Complaints: 1. In 1995 my family moved the double-wide manufactured home we are buying into the Evergreen Trailer Park in Pleasant View, Utah, and only paid $150.00 monthly lot rent. The park was later sold to ARC (American Residential Communities) and our rent has climbed high over the years; our last payment was $510.00--two hundred less than our mortgage payments. The rising rent fee has made it VERY difficult for my family to continue to afford to remain in our home and pay both the mortgage and lot rent combined with all other living expenses, such as lights, heat, food, vehicle, etc...yet ARC encourages ALL residents to endorse buying into homes in their community with combined mortgage and rent prices at a lower fee of $850.00 for a double wide home and #750.00 for smaller homes...this is an action I find to be self serving on the part of ARC, as it isn't fair to families who buy a home and moved the home into the community and have to pay a high rent fee separate from a mortgage. 2. ARC doesn't assist in the care of lawns or maintenance to families who have not purchased one of their homes; ARC has conveniently placed rocks down in yards to help cut back in need of watering and routinely sprays for weeds, but not in yards of buyers through outside mortgage companies, such as ours; We have been threaten with eviction for not keeping our large yard watered, weed free, and green. 3. Although we pay HIGH LOT FEES for which I would think would contribute to assisting with maintenance problems, ARC has said it would charge my family a service fee of $1000.00 to re-level Center Blocks under our home that have begun to slant, due to settling of the ground underneath our home...so I wonder what the high rent fee cover. 4. Snow removal maintenance within ARC parks is very low quality; maintenance crew do not clear snow from streets well enough and leave piles in gutters and intersessions of streets, which then freezes over in HIGH heaps and then break through into deep watery holes that cause vehicles to slid and hit bottom hard...our low riding Nissan Maxima got a broken/cracked front bumper and now has clear tape to keep the headlight and bumper together and from falling apart. 5. ARC had roads throughout community repaved during the summer and had a HIGH speed bump placed on a corner near our home that also causes our vehicles to hit bottom when climbing over it, and to stall-out when taken more slowly and at a wrong angle...ARC's reply to snow problems and the speed bump is to take the long way around to get in and out of park from now on.

I live in arc in Jacksonville, Fl. I hate it here! They never fix anything but want their rent money on time which is going up very fast. they are always working outside but you can never reach a manager for anything. The rules dont seem to apply to everyone out here. i cant wait to move out of here next month and never look back. DO NOT RENT OR BUY FROM ARC!

we cannot move the home and why would i want to invest more money into something that isnt mine, i have lost 16.000 already!, the bank is saying it belongs to them, arc never paid them! the home is not ours after we thought it was!
2 wrongs dont make a right, im not going to jail, im doing everything the right way,

this company is a rip off, my brotherin law bought us a home 9 yrs ago in ny state from there mobile home park, now we are finding out the bank still owns this and ARC HAD NO BUSINESS SELLING THIS HOME, THERE WAS NO TITLE, THE MOBILE HOME WAS ABANDONED, BY THE OWNER, AND ARC TOOK MY BROTHER IN LAWS MONEY, THEN I PAYED HIM, THEY LIED AND SAID THEY DIDN'T KNOW ABOUT A LIEN AND THAT IT HAD TO HAVE A TITLE, IN NY 1995 AND NEWER REQUIRE A CLEAN TITLE BEFORE THEY CAN BE SOLD, WE ARE CONTACTING OUR LAWYER! BE WARE

I purchased a new 2011 fleetwood home from arc. The first month after I was in the home the molden began coming off the walls. I had other small defects that were all reported to management. The manager at the time Tonya noted that my home was starting to shift. The company has a large turn over in managers but that is another story. Tonya is still with the company however has demoted herself down to an assistant. Before signing the contract on this home Scott reassured me that any problems that I had with the home especially this home 100% would be cover. He insured me the the home was properly installed I did not have to worry about it shifting, because it was on a solid foundation properly installed. I was told ARC is a great company and they took care of there customers 100% so as a single parent I could be safe. Wrong Wrong WRONG... I purchase the home in April 2011.. The molden began coming off the walls by June 2011. By July of 2011 I had several doors that would not shut and if so I had a really hard time opening them. Continued to report it to ARC and by Oct 2011 They had a new manager Mark. Mark informed me that if my home was shifting that it would be breaking down the middle. Why? He said was because I lived and a double and they bought it in two parts and so I am making the whole thing up. ARC then came and had some dirt delivered to the site so that my house would not droop totally on one side... That slowed the shift but did not stop..I continued to tell the office about the problem..In the mean time my lot rent has went up from 235 to 352 and I received a letter and the mail that it would be going up 20 more dollars in Jan. My siding on the outside of the house is starting to buckle.. I have creases in a couple of walls in my new home. and ARC says we are not going to fix your home. We will level it and charge it to your lot rent. I am thinking. I the house was not leveled that you sold me...First chance out I am taking..Company is indeed a rip off.

Yo tengo el mismo problema que estas gentes, y mi pregunta es? ARC QUE NOS CUBRE O QUE SE HACE RESPONSABLE CON EL ALTO COBRO MENSUAL, , ? CUANDO TIENE UNO UN PROBLEMA NO QUIEREN ARC, NO QUIERE HACERSE RESPONSABLE DE NADA {NOTHING ( 0 ) RESPONSABILITY } ALGUIEN TIENE QUE ESCUCHARNOS DE LO INJUSTO Y MAL SERVICIO QUE PRESTA "ARC" A SUS INQUILINOS.

I live in ARC Twin Lakes, Bloomingburg NY...and it is the biggest mistake I eve made. OUr lot rent alone is going over 700.00...my home is an older home. They had no problem taking my money...now they want this and that. The office staff is rude, they don't do a damn thing but ride around. Snow removal? What? In 8 years the lot rent has nearly doubled...and they do nothing but collect the check. Forget trying to sell, as soon as anyone hear the cost of the lot rent...they run. The "play ground is a joke, they do not want the kids playing basketball, or skate-boarding, or anything. the only saving grace is the pool. Two months out of the year. ARC Communities are your worst choice...I wish I had known

I live in a Texas ARC community and all the Mexicans here have fences and swing sets but I asked can I put up a fence and bring my kids swing set from my grandparents house and they said no. Also we've been accused of tampering with the meter and we have no so today I called Oncor to have them lock it up so no one can touch it and also their maintenance man drives through my yard so he can stand there and look at my meter. I wish I could move, but I just bought my house and wish I didn't now.
