As a Real Estate owner/broker with 25 yrs of experience I have never seen a company like Countrywide/Bank of America who could care less if you have a cash offer for a home.
I have been working on this file now for 1 year with hundreds of phone calls, sending numerous documentation requested and then they close the file because they said they emailed me and I did not respond. B S! I had to get the file reopened and send again all current information of my seller for them to say the seller would have to contribute $ thousands of dollars in order for them to accept a short sale. SHORT SALES MEANS A SELLER IS IN DISTRESS AND HAS NO FUNDS. I just called again and they closed the file again since so they said they emailed me with the information, which they did not.
No one knows what the other depts are doing. When you call the center they just read off the monitor what the processor is doing and who the file will now be assigned to next. These homes are being vandalized, kitchens removed, copper pipes taken, appliances and not to mentioned being empty/some with squatters and not winterized with frozen and broken pipes. How much do you think these homes are worth after 1 or 2 years of no maintaince ----
12 months! YES 12 MONTHS LATER AND STILL NO SATISFACTION.
I THOUGHT THE BANKS WHERE SUPPOSE TO HELP DISTRESSED SELLERS!!!MAYBE WE SHOULD WRITE OUR CONGRESSMEN AND ETC IN ORDER TO ASSIST ALL THOSE IN NEED OF A SOLUTION. WHERE DID ALL THE BANK BUYOUT MONEY GO TO! CERTAINLY NOT TO HELP THE NEEDY!

I happened upon your comment about your short sale situation. I have been working in the mortgage industry for 12 years and have done short sales and the like for this time length. As a broker you should be aware that a short sale is not a guarentee that the bank will accept the loss - maybe it is too much for them. No offense but after 25 years you should know which deals will close and which will not. As I understand the distressed homeowners situations - find another property to market. Your homeowners have not taken the time or do not care for the disrepair of this property enough to give you something to sell that is worth while. You can spend much more time making money on homeowners that acutally care. I am guessing that you contunie to renew your contract to "help" these people - but please, then need to help themselves first. You sound like a dedicated agent and possibly the B of A system of Short Sale is no good but generally agents are "fishing" for what the bank will and will not take without a real legitimate offer and it makes all agents look like big scammers. If a Deal is not closed in a decent amount of time do you really blame the bank for the reject or closing of gthe file? Let the bank take the loss on this one dear - it is not worth your time. Maybe your buyer will get what they want when the REO markets.
