Gehan Homes Unfair or unclear lot release at Park at Eldridge, Houston

My friend call me and ask if I received invitation email from Gehan to schedule the meeting.

Me and many friends submitted on Gehan website for more than 3 months. The one asked me just submitted 3 weeks ago. No one received anything. Even we call them regularly they said wait till the end of June. Now I known their schedule was full booked with 72 customers? The change to buy the house at my favorite location and this community is 0. I’m not really a fan of Gehan homes, just location. I don’t know how to say about my feelings now. Is that technical mistakes, ignorant, unfair, … I don’t know when go buying house should I contact sale counselors, technicians or anybody else. Thank you Gehan homes for my experience.

Gehan Homes Earnest money and down payment

I signed a purchase agreement with Gehan homes in October 2022, in Surprise, Arizona. I gave the builder $5K earnest money, and $7K for the upgrades and options. I provided the builder with my pre approval letter for my financing, with no contingencies. I complied with all the lender's requirements. December 2023, I was laid off from my job of 7 years as a Mortgage Underwriter with Wells Fargo Mortgage, leaving me unemployed. The salesman at Gehan said my earnest money and deposit are non-refundable. The agreement that I signed, paragraph 4, indicates the deposit is non-refundable, if the purchaser does not comply with the lenders requirements. That is not the case in this matter. My loss of employment should be considered an extenuating circumstance, since the loss of my employment was beyond my control. I have been unable to secure employment, and have been unemployed since December. I have done everything I can possibly do to regain employment. My loss of employment has caused me financial distress, and Gehan is increasing the severity by withholding my earnest money. Gehan has the home currently listed for more than what I was under contract for, and would be making more of a profit with keeping my earnest money and deposit.

I have been in the Mortgage and finance industry for over 20 years. I do not know of any other builder that would do business in this manner. I would not recommend Gehan to anyone.

If my earnest money and deposit is not refunded within 15 days, you will receive further communication from my attorney.

I appreciate your understanding, and look forward to a resolution to this matter.

Gehan Homes Correcting and repairing issues with my home

Before I moved in my home, while walking through the house I noticed that the electrical wiring in the hall bathroom was run between the wall studs and the tub panel. I brought this to the attention of the superintendent at that time. He assured me that it would be addressed, which it was never corrected. I reported this to Jeff Salmon the person in charge at that time. His response was because the house passed inspection he didn't have to do anything even if it wasn't code compliant. I pointed out to him that it's possible the building inspector could have missed that item and that it still needed to be corrected, as of to date this issue has not been resolved. Other issues yet to be resolved are cracks in the stucco in several areas around the house and on the back patio ceiling between the house haven't been repaired which was reported on my eleventh mount warrant report. The person doing the inspections and overseeing the work Leslie Polilli informed me that Jeff Salmon was quite addiment to the fact of not correcting these issues. I though that to be inappropriate and not handle in a professional manner.

Desired outcome: I would like all issues reported to be properly corrected and repaired in a timely manner.

Gehan Homes Warranty covered structural issue and damage caused by it

I had a structural issue with a window in my living area. The window was leaking every time it rained. The surrounding sheet rock was damaged and it is stained, I was told it would be fixed. I have scheduled repair twice and no one has shown up. The person I’m dealing with does not seem to be interested or taking my request seriously. I’ve been in the home for two years and it is still not repaired despite the fact that I have called and sent text messages frequently.

Gehan Homes 1 year and still waiting on completion of my cabinets.

After waiting 14 months to close on a home that was supposed to take 6 months we agreed to close with the promise that the missing items would quickly be completed. It has not officially been 1 year and I still don't have parts to my cabinets in both the bathroom and kitchen.

We moved in without bathroom mirrors, shower doors, cabinet parts, vent covers and many other small items. Almost all have been addressed except the cabinets. I have been given the run around for 1 year and told many different cabinet manufactures and installation companies will take care of it.

I am convinced that the cabinets are stock Home Depot, not what we paid for. They have failed to install the finishing trim and provide working kitchen drawers.

We also moved in to a loud bang with our plumbing to find out that they never put the blown in insulation in our attic space. We have also had many incompetent workers out to "repair" warranty issues to only make them worse. Had an Electrician come to fix a can light that was missing brackets that held it into the 9ft ceiling. He showed up without a ladder. Had painters come to paint the roof line and they showed up with a step stool and a paint brush ducked taped to a broom.

