Mr. Cooper modification

I recently asked for a loan modification under the presidents plan to 31% of my husbands income after I lost my job. We are in preforclosure and I sent in all the necessary paperwork with a hardship letter. Our previous banker GMAC gave us a few payments rolled into the loan which just made the mortgage higher each month. Nationstar says because this was done they will make no effort to lower our interest rate or extend the term so we can avoid foreclosure and bankruptcy. We want to keep our home and the presidents plan would make it affordable but they will not help.

I send my payment in well before the due date and every single month; Nation Star processes my payment one or two days after the due date and incurs late fees. No customer service.

Howdy:

I actually lost a little sleep last night. I did some research and found that Nationstar is not "legitimate" in its request. They eventually will want money "UPFRONT" - not legal at all. I also asked a few colleques and they never head of a 3 month perfect payment "TRIAL PAYMENT". It is usually 6 months and you should have signed an agreement and modification conditions.

Please research more. See below. That website is very very informative and you will see that Northstar is owned by different investors. It is my opinion that you need to contact the "CEO" of the investor company as I mentioned before and get to the bottom of this. Sounds like a scam and you are giving them money with NO commitment. It is my opinion that you not send money without some type of contract?

HOpe this helps...good luck...don't know your age etc. - however, most superior courts have "free" legal council to assist you with questions and if you are a senior, definitely ask AARP and/or you can pull up 'free attorney advice modification" or something like that.

Good luck. Your tenacity in researching, I promise, will be worth it. There are people who care and provide free information. Once you have suceeded (an you will) - pass it on.

I recently paid off my loan with these idiots. I got an insurance check that was made out to me and them, sent it to them to get it endorsed, they sent it back sayin I needed to sign it first (red flag). I called and they said that since I was paid off, they could not help me and to call my insurance company (State Farm, very helpful) and they said they would take care of it right away. Be afraid, very, very afraid of Nationstar, or Nation Star. If someone mentions them, run, very fast, do not walk away. They are hard to get a hold of and will give you a run around.

I too asked Nationstar to modify my loan under the Presidents plan and they told me that it isn't a law that they have to abide by and that they have no plans to adjust my loan. My intrest rate is now almost 11 percent. I have been making the payments to them for four years now. I lost my job and called them immediately to tell them that I couldn't make that months payment. They told me that I could make one full month's payment plus 1/4 of the missed payment for the next four months to catch everything up. What they didn't tell me, and I didn't find out until recently when trying to refinance my loan with another company, was that they reported all of the five months of large payments as late to the credit companies. This company needs to be put out of business.

I am a former employee of Nationstar Mortgage. I resigned of my own will and was not fired. Therefore, I'm not harboring any grudge against anybody. But, I do want to warn everyone out there that this company has continued to practice innappropriate lending standards even after the mortgage bust when Fannie Mae collapsed. Mr. Cooper Fraud and scam

Yesterday, I finally found out that Homecomings Financial owns my Aurora Loan Services 1st Mortgage. Originally, Homecomings held both my 1st and 2nd loans. Then last summer they 'sold' the 1st to Aurora Loans, or so they said.

In August '08, when I realized I needed some kind of loan modification or I could lose my house, I called Aurora Loans for help with the 1st mortgage. They told me that since both loans were no longer with the same company, they could not help me with any type of loan modification.

Next, when I called Homecomings Financial to see could be done about the 2nd, Homecomings handed me the same line. Because they only owned one of my mortgage loans, they were unable to help with any loan modifications.

In the Fall of ‘08 I had to resort to a Short Sale, but even then Aurora refused to talk with our Realtor, and would not consider any offers or dealings whatsoever that involved a short sale.

On Jan. 8, 2009, Homecomings (the company we thought was holding only the 2nd mortgage) began foreclosure proceedings. I received the Notice of Default, dated Jan. 8, 08. Still trying to figure out why Homecomings listed my mortgage on the Notice of Default as $750, 000 instead of the $150, 000 I owe Homecomings for the 2nd, I decided to contact Aurora Loan Services to ask them who really owns my first mortgage.

I called Aurora Loan Services yesterday (Feb. 18, 09), and their rep said she could not disclose the name of my lender because my lender is a private investor. She did offer that the loan is not with Fanny Mae or Freddie Mac.

Finally, I pulled out my records and double-checked my Deed of Trust. As it turns out, apparently I was never issued a new deed last summer when Aurora supposedly bought my loan. So, I called the Los Angeles County Clerk's office, only to find out THAT HOMECOMINGS HAS BEEN THE LENDER FOR BOTH LOANS ALL ALONG!

Both companies lied to me in saying that “two separate companies" owned the loans, they misrepresented themselves with monthly statements that had no indication that these two companies were connected in any way, they refused to talk with me or my Realtor when we tried to do a legitimate short-sale, and they still refuse to disclose that Homecomings owns both the 1st and the 2nd mortgages.

How can we find out of anyone is planning a class action suit against either of these two companies? I will be calling the FTC today to register a formal complaint about these rapscallions.

I too have been screwed by Aurora, I started dealing with them in 2008, BEFORE I had any late payments, after following the forbearance procedure, which is make the payment amount that they give you for 3 months and then you are supposed to have a "MODIFICATION", which lasted 1 year at the higher payments, I was told I did not send in the correct paper work, I told them I have all Fed x slips that the paperwork was received and who signed for it, I was told that there was NO PROOF that I had sent anything in the Fed X envelope. I was mortified that this is how they handle business. Aurora just runs you in circles until you GIVE UP. I hope that SOMEHOW we can SUE them, this is crazy, where is our government NOW that we need them to step up and deal with the ongoing disaster that is happening to ANYONE who has to deal with this incompetent company !

Aurora gave me ALL my X husbands information; they called asked for him I said not the right person - then began telling me all his personal and private information…. I am not on ANY of his loans … Amazing ethics they don’t have! And "I" told them wrong person. I love it when major companies chose not to follow the ethics code and throw confidentiality out the window. I believe they were a part of of Leamon Brothers?

We made our October 2009 Payment and have PROOF with a signed receipt and copies of the money orders. They refuse to accept our Proof of Payment and are considering us delinquent. It is easy to see on the Statement for November where THEY made the mistake in posting

Aurora locked us out of our investment property when it was not under forclosure. over a year later they sent us a 20 day notice to respond to a foreclosure hearing that happened 2 months ago. we are still getting 5+ calls from them every day, even after they took the house. can anyone recomend a good lawyer?

Here’s an idea…. read your deed of trust! at the very beginning of this contract; under definitions, (usually “c”) it tells you who the lender is… if your contract reads lender is… (fill in the blank) lender is (fill in the blank) organized and existing under the laws of (fill in the blank) address is (fill in the blank)… that is the only lender; there is no other lender! the next party trying to collect from you is holder, bearer, or purchaser…. not lender. if the rest of your deed of trust refers to the lender can do this, or that… legally that is the only party who can perform those things. like around paragraph #24 (ish) which states who can assign a substitue trustee… and who can assign a trustee? lender? if your contract reads lender only and you’re deed has been “transferred” whoever has it now probably doesn’t have a leg to stand on… now how are your legs? fell like walking away or fighting?...

