Booked a Apartment No. D4-042 Sobha city Gurgaon phase 6. Lot of money already deposited. They always send me Demand Letter without covering all the points. Your letters are silent about TDS. I suppose TDS is deducted before sending any demand. Moreover you do not help customer in depositing TDS. Your must be having a band of cas for your own company wok. By named CRM managers Mrs. Manaswini, and Mrs. Vagdevi harrsing a lot for us to get a TPA. Can you pls take action on them. Kick them out of the job. So many will work, for you. I visited 5 times, they ask new dociument verytiime. They dont ask me to bring all the documents in 1 time.

Till now TPA is not sined and we woont be getting the disburesment from the SBI bank.

This makes the unfaithfull, and unsatisafied name on Sobha. Our unit no# B8-33383 - Brooklyn, Bangalore.

Hello, I purchased a Sofa Set in March using voucher and paid remaining amount using Cash. I was not getting any call for delivery and then I called them and confirmed deliver date as 19th July 2023, and when it is not deleivered on 19th July I called them. After that I got to know all false statements which I never heard earlier even while confirming the delivery date. Now they are not telling me when they will deliver and when I ask them they keep telling me false things that they have sent some approval request and it is pending and once approved they will deliver but they can not tell when they will deliver. I have to file consumer case, it is kind of a false trap and false promise, It is our money and they have received but Product not delivered as per promise. Please help me to file a consumer case. I am attaching all the proofs. I also have the recordings of call, unable to attach audio file, if needed I can share.

The project is nearing completion and I was wondering, if at all possible, I should have got everything in written and not trust the words of the employees (Sales, Marketing, CRM).

As this project is coming in sort of remote location, have asked for the kind of security to be in place. Have been told that fencing will be in place on top of the compound walls approx. 3 feet so that we can feel rest assured of any trespassing. But when I went to check on the completion progress and noticed the fence was missing and was informed that it was not part of design 🙁

Similarly, There is no rear CCTV placed on the roads and the adjacent compound to guard watch where again it was cited privacy issue and not part of design whereas there are bullet cameras available with Night visions to cover only the required area/dimensions and rest can be grayed out in case of privacy area comes into surveillance.

Very much disappointed with the way the issues are handled and the response we get from a reputed builder.

We have booked a flat in Insignia project by paying 10% booking amount, then we decided to not proceed due to some reasons. So, we did not even sign the agreement.

As per booking form, the refund should be made with in 45 days but Refund/CRM team is saying that the refund will be done once flat is sold out to some one else. This is no where mentioned in the booking form.

As per booking form or RERA rules, booking amount should be refunded with in 45 days, and I submitted refund request 2 months back.

The sales person team PD made a wrong promise and confused me for a month. He promised me to get the 1% loyalty and asked me do the first three instalment and he ll cleared the loyalty bonus but now after all the payment he is making different story. I can’t tolerate such behaviour atleast not from such a well known builder. I need justification for such behaviour.

I booked Sobha Sentosa unit B1- 6094 in April 2022 and my Client Code is CC33288.

As part of the deal, I was assured of 3,70,00 sobha privilege points by Uday sant (it's documented on the mail) by September 30th. Despite multiple follow ups and visits to sobha corporate office at bellandur... even after, 6 months ; I have not received single sobha privilege point in my account. I even escalated the matter to Sevanth and discussed with him few times but did not received any firm response.

I have been left frustrated with the lack of professionalism displayed by Uday and Sevanth. False promises, Delay tactics and erroneous statements have been made by them and I question the commitment of sobha developers in honoring the requisite promise.

If the Customer delay the payment beyond the scheduled date event even by a day ; sobha is prompt in levying interest without fail. However, in my case, I have been made to wait for six months and I don't have any visibility as of now for the release of sobha privilege points.

Looking forward to an earliest resolution.