Project manager after project manager continue to tell me "Were on it". Not buying a word of it and will not let them back on my property. The warranty isn't worth the paper it's written on.

Desired outcome: To have my cabinet installation/repair completed by professionals.

Gehan Homes Service from Gehan.

PLEASE, JUST LOOK AWAY.

The experience hasnt been great at all, from sales, to management, to construction, to even the Vice President Jeff Waldroup. All they care is the money, and all we wanted was the house we took over 8 months to build to be built the way we want. Instead, they wrote "[censored]" on our house with middle fingers on our home, put the wrong stone on our house, AND did the design wrong on top of that. See below for pictures. We also paid for a third party inspection to check on the house, and the scare in their voices proved to me why. Countless of things terribly wrong with it. And all these mistakes and errors-and no one cares. The president Jeff Waldroup answer to this was "you signed a contract, you will not receive money back"

DONT PURCHASE A HOUSE FROM GEHAN.

Desired outcome: A solution thats fair to both me and you towards our earnest deposit.

Gehan Homes Many things about my home have never been addressed

We moved in 2 years ago and I've been trying to get someone to get in touch with me. We have never had our 6 month, 9 month and 11 month inspections. We have had multiple things we were told would be fixed before moving in and still they have not. We haven't had any response on our leaking roof, our entire ceiling in the home you can see the tape lines, our guest bathroom has a giant hole near the water spout that has been filled with caulk, the toilet contently backs up, our flooring is uneven and our tile has been cracking. There's a lot more problems but I would like someone to get in contact with me. I have been promised many things and yet nothing has been done. We are both veterans and this is completely unacceptable.

Desired outcome: Fix everything you were supposed to fix in the first place.

Gehan Homes Give Back my Earnest Money, GEHAN!!!

I'm here to also share our personal experience with dealing with one of the worst home builders ever! Never did I imagine I would be here doing this, but I think it's only fair to do my due diligence to prevent others from going through what we went through, especially during this difficult time that we're in.

Gehan Homes at Buffalo Crossing has completely failed and lost all of our trust. We're a military family just moved back from an oversea tour and was needing to find a place we could call our forever home. However, due to the epidemic that we're in, we've faced many uncontrollable challenges within the housing market.

My family and I deserve a call back or any type of explanation as to why you can't refund me the $3K back, I'm sure that this is not the first time you've kept your clients hard earning money. I drove by that property the other day and they've sold it to someone else and the house still looks the same with no progress 4 months ago. Just WOW!

I've attached more to the story, feel free to read. My advice to all, AVOID THIS BUILDER AT ALL COST!

Desired outcome: All communications from Gehan Homes went out the the door as soon as they collected our $3K of earnest money. I've emailed them at the email they provided: [protected]@gehanhomes.com, still have not rec'd a response.

Gehan Homes Gehan Townhomes Travolo Park, Forth Worth

I live across the street from this development and I realize that when there's construction there is going to be noise...hammering, saws and so on, but what is most upsetting is the extremely loud, obnoxious Mexican music that is blaring all day on Saturday. We are already being disturbed by the loud noises Monday - Friday. You can at least have the common decency to inform your workers to respect the neighbors in the community in which they are building and use earbuds or provide them with earbuds.

Desired outcome: Tell your workers to be aware of their surroundings and to respect the neighbors.

Gehan Homes False Advertising

Gehan Homes is falsely advertising homes in the MARVIDA community subdivision. On their website, they show the Meridian model in 3 different elevations. I have been researching this model for 2 months. I finally took a trip to Houston to see the builder in person and get I formation. First they told me they didn’t know what the exact price for Elevation H was then after we put in a lender application, they called us and told us that the mode was not available because it needed to be 75% brick. Why is this model even being advertised if it doesn’t meet the subdivisions 75% requirements. This should not be showed in the internet or in literature because it misleads people. This is our dream home out of any possible builder and we are irate because of this. We want this home and want it now, they need to add bricks to the Meridian Elevation H model for us PLEASE!

