American Home Mortgage Servicing Modification

I asked for help with my loan. I need to modify my loan. I cant understand them on the phone. They wont work with me at all. They just dont try to understand. I have always made my payments ont time. I would not call and ask for help if I didnt need it. I guess they want you to lose your property.

American Home Mortgage Servicing False Charges and Fees

I was charged for a late payment that was paid they then charged me for a optional product that was a home warrienty that was cancelled in 2008 and the warrenty company is now involved in a class action law suit themselves and are sending me a refund every
month. AHMSI has charged my account several hundred dollars in false late fees. they refuse to cooperate in any way. i can not reach anyone in the company who will tell me anything, I have spent several hours on the phone only to have someone who barely speaks english tell me they can't tell me who to talk to. AHMSI is the worst company I have ever had the misfortune to have business dealings with. Patricia T.

American Home Mortgage Servicing Mortgage Fraud

We were behind 3 months on our payments due to a job loss. We received a statement (which we only get 2-3 timws a year) which included the necessary fees to bring our mortgage current. We called AHMSI to verify the amount owed, and were told to send certified funds, which we sent a cashier's check in the amount of $6, 248.00 (the amount on the statement and also the amount told to us over the phone). the rep said to overnight the payment and call the next day to confirm. We called the next day with the confirmation number and were told that our payment was now $13, 000! Well, the rep says he didn't understand what the previous person had done to our account and was going to research it and call us back. After a week, we called and were told again that it was still being investigated. In the meantime, our check was returned to us with no explanation and stated that foreclosure proceedings were started. Still no call back, either. We have received no corrospondence from them and have no idea what is going on. I faxed a letter asking for documentation on what is owed, and received a letter from AHMSi stating that they cannot send us a statement because of the circumstances on the loan. This started in March of 2010 and it is now October and still can not get an answer. I sent them the cahsier's check again, and again, got returned with no explanation. I can not log into our account on the website because the link does not work. We have the money, but we are going to lose our house because they won't accept our payment or give us any information. Class action, anyone?

I am posting everywhere I can to warn people about USAA and their horrible treatment of customers (members) - USAA Mortgage is run by mexican immigrants, I am totally convinced of that! Our VA Mortgage Processor, could not communicate well at all (and I think she cursed out my husband in Spanish) therefore, I will tell everyone I know AND the VA loan center about how Veterans and their families are treated.

I applied alnong with my husband for a VA Refinance a month ago. My husband is 100% disabked as a result if service in Afghanistan- a grenade exploded under him during a "sweep". He is a grunt, an infantryman and would die for his country- and he almost did! Anyway, our VA Processor kept telling us he has to pay the 3.3% funding fee. Then, she changed her mind and said no he did not. She refused to accept any paperwork from the VA with his rating. This incompetant [censored] mexican lady put us through hell and back! It finally came to the point that our lock expired not once but twice on us. Had we gone through with the USAA refinance, we would have had another half a percent tacked on to our rate.

I am thinking that this malicious treatment has to be criminal or fraud. I find it hard to believe that a fortune 500 organization would be so "politically correct" in its hiring to reflect the large mexican american population in TX without regard to skill or merit. I understand that they have a consumer reporter on KENS 5 in SA. I have contacted him and they will be airing an expose on USAA Mortgage Services in early Feb 2011.

I want to vomit when I think of the bad people there.

American Home Mortgage Servicing money scam

Don't listen to one ###ing thing these people have to say.
The most un-organized company I have ever dealt with.
Get a lawyer, have him/her draw up a certified letter, with copies of bank statements or what ever you need to send to show you are in the right. Send it "certified" to the Texas home office and tell them to go legally ### themselves and give them 7 days to respond. They won't. It's a money scam.

I have current late fees that were falsified by them (and I have all my bank statements to prove it) on my account that are over two years old. They still call every month to collect but they have never reported anything to the credit bureaus. hmmm?!?!?

If you get called, ask for someone that speaks English and when you get that person tell them to suck your ###, go ### themselves, their mom is a [censored] and I ###ed her last night . . . whatever . . . just to piss that person off.

I used to get upset about it, now I treat them like the piece of ### they are.

American Home Mortgage Servicing Misapplication of prepayment of principal

I sent in $10, 000 additional with my monthly payment and clearly indicated on the form that it was for prepayment of principal. They applied it first to the next three principal and interest payments, then the remaining half to principal. They have done this before, and there are many complaints on these online forums about this company. I encourage everyone to file a complaint with the Federal Trade Commission (easy online form), their state Attorney General, and their State consumer protection agency. With sufficient volume of complaints the governments will take action.

As well in my case AHMSI took a payment in Nov. 2011 and for some unknow reason added a 2nd. Not complain, but they not removed one payment but two, when they found the error and replaced the fund, it was credited to Prin, with a small portion of the payment put into a holding fund to which they claim the Nov. payment was not made. AHMSI is now reporting the past 6 months of payments as not recieved and/or late to which they dont even know what to list it as. As I write this a copy of all payment documents are on the way to FDIC. If you also have had an issues with this bank get a hold of Consumer Complains.

You have to find "The Department of Corportations" to file a complaint. Even if the license had been pulled they are still protected under "The lender mortgage protection Act" You must file a complaint.

American Home Mortgage Servicing horrible, illegal customer service

This company is totally bogus, the customer calls get routed to INDIA, they lie, mislead, provide false account info, the website does not work properly and does not allow a customer to make online payments. I have to spend 40 minutes on the phone, trying to get answers to my complaints and they never respond. I've sent certified mail and they never respond. They took too much escrow upfront, which is against the law, and they are being sued by several states attorney generals for the escrow issue. The lawyers are no help either, at Goldbeck, McCafferty and McKeever.