Hi I understand your fustration too...i have been dealing with them for the past 2 yrs and they had me on 3 times trial pmts...and they turned around and said that we dont qualify that they will try to qualify us on a traditional modification...again same story over and over...i try talking with executors and nothing these people need to stop with they scam...thats what they want for us to give up and forget about us...but im not giving up i have not been paying the mortgage for about 1yr now...they are still working on a modification wt* dont get it really whats their stupid procedure...please we as customers and consumers need to do something and fast...Im gonna start writting letters to senators, congressman, governors etc...we need to be heard...i dont get how other banks example...wells fargo, b of a, citibank, chase are helping their customers...

I can't help but wonder why with all these complaints the FTC hasn't stepped in to do something about these companies! we must have enough people suffering for them to step in. I was told that if enough complaints where filed they would step in!...where are they? bailing out big banks, helping the rich stay rich! this is an outrage. Good for you for standing your ground! I commend you and will be emailing you to see what if any pr0gress has been made. They should be sued for every dime they have stolen from people

Mr. Cooper Fraudulent company

Today I received a letter from 'Nancy Self' with Aurora. It asked me to send in a ton of paperwork, which I've already sent in a month or so ago, claiming they have a new home retention program. The e-mail address they gave is not even valid!

We've been going the rounds with this company for many months now, and have basically given up. The last time I spoke with someone on the phone, they flat out told me they didn't care if my house went into foreclosure! My husband and I are both employed, but our income has dropped since the economy has been so bad. If we had no income, I could see why they would not want to work with us, but that's not the case.

Supposedly there are Government programs in place to encourage these companies to help us but, unfortunately, they are voluntary on the lender's part. They have the ability to do what they can to help, and are choosing not to. Look up the 'Hope For Homeowners' program on FHA.gov. This is proof there are programs out there to help us, Aurora is just choosing to not participate.

Sadly, for everyone who was unfortunate enough to have our loans sold to Aurora, we're stuck trying to work with a company who doesn't care if we all end up homeless. The reason they don't care is they are a Lehman Brothers Company. Lehman Brothers is going out of business. In the end, it's not the people we speak to on the phone who are making any decisions, it's the corporation behind Aurora. I actually feel bad for the poor people who have to answer the phones when we call frustrated and upset. I'm sure they would love to get different jobs, but they have mortgages to pay too. Hopefully for them, Aurora doesn't hold their loan!

Here is the reason WHY Aurora loan service is so crappy, and non helpful and why you get some very bad customer support.
Aurora Loan Service Company is/was owned by Lehman Brothers Holdings Inc. who is currently going through largest bankruptcy in American history. – The Federal Government did NOT bail out Lehman Brothers.
Thus, your Mortgage is in flux, and the employees of Aurora will soon be without a job as well (so their moral is just as low as yours.) They are not participating with the Federal government, because they can’t alter loans or make ANY CHANGES to your current loan. Because they have lost the power to do that by the federal government. (Some of things that customer service does NOT want to tell you.)

The company posted the following message on its website regarding the news:
“Aurora Loan Services’ parent company, Lehman Brothers, announced today that it will substantially reduce its resources and capacity in the U.S. residential mortgage origination space in light of the dislocation in the mortgage markets. As a result, Lehman Brothers is suspending all Wholesale and Correspondent mortgage originations at Aurora.
Aurora will continue to originate loans through its direct lending channel, and will maintain its servicing business.
We truly appreciate your business and support over the years. We hope you will consider how Aurora may be able to help you meet your needs in the future.
With sincerest thanks.”
It is believed that the the last day to fund loans already in progress is February 17th, 2008.
So, how did all this happen? Google: “REPO 105”, this is how Lehman Brothers, basically cooked the books to hide BILLIONS of dollars in debt, and it did not come to light until June of 2008.
So, as of now, the ONLY way you can try to get out from under this mess, is to find a new Lender, and get refinanced out from underneath this colossal abortion of a company. Contact your congressman, and or simply wait out this current situation with the courts, if the federal government wont allow Lehman Brothers to fund any money to Aurora, then Aurora will go bankrupt, and the Federal Government will be forced to step in to pay for this.
If you can make your payments, please do, but please understand that NO MATTER what the situation is, Aurora cant alter your loan, and they are on the brink of collapse anyways.

DO NOT DO A LOAN MOD. PLAN FOR abcde type of situations!
The 3 month trial period is a scam………..PLEASE if you are in desperation, do not pay anyone for anything. I can’t stress this over the internet but if you search for loan mods that are going or went through they are lies. Not just mine and I’m still in one right now, but hundreds that have had the time to tell the American people about the fraud by sending this. Here is a hint: you send 1200 for the 3 month trial every month: part goes to taxes, part to home insurance and the rest is in their pocket….not towards your mortgage. PLEASE SAVE YOUR MONEY AND DO NOT SPEND YOUR SAVINGS!

PS. I canceled the check before they are getting' my 3rd month trial payment. Class action is what I do believe is what would be needed in this whole foreclosure scheme/SCAM!

I have been having the same problem as everyone else. ALS people are terrible, evil, and unethical. They are not willing to help me. I've been waiting for 9 months already and they just don't want to modify my loan. My home is in foreclosure and I'm extremely sadden and terrify.

How about the Law Office Of James Sokolove? He is on the television every night representing everyone else under the sun? I am an attorney in Nebraska, but don't deal with banking law. My experience is in criminal law. Funny thing is that Aurora is worse than any criminals I've ever had to deal with! Their business practices are unethical, lacking in good faith, lure people into detrimental reliance, and make Madoff look like a saint! These scammers are national! I have called the department of banking and finance and found out who regulates them. I plan to draft a letter outlining my complaint (which sounds a lot like everyone else's horror story). Start with that --- Maybe I will call the 800 number next time it comes on the tube! Maybe we all should! They have been jacking us around since January. Class Action Suit sounds FANTASTIC - COUNT ME IN!

I have had problems as well with Aurora Loan services. We were doing fine until the gas prices skyrocketed. we made a few split payment (twice a month) they told us they did not "like" the way we paid so we asked for help. They told me they could not help unless we were 30 days late, then we could do a "soft note"..yeah right like I'm stupid. Then they referred us to "HOPE NOW" who told us they could not help until we were 3 months late in defualt. They told us NOT to pay and after 3 months they would help...well that wa a bust. I can not get a hold of the guy I talked to, he will not get back to me. So of course we explain this to ALS to no avail. We did contact an attourney who is supoosedly going to help us lower our payments. But from what we gathered from him ALS and "HOPE NOW" are working together to screw people over. It's a mess and they should not be able to get away with this. So how do we file class action suit? Anyone interested?

Last March, I fell behind a payment because of unforseen major home repairs (first one whole wall of electricity shorted out...had to hire an electrician. Then, my furnace died and I had to by a new furnace. Can't be in Michigan without heat)! I dutifully called my mortgage company and made payment arrangements with them which I have kept up for months. I then applied for a loan modification to get my payments current and interest rate lowered.