Desired outcome: We would like to by a home with Gehan Homes, Meridian model with Elevation H with bricks please

Gehan Homes House

I just moved here in Sunterra (Gehan Homes) last May. I am a new home owner (first time buyer) and I am requesting to move this 3 cable/electricity access in my backyard. (photo and videos attached). I cannot maximize the area because of this 3 access box/pole. I am planning to put some plants and things that will make my backyard beautiful but how am I going to do that if this 3 thing are there. Electricity company came already (TXU Energy) to assess the situation but told me they cannot do anything about it and advised me to call the builder. Also they told me that easement line was not only on that part so there is a way to move it somewhere that is not annoying to see. I hope you are going to do something regarding this complain,

Desired outcome: hoping they will move this 3 things outside the fence.

Gehan Homes Defective air conditioner, roof, concrete

We had our closing moved back three times before Josh from Gehan started showing up to move things along. We had to put our things in storage, celebrate Thanksgiving eating off paper plates and Christmas with all our belonging in boxes because of how long it took to finally get this house completed. Two months after we moved in, the emergency drainage from the central air unit was flowing so fast over the backdoor, we could not use it. It was not until the new construction manager came out to conduct our 6-month inspection, did he call CASA to get it fixed and that lasted all of two days. When we called CASA again about the issue, they informed us that the unit was actual titled the wrong way and more workers were needed in correcting that issue. Two days later, they returned, turned the unit, and wired it to the roof. Since then, to prevent suffering with a dry drip pan issue, my husband goes into the crawl space and flushes the line with that bleach solution that is recommended so that we can have cool air, or it gets too hot in this house.

The construction manager also promised to get someone out here to correct the grading in the backyard. Because there was a large groove in the center of the yard, water did not drain, it just remained until the sun dried it up. The standing water meant that our dogs could not play in the back, just be taken out on leash to use the bathroom and back in. There were bugs, a bad smell and screaming neighbors. I had put dirt, sod, grass seeds and fertilizer in that area to build it up but a professional I am not.

The crack concretes the extends the full length of the garage, under the side wall of the driveway and down the breezeway, the construction manager says is just “what concrete does.” Although there are huge holes instead of cracks in driveway of a home that is not yet 2 years old, it's supposed to be okay. When we removed the carpet in the bedroom, we found not one but two cracks in that area but since no one came out, no one saw.

But the roof takes the cake. When water started leaking in one of the upstairs bedrooms, we tried again to contact Gehan. We were not surprised they were “as always” unreachable. We have yet to get anyone to complete our 11-month inspection. Maybe if they had, the falling drywall we had listed would have been addressed. Maybe if it would have been Gehan instead of USAA to find the issues with our roof, what would be different? Maybe if someone from Gehan instead of USAA would have realized that there is extremely too much installation blown in our crawlspace preventing the inspector from seeing the decking for the roof, what would be different? Maybe someone from Gehan instead of USAA would have realized that extra carpeting, molding, paint, and anything else they could stuff up there was in the way and a potential fire hazard, what would be different? Maybe someone from Gehan instead of USAA would have realized that the workmanship on the roof was defective causing our insurance to no longer cover it, what would be different? If someone from Gehan gave a care about anyone except the people from Gehan, my husband and I wouldn't have spent the last few hours strolling through Google trying to find options to this situation we are now in. Maybe the VA can assist us in feeling more secure than Gehan has ever tried to do since the day we walked into their building, their offices and gave them my money and accepted their lies as promises.

Desired outcome: I want my safe haven. Fix my floors, air conditioner unit, driveway, backyard and my roof. Replace the things we lost that insurance would not when they deemed the roof a builder defect.

Gehan Homes Upgrade rip off no customer service, no money back

I have sign purchased contract with Gehan and made deposit, paid for upgrades. The home has been building for a year and first I was qualified with the builder but in June when loan docs needed to be updated the Loan Officer Melissa Staller accused me of fraud by buying another home in New Braunfels which is almost a year ago and with our asking about my situation and reviewing my case she denied my loan stating I dont qualify. I have contacted another lender and he was surprised why I have been denied when I do qualify.

