America's Home Place Drywall being hung using nails instead of screws.

We closed on our new contruction home built by Americas Home Place in March of 2019. Shortly after closing we started noticing nails backing out of the sheetrock. We initially contacted our builder suspervisor and inquired as to why nails were used instead of sheetrock screws? We were told that they used nails in certain areas to begin the sheetrocking process (the reason didn't / don't make sence) and he sent someone out to nail the nails back up and resurface and paint the damaged area. This happened a coupe times and the backing out of nails have continued. Numerous nails are showing in several rooms (dinning room, laundry room, closets and hallway) of our home.

Desired outcome: to remove the nails and insert sheetrock srews properly to avoid keep having the same problem!!!

Home construction 2001. Experienced some water damage recently requiring discovery, a forensic structural engineer evaluated the home and determined multiple construction deficiencies that stemmed back to the original construction of the home. We now have a home requiring multiple structural repairs due to Americas Home Place inadequate construction.

America's Home Place Poor quality craftsmanship and repairs

My home was built in 2022 by America’s Home Place of Anderson which I have regretted my decision to hire them. From the very beginning I noticed things like shingles not overhanging the plywood properly. I made multiple attempts to have them acknowledge the issue and fix. Finally after contacting the local inspector and asking why he didn’t do his job AHP sent someone out to fix the shingles. After moving into my home I noticed rain running behind my gutters. I sent a video and pictures to my contractor which they said was normal. I took more pictures and investigated that there was no regular drip edge but one they made. It was not doing its job. AHP came out and extended the shingles into the gutter to “fix” the issue. I again contacted the local inspector to make complaints about the drip edge. Finally they came out to “add” a drip edge. They did not remove their home made edge so they just slapped it over the other so you can imagine the issues I will have down the road. AHP has been contacted about multiple items that are incorrect but they just say I am not able to be made happy. I have creaking floors now through out the house, cracks in multiple Sheetrock joints, cracks at the ceiling, a tub that has been repaired multiple times (cracks inside the tub at different locations), yellows stains in the tub that they “fix” that have reappeared, racks in closets that just fell off the wall, floors that have dropped beneath shoe molding, cabinets that are busted because the mirror fell behind the marble backsplash, and now the year punch list that has never been done. Oh let’s not forget the doors that swing to far because they adjusted them incorrectly, door jams that they screwed more holes into to “fix”them being hung incorrectly, molding around the door they “fixed” with the incorrect size. The linoleum was not installed properly which has caused it to bubble in multiple rooms. The list can go on and on.

Desired outcome: Fix items. I think the tub is at a place that it should be replaced since it is cracking in different spots. Either the tub was installed incorrectly or is a lemon. All linoleum should be replaced because it continues to bubble

America's Home Place Roof warranty work

On 28 Oct 22 Roofing issues were brought to my attention.  My home was built by Americas Home Place, Statesville NC branch, in the spring of 2017.  During the Roof install it's apparent the Roof Contractor   (Alpha Omega Roofing (AOR) out of Charlotte NC) Did not bring enough Ridge Vent Covering to complete the job as per the Homes Blue Print.  The Roof has 5 separate ridges, As per standard building practices the Sheathing was cut correctly by the Framing Crew and a Ridge Vent Product was to be installed over each opening out to approx 12"of the gable ends.
Again, this all clearly shows on the Prints.  I can easily speculate but for whatever reason the Roofer shorted all the Ridge Vent Cover of approximately 40FT.  The cut areas that were not covered correctly were simply covered with standard singles (this can easily be seen from inside the attic below).  In doing so they created obvious Safety and Structural issues of the Roofs Load Rating being compromised but someone could easily put their foot through any one of these areas.