Well, I have been trying to get my loan modified through Aurora Loan Services since September with no luck. They have been running me around in circles. The first time I submitted my financials they said I didn't make enough money and I needed to have a 20% cushion or money left over. They told me to resubmit my financial statement. I resubmitted this time putting the minimum payment due on my credit cards (the previous financial statement listed what I normally pay which is more than the minimum). About a month later the underwriter, Elizabeth, said too me, "Are these your current financials?" I replied, "yes." She said, "well if their correct then we don't need to be talking because you make too much money." I told her that the Home Retention Department said I needed to have a 20% cushion." She said, "we only tell people that. It's not exactly true, please re-submit your financial statement again. I did as she asked and then she stopped returning my calls.

I spoke to her a month later and she said, "Oh just make one more payment on your payment plan and then we will modify your loan. However, she wouldn't discuss terms. Another month passed and she wasn't returning calls. Finally, I spoke to her and she said I didn't qualify for a loan modification and I couldn't afford my home. When I asked based on what? She would not discuss it. I asked her what I was supposed to do and she replied, "keep paying the higher payment on your payment arrangement."

Two days later I got a letter in the mail saying that the loan modification would be denied if I did not produce an updated financial statement and a sales contract (I don't know what this is). I have faxed the financial statement twice. I have called 10 times and I've heard nothing and she will not return my calls.

I faxed the financias again yesterday, still nothing. Like Howard, I am ready to take my money and walk. I am not unemployed. I don't understand the greed of this company. Why not give into something before you lose everything! Are the tax breaks so great on a foreclosure that they would rather foreclose than make money. I owe 125, 00 on my home and a house 5 doors down is selling for 64, 400. What incentive do I have to stay?

Mr. Cooper terrible company

I did not go to nationstar voluntarily. My mortgage company sold our loan. Our original mortgage company was GMAC we were trying to work out a loan refi with them because of multiple changes in our life ranging form job loss illness and death in our family. We had been late on multiple occasions. They told us if we could keep up the payments for a year that they would revisit the the refi.

Well we managed to keep up for a year through many hours of overtime and borrowing some money from family. After 12 mos they sold our loan to Nationstar. That is when the trouble really began. Nationstar started out by sending us an incorrect account # for our loan and then we were late with our payment I was able to catch that up. I contacted a firm that helps with home modifications and have been trying to work that way.

Nationstar kept contacting us offering us proposals for a refi, they sent two proposals with the agent saying that it would be better than a loan mod. We told him we didn't think we would be eligible but he insisted and sent them anyway. The day after we got the two proposals we received a letter that our loan application was denied. Well I thought they were just proposals according to the agent that called us.

About a month later we received a letter asking us to sign a form stating that we refused their loan offer. This totally confuses me. Our loan modification was denied because we were current on our payments. Well now I have lost my overtime and my company made an across the board 10% pay cut for all employees. I will never be able to make my payment and these people are so hard to contact never mind get the same person on the phone.

I know the static trick we heard that one and heaven knows we have been transferred from department to department and no one has any record of the calls. I work at a veterinary office and I know that we keep better records then these people do. We are accountable for every phone call that we receive. It seems impossible to get any help from this company. They have no trouble keeping track of late fees.

I am hoping that they are going to re consider the loan modification but from everything I am reading about this company there only goal is to get as much money as they can regardless of how they get it. I just hope not to lose my home in the process.

How long can these organizations continue to commit fraud in every way possible. The government must support their behavior because no one has been convicted they just pay fines that only the government benefits. Not one citizen has received compensation. I say get rid of them all and start sending someone to jail. Their no different than Madoff.

Bank of America sold our mortgage to this Nationstar back in Sept. 2011 and we still have not received any papers or payment coupons. After several phone calls we were told that we should get our payment book in the mail very soon, just use the B.O.A. coupons until then. Well we are going on the second payment and still nothing has been sent. I do not trust this company all ready !

in August of 2012 .I surrendered my property to bank of America, they put me into a short sale program .kept losing the information, They continued that until June 2013 .I had a realtor involved and even had a buyer. The paperwork was never finished for buyer, and in June 2013 I received a letter that my loan connected to the property was turned over to Nationstar. The paper work wasn't all turned over to Nationstar yet. Then I was told to start over with the short sale program. After a month my realtor received a letter that the house was up for auction now, I had a contract with a buyer and the realtor at that time, Well the bank said it doesn't matter its on the auction block. Then in the same week I get a letter from some lawyer that is with Nationstar bank. that they are foreclosing. So now I don't know who is doing what with my house. I think this is going to be going on for a long time, due to the fact that no one seems to on the same page about it, and in the meantime my credit is down the dran

I had the same problem with GMAC. In fact was registering for their accelerated payment and was to restructure into this option. Spoke to several folks in India - did what they told me - but they reported to the credit agencies that I was more than 60 (in fact 60-90) days late - when in fact I'd been paying half the mortgage every 2 weeks. Finally began paying them directly through their website and never had another problem-- until they sold the note to Nationstar.

It has been a nightmare ever since. I had to use my rights under RESPA (I'm in PA) to find out where the taxes had been sent and monies from escrow. On December 10 2008, I was notified by GMAC that they had sold my mortgage in November 2008 and the payments should be going to a different mortgage lender - no Nationstar. I received a mortgage bill from Nationstar on December 15th, Nationstar began our relationship by stating I was 2 months in arrears. I quickly contacted the State Attorney's office and quickly began sending certified letters to GMAC and Nationstar.

When I mail a payment, since they have no electronic means, I used USPS tracking confirmation - which I send each month to refute the late charges assessed. I have now set up an electronic bill payment through Bank of American and have the amount taken out on the same date each month --10 days before the past due date.

Bank of America has agreed to dispute any further allegations of late payment with Nationstar. They are rude and immediately treated me as if I was in collections. I have changed my home phone number after being harassed and told to go to Western Union to make a cash payment. I'm not going into an urban area at night with $2800 in my pocket to pay a mortgage because the company doesn't have a regular mail pickup to their post office box.

I've written my senator, state legislature and spoken to all my friends & family members warning not to deal with Ditech, GMAC or Nationstar.

I'll keep you posted as I'm trying to get refinanced - but it's hard with all the erroneous information sent by GMAC and now Nationstar.

I agree that this mortgage co needs to stop lieing and all of us with this co should get a lawyer they are very rude. and could care less if you are telling them the truth or not they told me that if i made a payment befor the end of the month that i would qualify for what they call 5 by 5 loan modification after i made the payment by money gram call them to let them know i did what they asked they told me it was the end of the month when i made the payment so now i would have to make another one to get modified this get money out of you tacs work for them so well plus get this when you ask to talk to lost and mitigation they dont let you the collectors tell you they have the same trineing as the higher ups we all know thats a bunch of!

Mr. Cooper terrible everything

Nationstar mortgage purchased my home loan in August 2008. They have yet to properly account for my payments. I have submitted a complaint to my State Attorney General.

I believe that Nationstar is committing fraud on a large scale basis. The fact that this website exists is evidence of this.

