Coldwell Banker Real Estate Fake house sale - fraud agent

Fraudulent behavior from Buyer Agent Nick Farr.

One of the worst experience as I as told to pay for inspection knowing very well the property is been sold to someone else.

I get a call from Nick monday stating he apologies and also cursed the buyers out and I should buy another property work over $25,000 more.

I will file an official police report and take that AGENT and the Co. to court for false advertising and using my report to make a sale to a different buyer.

Coldwell Banker Real Estate Real estate agent conduct and demeanor.

From approximately July 18 2022 to September 7 2022 agent Jeffery Milner of Tri counties diamond bar coldwell banker was hireds to sell our property at 910 e century Blvd LA CA.. He rarely showed up. Did not show the house one time. Myself and my son showed our homeall 5 times with him calling ahead and letting us know. But he wouldn't be there. Never showed for the termite inspection which HEE claimed was so important and had said he would be there to help us get ready. Never got his clean up crew to help dispose and fix along the way. Myself and my son did all of this ourselves. He was a total no show sell out. WHN he was there for document signings and drop offs he actually was flirting and asking inappropriate questions to my now ex significant other. It was a divorce sale but this is so far out of line it borders insanity. They actually went behind my back and undersold the property after I had recruited his service. The sale is actually fraudulent because I did not agree to or sign for the sale. My name and signature is clearly shown on previous sale and representation docs of prior agencies that spring. Reprehensible does not begin to describe it. I want any and all commissions for the shirt sale forfeited to myself Robert chocolate Sr and my son Kristofer chocolate. Coldwell banker allowing these types of agents to represent their brand is very suspicious to say the least.

Coldwell Banker Real Estate My realtor and the service I received when purchasing my first home

I closed on my first house on 31 May 2023. It was a long story but ultimately the house I was renting, my landlord quite paying the mortgage thus sending the house into preforeclosure. I felt I was thrust into a situation I did not want to be in. Fast forward, I reached out to Veteran's United (I am a retired service member) to get a VA loan. I was assigned a man named Harold Weber (realtor). At first he seemed great and as a person he is but the service I received was not great according to people I shared my experience with. He argued with the seller, the owner of the house, and the lender. Everybody can't be wrong and he argued in writing and I have all of the communication. Before the owner accepted my offer I asked Mr. Harold to show me some houses. He NEVER showed me any houses. In fact to this day, 11 June at 1204am I have NEVER met or seen Mr. Harold. He does not even have his picture in his signature block or on his business card.

He never saw the property I was trying to purchase (the house I was already renting). When I had the VA appraisal I was provided a guide book on areas that will fail an inspection. After I viewed the requirements I made mention to him about some potential points of issue. For example one of my sidewalk concrete slabs is completely cracked. He asked me why was I just now telling him about them? I stated to him, I did not know that would be a problem as it was outside the house. I also said that you should have came out to the house yourself to see the house.

My issue is that the house cost over half a million dollars and I never not once met my realtor. The day I closed he sent me a text (and I have it) that states he will not be able to make the closing he has another appointment and that the title company will send the commission check to his office. Not thank you or congratulations. He sent me a congratulatory text message on Thursday and asks to come out on Friday to bring me a gift. I said Friday is fine. Mr. Harold did not come to my house but he had a woman to drop off my gift. I still have not met him.

He did not show me any houses in fact he only sent me 7 listings to houses, he was real pushy when it got closer to closing, I have not met him, nor did he ever view my property. I believe that is terrible representation and I I am going to tell anybody who will listen to me my experience. He did not check for any open permits or liens on the the property. He did not explain documents to me just would tell me to sign. I had to put in writing I do not sign documents I do not understand what they are.

He got a commission check he did not earn.

Desired outcome: I would ask that when you have agents actively working with clients, somebody can periodically check in with the clients to see how things are going. Thank you for your time.

Coldwell Banker Real Estate Renting

Very Urgent

I am reaching out to you to find the right person at Coldwell Banker to talk to about a very serious situation I have experienced with one of your franchise offices here in Turkey.

As it was my first time to use your company I was looking forward to a positive experience, but unfortunately it was the complete opposite. It was horrific as I was defrauded of all of my rental money which was quite a considerable amount.

Your head office in Istanbul is not accepting responsibility, therefore I am hoping someone will pick this up and contact me. We can share more information then.

For my sake and particularly for the reputation of Coldwell Banker in Turkey this office and the people in it need to be fully investigated immediately and I would like to be fully refunded.

