LGI Homes Employee: Steven Argo (Florida, Rolling Hill Neighborhood)

Hello,

I was just informing about a situation that had happened on 3/17/24. I went to go see property 3130 Lowgap Pl, Green Cove Springs, FL with my buyer. The whole time Steven was rude and sketchy which my buyer even said. He then proceeded to call my buyer directly after we left and said that I was "adorable and gorgeous" but he has dealt with me before and I had no idea what I was talking about and that I have bad intentions. I do not appreciate this as I have a signed agreement with my buyer and reaching out to them instead of me directly being her representation is ethically wrong. Let alone the sexualizing comments that I am adorable and gorgeous. I even looked up your Core Values and I can say it does not align with this employee. Totally disgusted and hope this behavior gets corrected. I will definitely not be promoting LGI Homes with my customer base in the future.

Desired outcome: Employee needs to be reprimanded or at least discussed with why this is unethical behavior.

LGI Homes My home in Brookfield Community in Falling Waters WV

Good Afternoon,

I am writing you in reference to my home in Falling Waters WV. I have had several mishaps happen in my home since I moved in. 1.The electricity is not properly working found that the builder put the wrong fuses in the box. Every time I use my appliances I have to flip the switch. 2. The air conditioner was improperly installed and had to have it installed again which left a huge ugly hole in my living room wall.3. Pipes burst last week the adjuster found that the pipe was 2ft down not the 4ft as it should have been. I was told by the plumbers that this is a builder issue it was not installed the proper way. I had to pay $4000.00 to have this repaired. I have been call LGI for days and no one has returned any of my calls. I am really surprised. Please give me a call to talk about this 240.388.0503.

Claimed loss: Not sure will compile all of my receipts

LGI Homes LGI Homes

My home is 8 yrs old and almost caught fire 2 times. I find this total [censored] and can't even sleep peacefully in my home, in fear of burning alive.

Who can help me get to the bottom of why and get a replacement heater. Every year almost I need to replace heating strip? Wth? My roof is another story. Shingles missing, ripped, wood showing on the roof. Unreal wasted money.

Pictures show my fuse box to my heater in the attic. 2nd time in 8 years, guess I need to die to have the issue taken care of?

Desired outcome: Get a replacement heater.

LGI Homes House electrical and hvac and plumbing

I purchase my home through LGI September 2020 I have had to call electricians plumbers and hvac technicians out in the past two years the home is only 3 years old
My lights are hanging from the ceiling
My bathrooms continue to over flow and now my ceiling is linking water from the air unit in the attic
I had to replace the compressor
And I can’t get any help from LGI

Desired outcome: I want everything fixed by LGI FOR FREE

LGI Homes Made false claims about garage floor

Bought a house from LGI and during the walk through the contractor made blatantly false statements about the cracks seen in the garage. During walkthrough he said the cracks were normal and I took his word since he's a professional and I'm a layman. Two business days after signing I hired a company to epoxy coat the garage floor and they told me they couldn't do the job due to the issues with the garage floor done by the builder. If I wanted to get the floor done they would have to charge me to repaid a brand new floor. We called the contractor who was still onsite to speak with this professional and then he admitted that the issues explained by the hire professional were correct and that the craftsmanship was "not typical."

The LGI contractor blatantly lied to me so I'd sign off on the walkthrough. I ended up paying the epoxy floor company to fix the floor.

I've added pictures from before and after the repair.

Desired outcome: Reimburse for the extra charges that the epoxy floor company charges me to repair the floor

LGI Homes Agent commission

I began working with a client on July 7th with a signed buyers agreement to find him his first home. I got him pre-qualified with a lender and showed him 4 homes over the weekend. Afterwards, we decided that buying a new home was in his best interest. I located a few homes in the Lago Mar subdivision in Texas City, Tx. On Monday July 10th, I reached out to the sale counselor for the community and scheduled showings for the July 12th at noon. Also on July 10th, the sale counselor had me fill out an LGI Registration From indicating that I represented the buyer. After showing homes to the client with the sales counselor on site, my client decided to write a contract on one of those homes and proceeded with getting approved through their "preferred" lender.