Second happend that upgrades I have choose and paid for were not able to be delivered and Gehan decided to force me to take whatever they can offer. I have tried to get my money back and put standard what comes wit the house, but I was denied. I send email to supervisor but never received response back to resolve issues and concerns. I have asked for resolution but no one would talk to me or help. I was also set up by a loan officer to fail me on my closing, 2 weeks before closing she denied my loan with out giving me time to find another lender. Denise Realtor said they can sell my house for more money than I contracted. No one would work with me or give my money back : (

Desired outcome: I would like to have my money back. Builder Cant take peoples money and give them horrible in upgrades color/quality wise. Forcing to close with horrible things installed and make a person to pay for it.

Gehan Homes Poor quality roof construction

I purchased a brand new Gehan home at 142 Destiny Drive, Boerne, Texas 78006 back in 2018. This month I was informed the roof is leaking over the bathroom. Spoke with a Gehan Sales Rep for the San Antonio area, was informed unless the roof has a structural issue, any warranty work involving roof materials or workmanship stopped after 1 year. Are you kidding me?!?! I haven't even listed my complaints about leaking plumbing and electrical issues that has been going on with this house since the now regrettable purchase.

Desired outcome: Roof should be guaranteed leak free regardless of cause for at least 10 years. Would like to get the repair cost reimbursed.

Gehan Homes Gehan Homes

Really sick of empty promises. Here we sit with repairs needed from January and nothing being done. Not that it matters to GEHAN but I am ready to file complaints. We have been more than patient with Gehan, the construction managers and WeisenBaker warranty that keeps being blamed for not completing the repairs (they won't return calls). Our hood vent has not been completed and was IT noted as an exception to close in January. AN EXCEPTION TO CLOSE AND IT HAS NOT BEEN COMPLETED. Everything from our walk through list got shuffled over to the 2 month warranty list because things were not completed including all of the scratched windows from bricks being installed after windows were. Seriously we paid $451,000 dollars for this house! I am not going to let this drop and make the repairs myself just so you know. I have the pictures, all the text message and emails to show the promises that have been made. A complete record of deception. Do not make the mistake of beleving that your home will ever be finished if you move in before the repairs are completed. Sales people and construction manager couldn't wait to move onto another community because so many people are furious with them.

Desired outcome: I want all of the repairs done that were promised 5 months ago!!! I want people to respond not with idle promises but with action. New homes going up around me with the same Hood vent parts that I am missing!!!

Gehan Homes Purposely Extending House Build Timeline

Original Closing date was November 1st 2021. There was "Absolutely NO Possible Way We Will Have A Closing Date In 2022!" I was laughed at when I said it would take this long. Actual laughter and statements like "If we take that long, something is truly wrong." It is now March 10th 2022, and we have a supposed closing date on March 15th which I believe is due to my wife somehow getting the mortgage locked in which requires a 30 day to closing confirmation from the builder. Scott Goldsworth is the mastermind behind the incompetence of this home build. Items were given to other homes and our items just are not in stock anywhere. Homes that are nowhere near completion have the Exact items we lack. The houses to the left and right of us broke ground 2 weeks before us and moved in, in October. Same Builder. Gehan and Scott Goldsworth. Completely worthless.

Desired outcome: Scott Goldsworth deserves a suspension. An apology will not be sufficient as it will not be sincere coming from him.

Gehan Homes Equipment continuously hitting our trash can

This is the second time a piece of equipment had hit our trash can. Construction is being conducted on both sides of our home. Need to consider there are people living in the home and have cameras. I captured twice on cameras our trashcan hit. Not to mention the rocks that are left in front of our driveway not cleaned up from the skidsteer in use.

Gehan Homes Delays in our build again. No customer service from construction manager.

We are buying a Gehan home in Aspen Meadows in Aubrey, Tx. We have had several delays with product and workmanship. We can't talk to the construction manager Michael, he is never available. Our salesperson Amy Ayon has been trying to get us to close on time, and is getting no help. We met with Michael once, and he basically told us we are luck to have our home in the state it's in. The workmanship is not good at all, with painters, drywall team. We have been pushed once already on our closing date. We went to our home yesterday April 17th 2021 and had to put up so much blue tape on our walls, cabinets, doors, molding, etc it was ridiculous. We have been told we will close on April 22nd now for a few weeks. I don't see this happening with all the work that still needs to be done. We are beyond frustrated at this point. We saw no tradesmen yesterday at our home the whole time we where there. There are runs from the paint everywhere, nicks on our cabinets, a few windows in master and one in living room has bad drywall issues. There is bad caulking all over the house, also no weatherstripping on the front or back doors. We have rescheduled our movers once already. We have to be out of our current apartment by April 29th, since it has been rented out already. We have had to put our lives on hold due to this issue. Michael doesn't work weekends and won't answer his phone or emails for any updates. I am sorry, but when a client tells you about their concerns you need to step up to the plate and get things done. If you are a manager, you work when it is needed! This is for 3204 Stillwater lane Aubrey, Tx. 76227.