On 03 Nov 22 I contacted Americas Home Place in Statesville and left a voice mail with Mr. L. Backer (Operations Manager) explaining the situation.  On 07 Nov I was contacted by Mr T. Kobb, Warranty Rep.  He assured me this would quickly be resolved and asked if I could send some Pics.  That day I sent a number of pics that included both the underside and the outside of the roof.  By 17 Nov I had heard nothing from Mr. Kobb,  This will be one of many times I am forced to initiate contact with Mr. Kobb.  Best he could do was to ask me to contact AOR and attempt to get repairs.  I proceeded to contact Mr. Jacob at AOR, he quickly denied any responsibility say they"only put Ridge vent over what the Framers have cut out" I went on to explain that the areas were cut by the framers but he continued to deny any responsibility.  18 Nov I passed this info to Mr. Kobb.

Well over a Month passed until Jan 06 when I called Mr. Kobb for an update and he immediately proceeded to get upset with me,  telling me that because he's"not a roofer and has to go with what AOR is telling him"new to the job"and worst that he"has other customers" I questioned why he doesn't look within his company for advice and why he can't hire another roofer,  that was the end to that call.

1/9 I emailed Mr. Kobb with 2 options that would quickly resolve this seemingly simple issue:
1.  At the expense of AHP,  we agree upon another roofing company to make this right.  
2.  AHP provide me with an agreed upon amount of funding for me to get this done myself.

Without any further discussion he surprisingly responded that day:"Mr. Potts I have reached out to JD Liston he is our Regional VP, he advised me that your approach will not work. I have to give Alpha Omega the opportunity to complete the work if they refuse then I am able to get another trade that works for us to do the work.

I'm talking to Alpha Omega now and hope they will agree to our terms soon"1/17  Again, having heard nothing, I emailed Mr. Kobb for an update.  He responded that"nothing has been done... still waiting on an answer from AOR".1st time he"now totally agrees that they messed up and is trying his best to hold them to the fire to make this right"1/20  Mr Kobb says he has"finally found the Warranty Person at AOR and they will be contacting me soon.

1/25  I emailed Mr. Kobb to advise no one from AOR has contacted me.
I also asked that he again revisit my offer with V.P. JD Liston

THIS IS ALL STILL PENDING

Desired outcome: Either Pay me what I'm Due or lets get it Fixed3 months of this nonsense is weighing heavily on me

America's Home Place I want the problems listed above fixed within the next 30 days.

ATTN: Warranty Department

To Whom It May Concern:

I had my new home built by American Home Place located at 2144 Hilton Dr, Gainesville GA 30525. The manager’s name was John. I have tried for months to get the repairs made to our new home.

I have had issues with my home since before I moved into it. We were first working with a builder named Jason, who quit the company just as my home was being completed. He was replaced by a hispanic man who did not fix the issues with my home. I let multiple people who work with American Home Place know about the problems that needed to be fixed to no avail. The problems I am still having that MUST be repaired are as follows:

1) The ceilings throughout my home have large cracks in the drywall and bubbles in the paint. These cracks look like craters! Where the walls and the ceiling meet are worse, but there are issues with the ceiling paint in every room. I’m not sure if you did not do our roof right and this is due to water damage, but these cracks and bubbles in my walls and ceiling MUST be repaired under my warranty.

2) I have multiple windows that are leaking air because they were not installed properly. I should NOT have issues with my windows NOT being energy efficient! My husband and I are both disabled and we cannot afford to waste our heat and air because American Home Place did not install our windows properly.

3) Our back door needs to be fixed as there is a large gap where you can see outside. The Garage door has a huge gap where you can see outside as well.

(We DO NOT want insects and snakes getting into our new home, not to mention the hot/cold air coming through these gaps.)

5) The attic door is not installed properly. There are big gaps and it will not close the way it should, again this causes issues with insulating our home for energy efficiency

6) The garage has a big split in the center of the ceiling that needs to be repaired.

7) The trim around my front door appears as if there were two different kinds of paint used and there are black specks in the paint. There is also an issue with the gutter above the front door causing rain water to run onto my covered porch/deck.

8) Heat pump in the attic needs to be looked at because I have had issues with it four times. I am not sure that this has been resolved.