AHMSI has been a night-mare I have been trying to get a loan modification since May 2010. Every time I call they ask for something different. They sent me 3 application saying they never recieve one I sent. Once they only ask for documents didn't say anything about application and ask me to send money over a period of 3 month, after sending money for 2 months I get letter sending my money back via money gram. When I called to find out what happen they rudely told me they never ask for money and it wasn't enough anyway. Sending money and the amont was there idea. Each month I would confirm money recieved, every time I talk to them they would remind me of money I needed to send. In Feburary they said once again they were mailing an application to complete. Oh! also they told me on several occation that any action on my property would be on hold util 04/2011. I confirm the date of the hold when they said I needed a new application AGAIN. I recieve application Feb 20, 2011, my house went up for aution Feb 22, 2011.
I call AHMSI and they said that they hadn't talk to me since 08/2010. They said it was to late. I told them I had proof I had been communication with them I also have last application with date on it.I was put on hold for about 30 min. I hung up call back and they keep hanging up on me. During my experiance with them I have never got same answere once they told me they didn't have away to find out what happen during my last conversation because of where they were located. ALL THEY DID WAS CLOWN ME. But I'm not done yet. Next I'm contacting my Legislator and cc Obamah office they souldn't be able to get away with putting families in the street.

I refinanced home after I paid my summer property taxes in 2006. AHMSI, sent me a projected escrow analysis stating they had paid the same taxes I paid and then increased my mortgage by the so-called shortage. While trying to get this resolved, I kept making the increased payments. Then fell behind on my payments and requested they apply the monies sitting in escrow, which were at least three times the amount of annual property taxes.
Now, home has been sold at Sheriff sale, they would not honor a short sale and we are getting evicted next week! This is the worst company I have ever dealt with. They are very deceitful! Where are our watch dogs when you need them? This company needs to be taken down and sued. Please contact me for any class action lawsuit.

American Home Mortgage Servicing Simultanious Loan Mod/Foreclosure

AHMSI approved our loan mod, even though we made our agreed upon payments they foreclosed. I wrote to them but did not get a timely response. The house sold at auction and we were asked to move which we did. AHMSI rescinded the foreclosure but did not tell us. We learned about this via a collection call and AHMSI is expecting us to bring the loan current and pay all of the late fees and penalties. That means we have to come up with 10 months of payments even though we had to pay rent elsewhere. We are still in Limbo.

Don't want to send a long mail, because you are so busy running the country and doing a very fine job at it. I just want you to know that this company is really a scam. If you could just get someone to look into it, i believe you will find that this company is no. 1 at violating all kinds of federal laws practices and have ripped people off in the billions. where are the regulators in all this mess. I have had problems with them for over one year. I am currently on a trial payment that is 2487 a month. No one would help me understand what I am paying for.

American Home Mortgage Nightmare, and still going on.
This is part of a letter I sent to them, andThe Texas Attorney general;
“I need who ever is in charge of re-analyzing my Account to really take a look at it, and see what has happened these last few weeks! AHMSI has had a pre-recorded call coming to my cell phone sometimes 3 times a day. And every time it’s says I have not made my April 2009 payment, and I owe $963.05 that is past due. And many times I get hooked up to someone from AHMSI, that does not know anything, and I have explained it to them at least 5 times, and they don’t get it (and of course they never even sound American from this American Company). Nothing they say has ever made any sense.
First of all as I explain to them that I have already paid my normal Mortgage payment of $555.58 March, 31, 2009 which was for April. And I always pay my own taxes, and insurance. This I have explained about 5 times, and twice I have faxed in my insurance policy showing them it was paid. I have also entered my up to date insurance information on their web site. Anyway as you can see, and I can not even tell you all the figures the others from this company tried to come up with, and why they thought I owed all that. I now understand why many say the loan companies have ruined this country. Try to understand I have been hassled by this company for no reason.”

They raised my mortgage payment from $555.58 to $963.05, (that’s $407 extra a month) and I can not afford that, so I have been behind on my payments. I have still been paying, but can not pay $963 every month. So they act like they will help me get an affordable payment plan. If I would just sent in all the paper work they want, and I have a least 3 times.

American Home Mortgage Servicing they are trying to rip me off and foreclosure

Here is my story and why I’m asking for help:

In 11/2006 we had falling behind on our payments due to my husband changing jobs. He is a deputy Sheriff for Riverside County and went from in the jail out to the streets, but before doing this there was 16 weeks of training that no over time or extra days to pick up could be done. We had tried to talk to Option One but for a long time we had to speak to people that we could not understand and had to fight with them to get to talk to a supervisor, but finally we did get a supervisor and the only thing that they could work with us was a payment plan. Our payment went from $1550.00 to $2098.00 (now if making a $1550.00 payment was hard how can they think we could afford a $2098.00 payment).So to keep our house we signed the new contract. We made the payment every month even thru the holidays when money was very tight and our kids had to have a very very small Christmas.
In 11/2007 we made our last payment of the payment plan, when Option One called us and told us that sometime in the middle of our payment plan that our interest rate had gone up, and now that we owed $10, 000.00 or they were going to foreclose on our home again. When we asked what that was for they say that even though we was in a signed contract that said that our payment was $2098.00 a month that the interest rate had gone up but that because of the contract they still only charged us the $2098.00, but that the extra amount of payment that was not paid due to the payment agreement was just adding up behind the contract. So we tried everything we could to get out from under Option One but no one would touch our loan because Option One had reported us late the whole time we were in the payment plan which jacked our credit up. So we did a loan Mod with them and our payment were $2098.00 and was to start on 02/2008 and that we had to make the payment to them thru Western Union Quick Cash (which was $12.99 fee every month). And that there was a 3 month no payments at the start of this new loan mod, ( to help get us ready for the new loan, is what the company told us).
From 02/2008 thru 06/2008 we made our payment to them for the amount of $2098.00, In fact in February we made 2 payments, by mistake so when I called them about the second payment they said yes they caught that and that it was applied for the March payment because they could not refund the extra payment, I said that was find and they said ok, so don’t make March payment just start making payments again in April, but in June they rejected our payment saying that we had not made a payment to them since 02/2008. But when you go online to their web site it showed our payment, we have every one of our receipt showing that we had made our payment. When we showed them our receipts they then came back saying that our payment had gone up due to impounds for the taxes and insurance, but the $2098.00 was suppose to include the taxes but the insurance we have paid for and still pay for separate. They then said that our payments went into a special account not into our account, but when I said then give back our money and we will put toward a new place to live they said they couldn’t do that because then that would be saying that we had been able to live in the house for free all of those months, but I said but that’s what you are saying, so give back my money. Now when we call they are saying that we owe them $10, 000.00 in attorney fees for the foreclosure that should not even happen. They told us that we must agree to pay them $15, 000.00 or our home is to go to auction.
So I started talking to Option One about this problem and, in 06/2008 Option one was sold to American Home Loan Services that told me that they were so sorry that there was problems that to bear with them that when they bought this company they had picked up a lot of problem accounts that they are trying to fix and they put my account on hold. But then in 10/2008 without any other notice we had a guy show up at our house with the notice of foreclosure sale date for 11/2008.
I was able to get this postpone and started talking to a Cheryl in the foreclose department I faxed over 28 pages of receipts and info to them 7 times. Every month from 11/2008 thru now they have reported us 120 days late our credit even though we were not. And even thru the 3 months that we were not suppose to make a payment the reported us late. Our loan is still on hold we still get getting the same answers as always (still looking into it). Now we were told on 02/13/09 by Cheryl at Option One/ American home loans that the office in Irvine CA is closing for good as of April 15, 2009 and that a new office will be opening up in FL. / and also one in Texas, so if we don't get this taken care of soon, someone else will have their hands in our file and it could get even more screwed up.
Also now it’s time to file taxes and they only reported that we paid $4700.00 in interest when in 2007 we paid $17, 800, And we never received a year end statement for our taxes, when I talked Option One/American Home Loans and spoke to Cheryl about this she said that I should have received a year end statement for $4700.00 and that she would reorder a new one for me, but that was 2 weeks ago and still I have not received anything from them.
In the beginning of 02/2009 Cheryl told us that after all the research into our loan that she had done, that she had found that we were right, that we should never had been put on the foreclosure list, but when she opened our account on her computer it still showed our account to be in the foreclosure list and that our account was still on hold. It also showed that it was pending a loan mod for the full amount we owed plus the $15, 0000.00 for attorney fees that they say we owe for the foreclosure, but no one from Option One/ American Home Loans ever contacted us about a loan mod. She then also said that we should not agree to a loan mod that included the $15, 000.00 amount due to the fact that this was Option One/American Home Loan’s mistake and should never have happen.(she said that if we do agree to this amount then we were saying yes that we didn’t make or payments).
In April 2009, They sent us a loan mod that had all kinds of wrong info on it, when we questioned it they couldn’t answer some of the questions. 2 months later they sent us another loan mod with the same thing on it but now they added more amounts so now are payment went high, they want to do a loan mod for 350, 000.00 when my house right now is around 240, 000.00 and our payment will take one whole pay check and a little under a half of the other pay check .and they gave us only 5 days to look at docs and sign them or they will put on house up on auction.

American Home Mortgage Servicing Loan Modification

If any one thinks what they read about AHMS on this website is crazy-it is all true.
Our servicing was sold from Regions to AHMS last Summer. We had a loan modification offer from Region. In September a lawyer called saying they were beginning foreclosure. After 2 months, we finally got that straightened out. Then the actual modification began. I also asked for detail of the amount (31K) they were adding into the principal, and also was told that information is not available until after the mod was completed. The offer was to reduce interest from 10.5 ARM to 7.5 Fixed. In filling out the financial information, they made me jig figures around, or else I couldnt afford the new payment, even at 7.5%-Part of the mod was to have insurance and taxes escrowed. To cap off some of the problems, the self addressed UPS envelope they had me return the Mod paperwork in had the wrong address, Lost for 5 days, interest continues to accrue at higher rate. Then, paperwork re routed to correct address and lost in house. Another 5 days. After a month after I returned the paperwork, I could see things happening online. Property taxes were mailed-However, noticed my payment did not include escrow. I called tax dept and loss mitigation. They said they were working on, to mail payment only. I called over 45 times first month. 2nd month town office called to say they never got taxes. I called again. They said they couldnt do a stop payment until 30 days had passed. Finally, they got the check back (I think it was never mailed) 2nd check sent out REGULAR MAIL. After 1 month, still not received and I have 22K in negative escrow. 71 more calls to Tax Dept, Loss Mitigation and Customer Service. NO ONE RETURNED MY CALL. I finally sent an email to EVERYONE. Got a call. Town told AHMS they were going to sell house for tax sale. 3rd Tax payment went out, FEDEX. 45 days after it was deducted from my account. Still have negative escrow, they cant stop payment-some inner weird process of theirs. Meanwhile, Loss Mitigation, to my surprise backs out all transactions on my account, including 4 payments since my modification. When I called I was told they made some bad mistakes and need to do it all over again. Interest back to 10 1/1 percent. By the way, I JUST got the detail of the new amount added into my principal yesterday. 4 months late. I have filed a complaint with banking industry and Attorney Generals Office. This company needs to be shut down.