I have a loan w/Nationstar Mortgage for 15 years.
I have paid my mortgage for 8 1/2 years, and have never been late.
Last year I failed to make my property tax payment on time. When I was ready to settle my tax bill, I found out, that Nationstar Mortgage paid for it (without informing me).
Because of that, they opened an escrow shortage fund, charging me $2480.-- for having fronted up the tax bill.
The tax bill was only $1761.96, in other words, they overcharged me by $728.26.
I demanded the refund, and have not gotten a reply since.
Now, they are saying, I have not paid the mortgage for 5 months, even though I have proof that I paid them (cancelled/cashed checks by Nationstar Mortgage Co)).
They even went as far as ruining my perfect credit rating, stating to the credit agencies, that I have not been paying my mortgage for almost half a year - what a lie.
Yesterday I got a notice of foreclosure, they are demand that I pay the principal and all interest, otherwise they foreclose..
I am also getting swamped with numerous letters from Nationstar, all from different departments and different phone numbers..
When I call these numbers, I always get referred to another number.
I seem not to be able to get a person of authority in the escrow department, who can put a stop to this nonsense.
I guess, I have no other recourse left but to hire an expensive lawyer to get this predatory company off my neck.

Believe me, I know exactly what you are going through. Nationstar Mortgage is no better than any other "servicer" of a loan. One department doesn't know what another department is doing. They do not respond to correspondence, phone calls, emails, etc. I have only been with them for 9 months, and I can't wait to get away from them.

Terrible customer service; my mortgage was sold to this company, and trying to get an answer about my tax payments was a waste of time; no response, even sent a letter to the company president, never got an answer.

Like many others on this thread, my mortgage was sold from Wells Fargo - who I never had any issues with - to Nationstar about a year and a half ago. Since then, it's been a nightmare. They messed up my escrow, sent my property insurance premium back to me for some reason - shorting the escrow for 2015 - and trying to get through to a human is like hitting your head against the wall and the ones you do get on the line are about as articulate as a bag of rocks, with similar math skills! I was also trying to get a pay-off number to get out of PMI on our mortgage - we put 15% down on the house - and on a 250K remaining balance one of their mouth-breathing, knuckle-dragging CSR's did some research on how much I'd have to pay and came back with "about $50K"! Amazing, is the the ### school of mathematics you attended? I also asked for an appraisal - which I'd pay for - and was told that someone would be in touch within a day or so to schedule. Now two weeks later, still not a peep on that front. And like others have experienced, I get a letter in the mail every other month stating that my payment is late, even though it's done via an auto-draft payment from my checking account every month! This company needs a class action suit hung around its neck ASAP. Worse of all, when you call their system it says that your communication with them is part of a "debt collection"! WTFx2? I've never had any other mortgage company call my mortgage a debt collection. As much as I hate big banks like Wells Fargo, at least they never had anything resembling this type of dis-customer-service! Freedom Mortgage apparently sold my mortgage to Nationstar, and as I have been travelling for business, I had no idea this happened. Suddenly, when I was reacting to the fact that the mortgage payments were no longer being deducted from my account, I figured out what had happened. So, I logged into their system and found all these late fees, as well as erroneous escrow calculation. Yet, I have attempted to call them half a million times, but can get NO RESPONSE, it's always the same message of too high call volume followed by disconnect. I am so pissed off at these guys it's not even funny. lytleeric@hotmail.com

If Nationstar has modified your Texas Home Equity loan by adding past due to principal they may have violated the Texas constitution Article 50. If you were contacted by centex first and your loan to value ratio was altered this may have also been illegal
Please place the following in your Google search engine: Illegal Texas Home Equity Modifications and Nationstar. There is an Austin Attorney looking into violations.
I've dealt with them for years adding fees to my account for "home inspections" and leaving notes in my mailbox, lawn and door. The reps are incompetent and uneducated to laws and frequently lie or misadvise homeowners. Hang in there

I went to the same high school (Bunnell) and college (UConn) as Tony Barone. He has probably made millions working in the mortgage business, but ethically speaking, it sounds like he's a bigtime ###. This is what happens with the lack of regulation in the banking industry. He's lucky that he is not in jail, but then again corporate criminals are able to get away with it most of the time.

WOW I had my home loan with Citi Mortgage initially. They gave me an in-house modification 2 1/2 yrs. ago. However, they transferred my loan to Nationstar last year and I have had nothing but problems with them. First, they tried to tack on 500 extra a month stating that my escrow was behind. Then when I told them that I had original modification papers and they were going against my initial modification, they corrected it. But, even though my taxes and home owners insurance has decreased, my loan payments have INCREASED. They won't talk to me, they state that it's correct. I have contacted the state attorney because I don't have money for an attorney. Nationstar is TOXIC.

I am having the same problem. They are telling me what they are doing with my payments is according to my loan. No way. They are telling me I cannot talk to people, putting me on holf for 15+ minutes and phones calls lasting 2 hours in some cases and no one can really explain anything. Several research tickets to just see numbers change and still be wrongly applied. I paid over my payment and they don't show it - the money has just disappeared. They are putting payments to 100% interest - none to principle and saying it is part of the terms of my loan. I was bought out from Principle Bank too. What a mess... what do we do? Is anyone getting anywhere with this company? I am not sure where to turn...

Yes, It seems like this mortgage company will be in a large lawsuit. Very dissappointing for a bank to Take our down payments, large interest rates, Take our properties, and leave us with bad credit and lots of future trouble buying a home. -Seattle home buyer

I also have a similar story. Our mortgage was transferred to NationStar in June from Principal Bank. I also have received a phone call about a payment being late though I used the exact same Bill Pay set-up that was used while under Principal Bank. All that was changed was the address. They have told me not to worry, so we'll have to see about that. We have never had a late payment.

What is more troublesome, however, is the amount of our payment now being allocated to principal vs. interest. Prior to the transfer to NationStar we had between $55 - $100 per month being applied to our principal balance. Now with NationStar, that amount has dropped to $10 - $15 per month. I called Principal Bank (our previous mortgage holder) to get information on how the interest and principal amounts were calculated under our loan agreement, so I have been able to verify the allocation by NationStar is VERY off. This is especially troubling because interest compounds itself and we are losing a lot of money because of it.

I have made several phone calls and written several emails to NationStar to have the issue looked into. Each time I call I am told the research department needs to open a ticket to look into it further (that department does not take phone calls). However, each response from the research department tells me I need to contact Customer Service by phone for these 'more complex' issues. Both are telling me they don't have the resources to help and I am caught in a vicious cycle. The reps on the phone will not provide more than their first name (no employee number, no extension, no direct dial, no reference number for the call) and literally refuse to send you to a Supervisor when requested. If you ask for the Supervisor’s name, they will refuse to provide it to you. If you tell them you will hold for one, they tell you that you cannot. There is no supervisor present. They will open a research ticket and the research department will be in contact with you in 5 to 7 business days.