Coldwell Banker Real Estate Your Agent

Your Realtor attempted to get her Seller to sign a Listing Transfer Form, signing over his listing to an unknown company, she dropped the price and insisted he sign the contract that day or it's "Too Late". I told her that the Seller was visually impaired but it didn't matter to her. When I, Spokesperson for Seller, asked to look at the Contract she wanted him to sign, she refused, She has the listing until the end of June, but took her lock box, handed us the key, and left rather irritated. Seller asked what happens to his property now, her response was "Good Luck". We had numerous unethical and deceitful incidences with her. She walked out on her Agreement. Coldwell Banker Real Estate Unwanted solicitation

On Monday May 1, 2023, at 7:59 pm, I received an unwanted home solicitation from realtor Lucy Bilik-Hill. My children were already asleep. She proceeded past my no trespassing sign and came up to my front porch. She rang my Nest doorbell, and when I didn't immediately respond, she banged loudly on my storm door, awaking my children and agitating my dog. I belive 8 pm is excessively late for any sort of solicitation, especially on a weeknight. She said that she had a client searching for a lakefront home, and would I be willing to sell mine. I never answered the door but communicated only briefly that I was not interested through my doorbell camera. Note that my home is not, and has not been, on the market for sale. I thought this behavior was unprofessional, discoureous, disruptive to my household, and wildly inappropriate. She is not welcome here.

Coldwell Banker Real Estate Bad experience with one our your agents

Hello,

We would like to lodge a formal complaint against the behavior of one of your agent out of the Pittsboro North Carolina office.

Her name is Jan BUTTA.

Mrs Butta is handling the buyer side of the transaction on the sale of our home at 78 salt cedar lane.

Last Friday Mrs Butta had scheduled a viewing at our home from 3-3:30.

We were out walking with our 8 months old baby at 3:35 it started raining so we took shelter in our garage. My wife then attempted to enter our house, Mrs Butta slammed the door shut on my wife (holding our baby) stating that she had requested more time to see the house and that therefore we should contact our agent as it was "her problem to deal with". We did not get a chance to even say a word. We called our agent and were told that Mrs Butta did not notify them of needing more time.

This comes at the end of a very difficult transaction with Mrs BUTTA making it more stressful at every opportunity she got. She tried to re-negotiate the sale price after inspections, slandering our names to the prospective buyers, stating that there were defects which we did not disclose, calling us un trustworthy. Of course all of that was baseless and when we refuse to lower the price, Mrs Butta got very unprofessional with our agent.

I can understand a hard negotiation tactic, but I do not believe lying and bullying are reflective of Codlwell Banker's value.

Desired outcome: I don't believe Mrs Butta should be allowed to collect her side of the commission on this transaction

Coldwell Banker Real Estate Agent Robert DeFazio

I have requested a tour for this house to Rent in Warminster. Me, my boyfriend and my son have requested a tour since it went on the market. My boyfriend and I have requested a tour almost everyday, sometimes twice a day. I went on Trulia and I saw the house was listed two days ago,that’s a lie and below the listing was a # so I called it and left a message, asking why he has not called or emailed after numerous tour requests. So all of a sudden Robert calls me back. He was rude and disrespectful. He said he would call the cops on me for calling him. A # that is Public. What a disgrace. Not one person ever gets back to you. What kind of business are you running and what people are you hiring

Desired outcome: An answer on why Coldwell Real Estate never gets back to you and why you have Robert Defazio working for you. He’s a disgrace to company and you look bad

Rude and a liar. Never reply’s back to tour request and he proceeded to tell me he never received my request or my boyfriend or sons. Rental on Bristol Rd. This real estate agent is a liar and he knows it. I’ve been requesting a tour of property since day one it was listed. Go on site and it says sale pending. As many times all of us have requested a tour. No reply from Robert DeFazio. Very poor customer service. What a disgrace

Coldwell Banker Real Estate Coldwell Banker's Agent Transparency issue

My complaint is in regards to Coldwell Banker's transparency rules when it comes to Agent's backgrounds and experience. I'm currently looking for property in the Phoenix area and Claudia Patterson at the Phoenix Southwest-Litchfield office was brought to my attention. I was sent a link to her Phoenix Agent Magazine link which seemed legit.

With that said, I have learned that this Agent has loss 3 homes to foreclosure . This is her second time attempting to be an agent after failing in Illinois; This is all public record and knowledge of course. While you can say these situations may have given her more experience and taught her how to recover, I think buyers should be informed of things such as this. It's expected that Realtors should have a sense of financial literacy, but it's not fair to me if I know more than the Agent or have more resources than they have. There should be some sort of referral or matching system. I know people go through hard times but I would prefer to be with someone more experienced and responsible.

I would like for Coldwell Banker to have a better referral system. Or at least a rating for agents where we can choose if they are knowledgeable in their field. If Claudia Patterson can't take care of her own homes, why should I trust her to find me one.