Gehan Homes Texas warranty lintel structural problems

Do not purchase a Gehan home their customer service is a nightmare! I have filed a warranty with the Texas warranty and was denied a claim I've had multiple structure engineers tell me that I do have structural problems I'm in year 9 of the warranty and this unacceptable the safety of my family is now at risk and I will not stop fighting this until I have someone from corporate call me and schedule time to see how bad this looks. I'm now looking at upwards of $6K to repair money If not more. They will not even take the time to come see their product! It took them 7 months to send the warranty engineer out when I have asked for the builders construction engineers to come out. Nothing and there are at least 7 homes on our block all Gehan with same structural external wall problems.

The problem is my garage wall is stone and it's now sagging coming undone and multiple large cracks pulling the wall down. This Lintel supports the framing of my upstairs children's playroom. I've had engineers come out and tell me it's the framing and the wall will eventually fall down. The builder did not reinforce the lintel or support it enough to where with time it will collapse. The lintel is not large enough for the wall. I fear my children will be playing and something will occur to endanger. Gehan Texas warranty claims this is normal deflection and the warranty will not cover it. The problem is it has gotten much worse. When you measure the lintel it's short and does not meet code requirements. Completely illegal!

Desired outcome: Replace the Lintel to proper code and repair Masonary Stone or reimburse me the cost

Gehan Homes Defraud contract

I'm writing here not to defame anyone, company, nor promoting. I'm tell you all my true experience story:

On 8/30/20 we decided to meet Gehan's sales agent name Demi Divine in Wellington Community because we liked their Magnolia Home Model and the area. At first she was super nice, and we spent hours asking questions and telling her we would like to move quickly. She lied to us that Gehan hired a new contractor and can finish building a home by end December because year end sales. Just waiting for a permit to be built can be up to 60 days, how in the world can they build a home within 1 to 2 months max? But I was going along with her story. I decided to put down earnest money and signed the contract. The contract was executed and signed by their VP name Spencer Wilson the next day. Demi called me later and started bait and switch. She said either I have to move to a different smaller lot, or pay a premium elevation. She even threatens that if I don't act quickly, I would lose a chance to build a home I like. I asked why I should move when the contract was already executed? Now she lied again in text and said the City of Fort Worth wouldn't allow me to build. I told her let me talk to her manager, Amy Wilson. Amy called me later and said because of the HOA restriction. When I didn't agree with her, I asked: "Did they ever check their inventory, compliance, etc. to make sure they were delivering customer service before they execute my contract?" Now she said either I have to move, pay a premium, or Gehan could cancel my contract under section 9A that allows Gehan to cancel the sales contract with or without cause before home finishes.

I was mad and decided to build a home with Beazer across the street. Janel, Beazer's sales agent, was 100 percent transparent. She even gave us a premium lot without extra charge.

Folks, building homes is stressful enough, and we want to find a company that is honest business and not using old school sales tactics pressuring us. I am still fighting them to get earnest money back after many months now. Their lawyer and VP emailed me and threatened that if I told anybody about my story, they will file a lawsuit against me. You're wrong sir. I have decided to file a criminal fraud charge against their officers, sales agent, and Gehan Homes under Texas penal code chapter 32, section 32.01sub a, b, and c.

I hope my true story can help anybody making their decision.

Thank you for your stories and comments. They are not going unnoticed and are not futile.

I am a buyer looking for a home in the north Houston area. I found a Gehan home in a neighborhood that is beautiful and checks pretty much all of the boxes. I was inches away from buying the home, but frankly a few things did not feel right. One was the unfinished yard. The other was the mandate to sign and submit earnest money within 24 hours.

I simply did not feel comfortable. My father told me I needed to check out the Gehan BBA ratings, and I am sure glad I did.

I will not be buying a Gehan home because of the copious customer complaints.
