This is in response to the post by Paul Craigen on May 18, 2011. The response is from Condominium First Management Services Ltd. Paul, unfortunately hot water heating systems, commonly used in apartment-style buildings, are extremely susceptible to freezing anytime the outside temperature is close to zero. We are told by the mechanical contractor that this is caused by windows or patio/balcony doors being open at some time before the leak occurs, and they have evidence to support this. As the management company, we take our direction from the board of directors of Canvas at Millrise. It is the board's decision that the repairs and resultant damage from these types of leaks is the responsibility of the owner of the unit in which the leak occurred. In an effort to prevent these situations, we do send out a notice each fall asking residents to take the proper precautions to avoid ice in the pipes. If you would like to discuss this further, I invite you to call me directly at [protected]. Sincerely, Linda Grey-Martin, General Manager, Condominium First Management Services Ltd.

Water valve leaked in unit.No one has even inspected the problem but they accuse owner of leaving a window opened causing the valve to freeze. This company thinks they are a dictatorship and have zero customer satisfaction skills

Walk around the building and see how many windows are open at -25 ON THE ORIGINAL side where most units heating wasn't installed properly to begin with obviously. If the units heat isn't shutting off then my friend says theres a problem in that suite otherwise why is the unit next to it fine and no open windows. Don't let them BS you. Go get another opinion.

I can tell you have no knowledge of heating systems CFM, fix the heating problem that is causing this guy to open windows in the middle of winter ignorance is bliss as u sit in your cosy office isn't it. Obviously the mechanical contractor doesn't know how to fix the problem in the suite. Don't let them BS u Paul. Talk to any mechanical contractor and they will tell you the same thing.