Desired outcome: I would like Coldwell Banker to be more transparent. How can someone sell me a home when they are not responsible enough to take care of their living situation. This would save everyone time, but I'm glad I did my research before proceeding

Coldwell Banker Real Estate Salesperson

My wife and I spoke with Alan Gladding an agent for Coldwell Banker Realty on Sunday and offered full listing price on a property in Lake Panasofkee FL based on a walk thru. He agreed and said he would need a preapproval letter from our bank. We said fine and started the bank process on the next day. He wasn't available to show us the property on Monday so we set an appointment for Tuesday at 1:00pm. It was a 2-1/2 hour commute to the property for me and my wife and set out bank letter in hand. We went to the property on time and waited about 15 minutes. We figured we had better call him when he did not show. When we got the phone out of the car, there was a text from Alan saying the property had been sold. This is really poor business etiquette. We had a long commute and if this was a potential he was not honest with us. Dishonesty is a terrible trait for a business representative, especially as a salesperson.

Maybe Alan has not read this.

Coldwell Banker Real Estate Lied to us

We worked with Russell and Janie Pemberton from Caldwell Banker. They are from the Wellington office in Florida. In order for use to close on the sell of the house he said that he would pay for the home warranty and it would cover everything. We even said that we have never had good luck with home warranty. He assured us that this would be thru Coldwell Banker and they cover everything.

2 days after we moved in the dyer stopped working we called the home warranty and was told that it was not covered on the policy. We contacted Russell and Janie on December 28th and informed them that the dyer was not covered. Russell responded that he would get back to us. Well he never did and he plew us off.

Then our air conditioner went out and we contacted Russell and Janie on January 23rd Russell responded with a question mark. I then explained what happened and no response back.

Well guess what the air conditioner is not covered because it's a pre existing. So as we discussed with Russell and Janie Pemberton in the beginning that the home warranty does not work and they both said no do not worry it's not the same anymore and it is thru Caldwell Banker and they take care of the customers.

This is costing us a fortune in repairs for the house. We are vary unhappy with the way they led us to insure we would not have any problems.

Desired outcome: For our air conditioning be fixed and the proper home warranty is in place.

Coldwell Banker Real Estate Real estate agent ethical code of conduct

Good Afternoon,

My wife and I were dealing with a real estate agent on your team between November 2022 and December 2022 and the process has led to some serious concerns regarding ethical code of conduct.

Firstly, the agent demonstrated a severe lack of understanding of macro-economic conditions that one would expect to see in a real estate professional. For example, the agent in question did not perform valuation analysis on the properties provided/inquired by us. While comparables were provided, they were not adjusted to reflect the differences in the subject property nor prevailing market conditions (such as depreciating value from the sale price of the comparable versus current market conditions). These types of fundamental blunders would have -had our own experience in banking and investing not been keen- certainly cost us tens of thousands of dollars. Similarly, her lack of understanding of the mortgage process would have likewise diluted the integrity of our offer.

Secondly, I have really rather serious ethical concerns regarding her duty of primary care to us during the bidding process. She would advise us to raise our offer price regardless of market conditions (we were heavily embroiled in a buyer's market whereupon 98% of properties closing were under offer price) nor the condition/history/situation of the property itself. In two instances she even advised us to make an offer prior to having viewed the properties. It is extremely difficult to conceive these actions absent of a conflict of interest whereupon her commission is not front of mind.

Lastly, we wrote her to part ways and thanked her for her service. She offered a referral to another agent; unfortunately her demeanor had already reflected poorly on not only herself but the broker as well. To that end we were hesitant to engage in a relationship with any of her peers. We decided to engage our own agent of choice. However, it wasn't long until we realized (because the agent had not gone over any of the paperwork with us) that we were bound by a 6-month agency relationship. She felt completely morally just in binding us to the agreement, rather than rescinding, even if we lost our rate-hold on our mortgage pre-approval.

If Coldwell agrees to rescind the agency agreement I would feel like the broker at least has the integrity that the agent lacks.

Otherwise, I will escalate it to the CREA citing violations of articles 1, 2 and 3 of the ethical code of conduct. Neither the agent nor broker will receive referral commission. However, in the latter they will both suffer reputational damages and an investigation from the real estate board.

Coldwell Banker Real Estate Terrible experience .

I was placed with a inexperienced realtor. I KNEW more about her full time job doing hair at the than her selling my home. I spoke to her manager and we agreed that the would not hold me because of the many issues I experienced. I sent a letter to the agent and the manager 2x .On Sat even I recied a text that some had put in to show the home so I agreed.On Sunday 11/20/22

My neighbor came to check on my home because I'm out of town and She found the lock box with my keys to the house fell out and someone

Changed my thermostats to 70 Before I left it was set a 63 permanent. They are not to touch what I had the temp for my home.Im the one pays the bills.I don't want this company to represent my home again.