This is Adnan Razzaq from credence real estate broker we have a done a secondary sale of unit 2607 in creek vistas tower A because existing buyer was facing some financial issues so we convinced the new buyer to pay the remaining amount to sobha on existing owner name and clear the property because the unit was blocked in DLD and concerned person from CRM department and account department had given us the surety that with in 3 weeks everything will be done and than you can transfer this property to new buyer name. And we proceed accordingly but now its more than a month we haven't receive any response from sobha when ever you call them thy don't receive and when you go to office they are not giving genuine information. As i explained you everything that who complicative this deal as and sobha persons are fully awared of this but now we are not receiving any cooperation from them and we have a lot of pressure from new buyer side because he had done all the payments and property is still not transferred its a very humble request that please consider this matter on top priority and issue the tilte deed as soon as possible bcz further delay will cause serious problem for us

Complaint regarding TMT and Ms Scrap purchase from Sobha Developers Marina One, Cochin, Kerala.

Sir/Madam,

I got some information from Sobha Developers, Cochin office on 04th April 2022 regarding the sale of TMT, Ms, Pvc and News Paper scraps and advised me that 5th April 2022 is the closing date of the Scrap Quotation.

I requested your company representative for a site visit for evaluating the scraps. They permitted me to visit the site on 5th April 2022 morning section and advise me to quote for the same on the same day before the office hours.

I agreed the terms and did the same.

I quoted for TMT, MS, PVC and News Paper scraps for a maximum good price.

on 5th April 2022 Afternoon.

Quote Details.

TMT Scraps - 43.00 Rs. +Gst

MS Scrap - 37.00 Rs. +Gst

PVC Scraps - 21.00 Rs. +Gst

News Paper Scraps - 20.00 Rs. +Gst

On 11th of April 2022, we got work order. In the work order we got only approval for lifting 15 tons of TMT scraps and the instructions was to lift the TMT scraps at the earliest and the rest of the quoted approval will be received soon.

We had concluded that the entire quoted is approved for our company and we prepared ourself to start the work at the earliest. We decided to start the work on 20th April 2022.There was a public holiday for 14th and 15th so we extended to 20th April.

Our team from Palakkad,13 Staffs,2 Trucks ,10 Oxygen cylinders and 2 Lpg Gas arrived by or around 11:00 Am on 20th of this month.

Waited in the gate for more than 3-4 Hrs.

We overcome all the formalities attended safety classes and followed all the instructions and almost 1:00 Pm we entered your site for the work, after taking the weight of Truck for loading and lifting TMT scrap.

We had followed all the instructions from your Marina one site store employee.

The store employee of your site advised me to start the on a lot of scraps which is mixed with TMT, Ms and all other waste scrap. In that lot we have to segregated the scraps and we have to find TMT from that lot and rest of the MS scraps we need to dump near to that lot.

We request them that we will parallelly load Ms and tmt. They declined and advised us that you got approval for TMT scrap only, so you should load tmt scrap only. In the same site there are several lot of TMT scraps available. Why the store employees compelling us load the mixed scrap tmt. As we have not received the Ms scrap quote approved.

We have noticed and realized that the store employees are intentionally doing these type of activities as we had quoted a higher quote and please note that we are dealing with your company for the first time.

We can do the work only if the entire quote that we had quoted is approved that is the system. We don’t need to teach your respected management to do business. Please instruct and advise your team that they are not selling fish or vegetable in your firm. Please ask them to follow a minimum standard as they are working for a Corporate MNC company Sobha Ltd.

Kindly don’t entertain such activities anymore as we our team and company staffs are really insulted, time waste money waste.

In our scrap business the TMT bars for 16mm to 32mm and length should be more than 4 feet and rest of the 8mm to 12mm will be considered as Ms scrap only.

In your company policy and system all tmt bars are considered as tmt and we realized the same yesterday from your site.

So, we don't have any other way to lift the materials for our quoted price.

We had left your company without doing any work by 4:00 PM yesterday.