I have tried to be patient and have requested these repairs be made multiple times. I was told by the manager American Home Place that they have LOST money building my home. It was NOT my fault that the prices of materials went up AFTER I paid for my home to be built. I DO expect a quality home just as I was promised.

If these repairs are not completed within the next 30 days, I will file a complaint with the Better Business Bureau and you will NOT like the Google review you are about to receive. I also feel that I should be entitled to an extra year of warranty on my home since I have tried to have these repairs completed since before we moved into our new home. I am very disappointed in the service I have received and hope I do not have to hire an attorney to get these issues resolved.

America's Home Place My Entire House

Since day one, I have had issues with my home. Each step they take to repair results in two steps back. Currently I am dealing with a MOLD ISSUE in my home due to their faulty A/C unit and the General Manger has told me "there is no mold" despite the very real mold growing on all of the joists and the pungent smell that is most definitely mold. IN addition, my roof has leaked for months. I am living with continually rearranging my life and stressing about strangers in my yard when I'm not home because of their work..or lack thereof.
They do not send experts, they send hired hands.
I want independent engineers, mold remediators and HVAC contractors to come. I don't want the guy they found yesterday or who doesn't give a crap. I've tried their guys time and time again and it just never ends. At this point, I want a monetary award to hire structural engineers, mold remediators and HVAC contractors of MY CHOOSING. I simply can not trust their work or their decisions for hiring contractors anymore. I need to have a MOLD FREE and fully functioning home without defects!
I've added the photos of the mold I have. I have hundreds of photos of all the problems I've faced since Sep 2019 during the build and also since Sep 2020 since we moved in. It's relentless. The mold on these images are just starting to grow...so the time to fix this issue is NOW yet they deny it's there. It will only get worse without immediate remediation

America's Home Place House building process

For two month our lender has been trying to get information for my VA loan and cant seem to do so. The people in the Gainsville Fl office (Alex and Connie) keep saying that cooperate will not provide the information. They want return phone calls to my banker or me when I leave messages. I really would like for AHP to build my home but I dont think they care if they build it or not. Can someone please help or I am going to have to start this process all over.

America's Home Place poor installation poor craftsmanship poor services from ahp

Flooring is bubbling up thru out house.
Flooring is splitting in kitchen
Front door only opens when you snatch it open.
Other doors has rubbed the weather stripping off doors.
Another door doesn't seal so cold air and hot air just goes thru the door.
Living room and master bedroom can see taped and muddled sheetrock joints.
Kitchen drawer facial boards loose an falling off.
Flooring already squeaks in places when walking due to poor installation of wood under flooring.
America Home Place has started fixing few issues but never really repair them and other issues just keep adding up.
Solution is to repair home issues like a professionals home builders and take pride in your work. Build and repair quality home like professionals builders. If cant repair problems then tell customer. customer could at least hire someone to do your job and submit you the bill. Especially since home is under a year old.

America's Home Place Bad Quality Builders

Building a house is hard enough on a family. Saying this, Please save yourself more headaches and find ANY builder other than America's Home Place. They scam you on everything. Starting with the plans then the financing and finally the quality of materials and workmanship. I say all this with first hand knowledge. I worked with them as a punch / warranty sub for 3 years. My job was to try to fix the screw ups. Some I could and the ones I couldn't they forced me to put a band aid on it so they could close. This way they could get there money and move on to the next victim... I mean customer. Look I am not a disgruntled employee. I left on good terms. I just want to warn people because I know the games they play. I met a lot of nice people this company took advantage of and I would like to save some other nice people from the same hardship. If you decide to use AHP to build your home, you are taking a HUGH Risk!

Good luck with getting any warranty work done after poor workmanship.

We had 3 site managers and then the warranty manager left their company too.

Please build with someone else.