Once the research department sends you a response to contact the general customer service line, they close your request without answering your questions. If you request the email be forwarded to a Supervisor, they will not. If you request the name or direct dial of someone who may be able to help (customer service department or otherwise) they will not provide you one. If you respond and say the issue is not resolved and should not be closed, they ignore it. I now have four emails in hand which verify this cycle telling me to contact the general Customer Service department. I have responded within 24 hours of any correspondence I have received from them and am now going on more than two months without any answers.

Mr. Cooper deception

I don't even know where to begin with these people. First was the aggressive marketing. They wrote to us, called our house, called our offices, showed up at our door, all to tell us what an amazing house we had and how undervalued it was. We were told that we could refinance and pay off all our debt. Because this was OUR asset, OUR money. We weren't really "borrowing" money, we were just shifting our assets around!

We were told that our house was worth $175, 000, even though we only paid $70, 000. Naturally, we were suspicious, so they sent in their "independent appraiser". Sure enough, she valued the house at $175, 000! Her supervisor also signed off on that amount. We were amazed at our good fortune and were too naive/inexperienced to wonder how they could have come up with that value independently of each other. Turns out the appraiser knew the number Nationstar wanted long before she showed up to appraise the house.

Next came the tremendous pressure to borrow the full $175k. They were very insistent, told us to take a vacation to Europe. "It's YOUR money!" they said. We thought better of it. We decided to be prudent and only take $115, 000, way below the value of the house. The value that had been certified not only by a mortgage company, but by two independent appraisers!

We were told not to worry about the ARM. We could always refinance before the rate adjusted. Over the next two years, we paid Nationstar over $50, 000 on this loan, and at the end of the two years we owed more than when we started. Not exactly the glowing terms that had been described to us by the brokers. We talked to Nationstar about refinancing, but they were not agreeable (surprise!). We decided to refinance with our local credit union before the Nationstar loan adjusted. We had been very careful with our bills and money in that two year period and had improved our credit score drastically. Our bank approved us for an extremely reasonable fixed rate mortgage. We were thrilled, until their appraiser came and we found out the house was actually worth $60, 000! We were not able to refinance and were stuck with the Nationstar loan, which then adjusted to nearly 15%!

So, now we owed $115k on a $60k house and had mortgage payments of over $2, 000/month and 15% interest. We told Nationstar that we were going broke fast and asked about a short sale. They weren't interested until they found out that the NY State Attorney General was interested in the case and went after the appraisers for fraud. The appraisers lost their licenses (turns out they had been "working with Nationstar" on many refinances in our region). Then they said they would consider a short sale. We got an offer for $70k and Nationstar said they would only accept it if we paid another $25k out of our pockets. We told them that was not possible. They dickered and [censor]ed and complained and eventually the buyer walked. Then we found them ANOTHER buyer who offered $65k. Still over the value of the house. They hemmed and hawed and dragged their feet for a month and then we lost THAT buyer.

By now we had moved out of the house because Nationstar, without telling us (although we were talking to them nearly every day), started foreclosure proceedings and we knew as soon as the foreclosure hit our credit, we would not be eligible for a mortgage. We bought another house by the skin of our teeth (thanks to our local credit union, who were aware of the situation) just HOURS before Nationstar's first negative report to the credit agencies. Over the next few months, Nationstar's reports to the credit agencies lowered our credit nearly 200 points.

The house was empty and was vandalized. People broke in and stole all the copper pipes, stained glass windows, Victorian hinges and even the door knobs. EVEN THEN we found a buyer and Nationstar refused to accept the offer.

Very long story short, the house went into foreclosure and Nationstar ended up selling it for $28k. Our credit is destroyed. We have no idea what the long term consequences to us will be. We're waiting from them to garnish our wages or go after what little equity we have in our current home. Meanwhile they share in the bailout money while we deal with the consequences of their thievery and lies.

Nationstar is part of the Hope program sponser by the bailout for the federal goverment and our ripping people off instead because the goverment is not over seeing this private companies such as nationstar and coutrywide...

Mr. Cooper erroneous appraisals

I took out an arm loan with nationstar. It is due to adjust july, 2009. I called nationstar mortgage to refinance and they sent out an appraiser. The appraiser told me that they would not reappraise my home because they had reviewed the appraisal that nationstar had used two year previous and had found that not only did it contain information that was not true about my own home, such as it had a fireplace but the comparables that they had used to set the value of my home for the loan were not comparable to my home. My home had been overvalued by 40, 000 dollars.

You should be okay with the 'rate change date' in July 2009 because the Libor is going down, not up. Keep on them to make sure that it ajusts in your favor.

This Lender is quick to raise and slow to reduce.

Mr. Cooper Scam and cheating

I have faxed proof of ins to Aurora Loan services 3 times and have the fax acknowledgments of proof, yet then still send letters that they have not received it and take the liberty to add their own ins at ridiculous rates. Maybe that's there answer to make up for their lack of good business practice. Practicing this kind of fraudulent practice it is no wonder that they are in trouble. Maybe the countries mortgage problems are not simply bad loans, rather bad business practices and poorly run mortgage companies, In my opinion the mortgage companies are due any kind of assistances they have been taking advantage of the public long enough.

My husband and I are victims of the credit crunch. We contacted Aurora Loan Services early this year in an attempt to get a loan modification since our loan had adjusted. They were very rude. They asked us to send tons of information. We sent them everything they wanted. We never heard back. We called and they asked us to resend them the information. We never heard back. We called and sent them more updated stuff. They we got a Trustee Sale notice pinned to our front door. In desperation we called them and they re-took our financial statements over the phone. The sale was postponed for a month. They claimed they sent us a modification package via UPS. They never provided us tracking numbers and we never got the package. We faxed letters every single day. Never got a response. We called and called and each time got a different individual. We were told another package had been shipped out via UPS on October 2nd. It never was. We found out that it had been sent out on October 6th. They will not consider modifying the loan to where the terms are affordable. They ordered a sale for the 8th. AND WE HAVE NOT EVEN GOT ANY COMMUNICATION FROM THEM. I email Sonja Williams daily with detailed information. They absolutely will not help. Do you think this is a deliberate way they are instructed to handle requests for modifications? I heard their CEO Dick Fuld today on various TV stations. Boy, did he make out like a bandit?

Let me know if anyone out there has had a similar experience as mine.

ALS Services has us running around in circles as well! I can't believe all of the people out there who have been or are going through the same stuff we are!

We first contacted them back in July 08 because my husbands' job changed, and went from a steady paycheck to working off of commission. I told them I didn't know how much longer we'd be able to come up with our mortgage payment, they stated they couldn't help us because we were still making the payments. Then a couple months after that, we fell short, I asked for help, they said that they would send us the paperwork for being modified and showing our other choices (short sale, etc).

I told them we didn't want to move, we want our house, but need help. We sent them every piece of paperwork they wanted, I'm talking probably over 50 pages of personal information as well as spreadsheets showing our expenses, and so on.

It took forever for them to get the fax, then they said they needed more info, every piece of info they asked for, I gave them, and every time it took 7-10 days for them to 'get the fax', but then it was 'oh, it might be 10-14 days' to get the fax. Ridiculous, but we played along, just long enough for them to tell us, sorry, we have to put you on a payment plan...the payment plan would have us paying close to $1000 more...so I ask, if we can't make our normal payment, why would I be able to make a payment of almost $1000 more...