Coldwell Banker Real Estate Coldwell Banker Bain

The property at 11801 SE Juniper Canyon Rd, Prineville, OR was being negotiated on by the buyer Charles Denley and the seller, Gayla Ullrich. An offer was made by the seller of 530,000 and the seller’s counter offer of $510,000 was rejected. The buyer then agreed to the asking price of $530,000 and was rejected by Ms. Doyle.

The buyers realtor stated that the Coldwell Banker Bain realtor, Mary Doyle, was known for using these underhanded tactics to intimidate the buyer.

This is a clear case of illegal “bait and switch” utilized by a Coldwell Banker employee in the execution of a Coldwell Banker transaction.

Desired outcome: Carry out the agreed upon real estate sale price of $530,000 and relieve Ms. Doyle from her duties in this transaction.

The house was purchased as a result of winning my Equal Employment Opportunity Commission case [protected].

The Impeccably renovated ranch style home is in a quiet Grand Haven 55+ subdivision.

As a result, I have filed numerous housing complaints due to retaliation.

I've asked to have all paperwork processed electronically, imposters withholding to live in the property as their own "squatters."

Coldwell Banker Real Estate Unprofessional behavior

September 4th and 30th I tried to book with a Ms. Zabia Daamash She was Very rude and I heard her son Jason Daamash is a Groomer/Pedo I will not be bringing my business or recommend anyone to this nasty behavior i had received and also on the 30th I tried to book and Zabia Daamash hung up in my face Im an Oklahoma native and I really wanted to book something in virgina cause i know business is getting alot of growth but not after the blatant disrespect i went through

Coldwell Banker Real Estate Agent collecting information to benefit a neighbor

I recently saw agent @coldwell banker, at my neighbors home having a discussion with them, and a few days later she called me pretending to be a interested agent to help me list my home and look for a new one. She asked all the questions about my finances, how much I had available etc and what I was doing with my home and where I was looking for a home. Upon doing my research I found out she was a good friend of my neighbor and was on their Facebook. The neighbor has a hostile attitude since I divorced my ex and remained in the house which makes living here not pleasant. Her gathering my information I’m sure went right back to them and on to my ex. Since not hearing from her after she made that call I know she had no intent of aiding me in my home search she was just gathering information for them so it could be passed on. I own the home and I want to move but I will never use nor will I recommend Coldwell Banker to anyone. I value my privacy but she has broke my trust in who I should talk to, I hope she is proud of herself.

Coldwell Banker Real Estate - Fraudulent listing

Last year I purchased the property at 2908 S Hoyt Ave, Muncie, IN

I had no reason to doubt the listing since the Realtor is obligated to be truthful. However, the listing clearly stated the Sewer Type as City, Public, Available.

I have spent a lot of time/effort/money and have determined that not only is sewer NOT available, but the only type of septic that can be installed is a sand lined mound system which will cost between $20,000 to $30,000.

I contacted the selling realtor, Steve Slavin, and initially he stated that he had no idea I was intending to move our mobile home there. Not true as in the very beginning I told him I was only interested if the zoning allowed us to permanently place our home there. I have still retained those messages sent to him.

At the time I had no idea why I would need soil samples, now, it makes sense. But this also proves that both the seller and the Realtor knew there was no sewer available.

After that last email he no longer responded. That was on June 23rd.

I did send him another email today asking for a resolution and letting him know I would be filing a complaint here.

This listing was fraudulent, and I'd like to resolve this.

I expected to have our home already moved to the property, however, could not due to these circumstances and the fraudulent listing. This means not only can I not afford to install a septic system but am still paying over $450/mo in lot rent where I currently live and paying taxes on a property that I cannot inhabit.

I have also filed a complaint with the states Attorney General and now here at the BBB.

Desired outcome: Payment of time/money spent and/or cost of Septic Install.

Coldwell Banker Real Estate Fraudulent listing

Last year I purchased the property at 2908 S Hoyt Ave, Muncie, IN

I had no reason to doubt the listing since the Realtor is obligated to be truthful. However, the listing clearly stated the Sewer Type as City, Public, Available.

I have spent a lot of time/effort/money and have determined that not only is sewer NOT available, but the only type of septic that can be installed is a sand lined mound system which will cost between $20,000 to $30,000.

I contacted the selling realtor, Steve Slavin, and initially he stated that he had no idea I was intending to move our mobile home there. Not true as in the very beginning I told him I was only interested if the zoning allowed us to permanently place our home there. I have still retained those messages sent to him.

It has now been 2 weeks with absolutely no response from Coldwell Banker or the Realtor Steve Slavin.

I have also filed a complaint with the states Attorney General.

I intend to file a formal complaint with the BBB as well.