EVERYBODY STAY THE HELL AWAY FROM A.H.M.S.I, NEVER TAKE A LOAN FROM THEM "EVER" They don't know their business!
Yes, I have tried to save my parents home (OUR HOME) AND the Income wasn't even our problem at the time, it was all about my mother being 6 months behind on property tax "FU**IN PROPERTY TAX" !
for 3 yrs I fought with A.H.M.I.S not to mention also had to do 4 modifications over N over, because they didn't know how to do it..(my mother had the loan, But my name was on the title/deed+ P.O.A) But cant talk to no one there, ALL STUPID IMAGRANTS, WHO TOOK OUR JOBS AND CANT SPEEK OR UNDERSTAND A DAMB BIT OF ENGLISH" "But as stated my mother went into a nursing home, she was 6 months behind in Property tax= ($1200.00, ) when I offered to pay it up front for my mother, they told me NO! it would have to be placed into escrow, without any prior notification, OUR OPINION, OR acknowledgment, they placed it into escrow for 12 months, (Well thinking a few more dollars, ok) But it raised my payment from $731.00 to $1428.00 (is that ridiculous or what?) I also received a new statement regarding our new escrow balance due, of $5, 500.00? On 6 months? HOW THE HELL did they reach this amount? After weeks N months of calls later and not 1 person who knows their job, I was finally told they paid 1 yr in advance, "OK" but that still doesn't equal out to $5500.00 when the yearly tax is only $2400.00 and the past due amount was $1200.00, MY calculator's total is $3600.00! WHERE THE HELL DID THEY GO TO COLLEGE? my mother lived on only S.S Income @ $1326.00 monthly+ utilities. How the hell was she going to make that payment? (after the death of my uncle we moved in to help) Then a few months later she now residing in a nursing home, and they took ALL her income! So I took over all the payments and continued to fight for the escrow to be lowered down and corrected! My husband and I were finally told (several months later) by a rep, at >A.H.M.S.I that they should of never did an escrow at 12 months without our acknowledgment or ok, He also said to write and fax a letter to escrow and tell them YOU CANNOT afford their payment and requested it could be stretched out as far as 36 months(the rep told me this was a hand book rule) after writing the letter I was DENIED? HOW the F**CK can that happen? (If its in there hand book to allow, If it can not be paid in 12 months) Not to mention now being told again, ...to try for a modification? DAAAAAA! Already have, 7 months ago! and then told they had nothing on us! So had to start all over again, Not to mention, to keep sending in my P.O.A for my mother even though they had that on file, but they were always to lazy to look it up. Now get this; after 11 months later and 100 calls later to speak to an AMERICAN! I received a notice In the mail that my modification was denied, (Wait) THEN>2 days after that, I received another notice STATING" " I WAS APPROVED!" (If this doesn't tell you how screwed up they are) But the modification included all the Property taxes and Insurance of Now $6500.00 and wanted an additional home owners Insurance of $197.00 per month?(I paid $52.00) Lol! ya right! the balance prior to all this was $75000.00 owed on the home with a 8 1/2 % (paymt of $731.00) Now new Balance is $96000 @ 5 1/2 % new payment of $908.00 DA! WHAT? (Is something wrong here?) also I sent back the documents signed as required to except there MOD, And mentioned to agree with the exception of removing the home owners Insurance because this was NOT my fault, I had paid it until my Insurance company rejected it saying there was a lien on the mortgage, and could not insure it. But I requested somebody to contact me about how the hell they reached this figure, and my home Ins, was only NOT paid for 2 months? So I wanted it taken off plus all the interest and penalties.and to take off the home owners Insurance, since I carried My own insurance for the last 5 yrs, BUT after changing my Insurance company, , So, this was not my fault and I was NOT in Default for Insurance, so I refuse to pay it back,
Well, It has been 13 months later, No response from No one, and a foreclosure letter, not to mention they came to my house to change the locks on me when I was out of town... (which I kicked in the door when I returned) What gives these people right to do as they want? and

So I now have a sheriff's auction on the 23rd of Jan, and have to start a short sale offer all over again! WHY THE HELL AM I EVEN TRYING? But I went through all the required steps to save my home, "save a dream house", HUD", everything, and No help! all over property tax, like I said Income isn't the problem . My husband works for the union @ $3200 per hour, and that doesn't even count for anything!

PS: would like to add, A.H.M.S.I also took this loan out for my parents back in 2005, when my father was institutionalized, and my mother had Alzheimer's, dementia, memory loss, and very ill" But still went to the mental house to retrieve my fathers signature, and came to my mothers house to retrieve her signature, I witnessed it all, I was their, and the rep, even told me to my face" Ya know, "IT IS AGAINTS OUR POLICY TO EXCEPT THESE SIGNATURES DUE TO THEIR ILLNESSES, AND INCOMPITENTCY" So why isn't this enough for a lawsuit on A.H.M.S.I ?

We have a mortgage with AHMS. We did a loan mon with them in April 2009. We did not have an escrow account set up prior to doing the modifacation. As part of the modification, they paid our past due property taxes and set up an escrow account. So after a year of paying the new mortgage amount which included an escrow payment to cover property taxes, we find out they never set up the escrow account. All the extra money we were sending for escrow they were applying to our mortgage balance. So their response was rather than try to reverse the escrow money they applied to the mortgage they said it would be easier to do a whole new modification. We were informed not to make a payment until the new modification was done. We are currently in a chapter 13 and need court approval for the modification which we did get for the original modification. We received a letter about 2 months ago from AHMS saying they are not going to do the modification due to no response from the court. Which makes absolutely no sense since they are the ones who suggested they do a new modification. I'm thinking about contacting an attorney. Anyone else have a similar problem?

