PulteGroup - manned and unmanned security gate issues at islandwalk at the west villages

The entrance is somewhat impressive with a gate house manned 24 hours, and two sets of gates to give the impression of serious resident security considerations presented to potential home buyers at IslandWalk at the West Villages, in Venice - North Port, Florida, built by Pulte Home Corporation and also using the name DiVOSTA in its sales advertising. However, what you see, and what you may hear in the Sales office is not reality. Simply, if you don’t care to go through security, then you only need to drive 2 miles south on Route 41 to West Villages Parkway and come into IslandWalk at the West Villages via its back gate which is left open and unattended 6 days a week, 11 hours each day. There have been, and continues to be, multiple queries and requests by IslandWalk at the West Villages homeowners about placing a security guard at the back gate during its open hours, more so after several burglaries occurred, to no avail. DiVOSTA – Pulte Home Corporation responded by installing a “security” camera, a minimal after the event posture instead of being pro-active as their main gate security presentation suggests to the unknowing eye. It’s not unusual there’s only one guard on duty at the main entrance, therefore there’s no realistic active monitoring of the security camera images, and even if there was, there’s no identifying method to determine if a vehicle is or is not an IslandWalk at the West Villages resident’s. If, for instance, a burglary occurred but when it did is not known which is not unusual in a mixed full time/seasonal community, there isn’t a viable method for law enforcement to investigate the event via security camera images. Money can’t be the issue as this longstanding open back gate condition began years before DiVOSTA – Pulte Home Corporation installed a second set of gates at the main entrance, and built an extensive “clock” tower/water fountain/floral addition at the main entrance within the past year (2015). DiVOSTA – Pulte Home Corporation image is important, security isn’t.

Good Day - not sure who to exactly address this to, but I am quite frustrated with the purchase of this home. I am not getting answers, and I feel that I am just being pushed off with some sort of non-sensical explanation for everything. And since the walkthrough was a last minute rush the day before settlement, it gave me little time to address or check out anything.

Let me address the pool first.
I have been trying now since closing to get information on how to operate the pool. no one seems to know. I called the installers that either Bill or Andy gave me the name of and was told to get any information I had to go to "pool school" and since this was now not a new home, even though no one ever lived there before, I would have to pay for the school and the mileage for them to come out which was over a hundred dollars.
Well, that didn't help much. The spa doesn't work - he doesn't know why - he doesn't know if it ever worked. Said I had to call service, and it's costly to have them come out and troubleshoot and repair. I was not told that it didn't work. I tried to make it work on the walkthrough but was blown off by, it's probably a minor adjustment or maybe circuit breaker needs to be turned on, not sure. Well, it's not a minor adjustment and it doesn't work.
Family next door has a panel on their wall to operate pool. Me, I have to climb over pool equipment to just turn on the heater, which at my age is not really easy to do. I was given no instruction manual whatsoever. There are no switches to turn anything on and I am not a pool engineer so I'm at a loss here.
The best part is that I was told that once spa is fixed to turn it on, I have to blow into a hose to get it going. You've seriously got to be kidding me! Pool guy said that Pulte was being cheap and installed Jandy equipment and that's why I don't have a panel and everything has to be done manually. That is just not acceptable. It is not self-draining and I am not here year round so that will be an issue as well. I don't know how to heat the water for the spa, if it ever should work. I have climbed over the pool pumps to get to the heater and almost killed myself in the process.
I have a pool at my residence in PA and it has a panel where the circuit breakers are along with switches to turn on lights, heater, pump, spa, etc, atc. as well as a Jandy remote control. Here, I have nothing!

DISHWASHER: My silverware holder disappeared. Was there when I did the inspection - now it's gone - along with any samples of detergent, etc, that were there when I did the inspection, poof, all gone. I can't use dishwasher - no place to put my silverware.

FAN IN MASTER BATHROOM - TOILET ROOM - NOT WORKING. Was told all that would be fixed by the time I moved in. I made settlement September 22nd. Still not working.

OUTLET IN LIVINGROOM FLOOR - I can pull it right out - outlets are sunk in so deep you can't reach them.

SOUND SYSTEM - I'm sure it's wonderful, but nobody has been able to tell me how it works or where the main panel is for it. nobody seems to know. so I have wonderful speakers in ceilings that do nothing.

PANEL BY GARAGE DOOR - another feature that nobody seems to know what it's for. I asked if I could hook my Xfinity security system into it and was told, sure no problem. Guess what, you can't!

CAMERA OVER FRONT DOOR - asked about that and was told it was just a dummy and didn't do anything.

BEEPING: something is beeping and constantly saying "low battery". Has been doing that since July and still does it. Nobody can find where it's coming from. I have replaced batteries in every smoke alarm and it's still doing it - annoying as hell!

FRONT DOOR: the handle is loose. you can tell that there's water damage under door by the wood on bottom of doorframe. door does not have a tight seal. I can tell the difference from that door and my door at 5205 Turtle Creek Circle. Was again told yesterday, oh, it's nothing and just take a picture and send the door handle back to Schlage and they'll replace it. What about the rest of the door? if there is water infiltration and it's not a tight seal, that's not good.

Oven hood didn't work either, but I just replaced that myself.

I could go on and on - and yes, I understand I bought a spec house, but I paid exactly what it was appraised for, so I expect it to be in working order.

I was also not told that as soon as I signed on the dotted line they would start building on the empty lot next to me. Had I been aware of that I probably wouldn't even have bought the house. They are literally digging two feet from my house. Have put up no fence and all the dirt is going into my pool, lanai and filter system for pool, and I will hold Pulte responsible for any damage to pool or filter system from the dirt and dust created by this.

WAP - Nice to have a wireless access system and again, was just brushed off by being told, we don't know how it works but I'm sure Xfinity can tie into it - well, they can't. I was given no manual, no instructions for anything in that house.

I ALSO WAS TOLD I have a smart switch, but I haven't found anyone smart enough to tell me what it does or how to use it.

GARAGE FLOOR - this used to be the office and toilet for public - the garage floor was an abominable mess and they did agree to coat it. However, the floor already has two cracks in it since they coated it.

DOWNSPOUTS - There were no drains placed under the spouts which caused erosion of soil and left holes in the ground - none of which was remediated.

I cannot tell you how deeply disappointed I am in how I am being treated. I had absolutely no issues with the home I bought two years ago and this one is a total nightmare and complete disapppointment to date.

There was a safety fence placed around pools which is removable, but none of the plugs are there to put in where the fenceposts were - next door was left with those plugs to put in. I was just given some pat answer to get rid of me.

Haven't heard from anyone since before settlement and I reached out to the people I knew from purchasing this house to assist me, but haven't received much assistance. I know Bill and Andy have tried, but they don't seem to have answers either and I need more than just being given pat answers and brushed off. My neighbors next door didn't have that experience so I'm not sure why I am being subjected to this.
