I’ve had a drywall problem ever since I bought this house. AWs supposedly fixed it several times only to have it return.

I asked them to fix it after it returned and they refused. They weren’t even nice about it. They keep saying the drywall is cracking due to the house settling and the new landscaping in the backyard that’s affecting run off.

Only problem with this explanation is there is NO Landscaping. The house is as it was bought.

AWs is a bunch of criminals that’s only interested in their bottom line.

Stay away from AWs homes or whatever other names they use to cover their tracks 👍

I gave them 2500 dollars earnest money. They knew I needed to sell a home before I could get approval for the loan. Home was supposed to be done by the end of July it was not. Was getting letters in the mail telling me I defaulted for not being approved for a loan and for not showing up for a walk through inspection. The house didn’t have water or a gas meter. Then they moved the new date till the middle of August received more letters about defaulting and how they were going to keep my earnest money because I didn’t get approved in 30 days . My wife and I purchased a home in Pittsboro NC with Ashton Woods in May and we were told that the house is far along in construction and that we will be closing either July or August. We visited both the model home and the house that was similar to the house that was being built for us. We were also told that since the house is far along, we will not be going to the studio to pick up material like other customers normally do which we agreed on. We showed them the house on lot 82 and we told them that we want the exterior be exactly the same as this one, to which we agreed on.

Few days later, they sent us a contract that contain a whole different color of exterior stonework that we did not pay attention to because we thought we clearly showed them how we want our house to look (I will attach the 2 photos on this message). My house is on lot 78 and this house is on lot 82. Plus, it's hard to judge how the stone look like on a small picture on the contract. We thought since we did not choose the material in the studio, they will go by what we showed them. So we signed the contract without realizing the stones were changed to different ones in the contract.

A week ago, we visited the house and almost had a heart attack after seeing a whole different stonework in front of our house. Ashton Woods refuses to make any changes, stating that they followed the contract as it is. It is really hard to argue with someone when you are going off of what they told you and they are going off of what you signed for. I know that legally you can argue that you did nothing wrong but humanly you know what you told me and you know this issue could be solved.

I am not asking to demolish the stonework and build new ones ( I understand this could cost a lot of money), I am simply asking Ashton Woods to let me choose from the other similar houses that are coming up. I was supposed to close in August and I already gave a notice to my landlord to vacate in August but I am willing cover the cost associated with the delay if I have to wait 2 or 3 months to get a house that I love.

You can choose to look at this issue in a legal stand point and stuck me with a house that I don't like or you can choose to seat down and solve this issue as humanly as possible. Thank you

We built a home with Ashton Woods in Waverly Walk Orlando. Being one of the first homes built there, we have had to suffer through a huge mess for a year sustaining significant damages to our property. We have been repeatedly promised that all damages we sustained due to adjacent construction will be repaired. We were repeatedly asked to be patient and allow them an opportunity to make good on their promise. It turned out to be blatant lies. Our house, windows, screens, gutters and AC are significantly damaged from sprayed stucco and paint. Our lawn and mulch are damaged from on going construction. While the on core manager was there, we believed we will be made whole. However, the construction ended, these damages have been passed on to the warranty department and the warranty department has refused to handle these issues in totality. The delay tactics have been unreasonable and the unprofessional manner in which it is handled is extremely disrespectful and dishonest.

We have also suffered through a huge mess on our property, construction debris and nails. We have been forced to served as their clean up crew because they left dangerous construction debris all around our house. Twice we had flat tires due to nails in the tire. None of this has been addressed. We had many issues with all the defective appliances Ashton woods installed, none of which are being addressed. The stove, the dishwasher and the microwave are not working properly. We have defective hardware, rusted bathtub and electrical concerns. None of these are being resolved instead the warranty department just strings us along.

From the day we moved in there has been nothing but problems with our home.

This is my first new build. I was so excited, the day after we moved in the sewage line broke under our home. We had to go live in a hotel while they dug under my house to get it fixed. I was told that I would have a secondary warranty for the work. I asked several individuals and no has produced the secondary warranty. I was also told that we are supposed to receive a move in gift and our salesperson Deanna said she had it an would drop it off. We have been in our home 15 months and can not get hold of Deanna any longer.

We now see a hole at the very top of our house on the side. It was noticeable until

we had someone get on the roof and no one will answer my text messages or calls.

I was told my yard would be redone, but all they did was throw dirt in spots and left. It was awful. My front yard is a mess. I has bald spots and I have a dead tree from the get go. There were so many promises which was not kept. I am ready to give a review.

Extremely disappointed with this brand new home I purchased from Ashton Woods. Once these guys get your money and you close then you're screwed. Please don't buy a home from them if you care about the comfort and air quality in your home. When I move into this home I had immediately noticed that the home had a humidity issue and raised the issue with the builder. They sent out the installer for the HVAC, Energy Air Inc., who sent out multiple AC techs who knew very little about what was actually done with the install. Long story short, after a few months I had enough and began hiring other companies to look into the issue.

The issue is a small device under our air handler called a Supply Damper which runs to an air duct that leads outside to the homes front door. Periodically this devices opens up and let's raw air into the home in order to meet code. Since these newer homes are built tight, these devices are required to keep proper air flow in your home.

The only problem is in Florida, as everyone knows except Ashton Woods; bringing in raw humid air into your home without proper dehumidification is BAD! I've looked into how other builders handle this issue and they install fresh air ventilation systems that dehumidify the air before bringing it in. The fact that these guys cut corners in this area is criminal in my opinion. Not sure about other AW homes but I'm sure if they have a similar setup in your home and you live in a humid area your home will be experiencing major mold issues in the future. I'm looking at all my options right now to get the problem resolved but I just wanted to warn everyone looking at these guys. The fact that these guys even claim to care about your comfort is laughable. This is the cheapest, unhealthy route you can take! Go talk to any HVAC contractors in Florida that install fresh air ventilation systems and ask them about this setup. SAD!