Hello I Hope this helps. We also have American Home Mortgage. Our loan was sold to this horrible Company. We have been "Under Review" for the Making home affordable program for 6 months. This was supposed to have taken 60 days at the most! They had Fraudently taken more money out of our account, then was specified. When Calling they could not tell me why the did this, but refused to credit the amount. I complained to the BBB and we did get a refund finaly. Now we are having to deal with this Loan Modification that doesnt seem to ever happen. They loose the paperwork, or claim we did not send anything in. Then i find out that all of my calls to them go to India! So here is what I did. 1. When Calling ask for the US Office. 2. I Wrote a personal letter to David Applegate, the New CEO for American Home mortgage, And let him know that we are trying to save our home and his company is worthless! 3. I also wrote a letter to our Local Congressman, and to the State attorney General's office of California. Guess What! Our Congressman put a call into their office and two weeks later, our Modification was finalized. If they try to pull anything on us during the trial period, I will sure as hell be writing the BBB, Congressman & STate attorney General's office! What a bunch of crap that these people will only respond to you if you complain to the goverment! Hope this helps anyone. I would start writing letters to your Local Congressman, the state attorney general, Better business bearu and even Washington DC!

my mother went into forcloseure with option one morg. comp. in 2004, she had dementiia, when we found out I called to exsplain she had all the money and could still pay it all up. (they denied her) we then found A.H.M.S.I witch offered to refinace her home and save it. some how she went from a balance of $50, 000 to $84, 000 with A.H.H.S.I ?(WHAT WAS THAT) but then we had to put her in a nursing home, me and my husband had the deed and title put in our name to save the home and take over the payments, they said after 1 year we could purchace the home ourselfs, we were denied! 4 years later after paying all the bills and (mortgage pymt of $731.00) they sent a letter stating my mother fell behind 2 years in property tax, and added it to our loan payment (now $1400, 00) We told them this was a rediculious amount and we need it lowered to be able to afford the payment, again we were denied (another man FROM the comp. told me we could have our escrow devided up to 36 months, that they had no right to give us only 12 months to pay back ) after calling and requesting this we were denied again.In 2009 they told us to file for a modification for my mother because the home loan is in her name but after I could not submit all the documents, because she lives in a nursing home. she was denied... I finally told them to DROP DEAD AND GO TO HELL! Im keeping my money now$$$$ last week I recieved a call again and was told to put the modification in our name (daaaaaa!) I told the lady " I already asked you that" and you people said no because the loan was in my mom's name, well Im now 4 months behind IN PAYMENTS and the home is in forclosure, but Im filling out another set of modification papers in our name, let's see what kind of stupid answer I recieve now! It has been over one year since I have been trying to get a loan modification with AHMSI. Worst mortgage company in the world to date. Nothing yet. I have negative $17, 000 in escrow and they added $48, 000 to my principal balance, a breakdown that they have yet to provide. They finally placed me on a trial payment program for $500 more than what I was paying whilst they work out a loan remodfication. that is asinine. President Obama needs to pass laws to prevent these banks from ripping off the public. I voted for him, but I am disappointed that he has not done enough to protect the homeowners from these money hungry vultures. If anyone wants to file class action, I will gladly join.

These people will burn in hell for the way they rip the citizens who work so hard for their money. if they don't pay for it in this lifetime, they will pay for it in another life.

I had tried making contact since November with no luck. I tried a Loan Mod co. that ripped me off. If you don't quailify for Obamas plan and Hope For Homeowners and HUD counclers can't help, and your in a adjustable or Option ARM, then you may be a victum of predatory lending meaning your in a loan you could never afford in the first place.
I looked into doing a mortgage audit so far. My auditor explained, fat chance on getting a loan mod because I never qualified for the loan in the first place. Best news I ever got. Someone being honest. If this is you, I recommend going straight to doing a mortgage audit. Low cost to find out if your a victum. This is one place I found. www.mortgagewars.com but I hired "Mortgage Audit Services"

They will get all your loan work for you and locate the fraud for a low cost. Then you will have all the paper work ready to present to a lawyer.

American Home Mortgage Servicing Loan Modification and Escrow Shortage

We entered into a loan modification agreement with AHMSI in December 2008. They added $14, 000+ to the principal of our loan, which included $7, 184.02 for payment of deliquent taxes and insurance. We made our first first payment in February 2009 in accordance with the amount stated on Schedule "A" of the loan modification. We then received an escrow analysis statement in March 2009 stating that our escrow had a shortage of over $5, 000+ and that $400+ would be added to our mortage payment to reduce the escrow shortage. AHMSI states that the shortage results from them paying the deliquent taxes. I countered that the deliquent taxes were added to the principal of my loan and amortized over thirty (30) years and nothing in the loan modification documents indicates that the deliquent taxes would be paid back in 12 months as they are now trying do. Has this happened to anyone else?

My house is scheduled to be auctioned, and this is due to an apparent insensitivity or recklessness on the part of AHSMI. Payment of $1, 850.00 suddenly jumped to $4, 300.00 a month. They claim that I have an escrow shortage of $99, 000.00. This is over a period of two years. Even if I had not paid insurance and taxes on the house, there is just no way i would be in shortage by that amount. Average insurance is $1, 200 a year, and property tax is about $12, 000 a year. I made several attempts to talk to both American line and the India line, I never succeeded. I kept making my original modification payment of $1, 850.00 . They claim I have defaulted for six moths and the house was placed on foreclosure.

We had almost an identical scenario with the loan modification. We were making payments as agreed after the mod, and all of a sudden they slapped us with a $500 per month increase in our payment. We're still fighting this. I never talk to people in India and always ask for Texas not even going into details. I was told to send a request to the tax/escrow department to spread the "shortage" over the maximum 36 months. They only did it for twelve, so our payment is still high. The fax number for the home retention/escrow [protected] I hope this helps.