For all details your management can check the day book in your site.

Because of yesterday's issue and proper communication mistake with your store employees.

We got a loss of 30K Rupees. We request your company management to sort out the issues at the earliest.

This is a sad incident that we experienced from your team.

I may hope Sobha management will take necessary action against the incident and I request you to investigate and find out the truth.

For the last 1 year I am waiting for this refund after cancellation application has been submitted in the month of october 2021, infact I had communicated to mr. Jitendra about this cancellation in the month of august 2021 (whereas mr. Jitendra had advised me for not sending cancellation application instead asking more time for installments payable in the month of april 22nd 2021, per his advice I had sent this mail too on april), finally mr. Jitendra has revert to me in the month of october and I had sent my cancellation application officially to him and submitted the bank account details. (I will be forwarding you both the mails separately)

I am attaching here his confirmation of my cancellation application submission through wats up here.

Further he asked me to submit noc/cheque copy etc and for refund he asked me to contact after feb with mr. Plabhan.

Upon my multiple efforts I got a chance to talk to him and he said i'm not the concerned person you can contact mr. Inamur.

Upon my discussion with mr. Inamur I came to know that he came to know about this cancellation 2 days back, and in spite of many messages I had sent asking for official communication, he never communicated this officially and you guys are not aware of it. (attaching my whatsapp communication with mr. Inamur for your reference).

And just because of your internal communication lapse I have not received my refund yet.

And neither you and the sales team nor the higher management team are aware of this cancellation and are writing mails to me to respond only because of your internal communication lapse.

Now you tell me how do I go ahead on this? When will I get my refund?.

At the time of buying was guaranteed possession in 9 months, now it's more than a year and still they is no proper response.

I booked my flat on 22-OCT-2020 Sobha dream acres and was told possession is in Mar-21 but now year is about to end and still they are saying another one year. I was mislead with wrong information because my requirement was very clear I was looking for ready to move in or early possession . But sales people lied and now they are not answering my call

I have multiple complaints about Sobha dream acers .I have purchased B6-35011 .During that time sales person agree that handover in September 2021, Now saying it may take nex 7 month because some labour problem going on Sobha .Is Sobha have Labour problem? And Sobha unable to handover signed documents during lock down period.Now I recieved mail for pay around 54k as a fine .Not expected like this behaviour from Standard builders like Sobha .And not expected labour problem

finding myself Nabish kumar verma an extremely difficult situation while writing this massage. Trusting the Sobha team to help us find the resolution.

This mail is in regards with the booking of 3bhk in Sobha Royal Pavilion. On 3rd Aug, 2021 my daughter Nidhi Verma first time visit to Sobha Royal Pavilion assisted by the sales executive of Sobha, Mr. Manish Mahesh Rajak.
She appreciated and blocked flat number 10021, east facing left in tower 10, by doing a card payment same day of 3L, with confirmation from Mr. Manish that Sobha team will work and support us to get our expected budget and a higher floor if possible within next 2 days or Sobha team will refund 100% of the booking amount.

4th Aug morning Mr. Manish Mahesh Rajak connected with me, Mr. Nabish Kumar Verma, and finalized,
1) Unit = 10051
2) SBA = 1507 Sq ft.
3) East facing balcony
4) Final cost of unit = xxxxx cr
5) west facing entrance
6) Sending with details break up price list of unit no # 10051

Unfortunately on 4th Aug evening, Mr Manish Mahesh Rajak called me Mr. Nabish Kumar Verma and apologised that Sobha will be unable to meet our promised agreed budget of Rs xxxx crore for 3bhk. As promised the complete refund of 3lakh will be done within 3-4 working days that was contributed towards booking the unit.
I have a complete audio recording to full proof the same.

5th August, there has been a communication initiated from Mr. Manish for the refund to Ms/Mrs Archana Sinha. However our calls/mails are being completely ignored after that when we are trying to follow up on expected time for refund and there is negligible progress on the refund.