Today July 20th, I received a call from LGI Homes' Marketing department informing me that I would not be receiving a commission for the sale of the home due to the fact that my client had inquired about LGI Homes on June 22nd through either an email or online registration. Both of which my client has no knowledge of any inquiry as he had not even looked for new homes nor does he have any emails related to an inquiry.

I feel as if they are being deceptive in their practices as they waited well after my client signed a contract before the informed me and my client that I would not receive a commission even though they had this form 3 days in advance. It is as if they allowed me to bring my client in, sign a contract and then relay that information knowing that if I would have been aware of this in advance, I may have not taken my client to see their homes or would have at least proceeded to show them other homes in their price range.

Desired outcome: I would like to receive the 3% commission for the home that my client is contracted to purchase as I am the procuring cause of sale in this instance.

LGI Homes Please post my review

My name is [edited]. I went to see the LGI Homes in Magnolia William Trace on Feb 25/23. Elain Lin the new home consultant told me you buy down the rates by 1 percent. At that time the 6% was about right. However, on March 4, Elaine said the was 6.625%. This was not the 1% discount rate she had told us. The average market mortgage interest rates where at 6.6%. Where is the 1 percent buy down? This is false advertisement and against the law.

We gave Elaine Lin the check for $1000 prior us going over the contract. Elaine clearly told us that if you decide you do not want to purchase the house, we will refund your money.

On Wednesday March 8 in the morning, I talked to Elaine Lin that my decision cancel the purchase of the home that I did want to make that financial obligation and the sudden increase of interest rates, and I was seeking opportunities within my Company in another city. She said to have a letter sent to you and the Manager Kris Calimbase said to Elaine Lin if I sent the letter via email they would refund back my money.

Why go through all this trouble to disturb my boss [edited] Finance Manager of UPS and her boss to have a letter sent in the first place? They should have never had to get my job involved and asking details about career path. I do not directly work them and is a violation of ethical guidelines.

I did exactly what Elaine told me to do.

We are honest and I do not play games and we do not like being deceived or taken advantage of. Taken large sum of money from us is unprofessional, not telling us the truth sends a very bad message regarding how you all run your business. Elaine did not say anything to us that if we are financially able to secure the loan then you would not get back the money.

We never even sat down with the loan officer on March 4 to even discuss the loan application. How can you all be certain I would be able to afford the loan payments?

To ask me to send a letter from my Company is a clear overreach on your behalf and asking me what date I am moving to another city and discussions. My career path is my decision at a confidential level with my Boss. This again is an ethical issue and invasion into my private affairs.

I did email the letter that Elaine Lin asked me to send. My boss and her boss at my Company should have never been involved. Clearly sends a bad message to my Company. A mortgage company should never get involved in the confidential affairs of person’s job.

My wife and I are about honesty and expecting the truth. I have never been more disappointed with dealings with any business transaction except now. We need our money back because I never purchased your home. It’s the right thing to do and showing good faith on your side.

Elain Lin and Manager Kris Calimbase gave me instructions to send the letter from my Boss stating below: Emailed to them on March 9.

It is right thing to do is give us our money back. A thousand dollars is our hardworking money. It is not right, to take our money away for your advantage. We did not purchase your house! We were told that we can get our money back if decided not to purchase the house.

My wife and I have been robbed out of deceptive practices. Is this the representation you are wanting to send to us and other future customers?

We have suffered severe emotional problems, financial hardship, loss of sleep, headaches and other health issues.

LGI Homes Refund of our deposit

Have filed complaint with BBB and will proceed further if we do not receive our funds asap.. RED FLAGS regarding LGI. This is not an honest company. They take your photo with a Sold sign to then say your not approved and need to do x,y,z after guaranteeing they will get you into a home. On top of that they will take your $1000 deposit, from a legally disabled individual and cash it. To then tell them every excuse in the book why your money is delayed being refunded to you after the allotted 10 business days. Well this simply is not acceptable. I waited the amount of time plus another 7 days and given the same excuse and am now told to wait until Sunday (another week) I will not be put off. I want my deposit rightly refunded back to me and if it is not produced within the next 48 hrs we are seeking legal action. I caution all prospective home buyers to not get baited like we did. Completely unethical.. very disappointing on a business operation level. LGI, do not promise to be what you are not as a company and then jerk people around when you owe them. Your own legal documents promised our funds back by a specific date. You then produced documents stating we would have our funds in hand no later than January 30th and have now lied to us AGAIN, trying to put us off 7 more days to Sunday which is a day no one is available! Overnight it, wire it, we don't care. Just refund OUR money to us.