This isn't the only issue I've had with either. My lawns still a mess. They promised to have it fixed and here we are 6-7 months later and all they've done is pass it off to the HOA even though this issue was there from day 1. Water heater issues, Fire Ant invasions!

Go buy a Meritage Home!

On August 5, 2021, I signed a contract with Ashton Woods with a promised completion date of February 2022. They had anticipated potential supply chain issues which is why the delivery date was so far away. I went thru the design choice process and gave them over $33,000. When February 2022 arrived, my townhome was no near finished and it was one excuse after another. By the end of March, they still were not ready to close. Finally, they gave the closing date of April 18, 2022. Two weeks before the closing date, at no fault of my mine, I lost my employment due to an executive board decision to reorganize the company. When I told Ashton Woods, they would not extend the closing date or refund any of my money. They were unsympathetic and did absolutely nothing to work with me and merely said they could offer a credit to be used within twelve months. Guess what though, my hard-earned money had far less buying power as inflation had hit along with rising interest rates. They were happy to sell the townhouse for over $150,000 more than the contract price and basically said screw me! Their contracts are written in their favor only and I discourage anyone from ever doing business with them!

PLUMBING PROBLEM THAT NEVER GETS FIXED!

The water was dripped under the sink in my bathroom, which caused wood rot, and I told them to fix it within the first month after closing somehow, I don't know how they fixed it, but it is probably temporarily fixed because it just happened again today, also caused wood rot which is really annoyed me because it is a newly built home and too many problems: painting, vent hood installed incorrectly, installed a broken cabinet, etc. It is not worth the price, I would rate them 1 STAR if I could.

After paying for the inspected to come out and do my one year warranty walk through, Ashton woods refuses to fix some of the issues. They provided me with date to come out and to fix the things that they find except able to fix, never shown up . No email and no phone call. Wasn’t able to get into contact with them. One of the concerns is the safety recall that needs to get done asap, and another issue with the electrical that needs to get done.

I’ve been experiencing issues with Faucets, poorly hung doors, 3rd rate landscaping.

These issues shouldn’t exist so early in occupation. I’m one person living alone I would hate to see what would happen if it was a family of 5 living here. They’re landscaping was poorly designed and installed. They ran a length of PVC under the pavers in the driveway and didn’t bury them deep enough. The result is water leaks in my and other residents driveways. We had other licensed landscapers look at. Both of them said they original landscaper used poor quality PVC and didn’t bury it deep enough so eventually every house in the subdivision will experience what I and my neighbors are.

Regarding faucet, I woke up one morning and walked into my kitchen and was greeted by water all over my kitchen floor and in cabinets. I had a plumber come out he told me AW used the lowest cost piece of Crap Moen produces. Something like this shouldn’t happen till 5-10 years and with much more use than one person.

Bottom line is this Ashton Woods builds the crappest houses that can be built. I have had painters over an they tell me the wasn’t sealed. I have cracks everywhere. All I get from the AW warranty people is the house is settling. I bought a new house 10 years ago and never had issues like these. I’ll post picks of the cracks later. For now here’s a pic of the leaking pvc under the driveway. It’s common. My neighbor to the south has the same issue as well as a neighbor couple of houses down. This is class action lawsuit stuff.

They rushed these houses together. They didn't prime the walls so the layer of paint that is on there falls off either the slightest touch. The tiles are crooked. The walls are not square so if you put a level against them they are skewed. The drywall is uneven and filthy. If you ask them to fix anything they blame it on you or act like they are doing you a favor even though I have been in the house slightly over a month. My dad was a general contractor and built many houses and this house I wouldn't sale to my worst enemy.

Ashton Woods has decided they will not be providing the built-in oven/microwave combo that is in the contract. They said they can remove any option at any time. The real problem is the cabinet configuration is the option and the appliances come with it. They won't let anyone change the cabinet option so we all get a hole in the cabinets where the appliances would go. They claim they are contractually obligated with Whirlpool and can buy an alternative. They have let everyone know they will cancel the contract if we don't close on time and we lose our earnest money of $25k.

The real reason here is the appliance price has gone way up. It will cost me several thousand dollars more to buy this appliance that is readily available at Home Depot. The cost of arbitrating under their contract will probably be the same and so they know they can use their heavy hand to force cost down on their buyers.

The worst part of all this is they also changed their cabinet vendor and forced new cabinets on us. When they were making that change I asked if I can change the cabinet configuration and they said no. So no matter what happens I'm stuck with a hole in the wall.

I have 20 plus items that need to be fixed or replaced it’s been over a year after we closed and still fighting to have all issues resolve. Online warranty service request. At first he seemed like he was going to get the job done but when he sent the painters to my house with out any supervisor they painted my house worse then before. I still have around 19 items that still need to be fixed today. After being hung up on by Jonathan after telling him what a horrible job the painters did. Now I am speaking with his Boss and will deal width him with all the issues again. I have to start all over again. Stay away from this builder. Horrible…..

We purchased a home and the agent is nice but the builder's coordinator is incompetent. We got our design studio tiles completed missed. Our water heat is dented and attic is not ventilation according to code. Apparently the house roofer messed it up and they have to come back after the closing to correct it.

Our home was purchased in May for an Oct. closing and it got rushed to close on Jan with terrible quality work.
