inspector in. I hope a future homebuyer will read this. I love my home. I have the "Carmel", don't know if they build this home anymore.

I live in the same neighborhood and I have not known of any drug dealing nor criminal activity. We have 5 officers in the neighborhood and also a Neighborhood watch program. Holiday cannot approve anyone to purchase a home because they are the builder and not the lender. Since I work in the mortgage banking industry, I KNOW this is not true!