LGI Homes The service, the fact the manager lied to my face, broke promises, bad business fast on the build.

As much as we wanted to be excited about our closing day and being able to close on a house we have prayed for, worked our [censored] off for, worked hard to search for and chose this company over everyone else - for our family to build with, We are truly disappointed and are upset by this experience. LGI told us that our home would be ready by Sept. originally that changed, then it was Oct. 6th. - that changed. Then we were told Oct. 14th and Oct 26th and Nov. 4th So many prior dates not met due to outside variables, that my family had no control over. Yet, because of LGI and the companies they partner with - not being able to follow through on dates, on their job, my family and I suffered the most - we were charged for extension rate lock,- which was out of our control, we had to dish out even more money to pay for additional things we shouldn't! We had to move somewhere for a week, pay to get items turned on there for the week, pay twice for movers and U-HAUL, This was a horrible experience. We consulted with several other lenders and colleagues, who have been in the home building business, colleagues in the real estate business, members of community who have gone through the home buying process, and yes, we know every experience is different, yet everyone asked "what the price should still be lower, prices are dropping like crazy, and what company is making you pay for something that's not your fault, out of your control?"They aren't trying to give you any additional credits or perks to accommodate your family during this situation?" What answer could we give. no they are not. What upset and frustrated us the most is, as if the date changes weren't enough, being lied to and being told we would not be charged for an interest rate lock extension because of LGI and the companies they partner with, to being made to pay for it. Whom you partner with is a reflection of you and because of the delays between the two of you, we SUFFERED. We were lied to also by LGI sharing that the price drop was a big favor to us when all of the prices are dropping in the market and the price could have been dropped even more. Because it's crazy that now ALL of the houses around us, the prices have dropped tremendously. Yet, we were told there is nothing else we can do regarding the price, nor the lock extension. Also, moving into the home, and yes, things were noted on the walk through, yet there were things we had to note walking through that should have already been taken care of like the blinds on the front of home - none were upstairs, we mentioned this plenty of times prior to this day, some of the electric ports are installed crooked, there were some rust stains already in shower, paints marks left on the windows, exterior and interior paint touch ups needed, carpet not being sealed on spots on the stairs, no toilet tissue holder in one of the bathrooms, and these bugs - construction bugs? every time we turn around there are more. We didn't realize how bad it was and our son has been playing on the floor, the walls etc where these bugs are and has bites on him and his face is broken out.

They give us a house without no blinds and I seen multiple houses with blinds they screw us up big time I should of checked the reviews first why would they do that to their customer and sleep at at night like everything is all good

So sad you can't get hold of anyone they don't want to pick the manager there of LGI Terravista would lie to your face wont take no accountability at all they did a fast [censored] work on here and we being charged for something that is not our responsibility.

LGI Homes I need a financial assistance and repairs to my garage door.