Then, we called again a couple months later and said please help us and we were told we'd have to fill out all of the paper work again since so much time had past. I told them that nothing has changed, the monthly expenses are the same.

the people are rude, every time you call them you have to explain your life story to them, you get a different answer every time. So months later we try to hire a company to help us out because we were due to get foreclosed on January 5th, that company let us down too, so in a last ditch effort we called Aurora and talk to some other guy who tells us we can do the payment plan and make our regular payments 4 months in a row, on the 3rd payment we have to fill out all of the paperwork again and they'd see about modifying our loan at that time.

We're about to make our first payment of this payment plan, and I'm very worried that some where they're going to say I screwed up so they can just foreclose on us after squeezing some more money out of us. I would love to go after these people!

They'd rather just foreclose on people, then help them out, my credit score has dropped over 100 points too because of this. Please include me in any and all charges against these people! I wish every the best though! I hope someone has a happy ending some where!

I received a Loan Modification Package from Aurora in late September 2009. I noted serious miscalculations on the escrow, called the agent at Aurora I had been dealing with(of course you can never reach them and must wait for a call back, when Hell freezes over) she told me I could sign the package with the errors, which would have resulted in me having to pay over $200 extra per month that was not due, or she would resubmit the package to the underwriters for correction. I opted for the latter when she assured me they would have it done well before the payment was due. A week before thpayment came due, I called them and was told that I was NO LONGER ELIGIBLE! There had been no positive change in my circumstances. I queried them as to why I was no longer eligible, they, of course, had no answer and claimed to expedite the file to a second review and promised a call back by November 4. Today is the 5th, no call back, or email. I have been current on all payments, still have the September Loan Package indicating acceptance. Guess what! I'm going to sign it, have it notarized and send it with my payment and if they balk, they can come and get the keys to this Godamn house and shove it up their ###!

I am going through the exact same thing with Aurora. I believe that I initially spoke with the infamous Mike and I'm thinking of flying out to their office to take my anger out on him. He tried to raise my payments up for a year when I'm in a bad financial way! Then, he tells me that I make too much money, which is ridiculous. After speaking with someone else, I've been supposedly placed on the 3 month payment plan...but after reading comments on this board, I'm feeling bad about this. I believe that Aurora is very unscrupulous.

They are doing me the exact same way. I'm going to submit a counteroffer to them and if they refuse I will try a short sale, but I doubt if they will go for it. I will probably end up walking away because my balance is 125, 000 and a house 5 doors down is on the market with Century 21 for 64, 400 and it has more square feet!

Be wary of the "sure, just make a few more payments and then we'll modify it" approach. We went through the exact same thing when we fell behind last year. We're in an interest-only loan and my husband was laid off. We don't want to lose the home but were going to have to really scrimp and probably borrow from family members to make payments.

We asked Aurora to convert the loan to a fixed rate at a 40-yr term so we could at least begin to build some equity without having the payments shoot up. They told us to make three consecutive payments and then resubmit the paperwork, which we did. We heard nothing from them.

Then, a couple months later, they sent us a "modification" which tacked on the arrearage, plus fees and penalties, and spread it out on top of the existing payments. They did not modify the loan terms or convert it to a fixed-rate loan. What they did, while it technically brought us "current, " actually increased our payments, and our bottom line.

We have now submitted an offer from a buyer for a short sale, but have heard nothing from them. I sincerely hope you have better luck but I honestly think they are just trying to squeeze as much as possible out of you before they will eventually foreclose the mounting debt.

It is so sad how this company works with their customers. If they will not agree to a short sale, you have until the date house is sold to move out. You should be receiving foreclosure documents with information and dated. My daughter is having diffculty work with Aurora Loan Service. Do not believe anything they say over the phone. She was told just today that there are new employees and they are unsure of the process so her account is being looked at. We will see next week. Make sure you are talking to the right department. Anyway, now I'm out of work and have a 6 month old son, denied unemployment benefits and Aurora said they won't even work with me because I have no income. I would like to know what my rights are. I have lost $40k in value on this junk property and really have no desire to stay at this point, but would like to stay as long as possible. They already destroyed my credit so no big deal at this time. I would like to know how long I can stay until they kick my family and I out. They are so rude and I don't wish to do any business with them. Any advice is appreciated.

This company is the biggest pain in the butt I have ever dealt with. They hound me every month for their money since the day I signed for the loan a couple of years ago. I have paid my mortgage every month - more than I owe them, but the minute it goes over the due date, whether it is in the mail or processing through the bank they start calling...

Mr. Cooper They're the worst

Almost 2 years ago we refinanced our home. Our loan was sold to aurora loan services. Because of the economy our income decreased while the value of our home went down 140, 000 since we refinanced, so as of this date I owe 100, 000 more than what the house is worth. Aurora loan services offered to help us deal with this problem and possibly re-write our loan and/or lower our interest rate. We submitted all the documents they requested and waited for their response. After waiting for over a month they sent a letter saying that we did not qualify for assistance because we did not meet the criteria set by their investors/insurers. I still don't know what that means...

I never realized so many people were experiencing the same frustration I am with Aurora! I was trying to get a short sale because I had a significant loss of income and could manage the payments. I had a good offer within a week. Aurora took so long the buyers backed out. The same thing happened again. Finally, I applied for a deed in lieu because they were going to foreclose. That was actually approved, but i had to agree to a 18, 000 settlement. i am making timely payments on that, but the house title hasn't transferred. I call numerous times and either get a machine, or someone who tells me not to worry. I get a letter today saying I owe 173, 000, another letter saying my escrow account is behind 9, 000 (never had an escrow account on this house), and a bill for insurance. I call up and again...run around. They told me the county recorder was the hold up. I called the recorder. They haven't filed anything yet! They are horrible. I filed a complaint with the BBB and a complaint with the Office of the Comptroller of the Currency. Hopefully it will help. If anyone knows of a class action suit, I'm in!

I had so many problems with aurora. I was trying to modify my home for about a year, they kept requesting documents and i kept sending them. They finally put me on trial plan, which i thought was great and things were looking good but 6 months into it i was told i was in review over the phone and 2 weeks after that my house went to sale without me knowing. They said because they didnt get documents in time so my modification was denied. I'm in litigation but its hard and expensive and its been a year. I't was a wrongful forclosure but everytime we go to court were just given another date to go back but until this is settled in court aurora cant sell my home.

I purchased my home four years ago at 440, 000 and was just reassessed at 235, 000. I was dragged through over a year trying to get a loan mod through Aurora, and they kept requesting documents that I had already sent several times. I finally received a denial letter two weeks ago, stating they did not get required documents in a timely manner. I have spent over 100 hours reading and researching and I have talked with two seperate lawyers, and both said basically the same thing. "Loan Modifications and Short Sales are terrible, Stay away!" Walk away! Walk away!

HELP PLEASE! WHAT IS TOM WINDS CONTACT INFO?