This is all so bad it makes my skin crawl. I just hung up the phone with them. I am reading problems and issues that I fear I will soon be facing if I cannot get my problem resolved. I too had a mortgage thru Option One that was transferred to AHMSI. This April I received an Annual Escrow Analysis Statement showing my escrow was short $15, 000. The taxes on my property are less than $2, 000/year. I made a call to them in April and was told that it would be resolved. I sent my June payment as normal. I recieved a letter stating my load was in default. I telephoned them on June 8, I faxed my tax bills to them and as was suggested, made a follow up call three days later. Of course, they say they did not receive my information. After 90+ minutes on the phone between Customer Service and the Tax office, they agreed to do a new analysis and the said I'd be notified by mail. The mailing that came dated June 17th stated that my new monthly payment begining in MAY was $1698, of course this was down from the $2200 but still way off. I looked at my credit history and found that they posted my June payment as late. When I called again, Wednesday July 8th they told me that June's payment was posted to May's escrow balance shortage (remember $15.000?) This left a shortage in my account which is why they reported me late. There is $764 sitting there, which I still need to pay the difference which we do not know yet what it is, and July's payment is now due. So on Wed. July 8 I spend again over 90 minutes on the telephone with 5 different people. I finally got a supervisor, Joshua who contacted the tax dept again, asked that we reopen the audit and told me to call back today. That the adjustments he made would take an overnight cycle to show correctly. I called today, was not permitted to be transferred to Joshua as I have no last name or extention number, which aparently do not exist anyway.
I spoke to Rosa in the Tax Dept. She tells me that they have received three copies of my tax documentation but could not verify it and that an audit would take 20 days. I was then transferred back to Customer Service and spoke with Kailash only to be told that there had been an error in processing the June audit request. I asked that my audit be expedited as it was there error, but of course that cannot happen. I see why, there are many people like me trying to accomplish account updates etc with this company. I asked for Home Retention to see if they would stop marking the payments as delinquent when they are getting them and that cannot be either. If I had a nickel for every " Ma'am I understand" that I heard over the past three months I would have been able to pay the mortgage off. I am now instructed to call on July 14th to check on a payment amount. Or, I can pay the balance they feel I owe which is $3000. I hope that we all can resolve our complaints with this company for our credit ratings are going straight down the toilet waiting for them to comply with our requests.

American Home Mortgage Servicing Fraud and cheating

Our October 1st mortgage payment was returned to our credit union citing that they were unable to locate the account. Now, they applied my September payment correctly and I had changed nothing on the payee set up as no changes were indicated on the monthly statement I received. So, I fumble through the website which has the same PO Box I sent the payment to on their 'Payment by Mail' information. I verify the account # which again nothing had changed from when they posted the payment in September.

On my online statement they have a PO Box in Jacksonville, FL (payment processing center is indicated in the address). So, I try again and have it sent there. They return it again. All anyone can tell me is that I have to write a letter and send it to the 'Customer Resolutions' department in Orange County, CA [protected]).

I did also send an email to them through their 'secure message center' online. At first the rep in India tried to tell me nothing was received. When I told him I had in my hand a copy of the email message sent from THEIR website and a copy of the confirmation email they sent for my inquiry, he quickly changed his tune to saying he could see the message but there was no response. Well, duh, that's what I already told him.

We never had problems with American Home Mortgage and payment application until it appears Option One has something to do with them.

Also, they denied our loan modification request because we don't make enough money. This company is a hack.

I have no real idea where to start. Today my home was sold at auction without any notice to me.

Last fall, we were behind in our mortgage payment, and in order to save the home, we entered into a forbearance agreement and paid double our mortgage payment for a few months. In January our mortgage was sold to another company, American Home Mortgage Servicing. We received a letter from them telling us our first payment was due in March. We contacted both the new and old mortgage companies to confirm this information. The old company confirmed that we no longer owed them anything, and AHMSI told us our first payment was not due until March.

My husband called back on March 2 and was told our first payment to them was actually due March 21. He called them on the 20th, Friday, to make a payment, and was told the forbearance needed to be reworked with a different interest rate, and they would call us back with the new information and send us the papers to sign. They never did. At no time were we told that our house was in jeopardy, and we asked specifically about that. We received no letters or anything telling us this was going to happen.

Our home is actually currently on the market, and we had already accepted an offer. Our loan amount is under $400K. The offer we accepted is $735K. The house 2 doors down from us, same floor plan, but less upgrades and less property, just sold last month for $725K after less than 2 months on the market. Our house was sold at auction today for $575K and we were not warned AT ALL. We were shocked to come home today and find out from our realtor that our house has been sold out from under us.

We immediately called AHMSI, and they refuse to reverse this or work out anything-- and of course not: they have also let us know they get to keep the amount over our loan amount. They are using the confusion during the time of the loan changeover for their own gain, of between $150K and $200K! My gosh, if we could even have THAT amount we could get a new home-- but as it is, we have lost everything. We have three children, two are very small (my girls are ages 15, 4, and 2) and we are now suddenly going to be homeless.

This mortgage company is completely unethical. What can we do? Do we have no recourse?

We listed this house, which is the house I grew up in, specifically so this would not happen. We were trying to sell it so we could move to a less expensive area. Now... I don't know what we will do. We have no down payment for a home now.

We had the same problem 2 years ago ... started sending our payments back and then we found out the filed frocloser on us 1 year before that and didnt noitify us ... when we tried to work with them the dollar amount we owed would change to between the amount of the the 2 payments they sent back to about 7 thousand more and that could happen 3 times a day ... no one has an employee number and no extension number, you can never speak to the same person twice ... very frustrating... now we are renting for 1800 a month and we are tried to stuffing someones elses pocket . we want our own home again ... we need HELP !

I feel your pain, all of you. I was fortunate enough to find a company that is legitimate. Now I know that the banks the news and government say we shouldn’t go to any company that charges, that the banks will modify your loans for free. Well, how many of us on here have had our loans modified by the banks?

A lot have lost their homes, and lot more still will unless you do what’s necessary to save your homes from the banks. I went through what most of you have, I was there. Then I was referred to Corey Lassiter of Clear Image Financial Group. They saved my home.