America's Home Place Run This Company is Bad

My wife any I have been stuck in a nightmare with this company. We hired the Savannah office to build our home. This was one of the worst decisions I have ever made. They will tell you everything you want to hear to get your business and then later you will find out they under price items by over 75% which will cost you thousands. Our home is costing us $60, 000 over the estimated cost. Also they lie to you during the whole building process. Its taken over 18 months to build our home and they make excuse after excuse. They make promise after promise that they can not keep. Now that it has come time to get our CO to move into the home they failed the CO inspection. It its taken them a week to make the simple corrections inspector asked them to complete which would take a normal builder half a day. If you find yourself considering this company please dont. I would not wish them on my worst enemy. RUN RUN RUN away form this company!

America's Home Place Poor quality

My wife & I had a "Signature Collection" Hanover home built in North Florida 2006. Since that time, among several "punch list" problems such as poor quality drywall and electrical mis-wiring, the shingles have slid off the roof 5 times; a roof leak rotted the rear wall and caused mold; and substandard construction allowed a water leak in a side wall that resulted in termite damage that went undetected. America's Home Place repaired the roofing and leak problems, but we had to pay for proper termite treatment, which required drilling holes in the slab, and for the cost of the repair to the wall. We're out almost $2, 000 thanks to the poor build quality. AHP offered to pay if we'd sign a waiver against ALL future problems (which would include the roof). After consulting a lawyer, we declined.We are now preparing to sue the company to recover our money.We've owned several homes in Florida, both used and new, and this is the worst one we've ever owned. America's Home Place has a quote on Linked In that says "Following the Principles Over Profit philosophy of other successful business leaders, Mr. Conner believed that if you provided customers a quality built home, at a better price, and treated customers with respect always following good, honest principles, our business would be successful."We've found that to be false. We urge potential home buyers to avoid America's Home Place. Our home's problems are documented at www.americashomeplace.info

built with blairsville ahp and it was a night mare throughout the construction phase. walls out of plumb, these guys use very low quality materials, anytime i had to talk with the General Manager Glen Wagoner, he was always rude and cussed alot. homes are too costly for the quality you receive. dont be fooled by this large company. stay away from these folks

America's Home Place Built House and Well on one Neighbors Land Drive Way Our Land

America's Homeplace built a house and well on our neighbors property and a driveway on our property. They refused to remedy the problem even though one of the people who bought the house was employed by them and one of the parties is a multiple convicted violent felon from another state who refuse to resolve any part of this problem since they got $75, 000.00 off the price and will also get the $8, 000.00 from the US taxpayers for buying the house. We had our home built by the Home Place in 1997. Apparently they are still getting away with extremely poor cheap building construction from the other complaints we've seen. But the worst part may be what you don't see. We found out our water line comes into the home at ground level. Notched floor joist under the bath tub, drain lines from water heater emptying into crawlspace, deck built with improper support so it twisted and fell down. Subflooring not nailed down, toilet too close to wall for tank to fit properly, no tyvek on house, flood lights are just laying in soffits, plumbing bent and not mounted to anything. After all this time America's Home Place contacted us in response to a post noting their shabby work. They ending wasting our time telling us codes were different, it passed inspection. and they only have a one year warranty. I sincerely doubt a water supply line entering a home at ground level, drain lines open into the crawlspace, notching a floor joist under a tub or a toilet flange too close to the wall to mount a toilet correctly is to code. So we continue to funnel money into correcting their slack work and worn others to beware of what we have had to deal with. Good luck..

America's Home Place Shoddy construction

roofing AH installed has 30yr shingles and I've got leaks in the roof and the staples they used to install the roof are backing out and pushing up through the overlapping shingle. The drywall work looks like a beginner installed it.

Back to the roof. I had a company come give me an estimate on the roof and they said it's the worst they've ever seen and they couldn't believe it is only 3yrs old. The cost of the new roof is $14000 for the 3yr old roof!

The materials used during construction, such as caulking, has already cracked and deteriorated to the point it needs scraping and replaced.

I contacted the original homeowner and he gave me their story about how bad AH was to deal with. I would never have purchased this house except for the fact it was reduced price because of foreclosure. I'm in the Carroll County, GA area.