December 4, 2022 my wife and I met with Sales Executive guy Mr. Steven Gonzales at his office 18721 Quiet Range Dr. Elgin, Tx 78621 about buying a new home from LGI Homes. We told Mr. Gonzales that we live in an apartment and that are our lease is not up yet. Mr. Gonzales told us that we should not worried, he will be able to get us out of our apartment lease, so we believed him. December 7, 2022 Mr. Gonzales connected us with the Loan officer Ms. Tammy Badeaux, so we signed all the necessary paper work. Mr. Gonzales told us that after closing on the loan he will definitely get us out of our lease. Few days after December 7, 2022 Mr. Gonzales called me to assured me again that I should not worry about the apartment lease, it was there I emailed him the apartment lease contract. Now Mr. Gonzales kept calling me every other day to informed me that after closing we have many options to get out of the apartment lease, Mr. Gonzales told me that he has been doing the real estate business for 9 years, so I believed him as an expert in the business. After we closed on December 30, 2022 Mr. Gonzales advised me to write a letter of reletting and termination of the apartment lease to the apartment management, when I turned in the letter to the apartment management on January 2, 2023 the apartment management charged me 85% reletting fee plus one month rent all totaling $2362.03. When I informed Mr. Gonzales about the charges and how can he help us because our first mortgage is due 1st February 2023, we can not afford all of these bills. Mr. Gonzales said he would call the senior regional manager Mr. Kyle Brown of the apartment complex to see if they could waive the reletting fee. Mr. Gonzales tried several time to call the regional manager but he was unable to reach him. When I got in touch with regional manager Mr. Kyle Brown he told me that they will not waive the reletting fee. When I told Mr. Gonzales about what the regional manager said Mr. Gonzales lose his cool and started yelling that there is nothing he can do for us. I told Mr. Gonzales to work with us in helping us to pay for the reletting fee. Mr. Gonzales told us that he never said that he will be able to get us out of the lease. Mr. Gonzales lied to us to enable him sell the house to us. When I told Mr. Gonzales that he just breached the integrity ethics code of his profession he said he does not care. I then asked for the phone number manager Torrey Reynolds the lady in the office Ms. Tayan refused to give me Mr. Reynolds phone number. After few days past I called the office again Ms. Tayan finally gave me Mr. Reynolds number I called him several time and left him a voicemail he never return my calls. My wife and I are frustrated and unhappy. Buying a new home supposed to be a thing of joy and happiness. A lot of people are complaining about the ways some of the management team of LGI homes in Elgin treat their customers. For Mr. Reynolds the manager not returning my calls is not fair. We need help from LGI. Sales agents of LGI need to be truthful to their clients. Another issue we are having with our new home is the garage door and one of the bathtub water draining device is not working. Mr. Austin keep promising to fix the garage door. The garage is not opening.

LGI Homes Warranty service not render

I moved into Terra Vista community in Buckeye AZ on Dec 5th, 2022. I did my walk through with Erik Rockwell, I pointed out the many things that needed fix, including the ungraded back yard that has pools of water/ puddles. I was told they would all be fixed the next week. Erik did not call, and no one has come by. I have put in several warranty request as he suggested earlier. We set two dates, different times. I took time off work, no one has come by or called me, now he refuses to call me back; however, before I signed my final documents, he had no problem calling me back. I am very concern regarding the unfinished grading in the back yard.

After reading the many reviews of LGI Homes, that they do not follow through with their warranty services, I fear this news may now need a wider audience, including a class action lawsuit and media cover. I do not want to go there, but I did not buy this house to have my house sink into the ground years later.

I am asking for immediate response and fixture to the items stated in my warranty request, sounds like a simple quest.

LGI Homes Brand new house doesn't looks like brand new with construction manager being rude

New house with lots of issue and my inspection report was considered as a piece of paper and my house issue was not completed with in 14 days of closing or walk through. It is not even complete now. My drive way as well as garage has some cracks. Lots of health and safety issue with cracks and dents in the walls cabinet are broken painting issue. Construction manger rude. Banging on the floor or door every time when he comes at the house. My house is my biggest investment and i bought a brand new house and i will expect the same instead of having cracks and the appliances not working. When i try to contact the manager who told us will be done in 14 days doesn't response or give us update. He always says some of the stuff will be done today but it is not done until 5-6 days until someone will get mad even it is small stuff that can be done in few hours. He gives me excuse saying he has other house to look. I don't care what he does i only care about my house. All the workers are not professional they have no clue what they are there to fix and have to return because they don't understand English. I would like to speak to someone with the issue and go over each and everything on my inspection report and will like a call back.

Desired outcome: I would like to sit down with the head of LGI home and talk about my house issue and go over my inspection report because i don't want excuse i want things to be fixed.