I know I would have lost it to Wachovia if it wasn’t for him, Tasha, Denise and the rest of the people who work there. Got me caught up on my mortgage 1st & 2nd, lowered my interested rate & payment, and secured me a 50k principle reduction.

Before anyone else on here loses their homes you need to give them a call [protected] ext 231. Corey Lassiter. Don’t be afraid of hiring a loan modification company, be afraid of the banks, they are the ones who are taking our homes!

I know they get the job done. News and TV made me afraid to even consider a loan modification company because they are all scams and my lender will do it for free (wrong). There hasn't been not one story about a good company and when I tried to contact my local news channel they told me that my success story wasn't news (What!)

So, I am making it my mission to spread the word on this GREAT company!

American Home Mortgage Servicing Fraudulent activity

In 2017, American Home mortgage Servicing, Inc. contacted us to say they would be handling our mortgage payments for Option One.

1) In 2017, AHMSI Retention Dept contacted us by mail informing us that we needed to modify our loan so that it did not adjust up in 2017.

2) We filled out all of the paperwork and faxed it to them. A negotiator contacted us by telephone and told us he could lower our interest rate, lower our monthly principle by $30 a month, take ten years off our loan, making it a fixed 30-year loan. But, he could not reduce our mortgage amount per month. We really needed him to reduce the amount per month instead of taking ten years off the end of the loan, but he said he couldn't do anything else for us and we could sell if we wanted to. We knew we couldn't sell in the present market and would have to foreclose. We felt we had no other choice and were forced to accept.

3) The negotiator sent us the paperwork to look over and we noticed that the principle had gone up $6000. Still, my husband thought we had no other choice. So, AHMSI legally did what the stimulus act allowed them to do for us by reducing our interest and principle per month, but they made $6000 right in the beginning. That's not counting the $500 that we had to wire the negotiator to receive the paperwork.

4) After we signed and sent back the paperwork, our next month mortgage statement stated that we owed an extra $236 late charges. I called the negotiator to ask 'why' when he told us we had no late charges. He said he was not allowed to tell us about the extra fees for the remodification until all was finalized. He said we could make payments. We paid it in full, afraid that if we didn't, we would have more surprise fees.

5) We were hoping that maybe our mortgage would be back to the regular rate the next month, but NO. The next statement was that of January 2017 stating that our Escrow had gone up and we had to make up for $40 on top of the new larger amount due to higher escrow fees. So, now we know that they didn't do us any favors. They made more than $6000 off of us through the stimulus act when we are in danger of losing our home, and we are now having to pay more per month than ever before. I want to know how they say they took ten years off of our home loan when the appraised home value was decreased by almost half in two years because of the market. I just want to warn everyone out there.

Notified by mail of AHMSI taking over mortgage and in the letter there was no mention of there being a service charge for paying 'ontime online'! I would have sent a check ahead of time if I was made aware of this! After reading these '[redacted]s' no way was I sending a check in the mail! I have never been late and have never been charged by any of my online billing companies a so called 'ripoff service charge'! Sometimes when you pay on the phone there may be a charge, but they tell you 'pay online and there is no charge'. No, not AHMSI! They want to 'rip you off' for just a little bit more that you might need for gas to get to work and then they can foreclose because you didn't have enough money for your transportation and wouldn't that make them happy! Furthermore, it is so frustrating because you cannot email them at all under the 'contact us'! They only provide you with a phone number and a mailing address! What reputable company in 2017 does not have an email to contact them? Expect to spend at least 10-15 minutes if you call them and then you will get NOWHERE anyway! Just 'suck it up' and pay the leeches their 'online worthless service charge'. At least citi bank rewarded you for paying on time (up to 4 days) with no online charge! I don't believe this was in my original contract! I do not like to 'hate', but I do HATE AHMSI!

My loan was bought by AHMSI in January, we were in the process of a loan modification with the previous company. By the time I got the payment coupon to make a payment it was due the next day. I called to make the payment - this was on a Friday. The following Tuesday the amount showed up in my account as taking out $12, 000 - not the $1, 200 it was supposed to be. You can imagine my surprise when I saw an negative -10, 000 dollars in my account. I called (routed to India) and they assured me they would fix the problem and refund any charges I had as a result. They also assured me the correct amount would be taken out. The initial $12, 000 was refunded - after 1 week I still hadn't received reimbursement for some charges from my bank. I called again only to find out that they said I hadn't made a payment and was going to be charged late fees, and an overdraft fee for THEIR mistake. I then arranged to make a "correct" payment - which then took 5 days to post. I still haven't received any reimbursements for fees and just got a nasty letter from them saying that I owe them late fees. No one is in the states that I can talk to. I have tried calling my "loan modification" person only to get busy signals. Unbelieveable that this company can be in business.

AHMSI is a practitioner of very deceptive and manipulative practices. I was a customer of Option One Mortgage prior to AMHSI buying them. I entered into a 12 month loan repayment contract.

AMHSI raised my ARM 4 months into this deal without notice! After completing these 12 monthly payments and then making an additional on time payments was notified that due to that previous ARM change I was now 2 months behind on my mortgage? I was then put into foreclosure for this!

I attempted to enter into a loan modification with AHMSI and was repeatedly told that they either were missing needed documents or they were backlogged with assigning a negotiator to my account. This of course took 6 months to resolve. All along they were refusing to accept any monthly payment? My account was now accruing late fees, lawyer fees due to the foreclosure proceedings! This all started in August 2017.

In order for me to enter into this agreement they needed a down payment of $14, 000(including foreclosure lawyer fees) was half of my delinquency. I was turned down for this program anyway. The reason given was that my lender would not include these past due fees. I was notified of this decision on January 8, 2017. Here is the ironic twist.