America's Home Place False Advertising

Today, September 26th was the big grand opening for America's Home Place in Huntsville, AL. I have visited this location on 2 other occasions. They advertised drawings for prizes such as discounts and upgrades of $20, 000, Plasma TV, Gas cards, Lowe's and Home Depot gift cards. Needless to say, the only thing they did was give the TV away. So you say, what is my problem? Well, after waiting 2.5 hours, the drawing was only for those people that signed an agreement to purchase a home from America's Home Place. This was not advertised in the email they sent me or the post card they mailed me. How misleading can you be. This was a total joke of a grand opening. Needless to say, after my experience today, I would NOT purchase a home from a company that misleads people just to get them to an opening. This should be a crime. My only justice is the dollars I planned on spending will be spent with another builder. ALL, beware of those that deceive.

walls not squared, paint, roof leaks, not on grade, nail holes from nail gun are into wood so far paint just puddles in holes. so many complaints cannot even name at this time.

My husband worked for a contractor that builds for them. That contractor promised him $14 an hour and more when they see what he knew. He worked with them for 3 days. He ended up getting paid $160 for 25 hours which averaged out at $6.40/hour. He is having a hard time getting his tools back. He knew more than anyone on the job. He said that they did things in the strangest ways. They couldn't even figure out the simplest truss roofs. They were trying to strike a hip into a ridge that was the opposite way of what it should have been. They hire illegals that won't complain and pack 9 people in a truck with one in the back and one on the console and others laying on peoples laps in the back seat and ride them up Interstate 85 from Georgia to South and North Carolina everyday. That was extremly dangerous. They have a bunch of flunkies that don't have a clue how to really build a house. If they can't build a roof with trusses right imagine what a stick built home would be like. I don't know about America's Home Place's other contractors but the one he worked for (for 3 days) did shoddy work. They just want to get it done quickly and move on to the next one regardless of the craftsmanship put into it. They say they can't keep good help and that is why they have had an add in the paper for 7 years. They could keep good help if they wouldn't screw them and pay them what they are worth and pay them what is promised. When you don't care about your employees they aren't going to get the best work out of them.

We have had way too many problems with a new home for a builder that claims to be quality. Some of our problems were leaky roof, floor pops continually, window leak when it rains, broken bricks used, broken trusses on roof, poor paint quality on walls had crack in garage wall repaired 17 times before got fixed, used presure washer inside the garage which was sheet rock caused all the paint to bubble and peel of the walls, backed into the gargage door and knocked it off the track, Put down tile floor in kitchen and in front of stove the tile was pieced together in middle of square and it ran at an angle, they tried to cover it up with putty and after mopping the floor for a few months it exposed itself, it all had to be taken up and replaced. Americas Home Place had to be forced by our Attorney to come to our home take up all the hardwood, carpeting, and vinyl floor and screw down the osb board to the floor joist to try to fix the floor popping problem. Under the house they proped the floor joist up with a 2x4. We have reported them to the North Carolina Attorney General's Office. This place needs to be put out of business.

America's Home Place Rip off

This company takes the term "shoddy builder" to another level. We had a home built by them back in 1999 in south Alabama (they no longer have a office in Alabama). From the start, there was one problem after another. I was out of pocket several thousand dollars for things that are usually included in the constrcution costs by other builders. The construction quality of the home is shoddy ... very shoddy. From day one we had warped walls, crooked baseboards, poorly installed vinyl siding (it's crooked), nails backing out of the ceiling, creaking floors - and much more. Some of my warranty issues were never resolved. They were slow about fixing the few items that they did fix ; it was like they were delaying as long as they could so that the warranty would expire. They charge rediculous prices for add ons ... like 10K for a driveway ; 10K for a skimpy back porch. If you're looking for a home builder, STAY AWAY from these people. I truly regret doing busness with them. And since I signed the papers (which I was pushed/rushed into before construction was complete), I'm now stuck in a piece of c%#p of a home with no legal recourse. This company should be forced out of business and forced to reimburse - or pay off the motgages of all of the cliets that they've wronged.