LGI Homes Land not graded properly

I bought my new build LGI home in November of 2019. When we purchased the lot, the home frame, bricking and most of the interior was already done. The backyard was staked off and was nothing but dirt. We were told the yard should be flat. When we moved in, the back yard was not graded at all! It has such a bad slope that the newly laid grass kept slipping, my dog has fallen numerous times and I can't even have my toddler outside due to the fear of her getting injured. We have our home for sale and the feedback is the same- no one wants it due to the backyard because of the slope and uneven ground. Also, the side of the house with the gate is at such a bad angle, you have to fight to get a lawnmower back there! I am stuck with a house that I can't sell, can't play with my child and all of this because LGI homebuilders couldn't properly grade this lot. I have gotten quotes for concrete and wooden decks as well to try to get some kind of flat ground. Quotes START at $7,000 for a basic wooden 12x15 deck.

Desired outcome: Compensation for a concrete deck to help give me some flat ground and help make it safe for anyone wanting to utilize the backyard.

LGI Homes Flooring

Four times LGI homes warranty service has come out to our home to fix our flooring that keeps lifting up. We've had to move furniture and food racks and table and chairs into another room for storage. The floor keeps coming up. They want to have a meeting with me & the wife to discuss it. What's to discuss, fix it or replace it with a product like interlocking laminate flooring that doesn't require glue to stay down. Ed Lovin is a idiot and trying to force feed his opinion down my throat. Their customer service absolutely sucks. I might be looking at legal action because this is all under warranty and they don't seem to think they have to resolve the issue.

Desired outcome: Fix my floor so it doesn't lift up or use a superior product that doesn't require glue to stay down.

LGI Homes Production home defect.

Bought home in October 2015, left for deployment right after. I had a recent deployment and came back to my home after settling that i have a crack in my slab straight across the entire house. This is now affecting the exterior walls. The stucco is starting to crack. My home is in Lake Alfred Community. Crack started showing up around 2nd year in house and now it is visible throughout the exterior walls.

LGI Homes No response to warranty claims

I manage about 6 units in the Voletera Community in ABQ NM 87123 area.

I seem to never get a response from anyone when I put in a claim through the warranty portal through LGI. John Carter is who my claims always get assigned to and out of about 6 claims I put in, 2 were taken care of.

Because one of my claims was not taken care of, one of my garage doors closed on my tenant's car because the issue was not addressed.

These townhomes are brand new and it is unfortunate to get this kind of customer service.

Can someone please contact me to speak about this? I've tried reaching out to John Carter multiple times and I get ignored.

I cannot find a customer service number online either

Please, I don't know what else to do here

Desired outcome: I would like to go over all my warranty claims and get them addressed in a timely matter and get a response for once

LGI Homes Slab split from wall to wall. Water damage

My name is Richard Day and I bought a home in Swan Ridge in Dundee. It was closed on in March 31st 2021. I have a 5 bedroom home with 3 bathrooms. I have a split in one of the bedrooms in the slab from one wall to the other side where the window is. and water is coming in. What can I do. Please reply back. [protected].

LGI Homes Warranty work

We bought an LGI home in McMinnville, OR in October, 2020. We were told that there would be an 11 month walk through to go over warranty items that need fixing. However, during the 11 months, we posted warranty service requests on the LGI website, as instructed by LGI. Each time, the LGI employee in charge of warranty work, Mr. Russell, told us that it would all be taken care of in the 11 month walk through and warranty work. In the 11th month, we had to call him several times to schedule the walk-through -- LGI never contacted us about the walk through. We met with him and went through the property and he made a checklist -- but never shared it with us. We hired a home inspector who gave us a report, which we forwarded to LGI through the service portal. But it is May, 2022, and almost nothing has been done. I have called Mr. Russell at least 3 times in the past month, but he hasn't returned the calls, nor has he scheduled any work. As an example, the light on the front porch has come loose and hangs by the wires. There is no caulking between the siding planks and trim on the garage. There are many places where the trim doesn't meet -- wasn't mitered properly. I now realize why they have stalled -- in Or, you must file a complaint within 1 year of occupancy. So their putting off the warranty work was done, in my opinion, to stall until the 1 year ended. Do not expect LGI homes to do any warranty work if you buy a home from them!

Desired outcome: Get the warranty work done!