On February 12, 2017 I received a Fed Ex package from AHMSI. It was a loan modification proposal! Didn't they just tell me NO? Were they not asking for $14, 000 upfront to avoid foreclosure? All of a sudden they have an offer that requires ZERO money down, a new loan at 5% and a monthly payment of under $1000? I was paying $1700 previously! They tried to push and manipulate me into getting any money out of me that was possible.

I was told by their customer service team that I should either sell my house or get a second job to resolve my situation! AHMSI also wrote off half of alleged past due balance on my account. This incident shows how this type of company tries to deceive and manipulate people into deals that are not in their best interest.

Thank goodness I had documentation of every payment I made. The lesson here is, do not give into these companies! I bought my home 7 years ago. I now have mortgage payment that is less than my original one!

Aug. 06 we had high hopes. $ 350, 000 at $64, 000 down and another $7, 000 to close escrow. I trusted my lender; I'm no financial genius. I asked for fixed at $1700 a month. He said could'nt be done. But he did say an option ARM would work by defering the interest. A three year option ARM, stated income, $4800 high yield premium. Yes I now learned this was totally bad loaning practices by my lender. I did'nt even know what defering meant just to show you an example of my knowledge.

Anyway, I'm sure you all know how this will work. After the first year, I tried listing the home but A.H.S.I. said I have a pre pay penalty for 2 years. I tried to remove it but they said no.
I waited another year and tried to refinance. But they said no. No equity left. You need to bring money to the table.

Nov. 08 I called asking for a loan modify. I honestly thought maybe I could negotiate a new loan to where I could at least rent out the home until things got better since I work construction. They said fax over your docs...I did... I waited... Dec. 1st I called. and they said I never sent anything.

Mid Dec. I got coached into a loan modification company.
They told me to stop making payments but I disagreed.
January went by while I talked back and forth with Licensed modify company and by Febuary. I thought by now something should be in the works.
Feb. 24 YES! I got a call from A.H.S.I. Some woman obviously from Inda demanding payment. I said I'm in the middle of a loan modify. I would like to check the status on my loan. She said, "As soon as you make a payment I'll connect you." I did. She hung up on me. I callled and called getting nothing but auto responses. It's amazing how when they want payment your home phone rings followed by your cell phone two seconds later.

Now March 11 I got a letter from A.H.S.I. telling me to wait 30 days for loan answer. My loan modify company wont return calls.

According to everyones articles nothing positive will ever come out of this, as to A.H.S.I. will manipulate modifying loans to their favor making matters worse. I can easily forsee that they're buying time just to collect as many payments as they can and then calculate late fees and interest to add to the new principal.

Can anyone months ahead of me give the future out come. I know it 's all negative. But I'd like to know what I'm in for.

In February, 2017, we was notified by Citi Residential Lending, that our mortgage loan was being transferred to American Home Mortgage Servicing Inc. (AHMSI).

We have experienced difficulties in making payments to this company, we have tried reaching them by phone, or sending Money Gram, Western Union, and attempts to pay on our loan at their internet site was fruitless.

I was persuaded by the representatives assisting with the Loan Modification center to allow my mortgage to become 3 months in arrears and then paid over a thousand dollars (which was more than my mortgage) and still did not get the Loan modification. Here is a portion of the hardship letter I was requested to write: “The recent economic catastrophe has affected my job by a reduction in my hours of work. I have been a customer with your company for many years and have never been late with my payment (except the time I was hospitalized in 2017). This letter is to inform you that reduction of hours on my job has caused a severe hardship in our finances. There is only one income in my family now since my husband is unemployed due to the loss of our restaurant during the time I experienced a level 4 brain aneurysm several years ago.”
After going through all this and moving out of my home which I had to pay over a year of mortgage payments while in the process of trying to get the modification, we lost over 10, 000 dollars in mortgage payments and had to settle with a “short sale” to keep from having a foreclosure on our credit report. We lost over $60, 000 in equity. My prayer is that every person who lost monies and their homes to be reimbursed for what they lost. PLEASE, SOMEONE HELP US GET OUR LIFE SAVINGS BACK. Thanks in advance for your assistance. Again, I had suffered a level 4 brain aneurysm and had to try and go back to work to save my home and after all that, I had to settle for a short sale to keep from entering foreclosure. We all should be recompensed for our troubles.

I agree, I am really tired of having to work with AHMSI. My company has 6 loans that were bought out by AHMSI. I think that there fees to pay by phone are very high, and you can never understand the person that answers the phone.

Once my good loan with 30% down and fixed interest with Citibank was bundled up and sold to AHMSI, then the nightmares began.

My property value dropped by $110, 000.00 since I bought it 8 years ago. I now have no equity and can not get out from under AHMSI.
American Home Mortgage Servicing Inc. have been nothing but a nightmare.

You can not electronically pay them from a big bank, e.g. JPM Chase, or there will be a charge. Actually every way to pay, except the old write a check and put it in the mail they will charge you.

I have worked with them for 11 months on HAMP. Each time I call they lost my file, or another company took over etc. They turned me down because of no equity in my home. Good God Almighty, isn't that what the HAMP program is all about? I started out with 30% down...Yes 30% down when I first bought. I started out with a good loan, and got a fixed rate.

AHMSI should be put out of business, I could write a book.

Trust me, even if you talk with someone here (I wrote a letter each time I mailed a payment) you won't get the answers you need. My response letter was such that, we had been running a month behind on our payments and still are (due to salary cuts and unemployment) and each month I include the late fee for the month that is late. In their letter they state they are holding the 'late fees' in a suspense account and each month my late fees increase on their statement. This company couldn't perform an honest fiduciary act if their lives depended on it.

They are crooks, frauds and I'm sure much much more as I have found numerous complaints on BBB in Dallas, TX and 50 states have filed suits against them.