I have had a contract on my home since December and it is a Short Sale .Per Aurora it has met the criteria for a Short Sale. i have submitted all of my paper work however the file has been transferred to three different negotiators which takes 60-90 days to review the file. It seems that if they have a buyer why not expedite the frickin file so they can get it off of their books. i keep getting the same run around. Does anyone know how to get a hold of Tom Wind? I feel as though I am always speaking with" TheS tepford Wives" when I call Aurora WHAT IS TOM WINDS CONTACT INFO? HELP PLEASE!

I agree with the above. I will write a complaint to the above web address today. I have been through a loan mod with Aurora starting 11 months ago. Everytime they would request more information I would immediately send it. Two weeks ago they again requested the same information regarding tax records, pay stubs on an on...I made a follow up call to make sure they received all the information requested...Today I received a letter closing my file after 11 months for failure to provide the information. Another call 2.5 hours on the phone, where the person I was speaking to did in fact find the information reopened the file...again I wait and make more calls...What a waste of time and money not to mention all my personal information is somewhere in space somewhere...What a joke...

Same issue with us; as above. 2 short sales with waiting...waiting...waiting... Aurora requesting new documents every week. Documents sent mutiple times and lost. During short sale processes we lost income and stopped paying mortgage. Thought short sales would go through. Managed to pay off all other debt. After being unemployed for three months we have income and tried to modify. Aurora will not work with us. We are considering forebearance; will have to get help from family as we have taken a 60% drop in income. After forebearance we might be able to do a deed in lieu... Right now we're trying to save our already damaged credit. I have spoken to Aurora over 30 times in the last 4 months. I hear something different every time. Now we also face a HUGE bill from the attorney that was dealing with short sales since short sales didn't go through...$7000+ for 5 months of work? Just when I think it couldn't possibly get worse...it does...I hope someone out there has come out with a happy ending in dealing with Aurora.

We have been trying to short sell our home that Aurora holds the mortgage on. Had an offer of $280 in Sept 08 they took so long to approve, the buyers were no longer interested. The next offer was $265, 000, and again, they took so long to approve it that the buyers were no longer interested. Now we have an offer of $248, 000, and again, it's excuse excuse excuse from Aurora. This is costing them money, but they just don't care. They have actually said to me that foreclosure is fine with them, and they won't lose any more money if they foreclose than if they accept a short sale. That's ridiculous, because they'll lose at least another $50K if they don't approve this short sale and let it foreclose. What idiots!

I agree with all of sentiments! I purchased my home a year and half ago just before the mortgage melt down. Our mortgage was beginning to become late dur to a our inablity to sell our previous home. Aurora stated they would modify our loan and work with us. We also sent in various amounts of paperwork, only to have them foreclose and tell us that we "don't make enough money". That's funny didn't they approve us for the loan in the first place! on top of that they sold part of our loan to another company and wnat us to pay $100K on a loan that they sold to them. ...ridiculous! I want to sue them but not sure what to do.

Mr. Cooper theft

My home was vandalized. My insurance company issued a check in the amount of $44, 000 to repair my home. the check was made out to both me and Nationstar Mortgage. So i had to send the check to them to have them remit the money back to me. It's been ten months now and i have not received one dime.

I tried to use my own money while I was waiting for the check. I ran out of funds, and missed two payments. Nationstar is refusing my third payment - to force me into foreclosure - and to keep my $44.000. These people are thieves.

I got sold in 2008 to Nationstar, who I never even heard of and I'm sorry I ever did. It' s been nothing but a ongoing nightmare since Feb 2008. Their title company was to cut a check per my closing for the 1st half of my house taxes. Nationstar was to pay the 2nd half. But Fiserv(the title co.) sent the wrong amount and it got kicked back. They said nothing and did nothing. When Nationstar tried to pay the 2nd half it got kicked back because the first half was never paid. Now neither company said nothing and did nothing. In August 2008 I got a letter from the town my taxes were deliquent and a lein was being placed on my property in Sept.2008. I took an entire day off from work and spent it on the phone between Nationstar, the Town, the County and Fiserv. I found out Fiserv still had the check it had never been cashed. I was in contact with Jeffrey of Nationstar Escrow. I told him Fiserv had the check, gave him the contact there I had spoken too and the check number. He said it would be taken care of, no problem. A few weeks later I called the town, they said everything was paid and there was no lien. Everythings good right? WRONG! It seems Jeffery and Nationstar took out an advance of money from First American (who holds the escrow monies). They took basically an unauthorized loan on my mortgage for $7000.00 in Aug 2008. I found this out 8 months later in April 2009. How? I had just made the April payment online. My account appeared perfectly normal on the statements. There was no inkling of what they had done until I received a letter on April 6, 2009 that my next payment (in 3 weeks for May 2009) would be an additional $700.00 a month to payback the advance they took out 8 months earlier to cover the tax money they lost. I went NUTS. That was Saturday and all was closed. Again Monday I took off from work and called them. Needless to say, they told me they would file a dispute it could take 30 day...then 90 days... it has now passed 6 months and they still have not gotten back a single dime of my money. I have been working with a woman named Theresa Pointer in Escrow, but she has suddenly disappeared in the last month (they said she's been out sick). Now I have Tom in Escrow and Fiserv contacts with the Research Department of Randy Foyer and Kathy Kinkerk. Not only can they not get the money back from Fiserv (I even sent them an entire packet of papers certified registered mail w/signature required) with a copy of the page from my mortgage that shows what should have happened, but they themselves cannot find the money they should be holding for what should have been the second half of the taxes. But they said "Don't worry about that yet, we have to get the Fiserv money back first." The original tax bill and what they ended up paying, of course, were different amounts because of the interest and penalties that accrued after they paid it also. I have refused to pay them ANY of the extra amount since May, because I believe they are thieves and con-artists and I will not pay on money for an unauthorized loan they took out because they are incompetent. So now they keep saying my payments are behind, they put each payment into a holding account until it adds up to what they want it to be. I call them 3-4 times a week. They call me 2-3 times A DAY 7 DAYS A WEEK. They send me threatening letters about foreclosure, and remodification of my loan. I get phone calls from all these departments- Customer Service, Collections, Foreclosure, Research and Escrow. I am on the automatic dialer so they call me everyday including Saturday and Sunday when they are closed, besides the live operators. It starts at 8 am and goes till 9 pm. This for the last 5 months.. They threaten me constantly. I even had a supervisor hang up on me during one phone call because of my attitude toward her (this was on a third phone call of one day from them after about 4 months of this crap) She didn't like my tone or attitude and wouldn't be spoken to "in that manner" and when and if I calmed down and adjusted my attitude I could call back to speak to them..with that she hung up on me. So 6 months and still waiting for them to find my money...it's the worst nightmare scenario. I would never have imagined this happening to me. All my bills are paid on time..but my credit is now in the CRAPPER because of this..because, of course, they are report me as being deliquent to the credit bureaus. I cannot even refinance through another bank just to get away from them because of all the damage they have done to my credit. I can't sleep and have nightmares, I don't know what to do anymore. :(

Mr. Cooper no response!

I was promised a deferral for my mortgage and it was never granted, but is now effecting my credit. Noah from the mortgage co. promised to have the vice president review the taped conversation and call me back will not speak with me, and nor will anyone else at the mortgage co.