America's Home Place Nightmare!

America's Home Place went past promise date by 4 months, went way over budget, and is extremely slow taking care of warranty issues now that we are in their shoddily built home. This has been a nightmare!

Run away from this builder!

I live in Cairo Ga. America home places builded my house three years ago. the roof leak the first year. I see the out side from the inside.
my bathroom is falling apart, The walls are uneven, the toilets seat are all poorly installed. the wood floors all make a noise when you walk on them, the room that had carpet on it is come up off the floor, I was promised land clearing, My house is the only house that was not cleared off water set every where when it rain. One good thing is I have a lot or outlets in the kitchen, but you can not use them all at once, because the breaker will trip. Everything materials wise used was the cheap of every thing. Oh ? The water meter was install ed poorly.I have had to repair it twice. The city said the pipes and wireing were installed wrong and poorly. I would go on, & on

We had America's Home Place build our home back in 1999 in south Alabama. The construction was sub par ; they were really slow about tending to warranty issues - a few of which were NEVER resolved. Things such as warped walls, creaking floors, nails backing themselves out of the ceiling, a BADLY warped kitchen floor, crooked vinyl siding ... and more. I truly regret using this builder. Dealing with this company was the single biggest financial mistake I've ever made. I was out of thousands of dollars from the start. We were even ripped off during closing ; we were quoted one figure, and charged a much higher figure. So I'm basically living in a shoddily built overpriced home. Thought about trying to sell it, but I doubt if it would sell. STAY AWAY from this company.

We are in the middle of a nightmare. We hired America's home place to build our house in Hillsboro, Tn, and all we have had is problems. First there were numerous delays in digging the footers. Then they dug the footers using the wrong plans, thus they were several feet short on two sides. Then the block layers laid the block based on the wrong plan...

America's Home Place non payment to subs and suppliers for labor and materials

The not only ripoff the home owners but the subs and suppliers are cheated routinely. They order supplies and then don't pay. I was stiffed for $30K+ in cabinets I ordered for for 7 homes that I held in my warehouse for 2 months...paying interest to MY supplier. When they finally got around to picking them up they signed a NET 10 bill of sale.

42 days later they still owe me. I was told they would pay me as each set was installed. My only option is to file liens against each homeowner who many are already disappointed that they were ripped off with their "custom" (that's a joke) homes and it kills me to do it. But I've got a business that they are trying to run into the ground tying all my capitol up.

This is not the first time they haven't paid me but it will be the last. I have numerous bills that they charged back other subs mistakes and many times I had to take what they would pay me to keep my bills paid.

BEWARE and read the fine print on their contracts...there is NO recourse.

I worked with AHP for 3 yrs. as a punch / warranty sub contractor. From the beginning, they always shorted my pay. At the end of three years, my pay was never caught up. The manager would pay me out of his own pocket to keep me there. It's is the most disorganized company I .have ever worked for. They would send me to a job without the supplies to complete the job and more often than not, before I needed to be there. Trying to work around other sub's and on and on and on.
The last year I worked for AHP, a new Area Manager was hired. Note: he failed at his attempt to run a construction company. He would not talk directly to a sub ( I guess he was to good). He would talk through a supervisor. To make up for the short falls of his or the company in general, he started not paying sub's for random items. For example: built a deck to the superintendent's spec's and the Area Manager (lets call him David) decided he wanted them built differently. So the decks were rebuilt to his liking. He back charged me for what it cost to rebuild the deck. Not only did he back charge me for that deck but also for the other deck I did not build. This is just one example of the shady tactics they use.
I have witnessed first hand the poor jobs I was instructed to put a band aid on just so they could close the house and get their money.
There is soooo much more but I will stop here. I think I have got my point across. I WOULD NOT LET THEM LOOK AT THE PLANS TO BUILD MY HOUSE.