Kindly help us to understand the clear picture of the refund and the timelines. We have put a lot of faith and wished to buy a dream house for my parents in Sobha. Currently we have lost the house and also the hard earned money contributed towards the house during a very challenging time.

Someone contacted me on behalf of Shoba developers from mobile number: +[protected]. He called up on his own, and on being told that I am not looking for apartments and am interested only in independent units, he was very rude and most unlike a Shoba developers marketing person. He was disgusting.

The company terminated my service arbitrary in the month of March 2020. That time there was 4 months unpaid salaries. I had waited 7 months to receive my end of dues. I couldn't see any positive response from the company and raise a complaint with the authorities and the case has been forwarded to the court. I received judgment in my favor to pay my end of service in December 2020. Till now company is not paying and made 0 asset company. I don't know how can I receive my dues.

There are 2 towers at Sobha arena. One is behind the plaza which shares amphitheatre wall. The antenna is facing plaza building which is violation of GOI guidelines. The distance is also didn't look as prescribed by GOI. the other one is adjacent to kids play area. The distance between both doesn't look like 200 meters.
The CRM Kamran is not entertaining the correspondence regarding it and after a long follow up sent a very irresponsible mail.
There is a turmoil among the residents and the issue is discussed in association meeting too. Residents are worried about the health hazards towers posing to them.
How can Sobha didn't care the fact, the GOI guidelines and made the property a radiation powerhouse.
Resolve this and get the towers relocate at a distance.

In the month of September 2019 I have booked 2BHK flat in Sobha Arena by paying 9.34 Lakhs, at Kanakapura road but due to some personnel reasons I had cancelled my flat booking within a week of booking. I haven't sign even the agreement with Sobha but only the booking form. Sales team promised me they can able to provide the refund within 3 months once the resale has done. But I am following with them for the last 1 year they are telling flat has not been resold and cannot able to refund the payment.
Since I have signed only the booking form and waited for 1 year according to their false commitments. Sales team has no way concerned about reselling my property and not even willing to give refund with 2% deduction.
Still now there is no sign of refunding the booking amount by Sobha Arena.
Such a disappointment from one of the reputed builder in the country.

We have cancelled the 2 BHK flat as it is not as per vastu.i booked the flat by trusting the statements given by relationship manager Sanjay and his team lead james which is totally false.as they said it is 80% vastu compliant which is again blunder statement.

We thought of paying 50k initially as booking amount but James he cheated with his words by assuring another 0.5% discount on final offered price if we pay complete booking amount of 3.5 lac.

Please help us to refund my complete amount as because of false statements given by Sobha marketing team

Sobha is not a big builder, they are a big cheat. Their marketing team has the least respect for you once you pay money.
I requested for refund of my booking amount of 6lacs from my sobha arena flat as I decided not to proceed due to irregularities in the agreement. There are land litigation issues that are still not resolved.
They have been fooling us for the past 18months and I am still begging these shameless creatures to return my own money. What a shame.

We had booked a 2bhk flat with Sobha Dream Acres on Dec 2, 2017, with an advance amount of 1 lakh rupees.

We were informed that we could cancel anytime by our CRM Mr. Majid Ahmed.

Due to some financial constraints, we could not proceed with this and have requested the cancellation on Mar 2, 2018, with an official mail and call to our CRM.

We were told that we would be receiving only part of the booking amount whereas we were told we would be getting the amount back at the time of booking.

However, there is no response from the CRM for calls or emails. When we try to call the CRM from other numbers, CRM would answer and talk to us in a very rude manner and giving irresponsible answers and always saying he is out of the city and he cannot meet us.

This kind of behaviour is unethical and is not expected from a reputed builder like Sobha. We have a lot of commitments as a family and we haven't been receiving any logical response back.

We have all the call recordings of our CRM conversations as well.

Request you to please take an action of this earliest.