We were given a contract by Nationsatr for a Mortgage Modification but they called one day before the mod date to say the program was cancelled. We had to battle them, send letters and documentation ( which we kept records of every person phone call, every detail. They eventually gave in to the contract terms but you have to document and record EVERYTHING with these hucksters.

Mr. Cooper received a fraudulent loan

Nationstar refinanced my home over a year ago, and because I had filed bankruptcy a year before and my credit was bad, they wanted to use my daughter's credit and put her on the mortgage alone. I had been laid off before, and could not find another job making the same income. My income was about half of what I made before, and all my bills got behind They asked my daughter to ask her employer to give her a phoney check that was twice her income in a week, to use for the refinancing. They quoted me $1030 for the mortage payment, and then jacked it up to $1457 at the time of closing. Now I am listed as a non-contributing spouse. I tried refinancing with them because the mortgage payments are too high for me to handle. I fell behind back in July 2007 because during the Summer I did not receive enough income to pay the mortgage. I called ahead of time and was told by the manager to just continue to pay the next mortgage payment on time and continue on wth the next month to keep it from being 30 days late. Despite it was hard to continue paying the high payment of $1457 a month, and I am suffering because of it, I managed to keep paying. They offfered to refinance, I paid $350 for an appraisal, that was money needed to help pay the mortgage payment, but then they backed out, and I could not pay the payment needed for that month. So I got behind. They refused to modify the loan for me, and I am stuck with a mortgage I cannot afford. Nationstar does not care about any situation that you are in. You are not treated like a human, just another number to collect their payment from, no matter what the circumstances are.

I have been sending in all additonal abd much of the same paperwork for thr remodification prgram since April and have not been denied or granted a new mortgage. Each time i called each week, they woulkd say "its in underwritting and well call yuou if we need anything else, but don't worry, your house is not in foreclosuer and iff we are not able to remodify, we figure out anoter program'. well they filed to lift the stay i have under bankruptsy for non paymnt to take myh house. I have proof of te faxes that i have been sending to them, the same documents over and over again and to no availe,

Mr. Cooper Fraud and cheating!

I received an insurance claim to repair hail damage on 9/28/07. It was made payable to Aurora because they are the primary lienholder. I received the initial 1/3 draw check for my insurance claim proceeds on 10/12/07; work was subsequently completed on or about 11/1/07. As instructed, I requested an inspection from Aurora to validate the work was complete.

On 11/5, the inspection was completed and filed with Aurora. On 11/13, I called to verify all required notarized Affidavits were received and the inspection work was complete. I was assured the final check would be mailed out within a few business days so I could pay my contractor the balance owed. On 11/19, I spoke to a Claims Rep by the name of Jane. She said a check would be cut on Friday, 11/21.

As of 11/28, I hadn't received a check so I called back. I was assured it would be mailed. I called back on 12/7 and was told that someone would be in touch to follow up. On 12/10, I called again and left a voicemail for Jane. I did not hear back so I requested to speak to a supervisor, Monica Ivy (sp?) on Tuesday, 12/11. She noted that something was entered in wrong which failed to issue the check and that she personally would try to get it overnighted and call me back - she never did.

On 12/17, I spoke to Jane, who assured me the check was cut on 12/17 and 'mailed in a day or two.' On 12/20, I called to see if it had been mailed and was now told again that the check was cut on 12/18 and wouldn't be mailed until 12/21. I had to call back several times to try to reach supervisors, only to leave voicemails. When I spoke to Jane again, she contradicted herself a couple times and gave me misinformation.

Finally, she put me on hold and after a few minutes, her line came back on but she couldn't hear me. I heard her and 3-4 others in her vicinity making fun of my problem and laughing aloud. They also joked that the check should be made payable to them individually instead of me. I had also voiced concern that Aurora Loan Services had recently filed Chapter 7 Bankruptcy and I was concerned I was not going to receive my remaining proceeds. She was laughing at the bankruptcy comment and they were joking about how she should have answered that question. I listened to these comments for approximately 5 minutes before the line was suspiciously disconnected.

I called the 800# back again to try to speak to someone and was only able to leave a voicemail for Jane (who has yet to return my call). My primary problem is, I do not have the ability to pay my contractor or his workers before the Christmas holiday, which is a huge concern for me. My secondary concern is the level of customer service I have received up to this point. I am soliciting the advice of legal counsel on the matter of customer service, but what other recourse do I have against Aurora? My loan is current, I have never had a late payment. I was told it is 'the law' to make Insurance Proceeds payable to the primary lienholder, but would like to know more about this.

My husband & I also had a nightmare time with Aurora for 2 years. Our loan was sold to them by Amerifirst Mortgage a month after we bought our house. We were ripped off all the way around on this deal by Century 21, the homeowner, the title company & Amerifirst. The first thing Aurora did was send us a letter saying we owed the back taxes of the former homeowner of 1, 081.00. Our closing papers stated the yearly taxes were 434.00 & we paid that at closing. Aurora jacked our house payment from 731.00 to 1600.00 & Even if I sent the payments certified 2 weeks ahead, they posted the payment after the late date & charged us a 36.00 late fee. We went to 7 different lawyers & no one would touch it. I had proof on paper & a whole file on how we had been cheated, but at the end of 2 years, we had to re-finance to get out from under them. There was no pre-payment penelty in the contract, but they still charged us 3, 300.00. The lady from the title company at the re-finance saw the name Aurora & stated her son had been going through hell with them. It seems that in Florida, the bad guy always wins. We have lost thousands of dollars & all the parties involved got away with it. I advise anyone doing any kind of business, do not sign anything without a lawyer & do a good background check on who you are dealing with.

Nationstar took over or was renamed from Centex. I closed a loan with Centex last March. L.S.I Title was supposed to do the documentation, closing and title work. I purchased the house from Probate of my Mother's estate. LSI did not file title work for almost one year which caused problems and attorney fees with Probate. I withheld payment until the title...

Mr. Cooper bogus refinancing!

This company is no different from any other bank that have led people into believing they can help them out of their current situation with their mortgage. We fell behind and Nation Star gave us all these reasons to go with them. That they are a bank that is in the business of doing non=conforming loans. As usual the appraisal was done, as quickly as possible,had to get done right away. I haven't figured out yet how the bank profits from that, but i am sure they do. We were told as long as the appraisal came in at $300,00 it would be great, well it came in at $385,000. That the loan was going to be based on what the house was worth. it was all down hill from there. Got the call tonight that their bank is no longer doing refi's for bankrupt loans. Tiffany Petrick and Kevin Baker, very good salesmen, but obviously have no consideration for people in need. To lead us on.

I am a Virginia Disabled Veteran. Lakeview erroneously included real estate tax in the calculation and took $1000.00 when I owe no real estate or solid waste disposal due the state and county's 100% exemption. This occurred on Feb 3 2023. I provided them copy of the Approved exemption.

The latest review I have not got my 1098 after my loan was transferred and then sold my house a few weeks later was posted on Mar 25, 2024.
